We bought a townhome in patriot square, in New Jersey. The relator, Scott, a Lennar employee, was extremely communicative and timely with answering any questions or concerns we might have. We couldn't believe how easy the process was. The homebuying process was fantastic, and we were excited to move into our new home. However, when we closed on the house, two bathroom cabinet doors were damage, so they were removed and replacement doors were not yet available, so they were missing. At the beginning of our build, we were told that we would have a walk-thru during the foundation, rough phase and it not only didn't happen but was offered to view a like home rather than ours. The intent is to walk OUR home, not someone else's. On the day of orientation, we were reminded that it wasn't a time to find issues with the home but rather to get acquainted with the home's features. The sales folks at Lennar were very kind and helpful through the initial stages. Our concerns with the quality of work began first before we moved in. We noticed a few weeks before closing that the wrong color front door had been installed. They put our door on the house across the street and that houses door on our home. They did a poor job painting over the wrong color instead of just switching the doors. Our front door also sits significantly crooked. Sales people are incorrect with information or it’s possible as per contract that materials other than what is described will be used. After the sale, communication ceases with those directly related to sale. You will still get emails from lennar that’s it.

This is my second Lennar home purchased, the first purchased before the collapse. I had hoped that the resilient economy and lessons learned from the past that the homebuilder is simply in the business of slamming up a bunch of houses without regard to customer experience. The home is very well designed, and the community is lovely, but from the framing to the wiring, to the plumbing, to the cabinets, doors, and windows, the labor used to construct and/or install finishes in this home are semi skilled at best. Overaall it is ok ok exprience. House has decent quality with no major issues. However, get every issue resovled before you move-in. Once you move-in, they say it's your responsbility. They did a poor job on lawn and now i have one side which is great and other side its just weed with in 3 weeks of move-in. they say it's my reseponsbility to ge the weed treated. I raised the concerned during the delivery about the dead pacthes and they said it's bermuda it will just grow back. it did not and now i have bunch of weed with in the 3 weeks of move-in. they really did a number on my lawn.

So far the experience has been mediocre at best. A multitude of problems and nothing gets resolved quickly. Follow up to see what action was taken of if an action is take is slow or non-existent. You do a virtual visit and then never hear have a follow up on what is being done. it has been frustrating- they need to be more responsive and communicate on a regular basis rather than having to chase them to find out when/what is being done.

It wasn’t a bad over all experience, until after you close and there still a list of things incomplete, and they don’t want to do the completion of there build. Then it will become a “process”, and beyond that your home will have a broken fridge and a missing glass panel out of your garage and rooms missing door stops in. Not bitter, just do better.

Our sales rep, Shannon, was the highlight of our experience. What a bubble! She kept us informed of the progress of the house. Our Lennar mortgage lender was very very helpful, but the advent of electronic signatures and the overwhelming number of emails made it a bit burdensome. Our problem came with the quality control. I have over one month trying to fix cracked curbing in front of house. Watched as other homes still being built had their issues fixed while my request go ignored only because our home was already turned in to us. I have videos and pictures and will contact news outlets if necessary over this workmanship and lack of service.

1. The mortgage interest rate offered when I was ready to lock in was almost 7 tenths of a percent higher than the national a average. I was compelled to shop with another bank in the 11th hour. This is our second Lennar home that we purchased within the last 4 years. And I have to say the workmanship on the 2nd Lennar home is not as great as the 1st one, We had 3 different project managers during the whole process. The last one that closed with us was not at all knowledgeable on what came with the house at least not the basics. I have submitted 3 different warranty items and 1 has already been resolved and waiting on the next 2.

Average quality build with many small issues. Only some of them are covered by warranty. Few things are not covered and they try to deny the quality issues as not covered, Make sure to question any quality issues ahead of closing and insist on addressing them before closing.

The workmanship on the interior walls is very bad, when doing the walk through there were no lights in the home, so we could not see how bad it really was, but now that we have lights, the walls are terrible. The dryer was not installed incorrectly because the set screw was not tightened on the cord and that caused smoke and arcing, we have not had a dryer in 3 weeks. The tree in the backyard has been leaning almost to the ground since we moved in and looks terrible. The initial process with paperwork is very chaotic. Every Department has different portals and it does not seem that the communication between Departments is fluid. Cassandra was AMAZING but it seems that others handling our account may have been new. I can appreciate a learning process but when time is critical, the mortgage process can not be a learning process when time is of the essence. The back light in the patio doesn’t work. They never put the shutters that goes above the garage, still sitting in the garage in a box. Looks like the spill the light grey paint on my dark brown floors did a bad clean up and you can tell.

Everything started out normal, but after we moved in we found a lot of workmanship issues and poor quality of labor. Foreman knows about it but he said not much can be done, because right now it's hard to find workers at all. But if that's the case, than the price of the house should be adjusted too...
