The home itself met expectations in layout, finishes, and build quality. Lennar’s design options aligned well with our spatial planning goals, and the construction timeline was honored. On-site teams were generally responsive, and post-close warranty support has been mixed. The mortgage experience, however, was a major source of stress. The affiliated lender introduced repeated last-minute documentation requests, lacked transparency on closing timelines, and created unnecessary delays. Mostly all items they are using cheap, so many issues time of closing. You are not getting according to your money. Need so many updates after closing.

Once the house is sold, the sales rep is horrible on following up. I am still owed money, going on 2 months of wait time.

do not sign any sale contract until you are sure you get a fear deal, especially when home market is going down, I end out buying my home overprice, if you sign it and give a deposit, they won't give credit even if you see they are selling the same model home for 65k less of what you sign for.

Overall, our experience with the home has been okay, though there are several areas where we feel improvements could have been made. We were disappointed to learn that we were unable to select upgrades or customize the home, as we had hoped to personalize certain aspects during the build process. Our primary concern has been the condition of the yard. The excavation work appeared to be substandard, resulting in a backyard elevation that was noticeably steeper than what was initially communicated. Additionally, the turf installation was problematic. Upon taking ownership, we observed numerous dead patches, including a trench running through the center of the yard that was completely dead. During our pre-closing walkthrough, a significant portion of the yard was inaccessible due to a silt fence installation. This area required entirely new turf to be laid, which added to our concerns about the overall quality of the landscaping. We are also experiencing ongoing issues with the HVAC and air filtration systems. The fresh air system filters still need replacement, but both McCrae Heating and Air and the builder have declined to address this. Given the amount of dust and debris generated during construction, it seems likely that the filters were compromised early on, and we believe this should be remedied. The air conditioning system does not adequately cool the upstairs area. Despite adjusting the dampers, the temperature remains noticeably warmer than desired. For a home of this size, a dual-system setup might have been more appropriate. Lastly, we are encountering issues with hot water availability upstairs. Poor quality and rushed to close with many unfinished items

Is bad experience overall! Im still waiting for repair around the house, they loan officer they haved are garbage. They don’t know what they did with documents! A big company, the employees doesn’t have communication between them, the construction manager in crosswind in haines city doesn’t answer! Thanks!

The quality of the house is very poor, especially the painting work. Although I had many things corrected later, after moving in I still found many quality issues. My friend also bought a Lennar home, but their construction team did a great job, while the team that worked on my house was terrible. In addition, the paint quality is very bad. If I had been told at the time that I could choose better paint, I definitely would have paid extra for it.

The process of selling me the house was ok could have been better the loan officer was efficient enough but indecently rude and abrasive at times. The home itself has multiple issues with workmanship quality both structural and cosmetic. Very poor quality and we find for what we paid Lennar is very cheap and making an exuberant profit while overcharging for bare basic minimum and cheap product in the home. I would not recommend

The Lennar real estate agent I believe her name was Brittany told me information that was not correct, I’m still not getting the correct information for insurance, I am not getting any help for the repairs and things that are wrong, I was told my townhouse was $255,000 even though I showed them online it was offered for $250,000. I feel that I was ripped off $5000. Nobody seems to understand the insurance it’s supposed to be an HO6 but it’s not listed that way so I cannot get homeowners insurance..

I paid 250k for a 1600 sq ft 4 bedroom house with the tiniest backyard I've ever seen. I'm a first time home buyer and after the first 2 months here I can now confidentially list numerous things that were done shoddily. 1. EVERY door frame in the house is just the tiniest but bigger than it should be. I've needed to put door strike plate expanders on every door that I actually want to keep closed since they left about 1 millimeter of contact between the latch bolt and the strike plate. Shaking the door aggressively could open it up without even turning the handles. 2. The back door is literally cut crooked. The spine of the door is attached to a literal crooked doorframe that stick out more on the middle than the top of bottom and since day 1, the back door doesn't close or open right and takes a bunch of force to do either. 3. Moulding caulk across the entire house was done shoddily. Now I see why I had all those pest control people literally harassing me the first month. It's because they know that the moulding isn't actually sealed and just has holes and missed spots for insects to literally enter the house. Your carpeted bedroom. The back door, the kids room, the kitchen, it's everywhere. 4. They never sealed the bottom of the cabinets. Within one week I had an animals get stuck in the crawlspace they left uncovered in the cabinets. They literally just left it unfinished and little animals can crawl in there.... And there is no way to force them out without breaking about the entire cabinet system. 5. NONE of the cabinets or drawers in this house has handles on them. None..... I didn't realize it during the rush to buy, that they wouldn't be installing even basic things like that. I bought a house that already has issues that need to be fixed and the inspector didn't notice ANY of this. That's not to mean the inspector didn't also have things that needed to be worked on, but those were almost inconsequential superficial things that almost seemed to exist to distract me. I've also needed to buy an additional AC unit for the master bedroom, because even with a new house and new unit, the master bedroom, the one that's the main bedroom in the house, is ten degrees warmer than the rest of the house at all times. ... I recently purchased a home with Lennar, and overall my experience was pretty lukewarm. Despite being the buyer, there was little flexibility on the timeline, even when I had legitimate scheduling conflicts that prevented me from attending key events. I was able to move one of the events, but afterward, my homebuyer concierge, Lohana, completely stopped responding to my questions and concerns, which was frustrating and left me feeling unsupported during an important process. As for the home itself, the quality and workmanship were about what I expected from Lennar, which unfortunately means subpar. Nothing went terribly wrong, but nothing really stood out as excellent either. Overall, the process felt more transactional than customer-focused. The buying experience was ok . It was after the sale when you notice issues that the builder refuses to fix. Like grading issues and water problems that they won't address. It is very disconcerting

