We identified some workmanship issues and also noticed that some of the front yart plants were dead during the walk-through session. We were disappointed that the dead plants were not replaced as it was promised and some workmanship defects were not fixed.

Overall home is OK. Nothing that makes them stand out above other area builders. We liked the floor plan over other builders options. Utilizing Lennar mortgage was a nightmare.

Everyone I have spoken to had a bad experience with Lennar, that is a bad coincidence. "The builders try to get away with short cuts and hide things". "If you do not get your own third party inspector then your home will be put together with staples" is what I was told by an existing neighbors when viewing homes and speaking to other home owners in the neighborhood. I got a great deal on the house that is the only reason I bought it, I couldn't pass it up. The area, the builder, had nothing to do with it. I don't have anything to say about Lennar, because I wasn't worried about how they treated me, I don't need to make friends, I was concerned about the home and made sure they did it right. ... More

The whole experience was not at easy as i though.

We had a pretty good experience. We have purchased from Lennar before so we were better at advocating for ourselves this time. With any home builders you always want to have the product independently inspected and the issues on the punch list completed before you sign off and go to closing.

I like the home, but we were bad informed by sales department, if we knew the up coming development we might wait a couple months to select the location we preferred, we asked about those future homes, and we were told no development was in the near future, but just a month in the home and the whole site is developed and now we are going to be 30 years desiring to be on a different site, I don’t know if they really didn’t have the information, but that information is critical at the time of making decisions, we even are recommending multiple friends and some of them told us that they were not building more single family homes but now we Have 8 of them being built around us. Far too much probing with ‘required’ documents for loan approval. This is a monetary transaction and nothing more, the ONLY thing that matters is that the loan can be paid legally. Check my job, check my credit, that’s all that is needed. My education and life story is not your business.

Lennar makes some beautiful homes at a variety of price points which is great. I also like how when you see a model it is (for the most part anyway) "what you see is what you get". The people that we have encountered have been very friendly and helpful. There were a lot of great incentives and flexibility in going from one selected model to another. So there is, indeed, a lot of "good". As with anything, any place, any person, any company, there are also some "concerns". For much, it seems that the build was "whatever the minimum regulation requires we will do" instead of "what is the best we can do". For example, the HVAC. Instead of drawing air from the outside and doing a relatively minimal adjustment at build to create the tubing from the furnace to the outside, it is, instead, drawing air from the inside which has made the house have some significant, significant humidity issues which we the customer had to pay to fix. I am concerned about the leveling of the ground - our front, side and backyards all have craters that seem to be deteiorating even more. Though there is a good of "what you see is what you get", there is also a challenge in that these builders can't make even the slightest changes. If their plans call for a staircase in precisely a certain spot, even if because of the level of the garage v ground and that staircase literally runs between two bays of the garage preventing one from parking two cars in a three-car garage, they won't change and move the staircase over just six inches. So we were faced having to fix this - at our expense. Some builders will let you add electric outlets and pick where you want them; this builder won't. We had to add some outlets - at our expense. The house was not wired for wired-Cable. So there was A LOT of GOOD. There was also some CHALLENGES in only doing the "minimal" when it came to regulation, construction, customer requests, etc. ... The experience was like I was purchasing a home using the sellers agent to represent me and the agent's primary concern was in the interest of the seller not mine.

First time moving into new construction. Lots of cutting corners being discovered as we live here, not all seen in final walk through. Moved in with very dirty floors(along with caulk and paint). Scratches on refrigerator, sink and counter tops. Lots of additional construction going on around us so we began with dirty windows and screens. Fighting ants and spiders inside.

At the start of my process the people were so nice and helpful. When I started the process they told me about what I needed, however once we started to get into it and after I was on vacation I was constantly bothered for information that was already provided. They keep asking for the something over and over and for info that I did have or could not retrieve untill a later date. Even after I told them I would not be able to get so.ething they asked for till a certain date they made a due date that was unreasonable and before when I already told them they would have to wait for it. We were very excited to purchase our new home and initially we were treated that way in the beginning. Once our house began was when we started to have some communication issues. Our building manager had changed hands three times but we were not alerted until we were scheduling our walkthroughs. As a new homebuyer, I would want to know who is the building manager is at all times in case situations arise that need to be brought to their attention. Our sales representative also moved locations halfway through which gave us no one to talk to on site. This again could have been rectified with an email introduction on who we could talk to with issues. We did not receive our weekly updates on a timely manner which left us again in the dark about home progress. They are building homes at a high volume and the home had a number of issues that were ultimately addressed prior to closing and even after. They tried to cut some corners and some issues were found after closing. They do follow up but you just have to be very thorough in the closing process. The home layout and design is very good and the location is excellent. I would likely have bought from them again at the end of the day.

Title team is not cooperative at all, i understand they are busy but it leaves bad taste to customer. Communication is very limited and no response to email and messages on portal.

