Story of a builder going too fast Lacking quality control

Lennar is building too many homes too fast and utterly lacking in quality control. All the homeowners in our neighborhood are having to chase after them for multiple items with the homes. Warranty response can be very uneven. Four months into the home and I’m still waiting for a replacement cabinet doors owed us from prior to close. Paint on floors, dings and walls, crappy paint job in places, their installers put the wrong cabinets in the wrong bathrooms ( one is bigger one is smaller and they had them swapped Impacting use of the toilet in one of them ). I was disappointed in the overall workmanship in this house. At one screw in every hinge was stripped and was told you don't fix that. You can see seems in the crown molding but was told that is a homeowner's problem. All interior doorknobs were loose. Poor paint job.

Responsive to warranty issues, however, not responsive to living conditions in the neighborhood. Previous construction manager John made sure issues in the neighborhood were addressed immediately. That is no longer the case since he left. Construction trash, early construction noise on the weekend by subcontractors ( before sunrise) is completely unacceptable and construction workers and subs race out the streets at a very high speed.

I have had a number of issues with extremely low response time. Anything from 6 weeks for garage remotes, missing support clips in the panty, paint touch up, ring and flo don't work, etc! The latest is the pump in the washer broke 10 days ago! The service person came yesterday and it needs to be ordered. Probably looking at another 2 weeks without a washer!

I was so excited to buy another Lennar home. I had a gorgeous 3 story home in Charleston SC. After closing on this house I was highly disappointed. Everything is cheap looking except granite. Cabinets cheap, carpet cheap, roof cheap! Would not let me change anything. Even if I paid cash up front. No lights on front porch. Cheap stick tree in front yard. This house was $360,000!! They forgot a linen closet upstairs until I told them. Then busted out the ceiling downstairs to reroute A/C ducts. Vents put on backwards and no caulking or thin caulking throughout the house. The steps leading up to closing were great. The staff was engaged and responsive. Since closing, I have had several quality control issues with the home that have not been fixed despite being raised to Lennar for resolution. I think there is a clear gap in how they deliver continuous support after closing and it leaves a bad mark on the experience. The subcontractor interaction does not feel properly managed by lennar and becomes an almost home owner responsibility to manage the subcontractors. There has been high turnover in our after closing lennar support staff that may play a part but ...

Margaret & Danny were great. Danny accepted another position and Norm took over for him. Norm has not been very responsive and I had to call the office and ask for his manager before he came to do our 30 day walk through (over 60 days later). We are still waiting for the cabinets that were scratched and broken before we closed to be replaced. They had the HVAC company come out and check our heater because it is not working and the house gets cold. They did not check the furnace, but claimed the thermostat was defective and replaced it. The workmanship quality overall is very poor. Attention to detail is simply not there. I detected many issues with my home. Honestly, it feels like they rushed production of these homes and whoever "supervised" the different tradesmen working on these homes did a poor job. The one saving grace about Lennar is that they do stand by their one year warranty and get whatever problem you have fixed eventually.

Make certain everything is done right before you sign off with the quality assurance person. Once you sign that and then you close, you have warranty to deal with. Warranty has been horrible to deal with. They can only complete one item at a time. I wish my Home buying experience would have been better.

I have been attempting to get resolution regarding grading issues with my lot. I have experienced standing water for greater than 24 hours after a normal rain within 10 feet of my home's foundation. This is an issue with the standard noted under the warranty. The warranty states the builder is responsible for at least one attempt to correct this issue. I have only been in my home since July 2021 and have attempted to communicate with customer care for the past 3 months. The workmanship of the contractors is absolutely horrible. It seems like things are just thrown together. We had entire trim areas not painted, holes behind bathroom hardware, nails missing in shower drain and outdoor shutters...etc. This is the second home that we have built, and the final product's quality has been devastating to say the least. It is my hope that future homebuyers experience contractors who want to do their best for every homebuyer and that the building/project manager communicates and evaluates employees in such a way that a culture of excellence is created.

How do I get a response to calls and texts?

For the most part things are/were great until… the cable from the garage to the house was blocked underground when I moved in. I texted and was able to get it fixed in a timely manner as with most things. But we had a heavy rain and my walkway and my neighbors walkway washed out and sank approximately 10” so far. This has been at least a month ago. According to my Lennar guy this was all His responsibility due to the EROSION caused by the fix of the underground cable and He is going to take care of it. Now I can’t finish the pavers along my walkway and my walkway is getting worse as time goes ...

Initial process was great, however we still have punch and warranty items left open after 4 months from closing. There is no sense of urgency or communication regarding a resolution. I have to call and hassle only to be told “I’m waiting on my manger, so I can give you the correct answer “. It seems like Lennar has left Dunwoody Village in their rear view mirror.

We were very happy and are proud of where we live. The salesperson Vivian was awesome and helped us with any questions throughout the purchase. Eagle Mortgage we had our fair share of headaches with the rep we had, we felt she wasn’t 100% sure of some of the questions and concerns we had but we fought through it. The workmanship in the build is what’s concerning. We’ve had leaks, walls put up that we’re not measured out correctly, grout that wasn’t filled in, etc. Most of these things were pointed out during the walk through but the construction manager Fernando was very quick to brush it off ...

The fact that nothing was fixed after my closing

I love my home but it has so many little things there were some issues to he fixed after my last walkthrough that just weren’t fixed. I submitted the warranty since they said thats how I had to claim them. They’re parts of the inside of my home that isn’t painted. The outside of my home paint was peeling and was supposed to be fixed that was just never taken care of. They promised me some stuff that they didn’t make it happen. It’s the little things that add up.

The process was super simple. The value for your money is not so great, I ran into some issues after closing with the home and was basically told it’s the quality. For example, the cabinet doors falling off, the doors peeling from the bottoms, there’s no fix it’s just the quality of the doors or the quality of the cabinets. Over $300,000 on a house and that’s the response I got.
