We bought a townhome in patriot square, in New Jersey. The relator, Scott, a Lennar employee, was extremely communicative and timely with answering any questions or concerns we might have. We couldn't believe how easy the process was. The homebuying process was fantastic, and we were excited to move into our new home. However, when we closed on the house, two bathroom cabinet doors were damage, so they were removed and replacement doors were not yet available, so they were missing. That in itself is not at all an issue. We were told they would be replaced within a week, which was very reasonable, even after the week had passed we were not concerned. With supply issues, we expected that. But after two months, we still had not received even an estimated timeline for when they would be available to be installed. There was a complete lack of communication. Any time we asked for an update or timeline, the site manager, Dom, would tell us he would get back to us the next day with an answer, but never did follow up as he claimed he would, we would have to reach out again (we usually waited a week or 2 between each time we reached out to him). This same pattern of exchange existed for other issues and requests we made. He had asked us to send our requests through text, but some issues we need addressed have been ignored. Other issues that we put in formal online requests were closed out without our acknowledgment. At the beginning of our build, we were told that we would have a walk-thru during the foundation, rough phase and it not only didn't happen but was offered to view a like home rather than ours. The intent is to walk OUR home, not someone else's. On the day of orientation, we were reminded that it wasn't a time to find issues with the home but rather to get acquainted with the home's features. When we were told about our final walk-thru, we were told this was to review only items that we found that were apparent issues during the orientation. The experience felt more like a used car lot than a trusted builder as we weren't allowed to go through the home to avoid issues after we moved in. Painting and caulking inside and out seemed more like an amateur rather than an experienced painter, this is not to mention the poor trim work, which can make or break a poor or even quality build. We have owned multiple spec homes over the years and this has got to be one of the worst in quality and experience. ... More

Initially a great experience. It's the little things now that we can't get fixed.

Several things falling apart. Not repaired in a timely manner. Backyard rules too restrictive, Lennar does not follow the same guidelines.

The sales folks at Lennar were very kind and helpful through the initial stages. Our concerns with the quality of work began first before we moved in. We noticed a few weeks before closing that the wrong color front door had been installed. They put our door on the house across the street and that houses door on our home. They did a poor job painting over the wrong color instead of just switching the doors. Our front door also sits significantly crooked. Apparently it’s considered “within tolerance,” but it’s completely unsatisfactory for how much we’re paying for this house. One thing we thought we would get to use is the Level Lock feature that comes with the front door lock, however because the lock was installed crooked the level lock app is unusable. I have tried to fix the lock myself, but have not been able to. The doors throughout the house don’t close smoothly, and have chips coming off of the bottom of the doors. There is paint splatters all over our carpet and kitchen flooring. Baseboards throughout the house are wavy instead of nice and straight, and also have big chunks of missing paint. The main beam supporting the loft area upstairs is cracking at the bottom significantly. The placement of light switches was not thought out or designed well. The main floor shakes A TON even when my child walks past. It does not feel firm and sturdy (this is one of my biggest disappointments). There was no garage door opener pad installed outside of the garage. We were provided with the MyQ app we can use from our phone, but if our phones are ever dead we would have liked to just have a pin pad. Also for guests to get in the house. The plumbing of the water softener pipes was in a closet in the house instead of the utility closet in our garage. That made no sense to us or the plumber that we had come install a water softener. The list goes on unfortunately in regards to the poor workmanship and cheap materials used. We’re paying a lot of money for this house and worked hard to save in order to build, but we can’t say that we are satisfied at all. ... More

Make sure that you go through entire home and document all that needs to be fixed an make sure it is done prior to you signing paperwork. If not it will take forever to get it done. Lennar financial team was great.

Sales people are incorrect with information or it’s possible as per contract that materials other than what is described will be used. After the sale, communication ceases with those directly related to sale. You will still get emails from lennar that’s it.

Dont rush into an agreement with Lennar. Inspect inspect inspect. Buyer beware.

