Overall is a 3 start homebuying experience, house already seen screws on walls, sprinklers had to be adjusted and etc etc.

At first prior to going into contract, the sales team so super friendly and would always respond and communicate. I’ve you go into contract with them, it all goes away. Everyone on the office plays the blame game with no one taking accountability. They are rude and made our home buying experience very negative. David basically told us that his drive home was more important than us getting our keys and gave us all sorts of attitude. When he dropped off our keys, he did not acknowledge me but walked straight to my husband and only spoke to him. No one reached out to explain the closing process and expected us to know everything. I probably would never buy another Lennar home and wish I could have backed out after being treated like this. Their construction manager, Warlito was amazing and knowledgeable. He walked us through everything and explained it to where we could understand. He answered all our questions and is more reliable than the sales office. ... More

Viridian is a great neighborhood and community. You pay for that. The designs of the Lennar homes in this community are wonderful and the models show well. Unfortunately, the quality of the build is not what we expected for a home at this price point. We have been working through several warranty items which ultimately could have been non existent if there was a little more attention and higher level craftsmanship in the initial build. Lennar quite frankly needs to hire better contractors that seem to care about the quality of their work. And needs better quality control… interior paint and trim is third rate. The tile install looks great until u see the horrible caulk job around the baseboard through the entire house. Especially when areas were filled with caulk to hide mismeasured cuts in tile. Don’t feel like the install was from a seasoned professional. And things seem to magically change that were different in model and u get zero notifications that things are going to be different that’ll what I saw in model. So many shortcuts taken it just left us disappointed. Warped Blinds, uneven hung valances, sloppy install on Master Bath shower. Should have known better when we visited house during build and saw a pile of empty beer cans and bottles piled up in the front curb. Good News is the warranty team is on point helping get these items addressed. However, doing things right the first time would have saved a lot of stress and hassle and missed work days having to be home for warranty issues. ... More

Our construction manager had just been transferred to this community 2 days prior to our NHO. He did not know how to answer simple questions about what to expect in the community. He rushed us through the house at NHO and was very dismissive when we pointed out cosmetic defects. We did not get to "blue tape" the house and are now faced with a myriad of issues, such as overpaint everywhere, to the point we have to be on our knees scraping it off. There are baseboards that do not meet at the angle, cement that is crumbling and stained and don't even get me started on the lawn- uneven, full of weeds and dead in several areas prior to the dormant stage. The tile work in the shower is not plumb, and we already had to have shower glass brackets replaced due to rust. The paint on trim- window ledges and baseboards and such is VERY sloppy and I'm sure we will have to pay for it to be re-done. ... More

We were excited to join Angeline community and are going to be snow birds January-March. We were told we would close in mid October. The close date was moved up to mid September and thus we had a purchase earlier than desired. We were also told the clubhouse would be ready by year end and it is not close to being finished. As a big exercise enthusiast and swimmer it has added expense and travel to our stay this winter. Quality of cupboards is not great, dishwasher is a cheap model. Also trying to get some work orders completed-we had 2 cracked tiles, lots of paint drips in the house after touch ups, and drips in the sinks. We were told the paint drips are cosmetic and not their fault but there are drips all over the tile! Overall not very happy with the service provided by Lennar thus far. ... More

I think lennar doesn't have an experienced finance/underwriting team.

Was promised a luxury home and Lennar fell short. Website claims all homes come with certain amenities that they didn’t provide, no Ring, no rain gutters, sloppy craftsmanship, paint still on floors even after blue tape walk.

It has been a long hard struggle just getting the house. There were many set backs, which could have been avoided. Now that I am in the house, 2 appliances have failed on me, and it seems that I have to pay for the repair which again, was avoidable. The paint on the walls is so thin that I wiped it off just cleaning a stain on the wall

We bought the model home and it was listed with a pool heater for hot tub and pool. No heater! It’s been two months since we closed. No garage door openers, ceiling fan and light and living room still doesn’t work! Stove good has lights falling out, landscape is old dirty and dying, this is not acceptable. Unhappy customer for sure!

Our buying experience was pretty good. Timelines were met and the team kept us informed. We did not get to customize anything outside of their choices which was frustrating. Once we got into the house we had a water leak which flooded the kitchen the first time we used the dishwasher. We noticed several other issues which makes us seriously question the quality control. Instead of staining the wood trim ends we’ve found black sharpie markers covering a missed end. I can’t even fix it now! Electrical problems have also popped up and our breakers continue to pop when we just use a vacuum. Overall, we love the house and curb appeal but really struggling with many details inside. Lennar has been responsive to the issues but it’s been 2+ months of non stop issues. ... More

Good incentives, but the quality of the home is not great. You get what you pay for.

I did not realize how poor quality the units were and need of work. I had just sold my home in Sun City Anthem and was in a hurry to find something to move into. If I had more time I would have not picked Terra Bella at Anthem.

