Starting with the showing, i had a great experience. The mortgage originator was awesome. But the (concierge), was awful. Never returned calls. Not even sure what her purpose was. Now to the house, day of closing I go pick up my keys. I pull up to house, and cleaner was just arriving. She pulled in and blew through the house in 10 min. House is still full of dirt over a month later. I am still getting glue off of flooring through the house. The paint they use must be water color paint because you can not wipe it down. I need to clean the walls but if i wipe it with warm water, the paint comes off. So I need to paint everywhere. There was a creak upstairs when I did the walk through. The guy who did the walk through with me promised me it would be fixed. It still creaks. The carpet it full of paint along all the edges. The shower caulking along the floor was moldy before I even moved in. I redid that. All the caulking throughout the house is cracking already. There are cracks throughout the house at all the seams. The entire building process was a complete disappointment. We had a private home inspector here twice before our purchase, the workmanship, plumbing, concrete is horrific! Sub quality concrete used causing huge cracks in our garage. The sheet rocking inside home on the living room ceiling is atrocious uneven, there is 2 holes in ceiling near pot lights, there is a hole in the kitchen vinyl floor and the spackling in our master bath is cracking all the way up to the ceiling. We were told once we signed the closing paperwork all interior issues found afterwards were our problem and Lennar would not repair it to our satisfaction. ... More

Quality of build is not high end quickly built. The overall responsiveness to issues with the house was good to repair things.

Moved in with a broken dryer, electric outlet wrong voltage, defective switch and floor gap

I understand the homes are built assembly style, but appears to be get it done in most expedient fashion possible. Trim which be somewhat pliable has paint on it, so not pliable. Replacing thermostat, would expect a small hole for wiring. Hole was big enough a plate had to be used around old thermostat. New thermostat in place can still see hole. In slight wind can hear the exhaust vents open and close. Over all house it is ok for the price

We are happy with our home. But have had some issues. Master closet shelving fell down as soon as clothes hung in it. It was poorly installed. We paid someone to come in and install it correctly. Garbage disposal switch is in the dining area. And you have to walk out of the kitchen to turn it on while leaving the water running. Also extremely difficult to leave and enter development due to construction vehicles blocking only road out of development and no one manages traffic flow.

Issue elevated regarding outside AC unit fully block access to the side of the house and not matching blue prints which shows AC in the back of the house. Issue was not resolved and representatives seem to not care about me being unable to bring lawnmower or similar equipment to maintain the side yard.

So far I would have to say the house is ok - the workmanship and materials are definitely NOT the best whatsoever. When you move into a new construction you would think all the electrical would be working, perhaps there wouldn't be holes in the tilework in the bathroom shower area, or let's say the construction workers would have cleaned up after themselves instead of leaving all their crap in the garage or perhaps having better access to the people who can help with the issues would be novel... the frustration adds up quickly.

My realtor with Lennar Rob was incredibly dedicated. He stayed up late and went through every community to find me a home. However, after Rob left, things became subpar and stressful. As a first-time homebuyer, I thought going with one of the largest builders would make the process seamless. I assumed they would have everything figured out. There was a severe lack of communication. I work a demanding job and would receive emails in the middle of the night, telling me I had 24 hours to sign 30 pages. There was no communication about the next steps. I expected a timeline or a one-pager outlining what to expect, which documents would come my way, but I received none. Reaching the finance guy was like finding a needle in a haystack. I was disappointed. When I moved in, I noticed that things weren’t done to the highest standard. They even tried to hide the mistakes they made. My windows had gaps, allowing cold air to enter, and my walls had to be ripped open. The washer they installed cracked the pipes inside, and I mentioned this before closing, but they claimed they fixed it and didn’t. I had a long and frustrating process with the warranty until it was proven that they broke it and then they replaced it. I was confused about my payments. I reached out to the finance guy, but it’s been a month, and he still hasn’t responded. I had to get my island replaced because they chipped the first one and still chose to install it. My master shower doesn’t have a shelf they did the bare minimum with these homes. I mentioned the backyard during closing, and now I have large gaps where someone can trip between the sod. They did a terrible job. You would think that given the amount I paid compared to how much they spent on the actual construction of the home, they would have done things in order. I still have tiles that need to be replaced, and the backyard needs to be fixed. I am disappointed. Unfortunately, my experience with Lennar was not great. They took away my happiness. When it was time to close, I was exhausted mentally and emotionally. I wasn’t even excited about buying my first home. Lennar needs to hire consultants and undergo a complete revamp. Any company that wants to remain on top should always be seeking improvements. It’s time they did. The best experience I’ve had thus far is with Lindsay from customer service. She has been rectifying all the wrongs. If they hired more Robs and Lindsays, this company would be a better place. ... More

Worst, low grade construction.

