It has been one headache after the next. I THOUGHT owning a new home would be a dream and maybe because we have never have owned a new home our expectations were set to High. Everything from broken door locks, marred closet doors, scratches on most of the windows, and a kitchen range that doesn't work. We do have a wonderful associate we deal with and she is wonderful. Keeps us informed and very knowledgeable on how to get things done. That being said the house shouldn't have been given to us in this condition.

Hard to get in touch with lennar. No one answers the phone or return phone calls

I will rate everything is a little below average, they are great on showing and explaining everything, but after we the offer was approved, they sent me a bunch of documents to sign and they demanded to sign before 11:00 PM the same day they sent, actually that time in only 3 to 4 hours after they sent, the documents are close to 100 pages with a lot of terminology that I am not familiar with which I needed to reach out to my realtor to explain. I refused and they said they won’t honor the offer if I don’t sign quickly. I refused of course. They ended up extending to the next day. The other thing is you have to expect ridiculous closing costs compared to buying from individuals. They reminded me the cell phone companies back in the days when they used to list many charges on you bill, that you didn’t even understand ... More

Everyone involved with the purchase was ok; a little over the top in loan qualifying. When we took possession we were disappointed in the condition. The house was dirty; left over plumbing parts on the cabinets; paint drips all over the floors; very poor paint finishing throughout; paint still on the glass windows, scratched glass patio doors, and many more. Somebody in senior management needs to be on sight to see for themselves!

it was a bit disappointing experience with Lennar. It was frustrating to deal with a sales team that seemed uninterested and not fully transparent about the details, especially when it comes to things like owning a golf cart and the charging issues in the Condos. It’s was also frustrating to be told you’re pre-approved for the loan , only to find out last minute that we weren’t. The property itself and the amenities are up to our expectations. Regarding The lower-end appliances and finishes, Lennar did cut corners in those areas, and a bit disappointing that they don’t match the quality of the rest of the property. To conclude the overall value of the property is enough to outweigh those lower-end details at least for us. ... More

Very deceiving sales tactics by our agent. Steered us away from the property we wanted by telling us there would be a bidding war for it. No bidding war happened as property is marked down now. Just would have liked to purchase what we wanted as we were first to buy.

Overall, the quality of this new Lennar home is at best average. First off they tell you when you have your walk-through that all the issues will be taken care of that is not so at the final walk-through we were told we have to wait for the repairs for our 90 day check up, which is absolutely not acceptable. The functionality of some of the features is not good. Why does one house need two or three sliding glass doors back to back. Also now we understand why they don’t let you into the clubhouse prior to closing escrow. Not quite the community we were looking for and expecting… The gates in the community seem to function less often than they work properly. Overall, it’s been disappointing however, we will make this house work with corrections that we will make. ... More

Experience in rather disappointing, but since I have bought it there's no choice. For instance, any addition or modifications can only be done by their 3rd party contractors or warranty is voided. When contacted 3rd party for addition, they are charging 3 to 4 times higher.

Decided to purchase an investment property in Florida and settled on Oak Hammock in DeLand. Our salesperson (Madison) was great with offering us up a deal we couldn't refuse, and Lennar overall offered up a quick and (mostly) seamless 3-week cash close which we were happy about. Their closer, Kristen, was very on top of things up until the close. Closing process was quick and trouble-free and very much appreciated. As far as "issues", they were relatively minor, however, unresolved issues have taken the shine off the overall experience. The keys to the house were sent to another development by mistake. Not that big of a deal. We were told to have the locks changed and they would reimburse. I paid our property manager less than $100 to have this done, which I believe was a very good deal. Six weeks after submitting the receipt to Kristen and several follow-up emails later, I've given up, so I'll just take the loss on that. It's simply not worth my time to chase this. Similar issue with the garage door opener: Only one of the two openers worked. Again, not the biggest issue but we were told they'd replace it. Six weeks later, I've given up on that as well and purchased a universal remote for about $20. Again, it's not about the money but it's rather baffling to get nickel and dimed over less than $120, after paying them over $300k cash and, again, it's simply not worth my time to chase this. The house itself is fine- Mostly cosmetic issues from sloppy work, but that's pretty common with any builder (this was my 6th new construction purchase). One thing they failed to remedy was the sliding glass door lock not locking the door. Thankfully, our (new) renter repaired himself, so at least that didn't cost me more money. Bottom line, we're satisfied with the deal and the house itself, it's the after-close issues which move this from a 5-star experience to 3-star. Would we do business with Lennar again? Yes, if the deal is right. I'd also come to expect little nitpicky issues to arise and understand they're not going to take care of things that should be easy fixes. My main concern would be if a big issue arises. If they don't take care of the minor stuff, one has to wonder what'll happen if it's a large cost fix. I would simply have to hope the house inspector we hire (as we do for every property we buy) will catch it and we don't close until repaired. Unfortunately, I completed Lennar's internal survey before it became clear they were not going to reimburse me for the above items. I really thought it would not be a big deal to get reimbursed. So my fault on that. Next time (if there is one), I'll wait until everything is resolved to my satisfaction before completing a survey. ... More

