Wasn’t expecting having drainage issues since day one in a brand new home

I have been living in my new house for 6 weeks and since day one I have seen a drainage issue in front of my house that I am concerned about. I am worry that it will affect the house or my driveway later on. I have seen that builders have done some repairs but it is not solving the cause of the problem. There is always an area that remains wet. This has been a headache since I wasn’t expecting to deal with this since day one in a new house. I will keep communicating with the builders until this gets resolved. Hopefully soon. I have seen at least 7 houses on my block with same or worse issues ...

Craftsmanship is very poor

My house was built very poorly. I don’t feel the construction team for Lennar actually cared about how the house looked cosmetic wise. The things they said were “normal” are not normal. I have areas missing paint, huge chips in the door frames that were just painted over. Baseboards that look like a 5 year old installed and painted. Uneven texture. Water heater issue that they can’t seem to fix after 5 appointments. Chips out of my kitchen cabinets that they painted over. Very disappointed and very unhappy I can’t enjoy my brand new home.

Warranty Service is Lacking

We’ve been in our unit about a month now and have contacted Lennar 3 times about issues we’ve had with the unit. This virtual process to addressing an issue isn’t helpful at all. One issue we raised about a design flaw they refused to send someone to look at the issue. Another issue they claim is working properly. Large bubbles of air bubbling out of both toilets while the shower doesn’t drain followed a few minutes later by all the water being suddenly sucked out of the shower and both toilets is considered “proper operation’? Not impressed.

Home Design is great but quality of work is subpar.

Sales team is great. Project management team are nice people but allowed poor craftsmanship from some of the subcontractors. Several framing issues, including multiple small and large holes in the sheathing, sheathing that was not flush, missing king studs, bowed wall studs, etc. Trim carpentry is poor, including horrible joints in baseboards and crown molding, door gaps that are uneven, interior doors that were cut down crooked, etc. The stackable washer/dryer in the Next Gen suite was not installed properly (i.e. discharge hose was not installed into drain leading to water discharge all ...

It would have been good to discuss with the customer before submitting the application so that there is enough room to negotiate the expected prices. The process of buying the home was excellent, each person throughout to process from touring the home and going through the application process were very nice and explained things in a way I could understand. All the Lennar representatives during the home buying process were excellent, thorough, and quick in responsiveness and I would recommend them to anyone. The issues started 30 days after we moved in. Poor quality control in many areas

The purchase experience itself was good (sales and title), but the overall experience was marred by many poor quality control issues on the finishes. Some examples include: - Cracked grout in both bathrooms, chipped countertops, cabinet handles that aren’t aligned properly, appliances not leveled, poor interior paint job, unlevel floor tiles, etc. We gave them a two-page punch list prior to closing and now it’s two months later and only about 4 of the 20 items have been fixed. First of all, the home build was fast. That's a good thing and a bad thing. The quality of the exterior paint is way below average.. the stucco quality literally falls off after minor bumping or touching. I'm scared to even touch the outside stucco because the paint easily gets removed and the stucco gets exposed. The interior paint is flat white and extremely cheap with no options to change it. MCcrea is refusing to fix vents in bathrooms that don't blow enough air, I went to the two model house and the vent in the bathrooms all of them blow strong air.

Lennar purposly chose to install non outdoor rated posts for the fence, and immediately said that the fence isn't warrantable. Sounds very crooked.

I’m sad to say that Lennar’s business model has changed and not for the better. We had a new build Lennar home in California years ago and was a more than pleasant experience. The quality of workmanship during building is poor. Seems to be an industry standard these days throughout the industry. Just A few examples include while on our final walkthrough, nearly all cabinet doors when opened hit the wall, other cabinets,refrigerator, etc.. Before you close, take your time to look at the home with a magnifying glass because there are many careless mistakes, issues that it will overwhelm you after closure. You will not only be dealing with your move but also requesting repairs so many issues and keeping up with all the trades services that will have to come to your home to fix the issues. Ease look at painted walls, outlets, cabinets, appliances, garage door.... Please take your time because it will save you many headaches.

To many issues is 60 days and less than stellar appliances! Leaking roofs tripping electrical issues (thank you Marie for helping with that)and I will never own any Fridgedare appliance ever again! Gas range that is questionably safe every time I lean over to put food in the microwave the gas knobs on the stove turn on and I won’t be doing much broiling that’s for sure! The dryer has no light inside and no windows just a solid door! Although the refrigerator is now working fine it took 3 of them before I could say that! Thank you Michal for helping with that!

Buyer beware. Read the contracts carefully, do a thorough walk through and list each and every needed repair or replacement. Do a follow-up walk thru before taking title. Contractor's repairs are made at their convenience, not yours.

I felt very pushed by the Lennar representatives to make a decision on the spot, which wasn't the best experience. The quality overall is not as good as previous new builds I've owned and the response to issues has been slow. Other issues with the neighborhood in general (mail not being delivered) have made this a frustrating experience.
