The buying experience was fine. The actual home is very disappointing. We have been living in the community for two months and have had to submit seven different requests for repairs (on a new home)! The repair request process is not very efficient. You submit the request which include pictures of the issue, they send an email for you to schedule a virtual visit (which is a waste of time because you already sent photos of the issue). Our last issue was or is very serious . During a bad storm the house develops a leek. Water was dripping onto the bed my 92 year old parents were sleeping in through the ceiling light. In summary the community is nice, the house looks nice. The workmanship is bad! Very Disappointed! ... More

Not able to provide level floors and will only fix to a certain extent. Super noticeable. Very unhappy.

At first Lennar seems like a great company to work with. That quickly disappears once they have you under contract. They expect everything under the sun from you at a moments notice. Yet, when you have questions or concerns they take their sweet time. There were a lot of small issues we found during our new home orientation. They had 8 days to fix them yet most of them were “fixed” during the final walkthrough. We are mostly happy with our home but I would not recommend Lennar to anyone. It was a stressful experience.

Overall quality is OK, but we had some bad experience with HVAC Furnace keep on troubling after closing and delivered bad quality of Landscaping while closing the home, no proper caring of the Landscaping by Lennar homes, and also observed some electrical ceiling lights design issues, even not addressed by Lennar, Lennar team is responding well before closing, once closed your home, construction team is not that much of responsiveness with home buyer. so i had mixed feeling of home buying experience with Lennar. Thanks!

Door bell isn’t ringing, there is a power short in the master bedroom and bathroom that needs to be fixed . When I put in a warranty ticket it takes forever to get an answer .

Michael was our sales person. Amazing experience. Professional and accurate execution. Lennar Mortage…was almost perfect but they didn’t pay all of the HOA yet so we are having to be the middle man for it. Warranty after the buy…big ZERO. I’ll just go straight to the big one: neighbor had drainage issue in backyard, James from warranty told her she needed a french drain (she did not, it hasn’t rained), Lennar hired a sub contracted party to install this drain. (what appeared to be) a non licensed non certified irrigation professional). These guys broke my neighbors irrigation in back yard…ran that French drain through my property breaking my irrigation lines running it along my sprinklers so now that water goes directly in the drain which then drains into a hole in my front yard where all our electrical is for me and my neighbor. The worst part…the tried to pit me against my neighbor saying it was an issue for me and my neighbor to work out. Four days later now after I discovered the drain (it was installed three day prior to this) I HAVE GOT INE MESSAGE FROM WARRANTY FOR DAMAGING MY PROPERTY. No apology, no nothing…message said warranty manager was gonna come look at it yesterday. Contacted me? Nope. So today I’ll be filing a police report on them damaging my property. House layout is perfect and also de location. But builder just made lots of silly mistakes. First and most biggest mistake was electrical breakers and wiring’s were badly installed so after two weeks of moving in power went off very 15-30 minutes. Second big mistake done by builder washer water hoses were installed wrong. Only hot water was coming in. Third mistake and as of today I am still waiting for a response of the builder; drawers and cabinet doors are cracking up and master bedroom bath drawers were in bad conditions since previous inspection and have not been replaced. Forth mistake the grass was not properly maintained and now after 30’days of me watering and trying to make it grow it is still turning yellow. There were other little things that also needed replacement but they were addressed rapidly. ... More

Finishing the new home isn’t good. Lot of stains left behind

Overall, our experience with Lennar was subpar. The number of issues found during our inspection was alarming, but the worst part was the pushback from Lennar when it came to fixing or addressing these issues. I had to create a punch list and consistently follow up with the construction manager to ensure things were getting done. During the final walkthrough, numerous issues were discovered, yet I was assured that Lennar’s QA process would leave the house practically turn-key. Unfortunately, this was far from the truth. I even had to argue for a large section of drywall exposing the strike plate to be fixed and went around the neighborhood to gather proof that my house was the only one with this issue. Outlets were not installed at the same height, and I’m not sure there’s a single 90-degree corner in the entire house. Under the carpet, you can feel nails and debris as you walk. Every door’s trim is chewed up but simply covered with paint to hide the blemishes. The overall craftsmanship definitely needs to be reviewed. The only positive experience I’ve had in this entire process was with the sales agent, Mike, who unfortunately no longer works in this neighborhood, and my warranty representative, Martina. Martina has been working tirelessly to make things right when issues arise, and it’s clear she’s advocating for the homeowner rather than Lennar, which is a relief. Yesterday the construction guys accidentally splattered cement on our newly constructed swimming pool and the deck around it. A construction guy came but I didn’t hear the doorbell because I was in the shower. 10 min later I found out what happened and I texted the construction manager (Gerry). He didn’t even respond. I have to get someone to clean the deck and repaint the affected areas. I believe it was the responsibility of Lennar.

