I'm mostly disappointed in how some of the homes in the neighborhood are maintained. I was surprised to learn the number of investment properties and rental that are in the subdivision. We have some houses were the grass has not been cut, dogs tied up in the front yards, basketball goals lying down in the front lawn, and couches in the garage where people just hang out with the garage door up. This is definitely not what I was expecting and I don't know what the homeowners association is doing. Overall, I'm just disappointed.

The value of the home is decent for CA. The walls are super thin. I was told I wouldn't hear neighbors as that was my concern with a condo style home. I hear every sound including garages and the closing of doors. I am happy with my home, but wish I'd known what to be prepared for.

Lennar’s selling process was well organized and pretty painless. Their online portal is great. While our house was delayed by 6 months that’s not entirely their fault. Charging US for 5 days of delay while we completed our home appraisal process after waiting 6 months for Lennar seems a bit unfair, regardless of the clause on the contract. Real disappointment was the quality of workmanship in paint, cabinets…pretty low-end.

We are happy with our new home but the quality it is in the lower end for a new build. Thy need to do a much better work during their internal QC process or selecting contractors. Found several issues after moving in and we eventually had to get an external inspector. Zero attention to detail. Still haven't found a single window frame that it is properly level in the house. Silver lining is that they provide a one year warranty and the customer service rep for my community is doing an excellent job helping us solving them.

My experience with the Lennar Lender Rep was not good at all from beginning to end. Very poor communication and responsiveness, poor update related to my loan. Pushing automated emails was good enough for him, but communication was the worse experience I've had. The material used for the home fell short and the seller and construction manager did their best to address all issues. Quality of the material is not good, plastic fixtures, painting was subpar. The foundation of the home, flooring and space design seems solid so far. I expect some issues out of a new home, but wish for better quality material. The community is a great place to live. ... Buying from Lennar is overall a good experience. But you have to be ready for a lot of warranty claimed after closing. Everyone from the sales department and warranty department is super friendly, responsive, and helpful. We had Omar as our sales rep, and he is always there helping us explaining the process of closing and tried his best to answer our concerns. Richard and John are our Wareanty manager, they are both very polite and friendly! Because the bad workmandahip of the home we had to call warranty pretty often, Richard and John never complained about the constant warranty claims but patiently helped us fixing all the problems one by one. For the service, we could gave a 5 star without thinking. They hire great people in the team providing excellent service. However the workmanship is pretty bad compare to our old home, a lot of problems need to be fixed after closing. If you are a first time home buyer and do not know much about fixing things yourself, you should think twice about buying Lennar. We understand there are always imperfections in every home, but as a new build all the imperfections makes our new home seems like a old home being renovated cheaply. One of the Toilets in Junior suite, the water tank cannot be stabilized, and we you touch is it is very loose. When we mentioned it at final walk through, the builder didn’t want to replace it, saying as long as it’s not leak, it should be fine, but our home inspector told us it might be a long term safety concern for whoever is yawing this toilet. Then a lot of in-wall areas was not being installed or caulked property. Like the main water valves frame is not aligned and in sloped angle, the washer faucet frame, dryer vent frame, and the Calle & wire box are super dirty and not fully insalled in the wall, they are loose and flying outside the wall, window glass break in 3 weeks after we close, and one of my fiends has leaking toilet the first day she moved in, and the home is very dirty with stains and marks on the walls and ceiling. All the little problems, if warranty doesn’t handle them, you have to fix them yourself. Just be ready to spend few weeks just to claim warranty and fix little issues on your own. Compare to our old home from centex and other homes in the same neighborhood, the Lennar’s workmanship of homes in this neighborhood is bad, of course because of that their price is also cheaper than the other builders for about 100K. So if you don’t mind claiming warranty and fixing thing on your own, I would say it’s a good buy. Then let’s talk about their loan department. If you take the loan from Lennar mortgage! Never accept VIrtual Closing!!! It’s completely a mess and you will have to pay more out of packet money on transaction fees! Even thou sometimes they want to push you to close early and want to close virtually! Don’t do it! They can push the closing date to a later day! The loan officiers are not really responsive compare to their sales and warranty department! A lot of time, they don’t respond unless they need something from you. And they don’t explain their processes very clearly, and we had to go to Omar to find out the details. Also for the virtual closing, you will have to do multiple fractions in order to finish all down payment and closing fees. And the single wire transfer transaction fee is more than purchasing a single cashier check! We though we had to do it so we did it. But my friend refused to do it, and just delayed the closing for like a date! So Don’t do the virtual closing! If it wasn’t for bad workmanship and not so pleasant loan and closing process, We would give Lennar a 5 star for their sales department and warranty services. The reason why we give 3 is because we took 1 star off from the bad workmanship that we have to claim warranty so often, and took another 1 star off for their loan department for not being so clear on the process and we had to pay more than usual transaction fees lol hope my experience helps you buying from Lennar! Our sales rep Tony was awesome to deal with. Even though the closing date kept getting pushed out our sales rep kept us up to date and we totally understood the delays due to COVID related impacts of materials and labor. We were super excited to get our new condo to enjoy with our family for vacation purposes. The community had every amenity we wanted ; gated, golf course, fitness center, various pools. However, the closing left a bad taste in our mouth about Lennar. The work crews were pressured to finish the building by end of the month, which also happened to be Lennar's quarter, When we arrived to do our walk thru the day before our scheduled closing, it was like a war zone with trucks , workers and materials everywhere. Our unit was only primed and many options were not in place. When we told our sales rep we felt the unit was 2-3 weeks from being move in ready and we did not want to close until all the work was completed. We were told since the county declared it was habitable, we could either close or lose our 10% deposit. I felt very pressured to close and it seemed almost illegal, We couldn't stay at our unit the week we closed since painters and workers were still there working on our unit for a few days after closing. We still had almost 15 things which needed fixed after closing including leaking drainpipes and missing kitchen cabinet and crown molding. This made me hesitant to ever buy a Lennar home again, which is a shame since we love our condo and all the people at Lennar who helped us with our purchase. ... More

