We did the walkthrough with the house dirty.(fatal) Paint work terrible, wood trim prep work poor quality. Warranty team is excellent.

During the final walkthrough we pointed out things that had not been corrected in obvious spots. Such as large splotches of gray in the middle of the wall (obvious things). The lady who did our walkthrough said to just sign the final walkthrough docs or Lennar wouldn’t be able to make the corrections. We went to closing and we asked again about the discrepancies and were told after closing they would follow up. No one followed up. We tried reaching out and our calls went unanswered. We had to remove multiple orange tapes and granted we understand the hard to spot ones. But in the middle of the wall in one of our bedrooms with the same sploch of gray is ridiculous… Unfortunately cannot recommend Lennar go any of our friends due to the (sign this or we can’t take care of it). Experience with sales was great. Our construction manager below average. Home wasn’t ready for our New Home Orientation with 4 painters working and sanding dust everywhere made finding issues next to impossible. Our experience with Customer Care so far has been poor.

Beautiful layout and new home, although there are issues that had to be addressed at a significant expense. Water is badly calcified, sump pump was cheap and not working properly, still issues that have to be addressed. Nice location and development though.

Our Lennar rep Phil was very helpful and professional. He helped us look at our home when the realtor was unavailable. We were on a time crunch because the home had to be sold before the end of the month (18 days) in order to get the incentives being offered. We loved the home and it already had the amenities we wanted. We had the application signed and uploaded that same day. During the walk-through process, our rep Joe and Construction Manager, Taylor made all kinds of promises. "make sure to blue tape everything", "we will have everything fixed before closing". We are still finding things they did not do. Our biggest concern was the yard and landscaping. We have two dogs and wanted to get the grass installed as soon as possible. We were promised the landscaping would be installed the first week of March after we closed. They also explained the large rocks and trash debris would be cleaned up before they installed the landscaping. They also explained a 4" layer of topsoil would be installed and then the sod. We requested to be notified when this would be done because they were quick to explain the landscaping was not covered under the warranty and once it was installed it was our responsibility. We wanted to make sure they did what they promised. Well, fast forward three weeks later when they finally came to install the landscaping, after we moved into the property and had to prohibit our dogs from going into the back yard, which was red clay mud!!! They did not clean up the large rock or the trash (we picked up 2 large bags of trash from the yard before they came). They racked the dirt and started placing the Sod. I called and asked for someone to come out because this was not what we were told. Taylor came to the home and changed her story. She said they already put the topsoil - this was not topsoil, this was more red clay dirt. The escrow process was okay, our mortgage underwriter was great. The Lennar Title company was horrible and unprofessional. They required a virtual closing and we were told the closing link would be sent to us early on the closing date. I had to make several phone calls because the link wasn't there. We later found out that our closing agent "had something to do that morning and didn't come in until after 10am. She forgot to send the link the night before". Isn't there anyone else in the department that can help her? This was a big deal for us. It took another 2 hours to receive our link. They did not care that we have jobs, and we were expected to drop everything when it was convenient for them. Lennar Title was the worst part of this whole experience. We were supposed to receive our paint voucher at closing....not included. I had to fight for it for 3 weeks. I picked up my keys, which only included my house keys, no garage door openers. We were told they were left in the garage on the opener. Nothing. In fact, we don't know where they went, so we had to have the garage door opener re-programmed, and new openers provided, because some unknown person had access to our garage and house, but nobody knew who had them. The workmanship inside the home is what you would expect from a cookie cutter building company. They hire the cheapest sub-contractors to come in and "throw it together". I would think that Lennar would take greater pride in their BRAND. The first day we moved into the home, we had electric issues. We found out by their electrician coming out, the crew that did the electrical did a very poor job. 6 of the 8 outlets for the garage and exterior were improperly wired, not connected, or the wires were loose. After discovering that, we requested the electrician come back and inspect every outlet in the home. I don't need a fire risk. They found another 9 outlets inside the home with the same issues. This is careless and unprofessional workmanship. While we love our home, we did not enjoy the home buying process with Lennar. Do your research before committing to a builder. ... More

Materials quality is not that great

Please check every inch before buying the home, as this is you own house.

The building material is cheap, the appliance are cheap, the yards is nice and big size.

Lennar want to build as fast as possible with really no details to finish work. You can really tell they build it fast and sell them as quick as possible and then deal with issues later. Seems to me they would take a little more pride in there product and make sure the home is completed and clean before walking homes with clients. Moved in little over 2 months ago and still roof flashing is painted 3 different colors or not even painted at all on sections. Stucco is uneven and makes walls not straight. So much more but just be careful when buying homes I'm sure they all have different issues. ... More

Poor quality and response to incidents are very bad. Response to tickets is very bad. Nominal quality materials.

