Some cheap materials and corner-cutting is evident

My biggest gripe so far is the quality of the paint and surface finishes both inside and out. The interior paint is a powder or chalk type paint, which CANNOT be cleaned. If your kids touch the walls, prepare to repaint. The drywall texturing was cheaply done and has many flaws and clumps in the material, which chip and flake off. I will say that Lennar was honest about this and warned me that they really do slap it together and cut costs on paint and finish. While i dont dispute the overall value and service, i would respect them more if they used better paint in a family home.

Lennar - The landscaping is not great.

The landscaping is not great. Our tree fell over twice and had to be replanted. Part of our property line has washed away because they didn’t put erosion barrier up and so a fifteen foot section of our sod has been washed under causing big holes in the back yard. They supposedly fixed it twice but it’s still there.

Lennar - Quality good but not great customer experience and not trustworthy

Quality of workmanship & materials - this is just my first year, so place for the first year looks good. But who knows what will happen after few years. Value for the price paid - Little bit more pricey for the same area. They have template homes and they keep the same plan across multiple communities, so if you are looking for one in a kind of home, please stay away. Overall my house is nice. There are things that were shown and discussed that were changed or excluded by Lennar that I was not happy about. But once you are in the process, its hard to walk away.

Great sales staff, bad move in experience, annoying yard

Grant in the sales staff is great, very easy to work with and very communicative. Our move in experience was less than stellar, we had a 3 page list of stuff that needed to be fixed/replaced/addressed before we moved in in one week. 1/3rd of that list wasn’t completed and we were told it wasn’t a big deal. Every time we have had an issue, however, Chad has been immensely helpful and quick to respond and fix the issue. Take the time to check EVERYTHING on your walk-thru.... when an issue is discovered later (which is inevitable) it is difficult to get the problem addressed and fixed

Overall it has not been a bad experience but there have been things that have not been what I expected of buying a new home. For example I don't know how to handle my sprinkler system and I have asked a couple of times and no response to that. A couple of other things and all the responses have been not covered by warranty and that's it. I believe when you buy a brand new home, you should get help and things should be taken care of. My requests have not been big or unreasonable.

If looking for quality construction, look elsewhere. They’re attentive until your house is done, good luck after that. HOA at Florida Properties is absolute worst.

Not perfect but generally effective

The overall hand off day was disjointed with mailbox keys missing and tool for the door missing. There were door handles on backward, bath wouldn’t hold water, bathroom lock inverted, appliance manuals missing, missing code required electric plugs in laundry - all which should have been done prior to possession. The elevators have been unreliable but the up and down get done. The location and design are superb and home is comfortable

The bones of the house seem pretty good but pick any detail and you will likely find flaws. It appears from the things we have experienced that the actual people doing the work have no pride in workmanship. Also the construction manager we happen to get has been very non communicative. We just go through Lennar warranty for everything rather than the C.M.

I ran into issues but it wasn’t anything to drastic that would warrant a bad review. I do however think they rushed a lot of the jobs in my house like the paint, rug, cement in the garage, doors have defects, placement of the sprinklers were off, ceiling fans were missing, tried to charge 7k-9k for a fence that cost me 1700, st Augustine grass had an infection soon after moving in, which wasn’t covered under warranty . Poor management of the process

The framers did a very poor job and set everything behind. Multiple repairs were required to move to drywall. ”Leaner” was desperate for subs and the project manager was in over his head. Good guy, but he could not meet expectations and is no longer running jobs. We love our home, but we are now waiting for warrantee repairs requested months ago. We have had an overall good experience with the home after being in it for 6 months. If you buy, watch closely as any corner than can be cut, will be.

Sales Process Excellent/After Sale Responsiveness Could Be Better

1st: The sales process is excellent. Lennar and the sales team kept us informed throughout the build. Always available to answer to question. Access to the home during the build is excellent. 2nd: The floorplan, pictures, and model representation may not be exactly what you get. Make sure you ask specific questions about what is and is not included in the home. Don’t assume because it is in the floorplans, pictures, and model it will be in your home. 3rd: Lennar does not offer much in the way of options. You can’t get additional lighting in the house, you can’t get an additional ...

Great home but not worth the price

Our home is beautiful, but for the price we paid, for a brand new home, there have been a lot of problems. Most of these are due to trying to put up too many homes so quickly and lack of attention to detail.

Pay attention to detail

Completion date: remember the completion date is only an estimate of when the home will be available for occupancy. Home structure: make sure roof and plumbing do not have defects which could result in leaks. Finishing work: look for cracks in crown molding, drywall, paint on pavers and flooring etc.

Could be better in customers benefit

Lennar service and all is great. In my opinion the upgrades should be different. Why no money back when not using tiles or carpet. Why not more freedom for upgrades for kitchen. Material use is cheap. Why not full flooring and then place kitchen island. Etc etc. should be a possibility to get discounted on kitchen and pick own kitchen and store. All is made simple for builder. But maybe I am spoiled with how things get done in the Netherlands.

Poor quality craftsmanship on a lot of the interior features. The wood floor is a cheap quality and scratches or dents with no effort. Some of the cabinetry was poorly attached to begin with. We had a flood in our kitchen a month after moving in, because the dishwasher was improperly installed and now we need repairs to floor and cabinets. While we were well taken care of during the buying process by the sales team - we have been disenchanted with some of the response from Lennar's warranty and repair team. Thank God for a full year of warranty, because there's already a bunch of things ...