I have an unfinished curb in front of my house 4-5 inch drop could lead to a serious injury exciting our vehicles from street, has not yet but come close , nothing been done

Overall process was relatively simple, with all of it being conducted through their online applications. The part of the process that ultimately left a bad taste was after closing. The house was not cleaned as our representative Bert had assured me. The bathrooms (especially showers) were filthy, the floor in the hallways were muddy, baseboards dirty, etc. After multiple messages, the construction manager finally arranged for a cleaner to come, who by the looks of it only swept the floor. My family and I ultimately were responsible for the cleaning after closing since my messages to Bert and emails to other members of the team went unanswered. Last but not least, there was an issue with the sewer clean-out being flush with the ground, as it should be at a minimum of 4 inches above the ground (every other house on the street follows this). Our representative Bert along with our construction manager Cesar assured me before closing that that issue would get taken care off when the sod was installed, and as I expected, it did not. Ultimately my fault for taking them at their word and signing. That’s my advice for any future owner. ... More

We love Webbs Reserve. Closing did not go smoothly and the lack of communication from Lennar was disappointing. They have been responsive to requests for service since we closed. Make sure to go through the fine details of the contract to look for additional “hidden” charges.

Our home-buying experience has been somewhat disappointing. While we were excited to move into a new home, the overall build quality feels inexpensive, with materials that seem below par. We’ve encountered multiple issues, including fixtures coming loose—something that shouldn’t happen in a brand-new house. On the positive side, they do offer a courtesy paint and drywall touch-up, which is appreciated. Their responsiveness to issues has been okay, but not great. Overall, we expected better quality and attention to detail for a new home. While some aspects of their service are decent, the build itself leaves a lot to be desired. ... More

Buying with Lennar was a pretty straight straightforward and easy process to go through. There are multiple people that walk you through the home buying experience if it is your first time. Waiting for the house to be built is probably the most exciting part. The only slight problems I’ve had with the house are cosmetic things such as the baseboards not being all the way flush to the ground, which I was explained that the foundation isn’t always going to be 100% flat, a lot of loose doorknobs, sliding glass door frame not being installed correctly, doors being slight slanted instead of flush with the door frame, snd several paint discrepancies. The doors are a little bit cheaper quality due to them being hollow core doors so you can hear a lot of things within the house. The only solid core doors are the door leading to the garage and the front door. It seems like a lot of the little things that I found during my quality control inspection were overlooked during the building process. I understand. My house was built in only three months however, I never thought that should be an excuse for poor quality control and rushed building for the price that I paid for this house. Other than those things I personally love my Lennar home, I would just say pay attention to the little things when inspecting. ... More

