Our home buying journey started very well everyone was so nice, enthusiastic and responsive. This was very important as a first time homebuyer as “we didn’t know what we didn’t know.” However once we were committed to the purchase the quality of customer service declined severely. It was very difficult to get ahold of key contacts for questions/concerns. Our realtor had to intervene on several occasions just to get a response. It definitely felt like a bait and switch in terms of care. We were simply happy to get through the process but are thrilled with the home thus far and encouraged by a rave inspection. Outside of the quality of the home, some issues have arisen in the community. The HOA routinely schedules meetings during work hours, there have been unruly renters (we weren’t even aware renters were allowed in the community as this would’ve impacted our decision to purchase), work crews and community members show little to no care for property (walk through/damage yard and grass). ... Everything was great price, house exempt when it came to financing they guy that was helping me out never answer the phone only when he needed something, long process and for him to just say you are not approved. I try to call him back never respond back.

We are paying a monthly fee. I would like to have a gym, pool, clubhouse, in my lifetime!

I was disappointed no glass doors in the front no bathroom light fixtures all the other Coach Homes have all the extras.

Although my experience buying my house was not the best, I must mention that I thank Mathew B for being patient with me due to my lack of experience in the new technology. An example, I was able to scam some documents using my iphone, thanks to Matt.

There were multiple issues with the house(incomplete)

the construction manager was helpful with taking care of the articles' that needed attention, however the driveway is shorter than realized ,the property is somewhat undersized, specifically the backyard, the home is attractive and comfortable. i would suggest that all new buyers ask questions about the HOA, and all fixtures located within and on the home and as well as the grounds.

We were informed several facts by the sales team that turned out not only misleading, but completely untrue. These statements had to do with the HOA, and permitting for exterior changes. Additionally, the HOA requirements were conveyed as minimal, whereas in reality, they are extremely detailed and confining. we were told when we purchased the HOA was still being managed by an hour would not be so limiting and rigid. Unfortunately, this also was not true, the management company being paid is difficult to deal with and seems to be only interested in the letter of the rules but you cannot apply to each property equal rigidity due to variation in elevation, etc. Additionally, we approach lennar initially with our financing, as we knew we would not be approved by their in-house option. Forcing us to apply for their in-house options and being declined affected our credit unnecessarily. This is frustrating for a buyer. Lastly, water management on the lots several homes was not managed properly with construction and landscaping. Many of the yard retain water significantly and become a sloppy mess whenever it rains. Not putting down topsoil under the sod was a poor choice. The water has nowhere to drain. We are very happy however, with the house so far. Please be aware when dealing with Lennar. You have to constantly reach out regarding the home & updates as to when closing is. On the day of closing, it was a horrible experience due to lennar mortgage waiting till the last min on getting paperwork together and etc. Amanda with lennar mortgage made our home buying experience a disaster and I would not recommend. Please have y’all ducks in a row before getting to the closing table. Tate, & Brad were great with the actual home building updates.

The salesman was attentive, and informative. The closing agent did a good job on the documents. The construction seems sturdy; however, the interior finish was sloppy. Paint was splashed on the floor tiles and front door. Some interior equipment and appliances were poorly installed and cheap. Having to pay 4 different associations is burdensome.

Always have an independent inspection done BEFORE closing, especially for the sewer lines.

Despite purchasing the townhome in pre-sale after it was delivered to me, Lennar offered larger houses at lower prices.

Lennar is a track builder. There are NO additions, deletions or changes. We probably should have waited.

Overall decent experience. This is not our first purchase from Lennar. Construction manager and sales staff were good. Lennar mortgage consultants are barely ever available to talk on the phone. Good closing incentive by the seller.

Takes a while and several attempts to get someone to return your call or respond to a text or email.

During model walk thru or new home construction or during any time throughout the sales process did Lennar explain that SUV owners would find out they cannot fit a mid to small size SUV into a Villa garage. It's too narrow even if I push both side mirrors in.

The workmanship is not the best, felt like the house was potentially rushed to build. Had a leak right away from the refrigerator, flooring had to be ripped up. Carpet not laid down properly. A drawer that does not self close. Showed to someone and nothing done. The door stopper did not align with the garage door so now we have a hole in the wall. When this stuff happens, it takes away from our work schedule and having to use time off to be there when they come in to repair it. The drywall is not smooth throughout the home. Thiago on the other hand is AMAZING to work with! He called me on a Sunday to address the water leak with our refrigerator. He didn’t need to, BUT he did!! Screen door not included with sliding patio door. Person responsible for final walkthrough not entirely honest.

Communication from the mortgage branch was spotty, didn't know I was approved for a loan until just a few days before closing, after more than five months of back and forth. Pleased with the home itself other than the landscaping, sod was put down in a haphazard manner, large gaps still prevalent, a rough ride for any type of mower--very disappointing

Communication with lennar employees was not great. Nobody knew what the other employee was doing. Dates did not line up. One employee would ask me for documents and info that was already given to other employee. Response back to emails from lender and agent was not the greatest

The finishes in the house could use some improvement. Don't ever give a Lennar subcontractor a caulk gun. they suck at this. Painting is another thing they need more practice at, after move in, i was finding so many areas where they did not use any quality control with painting and caulking.

The buying process was very bad. Communication issues, not reasonable demands, lots of uncertainty... it was very stressfully to me and my wife. The company retains the whole process, from mortgage to title, insurance. I was expecting more in terms of building quality. The soundproofing is very questionable. Outside noises specially but also internal noises from baths can be heard all over the house, something that was not an issue in my older houses and apartments. The small issues were fixed after some weeks.

This was my third house purchased with Lennar, and I was really impressed by how poor the quality of finishing and details was compared to the others. They have tried hard to resolve everything, but for me it was a disappointment and I will think twice before buying the next house with them.

Who’s the community of Timer Creek seems nice and the home was built fairly quickly, there have been multiple quality issues that are unacceptable. I used to build houses and speak from experience as a licensed BC. Missing crown in kitchen, big hole in drywall, and other glaringly apparent defects should have been resolved prior to closing. Lennar mortgage and tactile have horrible communication with the customers. Not impressed!
