We discovered some damage a week after closing and brought it to Lennar's attention. The Lennar customer rep took the info plus our assurance that we did not cause the damage, and then got back to us that because we didn't discover the damage prior to closing it was on us. We tried to contact the supervisor but were ignored.

Lennar Sales Team did no do good job in selling the property. Waitlist concept was not implemented and homes (phase-3) were sold on first come first base prior to the email notification of the phase availability etc. i have waited for an year and dreamt for my first home and end up with unsatisfied floor plan.

Lennar Mortgage was very easy to work with and that was the best part of the purchase. There were many issues I thought would have been done before closing such as soft close cabinets, paint, and other issues that should have been taken care of before closing.

Was told we bought a track house and should not expect quality. Trim work very low quality. Used lots of caulk to correct. Ceilings very uneven. They did not clean the house very well before move in.

I believe lennar is priced competitively in triple creek. You will miss out on some upgraded features but if your not afraid of some diy projects you can make it what you want and save a few bucks.

The house is very basic, for my living situation this house is OK. The workmanship seems to get the work done ,but quickly. The house is an inexpensive house and you get what you pay for. The community is very pleasant and I am one of the first to move in to my area, but I really like it so far. My biggest complaint is the entrance and exit to my community, we need a traffic light. It takes just as long to get in and out as it does to get were you want to go.

During our experience, we faced constant communication issues with our sales rep. There were times when we wouldn’t hear from him for weeks on end during the last few months leading up to closing. Our close date got pushed back multiple times which wasn’t an issue, the problem was that it was only communicated to us with little to no notice or until we reached out for an update multiple times. If there is one suggestion I can give to Lennar, it is to hire coordinators or customer success reps to facilitate updates and questions during the home buying process if the sales person is not going to take on that responsibility. ... Had to reach out multiple times for answere

I had a great experience working with the construction crew and supervisor. The process from construction to the house being done built was good with great responsiveness of issues regarding the home and other issues throughout the process. However my experience with the sales team and loan process was bad, the responsiveness was terrible, communication was bad and questions that I had were not answered till days later . As a customer buying half a million dollar home there should be a bit more communication. There should also be more professionalism with the sales team and them not expressing so much of their emotions if a client is having second doubts of buying a home, also the negotiation on the price of the home was terrible. I had to reach out to the sales region manager so I can negotiate the price of my home since the sales team weren’t budging on anything. I’m positive you guys have lost multiple customers due to price negotiations because the sales team won’t try to workout things out and those customers gave up but could’ve bought a home if they would have just called the region sales a manager. ... The loan process was frustrating. They asked for paperwork the Friday before Christmas, I couldn’t get so my closing date got pushed. Then at the last minute they said they didn’t need it and set a closing date without checking with me. The title people were great and went out of their way to meet me and give me keys over the Holiday weekend. The house was not been cleaned before I moved in. Try to get things fixed is long process. It normally takes me 4-5 calls to get something resolved. It doesn’t look like a lot of pride was put into building the house. It was just put up fast and onto the next one. I get they are basic cookie cutter houses, but still… It would be nice if they would clean up the trash in the area so it doesn’t blow into the yards. Communication from Dale in sales was poor. We were promised a weekly status call with the construction manager and received exactly one in six months. Our salesperson was always out of the office so responses were slow. The construction manager usually got back to us quickly. Lennar Mortgage was difficult to work with as well. We received rate quotes and then when we tried to accept them, they changed and acted like the rates never existed. Though we were promised $4500, they used $1000 to buy down the rate without telling us. The overall quality was average. Many studs were bowed and twisted. The yard was left with much construction debris under and in the grass. The painting was excellent. The included smart home kit is excellent and well-packaged. The experience went well for the most part. Our first point of contact (POC), Nicole, was OUTSTANDING! She was friendly, personable, attentive and resourceful. She communicated with us at every turn. Megan, our finance POC was also on point. She was resourceful, quick and responsive. Not giving 5 stars across is due to the condition of the home and the responsiveness to our requests/communications. Jarred, our POC for construction issues, was great only once. Getting a hold of him has always been a problem. We had a number of issues that needed attention. Most were handled quickly but not all. Voicemails and emails to get updated went unanswered...not what professionals want from other professionals. At this moment in time we have not been assured that all issues were corrected and we're 2 months out/past from closing. ... More

The dialogue is very bad, when you want to clarify doubts, especially for a foreigner, you do not have a clear interlocutor. Nobody takes charge, you have to go to third parties to help you. The electronic means provided for communication do not work. Many interact and finally no one clears up your doubts.