Missy, our Lennar sales agent, has been absolutely fantastic. Her support throughout the home-buying process—and even after the purchase—has been exceptional. She’s been nothing short of 100%, A+ in working with her. That said, there were challenges outside of Missy’s control that have been disappointing in working with Lennar CS. We've encountered some issues with the quality of the construction. For instance, the vent fans (stove and bathroom) in the house seem to be a common problem, as confirmed by conversations with neighbors. They make a very loud clanking noise even with the slightest wind. Unfortunately, when we requested Lennar to investigate and resolve this, our request was denied. We’ll need to explore other solutions since the noise is often unbearable, especially when trying to sleep or work. Additionally, the exterior walls are notably thin. In one of the bedrooms, I can hear neighbors through the exterior wall as though they were only a few feet away. Also have experienced nails protruding through the carpet that is not normal (not carpet strips to hold the carpet in place) - the request to have looked at was also denied. The windows have some gunk or even damage to them - scuff marks. Lennar did agree to send out professional window cleaners to see if anything can be done. Also had a downstairs bathroom sink that has a preexisting big 'ole chip broken at the drain. They are sending someone to take a look at it also. Overall, everyone has been pleasant face-to-face, but struggling to get some help on areas that you wouldn't think would be an issue in an expensive home. Appliances work great though. ... More

Construction inspections very low quality. Sloppy and lost trust in the inspection manager. Many cosmetic complaints and had to pull teeth for adjustments. Would recommend Lennar evaluating their construction manager and their definition of what quality is.

Our two primary issues with this home are poor interior design, and workmanship. I'll touch on a separate topic of builder/buyer interface at the end. For a home at this price point, certain essentials are absent such as, stacked kitchen and bathroom drawers, no place to mount towel bars, too-shallow upper kitchen cabinets, kitchen drawers that are so wide that space is wasted. One of our biggest complaints is the lack of double bars in closets. I have owned two new homes and lived in others in planned developments - I've never seen closets without double bars on at least one wall. The master BR closet is huge, but what's the point if wall space is used inefficiently. None of these items are expensive to remedy - although the kitchen counter is strangely small, while the island is larger than it needs to be. My impression is that these houses are designed by people that have never owned houses. As for workmanship, drywall work is sloppy. The warranty folks have come in and fixed the drywall in one area, but refused to address other drywall issues. Our painter pointed out drywall imperfections while he was painting. We had no choice but to paint over the areas that needed to be repaired, but the warranty guys were asking why we didn't send the painter home? Then we argued over who pays for the paint to re-cover the areas that needed repair. Lennar eventually agreed to purchase the paint, but I'm not sure why it was even a question. To the point about drywall, apparently the standard for high-volume developments is called "Level 3" which means that the finish fits within some standard that laypeople can't possible be aware of. Fair enough, but the drywall inspector was lamenting that Level 3 is not designed to receive eggshell paint. We didn't use eggshell - it was satin finish, but if that's the case, at no time did the builder advise us that certain paints are not recommended. Something that does not affect me as much as it will other owners is poorly thought-out rainwater management. Last year brought a lot of rain, so far this year has been light, but if a strong rain should come, some models will direct heavy flows of water directly over entry walkways and garage doors, which will not only inconvenience owners, but potentially damage paving stones. Another head-scratcher is the thoughtless design of access to the backyard gate and the front door, if an owner wishes to build a path that connects the driveway to the front walk. Plants obstruct the way, to be sure, but to the back gate, there is the control box for irrigation smack in the way. One of the earlier owners incorporated the irrigation box cover into paver path, but those covers are not designed to support very much weight. The cover could easily been put somewhere that would not obstruct paths - particularly in a next-gen home where the person occupying the NextGen unit could walk directly across to separate front door. Plants will inevitably need to be removed or relocated, which doesn't seem consistent with the CC&Rs guidelines. Which brings us to my third point. The builder has done nothing to assist the buyer in obtaining key documents like CC&Rs, paint code and materials spec information, HOA contacts, management company contacts, etc. Finally, the concierge provided me access to a large folder that contained dozens of documents, most of which were relevant to the buyer, but it did contain the CC&Rs. There are two HOAs - there was no explanation as to what functions they perform respectively, who the contacts are, or anything about the Architectural Review process or contacts. The Concierge did pass along a cover letter that I had not previously seen, that contained the above information but those materials must be provided to the buyer at the time of closing. In a nutshell, sloppy design, sloppy interior workmanship (I can only hope the exterior isn't the same) and sloppy handling of key homeowner information. ... More

Not responsive to warranty issues, disappointed

Your follow up and responsiveness to post buying construction defects is abysmal Stand behind your product!!!

