The buyer ends up purchasing what Lennar wants you to purchase and not necessarily what you want to because of their restrictions on color, location, model, interior finishes, etc.. In our case, the closing was sloppy and not very informative, the washing machine crapped out right after we moved in (the included GE appliances are extremely bottom of the line), the Lennar Warranty link was consistently broken each time we attempted to file a claim, and the only people that seemed genuinely interested in helping were the salesman (Ryan) and the Construction Manager (Ed). Too many issues take time to file and resolve, and on their schedule. We have many more claims to file and have only been in the house 7 weeks! Voiced my thoughts WEEKS ago. Was told, someone will be contacting you. Right. Don't bother now.

HVAC system is really Bad, Lennar needs to look into it and fix the problem. We were told to keep Fan on, it is very noisy, very difficult to sleep at night. Some parts of home are very cold and upstairs is hot like oven, It is a shame builder like Lennar giving this kind of system, we have paid almost half a million for our home, this is totally unacceptable

Three months after closing, we have more open issues on our closing list, than Lennar has addressed. Most of the issue were opened a month prior to closing. Should never close until the open issues list is full addressed

The house are rushed to be done

Very poor communication when buying home especially since we came from out of state.

Not good on helping with warranty items

The overall experience was stressful , I believe that the craftsmanship of the house is poor, as I am already seeing nail pops , had to have warranty work done . When asked if I could have some paint to touch up my walls after moving in , I was told you can go to Sherwood Williams and tell them Lennar house Walnut Creek and they know the paint . To be honest that’s not what someone that pays 500,000 for a home wants to hear , your build supervisor did catch the pillar in front of my home as twisted . Placement of light switches are awful why not have a switch in the garage for the garage , No outlet near the water main to use the monitoring items that require 120 v , I rate my over at 3 stars , some people on your team work as hard as they can to please the buyer others are just there to collect a check and you can see that , the warranty dept was quick to come and fix my issues , slate did a great job of keeping me in the loop. ... So to start, our agent was super helpful. He answered every question he could. He was always available to help. The loan application was painless and the officer was always available to answer questions. They were both top tier. Now to the actual house itself. Over the course of the two months before we moved in, we voiced numerous concerns. Some little finishing work type things (scuffs, chips, leveled doors and cabinets) and some bigger things like water leaks and the quality of the sod placement. We were told that these thing would be finished closer to closing. Fast forward to the week of closing and almost none of the things that we brought up had been fixed yet. And when they finally did fix them it was a very sub par job. I’ll give them credit for building a house. But the devil is in the details. You can tell when they had people that actually knew what they were doing working vs when they didn’t. I asked them to level the sod out before we moved in and they basically just put a band aid on it that lasted about 2 days. It’s obvious that they didn’t install it correctly. I can count on one hand how many right angles they made with the molding in the house. And the caulking lines are absolutely awful. The tile in our shower was left uneven at the top. Who does that. It immediately draws your eye to it. I didn’t mind so much because of a willingness to fix and change what I wanted, but as a professional you should still want to present the best product you can. Whoever came in to check the work that had been done obviously didn’t care about the finished product. The excuse we got for most of it after bringing it up again was that it was “all within acceptable limits for the builders”. Long story short the quality of these pre-fab contractors is no where near what it used to be. it makes me wonder what else in the house was put together to an “acceptable level”. Last thing, the cleaning job they do before you move in is absolutely laughable. They may as well have not even done it. Paint all over the floor and looked dirtier then before they cleaned it. ... The bones of our house are great but the finish detail is awful. Our agent did a good job working with us but construction and communication regarding the construction was disappointing. There were months when are house just sat there and nothing was done. Then the hurricane hit and the hurricane became the reason for no or slow movement on the house. Once we finally closed and moved into the house, the disappointment continued! Paint and finish work on the house are awful. Multiple interior doors need repaired or replaced. Paint and flooring need to be repaired or cleaned. When you buy a few house, I realize touch ups are needed but it has been ridiculous. ... More

Poor finish final product.Will not buy again.

Six weeks after closing, still working to resolve identified deficiencies.

I bought my home at Ave Maria and paid a large premium so we could move in September 1st. We signed papers on January 31st and moved in February 1st

This house was definitely built for renter. Everything is cheaply made. Toilets started leaking, fridge has broken parts, front door is missing weather strips. The buying process was terrible. Lender and seller were not in tune with the community they were representing. The only reason I stayed in through the process was becuase they made eme put down 10% and would not return my money if I walked away. Never again with lennar

It did not go well at closing. I had a tough time with Ashley's teammate. I finally had to escalate the situation to their boss, so I could close on the day matthew said after calling me when I was on the way there. Ashley was honest and said it may not happen, but Matthew said otherwise. I would never want anyone to go through what I experienced. I also have noticed some things that wasn't actually handled well but I signed off on the 2nd walkthrough.