Since we’ve bought our Lennar home, we’ve seen good, bad & terrible reviews from other Lennar buyers. The home seems sound, but there are small issues we’ve had to address since we moved in almost 2 months ago. I would recommend a home inspection before buying. We did & even though our home had been newly built, there were several things we required to be taken care before we closed. The appliances that come with the home are subpar. If you have the chance to upgrade your appliances, do so! Overall, we are happy with our Lennar home.

Twice there was a punchlist and none of the items got addressed. Still are not taking care of. Can’t get a hold of anybody.

Everything is so rushed. No front yard landscaping or drains. Sidewalks are mainly dirt??? It causes mud and a mess everywhere so everyone just walks in the street. Good luck getting your solar to work after closing. Nice parks and open areas with commercial space. Items after closing have been completed for the most part.

Don't explain items until after sale

The buying process was simple, the price paid was fair in comparison to other builders, but the quality of the house has been a challenge and makes the price high. There have been a lot of issues inside and out from floors, to cabinets, to exterior issues, the drywall is a mess as is the paint, corner cracks have already started, it makes it not worth buying a Lennar new build. Good thing is the warranty that has folks come out and fix the issues as quickly as possible, but it is also a hassle to be present for the repairs. Overall if quality was better this house would be a great value, but because of the quality and issues it makes it feel that one overpaid by thousands. ... More

Quality of home was sure to just meet the standard, and while it's advertised that "everything is included", it is misleading. Ask questions until you receive a concrete answer! Honesty seems difficult for Lennar up front as well. We are still waiting for a replacement for a broken item in our home that was guaranteed to us before we closed two months ago. It feels like we were machine-gunned prior to closing and then all was silent. We do love the location of our home though!

At this point we have placed approximately 15 "warranty" items that need to be corrected. That was over one month ago, and nothing has been done, nor have we been contacted. I would suggest to future homeowners to refuse to close on the home until all items are in good working order.

The construction manager was in over her head. We had to battle to get defects fixed. The warranty people since we closed are more responsive. We closed almost 2 months ago and are still waiting for exterior trim painting to be done. The finish in the home is sloppy and the workers don’t care about the finished product because they are all subcontractors.

For the price paid for a brand new home it was lacking. There were a number of quality issues such as lag bolts in garage door not in. Kitchen cupboard cracked underneath. Outside light boxes are too deep, modified by owner to get light up. Dishwasher is cheapest model. No city trash cans available, and no place to put outside. No attic ladder available. Trees to close to house. Should have had less sprinkler heads, watering bushes overkill. NOT WIRED WITH COAX CABLE SATELLITE IMPOSSIBLE WITHOUT DRILLING. Roped into using neighborhood internet it's too slow for square footage. Certainly won't consider lennar again. ... More

I have lived in this community since November and, while it is a pleasant neighborhood, it is still in the early phases of development with ongoing construction and new residents moving in. I chose a Lennar home because it was the most financially practical option; however, I am disappointed with the overall quality and craftsmanship. I previously purchased a Lennar home in Houston in 2019 with comparable square footage and bedrooms, and the difference in build quality is noticeable. Despite higher home prices in this market, the current home feels extremely standardized, with minimal design variation and limited functionality. The stand-up shower is very small, and there is a lack of storage throughout the home, including no linen closet. Given the purchase price, I expected a higher level of craftsmanship and thoughtful design. Compared to prior Lennar builds, buyers are now required to make significant upgrades post-purchase to improve livability and resale value. I am sharing this feedback for consideration in future builds, as I believe there is an opportunity to better align quality and design with buyer expectations. ... More

Cracks everywhere, corners are super off and not even 80 degrees, doors are not close smoothly, carpet nails sticking out everywhere. Overall very cheap.

Fit and finish was not as it should have been.

Very poor Electric placement cheap framing and we can’t get mail got to drive 6 miles to post office. So only get mail on Saturday garage door very narrow third one useless wouldn’t recommend to someone House across street same model week after we purchased dropped price 40000

I did have a home inspector for the townhouse. He found some minor issues that were addressed, but would not have been had I not had an inspector. Including a broken ceiling fan. Although the terrible over cuts to install the floor were initially ignored and I was told they would not be fixed, It was a deal breaker and I was ready to walk away. Finally, after my agent, the selling agent and the supervisor were all together, a plan to fix the problem was agreed on. It was silly that I was told this was not something that would be repaired. It never should have happened, nor should it have passed. The floor installer made the same terrible cuts on other units. Possibly those buyers had no idea that this was unacceptable. Very nice home bright and with great view.