My loan officer Cesar wants to friendly , he didn’t explain the process , but when I would ask again for clarity and understanding I would notice his frustration.

Overall decent home but so so so many imperfections everywhere. Nails popping, creaky floorboard, missing caulk, dented walls. Definitely can tell they use cheap contractors. The special interest is what helped but definitely a lot of headaches to deal with.

My experience with the mortgage process was largely positive. The team was very responsive and quick to address any issues, and the approval process was smooth. However, the escrow phase was confusing due to a clear lack of communication between the escrow team and the loan officer. The closing statement had to be revised three times, which was frustrating and required extra effort on my part. The sales process was excellent with great communication throughout. As for the build quality, I would rate it as neutral. Several major components were non-operational at closing, which required my time and effort to correct. Fortunately, these issues were resolved within two weeks. 1. The home that I bought had a spider and ant infestation. Expect to get a pest control maintenance plan. $$$$ 2. I was told I would get a can of touch-up paint. That never happened. I reached out to the concierge about 2 weeks ago. no response yet. 3. If I had known about the very restrictive HOA rules, I would never have bought a home here. I'm sure they petrol the neighborhood daily looking for reasons to write up home owners. 4. if you move here, don't expect your neighbors to be friendly. I had one turn and walk away when I tried to introduce myself. I know that's not the fault of Lennar. 5. I was told there was going to be miles of hike and bike trails. No! there will be miles of sidewalks. None of the currently in place walkways are wide enough for bike and foot traffic. A proper "Hike & Bike" path should be 8 to 10' wide. 6. I don't like that the mail box is at the other end of the street. that's very inconvenient. 7. Move here, and you will be married to Centric Fiber internet service. You will not be allowed to use anyone else for as long as you live in the home. I had an offer from AT&T for a cheaper plan with better service. I was not allowed to switch. AT&T was willing to install an ethernet outlet in my home office. Centric Filber was not willing to do that. 8. because of the slope of my backyard, there is no privacy at all. The back fence needs to be at least 3 foot higher. People walking and driving down the street behind my house can see into my back yard. ... More

Initiated purchase online. Sales rep never made effort to meet with us as buyers. Was very hands off and never around when we were available and responses were delayed. Agent had to press for assistance. We liked the style of house and area so we moved forward with the purchase despite his absence in the process. Was not told we would have two HOA's. While the total HOA cost was disclosed, abiding by two associations is not ideal especially as they are seperate assessments. LENNAR, we were told, is the only builder with this as they build off the main site. Wasn't told this. Couldn't get correct information on incentives, similar houses were being discounted after our purchase, other features offerred in other premium LENNAR properties were missing. House is ok ,terrible job by clean up crew. the amount of dust from sheet rock work and painting was a lot . Filters for A/C in ceiling were clogged ( Still have one if you want to see it) was able to get my appliances registered for warranty ,but when asked who to contact nobody returned that text. Very nice neighborhood and nice area but disappointed in the house.

I asked why the overhead lights weren’t centered over the bar and was told they do it that way intentionally. My electrician and interior designer thought it was shoddy construction. There are 9 lights in the kitchen ceiling and no 3 in a straight line in any direction. Overhead lights no even grounded. I feel liike everything is the cheapest available.

the house was Filthy, want a joke to not clean out the vents for cabinets. I would not recommend Lennar homes to anyone. Sorry but the truth.

Contractors work quickly and not very well. Lennar should build their own homes. There were so many work orders. This was frustrating. I didn't expect to become a construction manager after buying a home. We should get a discount. It's unfair to put that on the home buyer with all the stress of moving.

Safety Issue: There are NO railings on the walkways. This is a major falling hazard, especially for kids and elderly residents. It's an accident waiting to happen. Parking Nightmare: They gave 50 homes only 10 guest parking spots. That's one spot for every five families. It's impossible to have friends or family over. This isn't the safe or convenient community we were promised.

Overall, construction is very cheap, down to the electrical sockets which I have never seen the likes. The appliances are another issue. They will not last long. I have never seen this quality in a new build. Very disappointing. You could have done some better.
