We love our home, but when you’re promised things and are told you’re under warranty you expect things that weren’t fixed to get done, but they don’t get back to you. That’s not good customer service.

Landscape and common areas need work

During the purchase of our home, we were told the amount of great common areas and amazing landscaping, however after 5 months being we have not seen anything besides so much construction debris even in places where is all built and finished.

The Model homes show beautifully, however the quality of workmanship is lacking in the non model home. I know these are not custom homes, but materials and supervision need much improvement. They give you one year warranty. They string out getting the work done. Seems like you have workers back and forth for 6 months to most of the year. At some point you just want them out of your house. The open floor plan carries voices and noise throughout the home, especially noticeable in the bedrooms. Lack of hall space to buffer the sounds. But it does show well.

Outside was a mess

We have been mostly pleased with the inside of the house but the outside is a mess... Sloppy workmanship and poor quality materials. We had siding boards peeling off of the house after the first month and have had to have the irrigation folks out four times to fix shoddy work.

We really like the layout of our house, and have a beautiful kitchen. Some issues we do have with the home is due the quality of material and labor, for instance the paint chips/scratches too easily on the woodwork and walls. We have noticed a bit of careless trade work but we aren't sure if it is due to shortage of labor in the trades?

Lennar - The colors on the spec sheet are not what is actually in house.

The colors on the spec sheet are not what is actually in house. We tried to go get more paint and more mulch to match and it what we bought, per the spec sheet, is NOT what was actually used. The exterior and interior was visible dirty when we moved in to the brand new home. The toilet still doesn't work right and we had a service call out within hours of closing on the new home.

For the most part everything was great. There was some questionable stuff about picking items out which we never had the opportunity to do we were just given one package for our house. Once we moved in the house there was a lot of things that went wrong from plumbing, to electrical, and our drain getting clogged. I don’t know if this is normal since this is my first home I have ever purchased, however it can be frustrating at times especially when trying to get it fixed.

I don't think I would buy a Lennar home again at this point. There are many things that they cut back on, that really cheapened the house. For instance, our engineered wood floors have had so many chips, and peeling issues that it feels like we have a standing appointment with the flooring company, and their fixes only last a little while. Our yard is a mess. It does not appear to drain correctly, so we have algae growing on our sidewalk. Chip, our project manager says he thinks everyone is watering too much. But that is not the case. Our grass is a swampland out front. We keep asking ...

I chose the Groves specifically because of the trees and Lennar because they leave natural trees in the back yard. Well all 4 of the 80 ft trees have died within 4 months of purchasing the property. So now I am stuck with thousands of dollars of tree removal bills plus thousands more in replacement costs because the HOA requires a specific number of trees in the back yard. Seems like Lennar could do a better job of assuring the trees are in a viable state when the house is complete. The arborists seems to think that the grade/depth of the soil in the back yard caused the trees to die. ...

I wish we had our own swimming pool, fitness center and clubhouse considering the price we spent on our home. Other than that, we love the layout, however, it would have been nice to have a fireplace and linen closet.

Do not depend on Lennar's inspectors, get your own Home Inspectors. May cost a few $'s, but worth it down the line in not having to wait on contractors to fix or complete items.

This is my first house that I bought. I saw the model house and fell in love with it. Magnolia is a well designed house. The price is great, so is the community and its a feel good house for most part of it. However, they have cut corners where they shouldn't have and that's what left me in bad taste. Two things in particular a) I was forced that I can not have a realtor of my own since my realtor didn't come along with me when I went to see the model house. Massive Delays in Walk-through Repairs

Our experience with Lennar was quite positive throughout the building process up until the point of our final walk-through and the days following. Many cosmetic issues were documented before closing but not fixed until we contacted higher ups. These repairs ended up taking months instead of days like our neighbors experienced.

Before purchasing, I was made to feel important. The day after closing, major water issues surfaced. From that point, I no longer felt important to Lennar. It took 20 days for the water issue to be fixed. I was not compensated for being displaced during that time. My time nor delayed moving plans were not considered at all. My first month mortgage was not prorated. As a first time homebuyer, it was awful and traumatic! It was a nightmare! I closed on March 1st, and, I'm still awaiting a reply from Lennar management. Really cheap materials.

We don’t like the quality of the tile job which was done in bathrooms, very uneven, visible damage on tiles and counter tops, cheap shower, ugly design. So we had to take down the whole master bathroom and rebuild it from scratch with new materials. Going to take down the carpets and that cheap hardwood floor which is falling apart already. No sound proof between townhouses, we can hear our neighbors very well.

After 5 months living in our new townhome. I am noticing paint imperfections from screw heads, and joints. Our hardwood floor has a bubble in it from loose glue. And some of our doors don't open and close. Now maybe this is from our house shifting due to weather, but its only been warmer weather. March to July. I feel they could do better for a $300,000 home, and they had like 7 months to get it perfect.

I am experiencing some poor craftsmanship on the house. Some of the items that were completed for the punch list were done poorly. After the side walk was removed the yard was not graded very well and had several leaks in the irrigation system. I am having difficulties with the HVAC cooling the house properly. I have hundreds of small flies that get in at night and they cannot seem to know where they are coming in. The person that came in with the window and door company was worthless. It is important to get everything in writing even when someone acknowledges your request. There was a lack of follow through in my buying experience that ended up costing me additional out of pocket monies due to my sales representative not following through with a selection he had requested from me and for which I gave him an answer for.