Decente house, need extra if you wanted cozy but overall its a good purchase

"I was extremely disappointed with the process of purchasing a Lennar Home through the agent, Gina. When I visited the model home out of curiosity and to gather information, I was not properly informed about the purchasing process. According to Lennar policy, this meant that I could not have an agent who would receive commission on the sale and I would have to pay for it out of pocket. I believe this is unethical and contributes to the loss of trust in large institutions. During the final walk-through, I felt rushed by the customer representative, Lisa, and the manager in charge of the area. I expected everything to be new when I bought a new home, but instead, I was told by the manager (whose name I cannot recall) that the amount of tape I used was "unusual", which was not the response I expected from a customer-focused company. They had tried to convince me that the cold and hot water lines in the second floor bathroom were not reversed, even though the inspector had clearly stated they were. I had to go back and test it myself to prove that the lines were indeed reversed, which only then prompted a corrective action. The experience only got worse from there - the roof leaked during the first freeze and an ice dam formed; there was a water leak at the main shut-off valve in the garage, and a tile in the master bathroom with a clear defect was played off as needing additional cleaning. As a nurse, I understand the importance of establishing trust with another person. For me, it is the patient, and for you it is your customer. We were very pleased and impressed with our New Home Consultant. The buying process was handled efficiently and professionally through her. Unfortunately, the experience of dealing with construction issues has not been the same. Both the new home orientation and final walk-thru were very disappointing due to the number and nature of items needing attention, the cleanliness of the house, as well as the responses from the construction rep regarding these issues. A list was made by the construction rep at the final walk-thru and we were promised the items would be taken care of within days after closing. With issues unresolved almost six weeks after closing, issues were reported to the portal on Feb 7 and we are awaiting a response. ... More

Lennar sold our house to us and then sold the loan without letting us know until several days after the sale. They keep communicating with us even though we no longer have a business relationship.

Bad timing! Signed a purchase agreement in June for a new home to be ready in November. Hurricane hit in September; some damage to the house but salvageable. Flew down for inspection in mid-December for a late December close; found too many problems for a punch list (no A/C, no refrigerator, lots of finish issues). Salesman had moved on to another development. Closed late December (so Lennar could book the sale in 2022). Moved in on January 1. Found much of builders support team not available until days after holiday. Gradually getting things fixed (now 6 weeks after move-in). Overall a frustrating and disappointing process. The process was difficult due to being out of state. Accommodations were made to allow for signing because of our situation in MICHIGAN because of my shoulder surgery and having to live in separate housing to accommodate my recovery and have a place for our dogs. Overall we got it done and everyone was accommodating. As for the house, we were very disappointed with the finishes in the home. Due to my surgery, I was not able to attend the walk thru, my son attended instead. Painting quality was poor. Door casing that were cut too short and not caulked, chips on door cases, paint drops, edge of doors not sanded smooth, loose door handles, many caulking misses around windows and sills, loose rail on stairway, it is very apparent that trim was not sanded, drywall dust was not removed before painting, carpet upstairs was pieced in several places and seams are very noticeable, and overall the house was not cleaned and ready for move in when we arrived. Drywall dust and paint drips on the floor, drywall dust on tops of tile in bathroom, had to scrub kitchen backsplash as grout had not been washed off completely, cupboards had to be washed, window sills and windows were dirty, leaves and debris in screened porch and garage taping is horrible. I’ll be putting in several warranty concerns as we are finding and taking pictures of all the areas that should be addressed. The home itself is well constructed, but finishing in the house was below the standard that should be expected. The walk thru just did not allow my son the time needed to do a thorough inspection. As I said as we have moved from room to room unpacking and settling that is when you can see the issues. Cleaning uncovered issues as well as we had to thoroughly clean every room as we moved in and before we felt we could place furniture. Interior finishing and final cleaning seemed to show a lack of concern and pride in the work being completed. I painted part time for a contractor and then on my own for years while teaching school for extra income. What I have seen in the finishing here would never have passed our supervisors inspection. It will be a wonderful home once we have everything settled, warranty work completed and pretty much a repaint completed over the next months. As I stated, I am taking pictures of all areas and will be sharing them as warranty claims are filed. I would be more than happy to walk one of your project managers thru and point out all the areas they should be noting and having corrected before move in. Thank you for providing the opportunity to share my concerns. Everyone has been very nice and they have been quick to answer questions and help find solutions. I get the feeling that it’s the pressure to get homes finished quickly, putting quantity before quality has a great deal to do with the finishing work that is done. ... More

