Follow up has been good, but slow. Clarity of what needed to be done was unclear including the HOA connection and data. Closed on July 18 and I finally received HOA contact data that was usable on Sept 4th or so. Nothing mentioned about our needing to send in warranty info for appliances. Support for warranty items has gone well which is appreciated. Had to work to get help for setting sprinkler controls. Details for the hand off were scarce. Overall home prep/cleanup was poor. Seems like the caulking, painting, and general attention to detail was done by an 11 year old. I will need to take time to clean up caulk smears and over painted areas on hinges, door knobs, and even the cover for the front door lock. Very disappointed in the finishing. However, the home appears well built and we are very pleased with the home. I will continue to work with the warranty services and appreciate that option for a new home. We will recommend others to investigate purchasing here, but realize there are definitely little things that could have been done much better. ... More

Let me be very clear, I'm very happy with my new home. However, there are several items which could have been addressed in a different way, a better way. We bought our home with an upgraded kitchen. On paper this means only upgraded appliances. Dont make me laugh. When you give me a large kitchen, why do you give me a tiny cook top ( I already replaced the hobbit version of the cook top for a grown up cook top). The kitchen is installed only for show, there is a 3 inch backsplash, so after frying 1 egg, your complete wall is covered with grease spots, which are impossible to clean. Same goes for the sink, al kinds off stains, but no backsplash. The refrigerator stands partly in the living room ( slightly exaggerated), with so much storage room, why make an tiny storage room behind the refrigerator, just make the cut out a little deeper, so the refrigerator is flush with the kitchen cabinets. The garage with minimum isolation, and not latches, come on. We are in 2024, no bathtub in the MASTER bathroom, only a shower ( to be honest, a nice shower). And the cleaning department, my my, I do not know where they learned how to clean, burt it's definately not at school. because it was very dirty (especially in high up places). No attention to details, I had to finish the gaps on the stairs with caulk, I have to admit, the forman told me, that I could call them for any issue, sorry but I should not have to. Within a week one of the smoke detectos started to scream for low battery, but the battery was good....the unit was faulty. Overall my experience with Lennar has been good. Unfortunately, the quality of the construction, specifically the spackling and painting, was performed poorly. There were areas on the walls and ceilings where the joints were not spackled smoothly, and they were painted over, resulting in walls and ceilings that were less than smooth . Although efforts were made by Lennar to address the poor craftsmanship prior to settlement, the corrections were not sufficient. I also discovered quite a bit of paint stains on my floors and carpets after I moved in. Because the spackling and painting was a very poor quality job, I hired a painter to correct the multiple areas that were not addressed to my satisfaction, because I wasn't going to wait 11 months for Lennar to come back to try to correct the problem again. I am very happy with the work my painter has performed to improve my home. The one highlight of my experience is the responsiveness and care that I've received by Lennar employee Cheryl. She is WONDERFUL! She responds to every one of my requests .... she will either address my question directly, or she will direct me to the appropriate contact. If it wasn't for the thoughtful, considerate, and conscientious efforts of Cheryl, my overall Lennar experience would have been rated much lower. Lennar should be very grateful that they have a terrific representative like Cheryl providing support to their buyers. She is a great person, and deserves special recognition. ... More

Simple home built as cookie cutter house. Will do for my purpose.

These Lennar homes are built fast & cheap! Floors on a concrete slab are not level! I installed windows blinds and at the top there's half an inch on either side, while at the bottom, I can't even pull the blind all the way down, so I'll have to cut the bottom blinds. I never thought it was possible to have a window frame that wasn't straight. Well, I discovered I was wrong! There's paint on the linoleum in every room along the baseboards! No time to clean that stuff up - that's on you! Because you don't see the top of each door's molding, they don't paint it! In the walk-through, I asked them to paint it and they said they would. Nope, they didn't. Kitchen faucet looks chrome, but it's actually a hard plastic with chrome paint on it. Wow, is all I have to say. ... More

I recently went through the home buying process with Lennar, and I have mixed feelings about my experience. While there were some positive aspects, there were also significant challenges that I believe potential buyers should be aware of. First, I want to commend the construction manager and the customer service team. They were outstanding and truly made the process smoother. Their professionalism and willingness to assist were greatly appreciated and helped alleviate some of the stress that comes with purchasing a home. However, my experience with Lennar’s mortgage lending process left much to be desired. The lenders seemed disorganized and struggled to properly collect my documentation. This lack of organization led to unnecessary delays and confusion, causing added frustration during an already complicated process. Additionally, I encountered a serious issue with my credit report. Lennar double-reported my mortgage, which was concerning. When I reached out to resolve this issue, I found their response to be quite nonchalant. Even after requesting a letter confirming that they had sold my mortgage and that I had a zero balance, they were unwilling to provide the necessary documentation. In summary, while my interactions with the construction team and customer service were positive, the mortgage lending experience was frustrating and disappointing. I hope Lennar can address these issues for future buyers, as they could greatly improve the overall home buying experience. ... More

Towards closing, we were told Lennar would only put sod for half the yard not all the way through. This was not documented anywhere nor mentioned but the sales agent claimed he had mentioned that on the phone, which I disagree. Sales team is always aggressive to close the deal and will likely create some fear that someone else is also interested in the same house.