If you go everything lennar (mortgage,title,etc) its fast since you are only dealing with one company. But, that limits your options. Main issue, they don’t install the sod/grass until you buy the house. So end up doing the work on maintaining the initial install. watering twice daily for 2 weeks and if you miss it then you have terrible lawn. Its a learning curve for first time homeowners without lawn care experience. Specially if you haven’t move in yet, They install sod without telling you so you miss the watering days and end up with dead sod

I hired my own inspector prior to buying my home and they found a leak in the evaporator coil in the HVAC. The air coming from the vents was 67 degrees - cool, but not what it should be. Our AC never caught up in the summer and regardless of setpoint, never dropped below 76 inside. I notifed Lennar and they sent some contractor at 5pm who refused to look inside the unit in the attic. I had to hire MY own HVAC company to get a 2nd opinion. Low Nd behold, a massive leak in the evaporator coil. They never fixed it! When I spoke to our account rep, Jessica, she was very unempathtic and kept telling me it's hot outside. That's customer service? Really poor. Chris, her supervisor, also argued with me that it was hot outside but did agree to send the contractor above who proved to be useless. Long story short, and several weeks of arguing with Lennar, I had to show them the videos and report from the company I hired for them to realize I was telling the truth. Lennar does not want to help you. They leave you a phone number under your kitchen sink, and when you call it, they tell you to call your customer care rep. I asked the women on the phone the purpose of this number if she was just going to tell me to call someone else. After our evaporator coil was replaced in the HVAC, the temperature coming from the vents is 56 degrees. You should not be arguing with your home buyers on a new build and force them to PAY someone else for a second opinion. Really disappointed in the service I've received and concered if I have future issues. I have even recommend a friend, Jade, on the same street to buy here. I will no longer be refering anyone else. Also, I have been sent a docusign weeks ago with no explanation as to what it is or why my signature is needed. They just send you documents and expect you to sign. The whole experience almost ruined the excitement of buying our first home. ... More

I’m not happy that I can hear my neighbors through the walls of my townhome. It’s like I’m living my college apartment again. I can hear foot steps, things hit floors, doors closing etc. This tells me that my townhome was either not properly insulated or cheap quality insulation was used. I’ve lived in multiple townhomes, and never had any issues like this. I’m not happy.

Lennar did not stand with there name to provide the quality. With Lennar I aspected to provide quality workmanship.

We love the area and the home. However, the communication was atrocious. It got to the point where it would take up to two weeks to get a response, and at times we never got an answer to questions we had. Come on Lennar you have to do better than this.

I have yet to receive any follow up from my original walkthrough from closing nearly two months ago. The response has been unacceptable.

I was a cash buyer. I wasn't happy with working with Title company. Customer care after purchase was very disappointed. There was fuse breaker issue with Refrigerator. I requested 5 times and ask sales rep then they finally contact me to fix it. My wooden floor got water damage due to late fix. Water filter in refrigerator leaked due to fuse keeps pop out and ice maker turned off and leak waters on the floor. I have been purchased new home more than 5 times, Lennar was very unprofessional.

This has been a heck of a ride. The Lennar salesperson is great to deal with. Very charismatic and attentive. Unfortunately, as the salesperson, his work doesn't continue up to actual ownership and that is where the problem with Lennar lies. I highly suggest that if you buy from Lennar to get your own third-party inspector involved in the building process as soon as possible. There will be issues, trust me. Many of those will have already been singled out by the time if their New Home Orientation, where they promise that everything identified then will be fixed by the closing date. That didn't happen. It's been over a month, and there are still outstanding issues. The most frustrating one is how we informed that there were issues with the sod during this New Home Orientation process and the Lennar Warranty rep assured us it would just settle in and be fine, and that the sod would not be covered by warranty. But it was improperly installed, and that was identified before closing! So now I have to deal with dead grass, HoA citations because of it, and even though Lennar had been informed about it before we closed, they refuse to fix their improper sod work. We also have a grading issue that's been reported for a few weeks now. They insist that the construction manager will be in contact with us to assess it and fix it. No contact from him. We had a pretty attentive construction manager before closing, but they swapped him out after we moved in and the new one is non-existent. A whole bunch of things that should have been done in the period between the New Home Orientation weren't done. We're still waiting for a CO2 detector that they never installed. An unpainted wall that was identified during NHO took them about a month to get to, I'm still waiting for them to send their external painters to handle walls that were not properly covered outdoors. Their builders continue to build houses close by and they carelessly move their equipment around, which caused them to punch a hole in the curb on my house and Lennar refuses to do anything about it. This isn't even going into all the small defects such as broken cabinets, gaps in the walls, nails sticking out from the kitchen island, the incorrectly installed washing machine. Seriously, it seems like Lennar hires builders and contractors that are doing this for the first time in their lives and their warranty department will do everything in their power not to help. There are some nice features in the house. We were not allowed to change anything even though we were willing to pay for tile in all rooms. We had a home inspector inspect the house and he made a list of things that were not done correctly in early August. We are still trying to get the last of those items finished and it is October 11th. We were not told the truth and closed on the house after being assured that all the repairs were completed only to find out that at l1 items were still not completed. For the most part the warranty repair people are much better than the original people that built the house. They have been very good to work with and do a quality job. ... More

The sales agent we worked with was fantastic and the mortgage person was fantastic too and got us a great rate. On the builder side, however, there were issues and delays. In several walks of the house, I listed several issues with the construction team and many of those issues went unsolved and as we live in the house, they continue to remain unsolved.

How does a home that is priced for more than a million dollars not have a duel zoned air conditioner when it has two stories? Why is it necessary to resubmit requests to get the smoke alarms to work correctly? Why is the home delivered with a cracked powder room sink? We just wanted our new home to be new and functional.