Heavily implied sod and trees would be delayed until I was able to arrive at the home. Told it would be documented. Neither happened and there was no follow up on the matter. Trees were replaced but sod left to me, which will cost me $8k out of pocket to replace. Multiple breakers keep popping and have to keep submitting work orders. Garbage disposal never worked. Dishwasher stopped working. Wasn't told there wouldn't be window screens. Multiple areas still need touch up paint. Multiple areas weren't cleaned from paint droplets. Overall feel I was taken advantage of and not properly assisted throughout the process for my first ever hone purchase. Very disappointed in Lennar. ... More

We had a house already with Lennar that was great quality and a great buying experience. We chose to upgrade and it has led to a great deal of disappointment although the house is exactly what we want. The amount of sloppy work that was done is highly disappointing. What was even more disappointing was being charged $16,000 for delaying a closing when the house was done earlier than anticipated and yet almost nothing on our punchlist was completed. We are now we are having to open warranty tickets for punch list items, have our workdays disrupted when all of this could’ve been done off our punchlist prior to closing on the house. The house sat empty for 3 months and punchlist items were barely touched. It seems strange to me that the house was done 2 1/2 months early, we paid an inspector to come walk through with us, we provided a punchlist of items to be fixed and yet we were pushed to close, charged when we didn’t and nothing was done. My workday is now continually disrupted, and I’m having to restart efforts that require my attention at work because of the disruption. ... More

We recently purchased a unit at Eagle Ridge. While the process of purchasing the unit was fine, the experience after escrow closed was very frustrating. While our customer service rep, Jessica, deserves at least 5 stars for all she did to take care of the items that weren't completed by the close of escrow, the trades were less than responsive and often didn't complete their work properly. I believe there is a serious communication problem between the trades and Lennar. Now that we are more than 2 months post-closing, I believe that work is almost finished. I have a villa on Gable Dig loop. The single car garage could have been bigger. Drive way could have been bigger. Few guest parking spot could have been done for villa owner.its a 55+ community. No one would like to go to clubhouse to park the car for guest in Florida’s hot weather. Still builder can help building few guest parking spots on every street. These looks small issues but it’s not for 55+ people.

Alot of things went wrong during the move in process like no mail boxes were established for almost a month and once our mailboxes were assigned the only communication was made on facebook? this is a retirement community and many do not have social media accts the work in the house is sloppy due to timeframes set forth

My house was delivered with front lock not work. And the manager was not friendly to work with.

Baseboards were coming away from the wall in several places

Felt like an old style three bedroom apartment. Sharing bathroom especially. Your architect Do not know how to use the space smartly wasted a lot of space . 1. For the price we paid it is not worth I felt 2. Agents pushed us into it when I was away from the country 3. For two bedrooms one bath room 4. 2.1 mil house and no pantry 5. No compensation for the buyer agent Overall my experience with you guys is very unsatisfactory

I am very disappointed with the quality of materials and finished products that I received from Lennar.

THEY DELIVERED THE HOUSE TO ME WITH PROBLEMS, AND IT TOOK 2 MONTHS TO SOLVE THEM AFTER A LOT OF CHARGING.

After purchasing, I've made several calls to Lennar folks requesting information, guidance or touch up paint. All calls have remained unanswered. I'm extremely disappointed with this company.

Chaotic purchase. Their in house mortgage/underwriting has poor communication overall but the customer-facing people were great. The house itself is beautiful, but really frustrated with the patio especially. When I walked through the first time it looked as if the patio floods during heavy rains and I asked the builder about it and he assured me it was all construction dirt….. turns out that the patio definitely floods when it rains. Small construction/finishing errors throughout the house that aren’t huge but definitely do your walkthroughs in person and be as picky as possible. The AC contractor does not even check if the system is working correctly or not. He installed it and left the AC to run continuously and not responding to the temperature we set it for. The FPL invoice ran into hundreds even with no people inside the home for over 45 days. Next is the water heater was not even running the hot water and the construction manager does even look into these either during walking or closing. Next is the cabinets not even provided and once again the construction manager promises that they would be completed by closing but 5 days after they were not completed. Next is the audit of the loan that is being done by Lennar which is their internal Process, the lennar agent keeps asking for various documents even after closing. They don’t spend time searching for the records which I submitted before closing. The whole process of buying a home with lennar is not a pleasant thing. To add up finally the Construction manager and St loan processor were not up to the mark in performing the duties and the Quality control by whoever at Lennar needs to check for appliances to work the right way when installed, these are big ticket items to repair when they go wrong. ... Lennar has been pushing for closing homes before they are completed. Quality controls are suboptimal. I will list issues that we encountered after closing. We were not provided keys to the front door for almost 4-weeks after closing. Door locks had to be replaced on Patio doors because the provided keys did not work on them. The Mater bathroom toilet, sinks and showers were blocked and needed plumbing work. The HVAC need work because Freon was low and the vents were not properly opened. The crown moulding had gaps that needed fixing. Multiple Cabinets had chips that needed replacement. Doors and walls has areas that needed coats of paint. Stucco missing in areas of patio walls, Baffles on Roof Vents missing.Outdoor light was crooked and needed straightening. Landscaping - outside tree is bending, and Neither Lennar or the HOA will take responsibility to fix the problem. Quality of appliances and materials used is poor. Each item requires tickets and takes time and waiting to get fixed. We are not the only ones who have had problems on our street. Lennar has fixed some of these issues under warranty but it requires persistent and perseverance. ... More

Love the home, floor plan, location and price -- however after the sale and move in we've been disappointed. Many quality and workmanship issues have been found (including several walls that aren't square, interior and exterior paint, driveway, sprinkler system, trees, shower glass and tiles, sinks, flooring, grading and lawn prep. There is a lack of follow through on most issues. While the neighborhood is still under construction it is understandable to a point that there will be areas of unattractive piles of materials, trash, etc. However, it is a almost unbelievable as to the unattractiveness has been and tiles, sinks, flooring, grading and lawn prep.