Overall, we are not very impressed with our Lennar home. We did get it for a good price, be we expected more for our money. We especially expected what was here to be in much better shape and quality. Things look very rushed and sloppy all around our house. Paint splatters everywhere, drywall looks very bad in places, yard is a mess with trash and debris left behind everywhere. It is quite disappointing with the amount of things we have had to do ourselves just to make the house presentable, and there is still a lot we have the clean and make better. Lennar's closing practices were deceptive. Placing typical seller expenses on the buyer as well as having buyer pay for water & sewer tap fees etc.

I bought my house at the end of January 2022, and I was told it would be ready in 6 months, which I thought was extremely ambitious. I visited the property 5 months later and only the structure was ready. I started to get a little anxious. I visited the property 3 months later (end of October) and it had very good progress. On November 11 I was informed and confirmed that the closing would be on November 28. I travelled for the closing (I live in Canada) and when I completed the inspection visit ahead of the closing, it was clear that the house was not ready. I was asked by Lennar to stay for a couple of days in Orlando, and two days later I was asked to go back home and wait until the final touch ups were completed. It was extremely disappointing, However, I was pleased when I received a sincere phone call from the Sales Representative who gave me an apology and told me that Lennar would credit me for the expenses that I incurred in my trip to Orlando. It was a good gesture from the builder. Ten days later I completed the closing and received the property. I consider Storey Lake a very nice community. In terms of expectations. Lennar said that it would take 6 months to build the house, and it ended being 11 months. Overall, I am happy with the purchase, although there were plenty of things that could have been done differently, specially in the closing. ... More

Our New Home Consultant disappeared. After they got our EMD, the only time we heard from Karl was when we reached out to him. Nothing, not even a congrats on your new home when we closed. Our construction manager was nice but she was completely overworked and you could see it. She was juggling a lot of homes and it did not seem like she received a lot of help. Our home walk through/new home orientation left a lot to be desired. It should literally be about everything in the house.... not just the cool goose neck faucet in the kitchen or the vents. The majority of our issues identified at the walk through were taken care of before closing with the rest being sent to the warranty side... hopefully they all get resolved. Although I am rating a 3 star across the board, I am happy with about 75% of the house and good with about 20%. Lennar needs to stop using wood laminate floors. That is awful. And look where you are putting things... like a hand towel holder in the restroom, or where the thermostat is going to go when attaching it to that beam... look at the wall as if it has sheet rock on it and put the thermostat in the middle of the wall. ... We had to wait 3 months to received the new house

We really love the house, but our experience ended up being very rushed as our house was scheduled to close the day of Lennar’s fiscal year end. We have cracking on our spare bathroom sink that we did not notice on the buyer walk, we were told there is nothing that can be done and it isn’t covered because we could have caused the damage ourselves. It’s in our third bathroom that we just started decorating and haven’t even started to use. There are quite a few gaps in the cabinetry that we were told is “as designed” which is pretty odd. I worked at a store that sold cabinets for about 7-8 years and I’ve not seen wide open gaps in the bottom like that. Overall, the house is nice, just feel we shouldn’t have to put more of our money into it to get what we feel we should have from the start. ... More