When we decided to build in this community, the primary appeal was the golf course and new amenity center. Both of these areas are superb. The building process was slow, the communication was poor between building crew and us, the home was not complete when we closed and not for the Lennar warranty team of exceptional workers/vendors, I'm not sure we would be staying here.

I live in Utah and purchased a Lennar home in champions gate Davenport FL to Airbnb. After I closed, my agent Jag gave me the number to a guy named Aaron with Lennar who he said would take care of helping me with warranty issues. I traveled to the house to furnish and decorate and while there I called. I texted. I called again and again. Left message after message for weeks with zero response. I know Aaron was receiving my texts because it said “read” after I sent texts. He also butt dialed me but didn’t answer when I called back. In the meantime I noticed a man coming and going from the house next door who I assumed was a handy man or owner of the house. One day this guy ran his truck into another truck parked across the street because he was in such a hurry to leave. The next day I walked outside and saw this guy with another guy wearing Lennar shirts. I asked them if they knew anyone named Aaron. Of course the guy who had been in and out of the neighbors house was Aaron. I asked him why he never responded to the multiple calls and texts. He said he didn’t even have time to eat his lunch so he didn’t have the 30 seconds it would have taken to text me that he wasn’t the guy responsible for my house. I told him if he had just let me know what I needed to do for warranty issues I wouldn’t have bothered him anymore. He walked away. Later that night Aaron knocked on my door and apologized for the confrontation earlier and that he had cleared his day for the the next day to come help me figure out my warranty issues. He said he would be there at 9am. We shook hands. All was forgiven until he didn’t show up the next day. ….once I figured out how to resolve warranty issues the process has been very good. The lady I think named amber has been great. But Aaron set me back a few weeks and now I’m back in Utah trying to deal with the different trades coming to the house for warranty issues ... More

After a dog-eat-dog approach to commandeering a home in this subdivision the work preformed for the value is subpar. Multiple neighbors and I have had things break within the first 30 days (lights falling out of celilings, towel racks coming out of the walls etc). Also the paint within the home is so thinly applied that if you wipe it you will meet drywall. All indoor walls must be painted after move in to support the structure of the home. I would also always encourage any home buyer to pay for a private home inspection prior to closing.

The quality and quantity of the products installed and the workmanship for a “luxury” condo are disappointing. Wall are not straight, they arc making it hard to hang things evenly. The bathroom sinks and faucets are cheap. And an upgrade package would have been preferable rather than moving in and trying to get contractors. When I looked at Del Webb there was a lovely upgrade package. So all in all disappointing. I do like the size of the condo and the layout of the building.

We do love our new home. However, the communication during the build process was less than ideal. And, when closing day came, we never received a proper walk through or warranty explanation. The Contractors were here and the Lead was here but they were too busy trying to finish the house that they forgot to actually speak to us. We still have a few outstanding issues. Our current "Director of Construction" has been by the house to see what he can do to finish up. Hopefully this works... I do have an issue with the driveway and the area between the garage and the house. - The driveway is WAY too narrow for a two car garage. I am going to have to pay to have it widened. I really wish you had done it right the first time. - The area between the house and the garage should have been a walkway, not a line of shrubs. There is a door from the house and a door to the Garage/Frog and there is a row of shrubs between them. This make no sense. Now I will have to pay for concrete here as well. - This are also hold water for days after a rain. The landscaper cam and installed a drain. However, they did not put it in on a slope. So the drain never empties. Plus, they ripped up the sod and killed it. Now I have to pay to have new sod put down. Speaking of which, they never rolled the yard after installing the sod. It is so rough in the back yard that our child is constantly tripping and falling. This really should be addressed. ... More

Sales person- Anyelyz was good. She was professional and approachable. Construction Manager could monitor workers more directly, so the end results matches expectations. Quality requires direct supervision.

New build seems to be put together by chewing gum and tape. The quality of the home is poor. During our first 10 days, our garage door snapped off, our window blind broke and the floors started peeling up. These are just a few issues we faced, however the local team-in particular Brett, has been very responsive to our issues. He has been fantastic and has great communication skills. Lennar needs to value the quality not quantity in their work. They need to stop using labor that does not have the passion toward their craft.

The buying process (excluding financing thru Lennar Finance) was smooth. I come from a residential construction background so I understand the challenges and tolerable "acceptance". The biggest disappointment was the cleanliness of the home at turnover. The garage and basement were absolutely filthy. It looked like a rough clean. The basement was powerwashed, but it looked like they turned on the power washer for about 30 seconds and then shut it off. The main finished space had paint and drywall dust around every single corner of the house as if the cleaners made no attempt.

We have stayed home 3 times for scheduled repairs that nobody showed up for. Never was called to let us know. Since the last time nobody has called to reschedule the repair. Once Lennar receives your money watch out.

Our home’s construction mgr assured us at closing that we would have his personal services for 2 months to assure everything would be great after closing. After 3 weeks, he told us to contact Lennar Warranty for any issues. He was busy prepping other homes to close. Major issues like the wrong keys to our front door are still not corrected after 6 weeks!!!!