Was all good during the sale process but sales department was extremely disappointing after the sale didn't even acknowledge my business! Never heard from sales department again ! And a ton of issues after I closed they obviously want your money then disappear their goal is get you in and fix all the problems later not a good business model i love my neighborhood and the amenities but extremely dissatisfied with lennar

Sending this review because this is apparently the only way to get the attention of submitted trouble tickets. I think that should should say all there is about Lennar caring about home issues. We seem to have been forgotten about as soon as closing happened. And please, work load due to the number of customers is not an excuse.

Lennar, is a good builder, but they have omitted small things you expect in most older homes, such as medicine cabinets, towels bars/racks in bathrooms, extra paint for touch-ups, the appliances that come with most homes are very basic, and the SID or LID is put on the homeowners to pay now.

I felt that the quality of work and the materials used were very poor quality and the team knew it but let it slide.

Materials for the home is ok. Purchased a 2 story home and when walking on the second floor, you can hear the steps. Carpet is ok, needs more cushion. Moved in and needed some fixing such as air vent switches in the bathroom kept turning on for no reason, air ducks had major issues with air flow with some room having a lot of air and some having very little like the master bedroom. The dryer plug in the laundry room was broken. The roof had a leak and it’s been 3 weeks and it’s still not fixed. Issues between Lennar and the solar company. They are still trying to fix it. Had to get an electrician to come fix it. Still finding issues with the house here and there. When purchasing the home, there were some issues with communications and was going to be charged for a solar battery of $10k which we were not going to get the battery. If we didnt question about the battery, we would’ve been charge the $10k on the purchase price. ... More

It was a Blessing in disguise

I still do not have items repaired. I missed my closing due to the home not being done. I was misled numerous time and I have no trust in the construction team. My sales rep was just that a sales person. Made many promises that never was every followed up on after the purchase

The Villa is beautiful. The material is cheaply made. The driveways cannot hold 2 cars and there is no parking. The street is extremely small. Lastly, we were quoted 115 for HOA and after closing we find out it is 167. Would have just liked the transparency.

Sales rep was very suspect. Construction supervisor was fantastic !

Best buy for the money. Both the house and loan. However, make no mistake, that price comes at a cost. The processes and policies have very little flexibility. Either you are on the Lennar train or you are out. I caution buyers to read earnest money agreement carefully, as it is not the industry standard and you will be held to what is in there.

Overall, the Lennar home includes several nice upgrades, but they will NOT add a thing, even if you are willing to pay for it. This is very frustrating. Secondly - and buyer beware on this - warranty service has been a nightmare. There is very little follow up once a warranty ticket has been initiated. The reps do not respond to e-mails or voice mails. Vendor appointments are missed completely with no warning or explanation. Other times, vendors arrive only to advise that the wrong part has been ordered, or that they are not authorized to make the repair corrected. Thirdly, on more than one occasion, I have been told that my issue is "a design item, not a warranty item" even though the "design" has resulted in mis-placed plumbing or lighting fixtures, or, in the case of the bathrooms, lighting that is not present at all due to a decision to eliminate vanity lighting in the homes. (How fun to try to shave at a dimly lit sink all the while getting soaked because the faucet oversprays.) All and all, buying a Lennar home is ok, as long as you have another $5-10,000 in your pocket to add lighting, replace faucets, etc. But if you truly want your home to be complete when you buy it, keep looking. ... I feel that what I saw in the model home was not what they finally gave me. The doors and wooden frames have terrible finishes, with holes and paint spilled on them. The solution they have given me is that they send painters to try to disguise it as if they were fixing up an old house; When the real solution is that they had to replace those pieces of wood in poor condition, I think that this particular house did not have a good construction supervisor.

I wish we had more time and money to buy some were else.

It hasn't been the best experience after I closed. A lot of issues I was told would be fixed but they didn't do anything about it. My first two customer service reps didn't do anything and now i'm on my 4th and stuff is finally getting done. I probably would not recommend a Lennar home to friends or family based off of this experience.

Where should I start, the construction manager promised to complete several jobs and did not. They forgot to turn on the water to the fridge and had to wait for service. The person that installed the dishwasher, left the cap in the tubing and caused water to flood and backup in the dishwasher. Had to wait to have that serviced. Had to replace the carpeting due to have a sinus reaction, to find out the flooring underneath was un-level and had to pay to have concrete lay down. Now, the AC breaker keeps tripping and I come home to a muggy hot house.
