We relocated from California to Florida in June 2021. We chose Lennar homes because we had a few friends in CA that purchased homes from Lennar and we fell in love with their homes. We were excited about our purchase until we moved into our home here in FL. Upon moving in, Dylan, the project manager at the Osprey Reserve Community, gave insight into how Lennar decided which items to include or not include. For instance, he stated that screen doors on the sliding door were no longer provided because Lennar was tired of replacing screen doors that were under warranty. Additionally Dylan explained that door bells were no longer included. His reasons were that 1) it allows homebuyers to install whatever type of doorbell they like and 2) it helped reduce costs to the corporation (at the expense of the homebuyer.) Dylan, lied for lack of a better term, and told us that although the door bells are not included, the door is prewired for homeowners to have them installed. This is not true. While decorating our house a nail was dropped on the tile in our flex room and we noticed a "pinging" sound when the nail hit the tile. A few days later in our kitchen something fell and again we noticed that "pinging" sound. We went to a carpet store in Ruskin and while shopping for carpet the we were telling the carpet installer about the tile in our home. He stated that the "pinging" sound means that the tile is hollow underneath. We then spoke to 3 additional people who work in the flooring industry. All 3 concurred that what we were describing means that there is a void under those tiles which can result in the tile moving or cracking and it should be repaired as soon as possible to avoid such happening. We proceeded to place a work order concerning the tile with the Lennar Warranty Dept. Hailie, the Lennar rep in the warranty dept. scheduled an appointment with the inspection tech to come out and see why we have 163 tiles that sound hollow underneath. (Again that 163 does not include any that may be in the family room because we excluded those tiles because we're planning on installing carpet there,} On September 22, 2021, Matt, the supervisor from Stewart's Flooring America came out to inspect the tiles. He claims that this hollow sound is normal which we find difficult to believe because 3 other flooring specialists say that hollow sound indicates improper installation. Matt, is the ONLY floor specialist who claims it is normal, and of course he would insist it was normal because to do otherwise would be agreeing that his company did shoddy work. Matt went on to say, sarcastically that if we wanted him to fix it he will for $15K. Another comment made by a Lennar Virtual Warranty Dept rep made us question the tile installation even more. His comment was "Well it sounds like they wanted to just hurry up and finish the job so they could go home." So as you can see even your representatives realize the work/craftsmanship is awful. We are fortunate that the tile flooring is really our only major problem with the house. There are many things that we are choosing to not make a big deal over but flooring is NOT one of them. We understand that the tile is guaranteed for 12 months but as we've stated to every individual we have spoken with about the hollow sounding tile, if it breaks one day past the warranty period we will have to fix it at our own expense. This is unacceptable since we know well within the warranty period that there is a problem. We also know that hollow tiles are more fragile and will be easier to break should something heavy fall on it. We should not be burdened with the potential cost to fix tiles that break after the warranty when we are all aware of the problems well before the warranty time expires. ... More

I feel like the builders rushed through the process and no one actually walked thru the home to verify the work was done properly. I had so many problems with this home after moving into it . Things are finally in an ok place , but now there is already cosmetic issues on the exterior. It’s only been 3 months since I moved in and repair needs to be done to that

Finishing touches were somewhat shoddy. For example poor coat of paint on the door and inferior paint job on the inside.

Constantly moved closing date. When we started closing we were told we must close on the 19th. They kept moving us back to a date of the 31st. We resent multiple documents. Some 3-4 times. Unable to get a hold of maintenance team for repairs.

the loan application with Lennar makes you resubmit paperwork every week. Once moved in, when you have a problem that needs to be fixed, takes about a month or longer for them to even respond and try to fix it. Still waiting on things that need to be fixed. It's been 4 months.