Need to offer more options. Additional outlets, upgrade carpet, paint colors. Allow a deck header to be installed. Better HOA. Terrible at communication!

Quality is not great. Cheap materials used. Not satisfied with the purchase.

Buying process was quick and reasonable. Everyone before purchase was friendly and informative but it was a complete mess afterwards with no one to communicate with when issues arose.

Our sales rep was very communicative and responsive and when trouble arose she took the reins and jumped in to help us. If it were not for our sales rep Hailey, I would have walked from the deal. The home buying concierge assigned to us was so bad—she was non-responsive, didn’t return calls or emails. She was incorrectly relaying information from the project manager to me and probably from me to him. She also gave misinformation that confused and frustrated me. Overall, I would probably choose Lennar again but I would shop around with other builders as well to compare.

lennar is a good builder however I had many issues when I moved into the house regarding the creaking wood on the second floor, paint on the bathroom mirrors and the toilets were not working properly as well as holes in the wood part of the kitchen doors and cabinets

I had a disappointing experience with this labor warranty. The quality of their work was subpar, with noticeable labor issues. When I requested and submitted a repair ticket, they refused to address the problems and gave excuses instead. I expected better service and responsibility for their workmanship

Original sales person okay, but the last one left in the development is awesome!

Felt like I was being rushed once paperwork were required of me but when I wanted answers it took longer to get them. If I had to do it all over again, I would have hired an outside inspector from the initial concrete pour until final inspection.

In buying my last new home, It was a roller coaster ride experience! I was not allowed to experience the joy of buying a new home! I started to quit the process several times but was begged by my son who lives here to continue the process. I moved from New Orleans and have bought six homes and this was my worst experience of them all! I am getting to like it now but I was angry when I moved here because of the experience I went through. With my credit and income it should not have been that way!

First I would like homebuyers to know that if they intend to use a realtor, whether they have one or not, make that clear when you walk in the office door. And Shannon was very short and unresponsive until AFTER the purchase. Second, I would not recommend Field for your mortgage loan processing. Very slow to respond and had to be constantly reminded about changes. Didn’t have final estimate until 5pm the day before closing which caused a delay with my bank. Third, I’m not happy with the landscape management but neither are other homeowners. Haven’t had any issues yet that have not been addressed in a timely manner. We love our new floor plan, it works great for our family. Having lived in the house for a couple of months now, however, there are several quality issues that we have noticed. Our doorbell had a blown transformer right off the bat, lightbulbs burned out within days of moving in, whoever is in charge of the caulking, grouting and paint was either a novice or moved through too fast and created quite the mess. The "construction clean" was not clean at all. There was still dust all over the house on top of light switches, counters, baseboards, floors... I'm not entirely sure that our countertops in the bathrooms were ever sealed. We've got nail hole pops coming out everywhere. One of our electrical receptacles is throwing sparks when a phone charger was plugged into it (not the charger's fault, it's okay in every other receptacle). The sinks and shower look like they were pretty scratched up during the construction process and then glossed over rather than being replaced. All this is still after we had a home inspector come through twice to handle the major items that were wrong with the home. Love the floor plan, the execution left a lot to be desired. ... More

I’m military and had to close remotely, what this experience has taught me is that I’ll never close remotely again. Lennar messed up my home insurance policy and now I’m stuck having to fix it even though I gave them all the proper paperwork. This has cost me to pay out of pocket and wait for reimbursement until the issue is resolved. I wasn’t able to make the final walkthrough and things weren’t fixed prior to me closing remotely. It wasn’t terrible but could have been better.

Definitely not the best experience specifically with the sales staff whom seem to be quite indifferent after the purchase completion. Bought a new home built by Lennar in South Carolina and had an excellent experience with the support and sales staff. Wouldn’t recommend Nichol’s Place to friends or family. We’ll see how it goes from now on.

Lenar mortgage was not enjoyable to deal with. Had deep concerns and some issues. The utilities were a bit of a shock mostly with the water company. Our new home advisor concierge Wes, was sarcastic and not pleasant to talk too. Cell phone service isn’t good for T-Mobile I had to get a signal booster, had issues right away with AC, Sod not being installed and communication. The interior paint is flat paint and there are dribbles here and there we are still finding. Over all it’s a ok built home for the price in today’s market. I’m having a bit of a better experience now that many of the issues have been resolved. Just waiting on sod outcome in 6 weeks to make sure it turns from brown to green. The water company is outrageous for charges and usage that is the only downside with utilities. The town and the near by towns are great and the overall community is nice. The new pool and Rec center should open soon. Every detail for anything outside has to be approved by HOA but they seem lenient and approve most things. Area is quiet and family friendly and senior friendly. Lots to see and do nearby. ... More

Our builder was amazing, and Jayden our construction contact has been so helpful every time we had any question. Meanwhile, our Lennar mortgage guy committed fraud, didn't give us closing numbers until 90 days before closing and bait and switched us by making promises about credits that he ultimately couldn't keep.

The home and sales team were great. They were very helpful. My main challenge was with the Lennar mortgage where I did not get the interest rate I was originally expected due to delays and lack of response. Then when I finally agreed to buy down the rate and signed all of the contracts and paper work then I was told 2 working days prior to closing that I could not get my rate. Very disappointed that I did not get the rate that I was expecting but everything else was great.