Main house ac was not properly connected and secondary ac was cooling the entire house causing an enormous electricity bill in the summer. Multiple paint and cleaning issues not fixed by closing as promised, but nothing major. Quality is not as high as Beazer homes

The first walk through orientation and walk through before closing was not very good experience. This was our third home, second new construction, and have moved into five other houses due to moving (US Navy) duty stations. I was in Alabama waiting for the house to be completed and was told to come down for a first home orientation which showed me the house was not ready, garage floor was not painted, no shower glass, dirty house, rusty fixtures, paint on the floors, crappy texture application. I was told it would be taken cared of before closing five days later. While some was addressed it was not sufficient, we closed because I already had my Uhaul parked in front of the house and had checked out of the hotel and we were already paying for electricity and water. Even after closing we gave them another day to fix some items. I will say the virtual closing was smooth and that was great, and slowly Lennar Warranty is fixing issues that came up during the two walk throughs. The Lennar Warranty team (Taylor, Cameron and others), during the month that we have been here, are helping in getting the issues resolved and that is a major plus on Lennar's side. A very negative experience has slowly turning into a positive one, however, no new home owner should have to through that, thankfully, the Lennar Warranty team members are the ones that outshine above the initial construction team and the only people I trust. ... Buying process from start to end and with closing not good at all. Pending items are still incomplete.

The warranty process and getting things completed needs to be addressed. I have 9 items on a warranty claim and NO ONE will respond to these issues. Including a missing laundry room door that is now going on 60 days.

I received my house in july but in june house prices dropped I do not even know about this thing it cost me a lot of money. before i moved shoud I have the right to know about this?and my backyard is different from the example house

We were very disappointed in the build quality in several areas and difficulty in getting issues with wrong location of washing machine water and drain piping - took three attempts to get someone to put it in the right place after being told "we leave it to the plumber. Also problems with location of the attic access hole. Supposed to be located in the master closest and not the master bath,. Again took three tries go get it located in the right spot. Then issues with the repairs to wrong location drywall. Big disappointment with cleaning of the home prior to closing. Basement was covered in white dust that got tracked everywhere. The main floor flooring was covered with some type film. They were clearly in a rush to close before they were really ready, and we had to accept it as we'd already sold our house and had the move planned. My overall feeling was that the build team really didn't care about quality and left many things for us to add to warranty. ... More

First, people were nice. Margaret was helpful and encouraging. Only one issue with Norm where my wife felt like he was suggesting she was not truthful, otherwise he was quite nice. My issue is with Lennar's business model. I've built several custom homes over the years where I have flexibility in making changes, With Lennar - ZERO opportunity for even slight modifications. That's a bit frustrating for someone spending $600K on a house. I really think you should find a way to add some flexibility into the process. I don't expect custom home flexibility, but some.