To many excuses not to fix issues in timely manner. HOA unresponsive. Lawn care is not as promised by sales persons. Work done to minimal standards

People moving in to a 55+ community more than likely are going to spend their older years in their new homes. Unfortunately, Lennar and associates definitely put pricing ahead of convenience for older residents. Example: How can a person depending on a wheel chair, can claim up to the attic every three months to change the A/C filter? Two hands are need it to get a glass of water out of the refrigerator. An steep stool is necessary to get your clothes out of the washing machine, an less you are over 6 feet toll, as well as to be able to reach the laundry room shelves. The dishwasher counts wit only one cycle, and that is for one full hour. "Wood" floors are so very thin that when an small can of soup felt it made a dent. Houses are only half insulated. Garages and attics come without being painted, for the owner to add to his new expenses, a side for the very high price already paid. ... More

The quality of workmanship exhibited by the "trades" who worked on our home was NOT of a level I expected from a company like Lennar. There did not appear to be adequate/consistent on site supervision/control by the subcontractors utilized in the construction process. While there was a Lennar representative tasked with overseeing the various phases of construction; it appears he had little or no authority to enforce the correction of any discrepancies identified during his site inspections. Our closing was delayed by over a week due to the lack of attention on the part of a sub to a MAJOR problem which had been identified and documented by the Lennar representative well in advance of the expected date. ... Although we enjoy and like the community and neighbors, we were very disappointed with the quality of materials used and workmanship. As an example, we noticed the commode in the guest bathroom was extremely off center. Lennar refused to do anything about it and said it was within their level of tolerance. Quarter round molding in kitchen not finished with a mitered edge. Again, we were told, "that's the way we finish that area". They gave us a piece of molding so we can finish it to our "liking". The value is just not there for the money charged. As for the pressure to buy, Everytime we came to look at the models, the price went up. We came the next day to put down a deposit on home and the price went up $8000. The house was almost finished. The sales person had even told us to sleep on it and come back the next day. I was disappointed that I was not given a chance to select my options, or even given an idea of what they were, until minutes before the builder needed them. Our street has been under construction for a year, and there are still many houses to be completed. The builder doesn't keep the street clear of workers' vehicles and debris; at times, the trash trucks and regular cars can't get through, so how would a fire truck or ambulance get through? Construction housekeeping is non-existent, nails in the street, lunch trash - garbage - in our yards, street, and common areas.

Alot of work had to be done in the house,after closing as the workmanship is so poor.We still have a hole in our foundation needing to be fixed and our fence has still not been put v up as promised nor has the grass been re graded or a retention wall placed as promised.Itvis a nice community but buyer beware.

Two cabinet doors broke right after we moved in. Kitchen floor toe kicks paint came off. We are still waiting for cabinet company to complete repairs but the closest appointment is in mid November. Disappointed

Lennar builds a sub standard home with the lowest commercial grade of material to be used. You buy a Lennar home because of the community not because of Lennar. I would not recommend them as a builder and would avoid them if I decided to purchase another home in the future.

We closed 4 months ago and I'm still waiting for items to be repaired/replaced. I've made numerous inquires and all I get is stalling. Some of the finishes aren't the best and after you close you have to spend a small fortune to customize the home. Lennar doesn't allow you to do it during construction when it would be cheaper and easier. Next time I will use a true custom builder.

We bought the home in March 2021 and have flooring and wall paint issues at many places in the home. We filed work orders and when it's time for work orders to expire, management asked me to re open work orders with new expiry date. We are fine if you want more time but it has been 2 months now nobody is processing work orders. At least give the full 1 year support guys. Wifi is not working above 2nd floors at all. Bathroom Shower rod fell off. Wooden flooring came out. Paint is getting chipped off. Living room washroom door lock is not working. Lights panels on the ceiling coming off. Kitchen drawer wood is getting swollen. How many work orders we file tell us. Why can't someone take a look at these issues at once. Even there is formal way of work order get the work orders completed with SLA of max 1 week. Overall home buying experience is good thumbs up but after sale services and customer satisfaction not up to mark thumbs down. ... More

Feel that Lennar is more concerned about the quantity of houses rather than the quality.

Happy that we gave moved here, but management does not respond well to facilitate open maintenance issues

The property management company is an absolute joke. Rude, condescending, and the community managers are always unavailable. I have found charges on the dues that no one at First Service Residential can explain. I am in the process of filing a complaint with Housing and Urban Development along with the Better Business Bureau. The solar company is horrendous. I am currently in the process of filing a complaint against them as well. We have had issues with our A/C, water heater, issues with stucco, solar, and we are now 4, going on 5 months post escrow. It’s frustration to have bought a new home to avoid these issues with a resale home. It’s just as bad, if not worse because we are at the mercy of the low grade trade companies that work piece work and don’t care about customer service or doing a good job in the first place.