Upon putting in an offer on our home, our sales person contacted us and tried to get us to sell our current home that we were living in to "Open Door". I told her I would not do that and undercut the Realtor that we had our home listed with. She then proceeded to email us information on how to sell with them. I called her again and told her we would not be doing this and I felt like she may be getting a kickback by pushing it. The salesperson was very unresponsive from that point forward. I had to pursue other avenues to find out information about the progress of Our House because she would not Return to my phone calls. At the time we were first visiting the property,we were informed, there would be a cool playground in dog park in the development. While we understand that all homes must be complete before they be in this building process. Comma we have since learned that the pool would be acrossed the road, in another Lennard development. This would mean that my family would have to cross a major street. Walking to the pool will NOT be possible due the no cross walks, traffic lights and a speed limit of 45 mph. We will have to drive in order to use the swimming pool that we have are paying CDD's for. We believe we should have been told the truth about the pool placement. We may not have chosen this development with that knowledge. In addition, right before closing on our home when the appraisal was done. We found out that the house appraised for less than what we were paying. Lennar refused To Do anything about it and are only choice was to walk away from the deal. Since we had already sold our home and were out of it in a different state. We feel that we were put in an possession of accepting the appraisal or being homeless. The process is simple in its entirety. Lennar made it very easy with the buying process. The issue is that there is a lot of language that isn't friendly to first time homebuyers. Everything needs to be kept in writing for anyone buying a home through Lennar. There was a lot of talk about what was agreed and not agreed to but because there wasn't a paper trail from phone calls it made the process difficult. Also Lennar pulls credit far too soon in advance to where when they pull your credit score again before you close your rate will change due to initial credit hits. Communication from the sales and mortgage team was sub par past the initial contract. The construction crew and warranty team did an excellent job throughout the whole process Peyton, our construction superintendent, addressed many issues and concerns throughout the process. Peyton also put in contact with the right people for problems he couldn't answer. Justin, warranty specialist, has been quick and efficient in fixing any problems that have arose thus far. He has had people at our house to fix the problem in the same week and followed up to ensure we were happy. Peyton still stops by as they are still building in the neighborhood to make sure everything is perfect. Morgan in the mortgage department was the one person in that department who made sure my questions were answered and she contacted the right people to make sure I had a good closing experience. Shauna and Aunya, who I never met, were quick to help via email and were efficient and accurate in addressing closing concerns. Lennar has the world of new homes at their fingertips, they have great people in Huntsville but they received 2 stars on trustworthiness due to contract talks to buy a home. Make sure everything is in writing and it may be best to contact a realtor who has worked with Lennar. A solution to Lennar's problem with buyers would a portal where all communication is logged and kept through the system that multiple people could refence within contract negotiations. I also felt somewhat rushed to buy a home in initial talks as they were saying things like "you need to sign today if you want this house". My experience with Lennar Craft Springs is not great. First, I don't believe I received the best value as a veterans. Second, I was rushed through the second walk through the day of the closing. A long crack in the garage floor that that was noted in the first walk-thru remains, food crumbs in the microwave remains, a bedroom wall cover is missing and I did not receive all closing material at closing.

He was very nice and helpful. He did what he said he would/was going to do. His work is very nice and I do love my new home. I did move in very quickly, but Jackson did all her could to ensure that I had the home of my dreams.

Disappointed… easy to get in. Sales and mortgage groups were great. What promised was not what I was given. Now fence blown down and it seems they are taking their time to repair. We live on main road and it is super loud and cars have access to our back door. Very scary.

All was fine leading up to purchase.Once purchased, your just another number. Slow response to issues. In my case, main issue was quartz counter, peaked at main joint, said it was normal. Interior paint is very cheap. One wipe and your removing paint. Sliding glass lock mechanism is too hard to even open. Hung my own window treatments, nothing is square. Cheap appliances, refrigerator has no capacity. All in all, cheaply built home.

Wiring money, especially if you have a 2d property, is bureaucratically burdensome.

Michael did an amazing job with getting the ball rolling, and the staff at the title office were amazing. I had some challenges with the finance team, they were disjointed and that was overall frustrating. Dislikes: the model home does not match what I bought. I was told I would be buying the exact same product, I was okay with that. However, the home I purchased had some significant downgrades (living room does not have a tray ceiling, bedrooms does not have ceiling fans, cabinets does not have pull knobs, no crown molding, back door does not have blinds, toilets are not sealed, flooring was totally different). We had quite few issues with our build, the workmanship was poor in several areas. . From Garage Flooring to Drywalls. The buying process was also bit clunky. Despite having the "high tech" communication tools, it was still not as smooth as it could have been. Overall. It has been average quality of build and process. Nothing really wow'ed or impressed us. This was our 4th time purchasing New Construction, so are familiar with process. So, our feedback is just "ok" could have been worse. But we have seen much better build and process as well. I cannot recommend Lennar Title. There were multiple mistakes that I’m glad we noticed and the entire stressful experience culminated with our keys being given to another homeowner. I had to drive his keys to him in order to trade. I’m an ex Realtor and I’ve honestly never seen so many serious mistakes. I can only assume they were understaffed.
