Fast loan and closing process. Not impressed with build quality

They were increasing prices by the day creating artificial pressure to purchase home very fast. The lennar mortgage, title and closing teams were efficient. Not impressed with build quality though. Even visually you can tell that the material used is of cheaper quality and workmanship is average.

The quality is okay. It’s what you expect from a large national builder. If they didn’t rush and paid attention to the construction up front, they could reduce or eliminate their warranty costs. There have been a lot of warranty work on our unit.

House still needs some repairs, that I addressed to Scott, I decided to wait until 11 month to get the rest of them repaired. But over all I'm not happy with there quality, I think quantity is what matters to them.

Only problems the walls are supper hollow thin you can hear my daughter take a shower while iam in my bedroom or any parts of my home. I can hear her talk or of iam standing outside I can hear. And also my washer and dryer throws the switch every single time a wash and dry I checked tge wires like I was told and they are current. I had my who inspected he even said the wrong outlet thing was wrong and it will throw the breaker but the older guy works with LENNAR said it will not soon as I moved in started using the appliance it throws the breaker every single time. Workers were in our home at closing. They did not complete everything that was noted for closing. We are still waiting on our 220 outlet in the garage. Sod was not watered and died. They only fertilized; didn't replace the sod. Lots of paint dripped on the tile. Scratched flooring-- one broken piece. Two tubs were blemished. The list goes on. It is hard to get responses, but both TJ and Joey have responded to some of the issues.

Our experience with Bryan from Sales was great, but our experience with Sheri from Lennar Mortgage was really bad, and Lennar would have lost the sale if it weren't for Bryan going above and beyond to cover for her mistakes. The experience with David from the welcome team was really good, and our punch list was resolved, but that experience was rushed and messy. Choosing upgrades with Lennar is a joke. For example floor upgrading means paying extra for having tile for areas where make sense to have tile, but Lennar standard is carpet. The interior designer who works with Lennar in my case have not finished installing my window shutters at the time that I'm writing this review (moved in 3 months ago). The quality of the shutters is low since they usually ordered from Mexico to reduce the cost. They have a contract with a local shutter provider which are not responsive to any emails and phone calls. They already send the installer twice with ...

Zach in sales office is a rockstar!!! Little disappointed that Lennar wanted me to close on the house without a shower enclosure and lanai cage- they have not been to responsive to post closing issues either. Zach rocks!!

Before closing, get all help you need and ask questions about everything you want to know because if you call for help , they will tell you they can’t help you after closing. Having issue with my ring and Schlage no one available to help. Having issue with air conditioner

Purchasing Process Needs Serious Work.

The only good thing that I can honestly say about my whole experience with Lennar is my loan officer (Joni). The price of my along with some of the other homes in this neighborhood is ridiculously high. Everyone that assisted in my documents did them wrong or the delayed the process by not processing my paperwork in a timely manner. Especially the back office. This is the third home that I have purchased and it was the worst experience to include the sell of the loan to the new lender. Seller told us that all houses came with a garage door opener. Nope. HVAC system was leaking the first two months, during weeks of 100+ degree heat. Buying process was a nightmare.

Very stressful experience with the loan process and asked to supply documents over and over making for a long process. Photos showed cabinets in laundry room but they don’t put them in. Poor communication with Lennar on everything.

I like my house and I'm happy with my purchase but it did come with some frustrations. First, just because the documentation says that something is included doesn't mean that it's included. I didn't get several smart home items that were supposed to be included but were not. I was told that the documentation was out of date. Second, the fit and finish of the house was rough. The builders of our home didn’t really take pride in their work. Door latches do not engage properly, outside siding nails created problems both for cable installation, and with water heater pipes. Lennar is short staffed so getting issues fixed or repaired before closing was problematic

Overall experience is just "ok". If I had the option, I would have chosen a different builder. Complete mess, from the Lennar mortgage (waited 3 hrs during the closing) to home automation (water shut off, door bell video), which was described as a key differentiation from other builders but then wasn't on my home, and when I queried Lennar policy, they said they no longer supply automatic water shut off.

From the loan experience with seniors to not notifyng home owners that the layout of interior has changed, to many issues on the finish work of the interior. I wanted to let lennar to be aware of these problems so others can have a better experience. The build was rushed to close. Jesse from lennar southshorebay medley is doing a great job he truly cares about helping and has made our experience much better

I feel that for the price, we should have had some say into what was going into our house and our landscaping. Our model should have had a patio. We should have had a say into what was planted in our yards, so it doesn't look like all other yards. We have had issues getting things fixed. The sales and loan staff were great, but once we moved in, it seems that the construction staff ignore you. The "fixes" seem to make the issue worse and are not finished.

Well, for what I paid, the quality of materials and attention to detail is pretty mediocre. Things are crooked, painting is incomplete, the seams of the drywall where were they taped is coming through, there was little thought given when it comes to the practicality of the design, specifically in the master bathroom but in other areas of the home as well. Yes, I can send in requests for the first year to fix some of the issues but some of them aren't worth the headache, so I'll deal with it. We moved into our home a month ago. House seems well built but Lennar fails in the attention to detail to make the experience great. My home was given to me with overgrown lawn, many issues found before closing were fixed well beyond instead of before as promised. Devices in the home had no instructions as boxes were thrown away, documents we needed to set up smart devices. Customer services tends to behave as if they’re doing you a favor by fixing things that should’ve been working to begin with. No complaints about the house itself but the treatment and attention to detail has room to grow.

As a realtor in another state, I was surprised with the quality of Lennar here in Tampa. We expected much more than what we received. Happy with the affordability, we love our new home. As a homebuyer the process was good, we were able to complete all of our tasks with guidance from the Lennar team. We did have to advocate for our home in regard to "quick workmanship" and materials being overlooked. The promotional incentive amount was changed drastically at closing which made me feel misled. The loan process was also stressful. Aside that everyone was nice, helpful and my loan officer handled road bumps professionally but that incentive amount made it a bitter sweet experience.