The closing took so long that we rushed to move and once we were in the house we started to notice things we should not never have accepted. The walls paint has cracks almost in every room. And there is a kitchen cabinet damage. We felt like our need to move was so evident that they were not listening to our complaints. Also we were not told the internet cables were not in place. It is very important for people to know ahead of time to plan things out. We work from home and it was very inconvenient for the first weeks to find out what needed to be done temporarily.

The financial and closing experiences were far below our expectations. The walk thru was done the week before closing and only a few of the issues were resolved before we moved in.

Lennar is prompt with service and very responsive. However, we were not offered some of the items we requested in the house . Our choices of some items or materials were not offered. This gives us some apathy about the house !

Issues at every step. Build was rushed at my expense. A few examples, drywall went up which prevented me from viewing electric work. Cabinets are uneven, stained, drawers still hard to open and close. Flooring damaged, carpet was stained and had to be cleaned upon closing. Carpet had numerous nails stick out in stairs which caused injury to my family. Windows are pending replacement due to chipping. Screen door was missing. Door paint was so fresh that each door stuck and needed sanding and painting upon move in. Garage door opener was installed 3 weeks after closing. Closing was 10 days earlier than expected when this time could have been used to ensure a proper handoff. Since closing, ive had to put in several warranty issues and some are still pending. I had a heating emergency as my heater would not start on a rather chilly night. Turns out my main gas was never turned on. Ive had a breaker replaced as the appliances didnt like gfi breakers, now i can use my stove, yey i can finally bake. Most recently, my home to garage door came off the hinges and nearly injured me if it wasnt for my agility. I had a chair holding it in place. I am disappointed in the care in which this build was handled and i know the project manager took shortcuts for personal incentives and frankly, would not recommend a Lennar build to my family or friends. Never heard back from anyone on a 30 day check up. Some of the paint issues were not taken care of. It seems like they hurry on a lot of things. Cheap work around some of the woodwork. The pool is way to small for this size of a neighborhood.

The workmanship is cheap and response to address the issues not the one we expected by Lennar. We bought another home in Texas and it was completely different, the workmanship was much better, response was quick and very little items to addressed, all security system and others associated with a smart home was already installed including providing a person to guide you with the apps to connect to your smart home. Limited knowledge of the construction staff to address the issues except Darilyn that has been helpful and looks for advise if she doesn’t know.

Was able to lock in a decent rate at the beginning of summer before the rates came up. Closing date got pushed 4 times. Initial start of contract was May 1 and first closing date was mid june and got pushed to end of June then mid July and last was end of July. We love our home and Lennar was able to help with closing costs and our loan officer was very responsive with updates and good and bad news. The construction is of good quality but know that mistakes are made being at the rate they are building these homes. Blue tape everything you can before closing. Look inside cabinets and attic for cross members in the frame coming loose. Painters need pay more attention with overpainting and splashing on floors. Outside the home the lawn is coming along. Weeds can overcome your new grass if not maintained. Some of the grass was brown as they were installing it. Out of the 4 trees they planted the 2 oaks are dry and brittle and i don't think they are going to come back. Two others are surely turning green but will see come next spring. Note their is not a construction supervisor onsite ensuring plans and things are done correctly. Hope that someone besides the homeowner do a walkthrough and identify all discrepancies before hand and corrective action is taken to fix them before homeowner does initial walkthrough. ... More

Poor quality materials and finishes. Bad walkthrough experience, orientation was made over the phone! Dead trees handed over, you can see many of them dead in the community!

DO NOT close until everything is set up. It’s been almost 2 months and we still don’t have a mailbox. Also, we still can’t get cable/internet services because the builder didn’t work with the companies ahead of time and there are no cables laid out for this services. Please do yourself a favor and go with a different builder.

Still waiting on walkthrough issues to be addressed.

Sold my first Lennar home and bought a second in the same community. Overall the home is beautiful and Lennar does a great job. But they set the bar high on the first one and fell short of my expectations on this home. They had me close long before I should have. They cheaped out on a lot of things (ex, appliances). I'm almost 2 months in and many basic things still have not been fixed. And I wish they would let you customize a few things.