Poor paint job throughout villa, wall and drywall marks easily and chip. Placement of both water hoses act ward, one inside the back of the garage wall and the other on wall at paved patio should be further away from electrical outlet. Some kitchen cabinets open into each other. Closet shelving way too high and there should be more than one shelve in each closet. I had to place more shelving in some of the closets.

Definitely stay on their behind if you want things done...

Great experience with Adrianne, our sales consultant. To this day, it is so special to see her in the community. She has stayed friendly with us and has graciously introduced us to our neighbors. We had some difficulties with construction following up on items. We were rushed to close on December 31 with several outstanding items; particularly landscaping agreements between Lennar and the HOA. The agreement was for the builder to clean up the "buffer" area between the lot line and the golf course. This took lots of phone calls and follow up from folks that are not part of your construction team. The area was mowed, but the agreed upon installation of pine straw has not been completed as of today. I also was not impressed with the quality of the build. You can tell people were rushed to do their jobs as painting was sloppy. There was a safety hazard with the glass shower that we had to have fixed. The support for the glass was being held by a drywall anchor, and fell out of ceiling pretty easily when the glass was removed. Some other small things that were not considered are; no light in the guest bathroom shower, the master closet door should have been placed to open on the opposite side to provide more working space and no vanity lights in the bathroom are just some of this issues we have uncovered. The appliances are cheap and will most likely have to be replaced in the near future, specifically the dishwasher and washer/dryer. Overall, we are somewhat pleased. I wish we could have been more involved in the build and had an opportunity to pick different levels of finishes. ... More

The Realtor in this buy don’t work for me.

This is my first home and I chose Lennar, but I will NEVER choose them again. My home buying experience was extremely poor from beginning to end. I started out by getting a realtor, and I would suggest a realtor for anyone, completed the paperwork portion and we went home shopping. I knew where I wanted to live so we went straight to Spring Grove. The Lennar representative,George, I first encountered seemed eager to help, but I quickly found out that he was not the rep for me; overbooking himself hours at a time and being really obtrusive. After several times of being late my realtor and I decided to find another Lennar rep, Orin. At first Orin was responsive and attentive, but that quickly dwindled after I signed the papers for a house. He stopped answering emails, text messages etc. Then came my walk thrus, my first walk thru I found a lot of imperfections, but that’s to be expected. Chris stated everything would be fixed and the home would be cleaned by my “welcome” walk thru so I said, “okay.” My “welcome” walk thru came, the house was not cleaned and there was still blue tape in lots of places. I can say that the construction manager, Kyle, was the only great part of this experience. He was extremely helpful, when he didn’t have to be, and I greatly appreciate that. Closing day came, the house was still not cleaned or up to par, but Kyle, construction manager, came in to do what he could and re-sent the cleaning crew. When the cleaning person, not crew, came she had only a towel. What is she supposed to do with no cleaning supplies?! Moving on, I opened utilities in my name as you are supposed to do. Quickly after that I got my security system in place and received my first two utility bills. I realized instantly that the construction crews were stealing my water after watching them do so on my cameras. I filed a complaint, which is not easy to do thru Lennar, and finally someone called me back. I was informed by Chris that Lennar does not reimburse. This I found interesting because I am having to pay for water that was NOT consumed by me being that I didn’t move in until December 23rd. Clearly Lennar does not take responsibility for their crews or third party crews. I am infuriated by this and don’t find this to be fair at all! So when asked how my experience was and would I refer someone to Lennar…. Never again! ... More

Buying the house so good everyone at Lennar was helpful and professional. Once moved in get anyone to simply finish the repairs that were agreed upon on the walk thru has take multiple attempts. Many miss appointments no call backs no reschedules. Very disappointing and frustrating. I guess getting the house funded and closed was the most important part of the process for Lennar not customer service and support.