This is my second Lennar home purchased, the first purchased before the collapse. I had hoped that the resilient economy and lessons learned from the past that the homebuilder is simply in the business of slamming up a bunch of houses without regard to customer experience. The home is very well designed, and the community is lovely, but from the framing to the wiring, to the plumbing, to the cabinets, doors, and windows, the labor used to construct and/or install finishes in this home are semi skilled at best. I am happy with my home, but know it will need to spend an additional tens of thousands of dollars addressing the builder defects. ... More

Overaall it is ok ok exprience. House has decent quality with no major issues. However, get every issue resovled before you move-in. Once you move-in, they say it's your responsbility. They did a poor job on lawn and now i have one side which is great and other side its just weed with in 3 weeks of move-in. they say it's my reseponsbility to ge the weed treated. I raised the concerned during the delivery about the dead pacthes and they said it's bermuda it will just grow back. it did not and now i have bunch of weed with in the 3 weeks of move-in. they really did a number on my lawn.

Many items were not completed until after closing. Three months later and we're still waiting for a lamp post. For those things that have been done post-closing, we had to wait weeks for a response.

So far the experience has been mediocre at best. A multitude of problems and nothing gets resolved quickly. Follow up to see what action was taken of if an action is take is slow or non-existent. You do a virtual visit and then never hear have a follow up on what is being done. it has been frustrating- they need to be more responsive and communicate on a regular basis rather than having to chase them to find out when/what is being done.

It wasn’t a bad over all experience, until after you close and there still a list of things incomplete, and they don’t want to do the completion of there build. Then it will become a “process”, and beyond that your home will have a broken fridge and a missing glass panel out of your garage and rooms missing door stops in. Not bitter, just do better.

Our sales rep, Shannon, was the highlight of our experience. What a bubble! She kept us informed of the progress of the house. Our Lennar mortgage lender was very very helpful, but the advent of electronic signatures and the overwhelming number of emails made it a bit burdensome. Our problem came with the quality control. Much of the work was sloppy with obvious oversight from quality control supervisors. Our air conditioning wasn’t working. It turns out there was no power attached to it. Who signed this off that it was working properly? Surely, it must’ve been checked on a checklist. I’ve sliced the bottom of my feet multiple times where the carpet meets tile because the teeth that hold the carpet in place weren’t tamped down. Some doors are very difficult to open and close. Two rooms in the house are unable to be adequately cooled even with every other vent in the house closed off. There was paint, adhesive and cement all over our front porch. It’s taking multiple calls to address this, and it’s still not done. The garage trim is a complete disaster with pieces missing, visual defects, and foot print stains on many of the pieces from where the workers stepped on them. This is still not been remedied. If these obvious things are overlooked, what has not been done right in places that we can’t see? It’s a pretty house, but I would never recommend Lennar to a friend who was a potential buyer. ... I have over one month trying to fix cracked curbing in front of house. Watched as other homes still being built had their issues fixed while my request go ignored only because our home was already turned in to us. I have videos and pictures and will contact news outlets if necessary over this workmanship and lack of service.

1. The mortgage interest rate offered when I was ready to lock in was almost 7 tenths of a percent higher than the national a average. I was compelled to shop with another bank in the 11th hour. This was then used as a tool to negotiate the rate below the national average. I thought keeping the title services and financing under Lennar's domain would be worth a slight premium, but they swung for a greedy outcome. 2. The Closing process was completed in last minute style. A.Materials and labor shortages were certainly an ongoing problem nationally, and our new build had numerous milestones to complete with one week prior to closing. Since Lennar is publicly traded there appeared to be intense pressure among its staff to close our property and benefit their 10Q filing. Here it is nearly two months after closing and numerous punch list items remain uncompleted. Craftsmanship was rushed. B. The actual closing date to sign all the documents remotely was a extremely stressful. I supposed to receive instructions a day head. I ended up calling Lennar's title company an hour before the scheduled close to enable instruction access. Then logging in with the remote closer was a technical challenge ... More

This is our second Lennar home that we purchased within the last 4 years. And I have to say the workmanship on the 2nd Lennar home is not as great as the 1st one, We had 3 different project managers during the whole process. The last one that closed with us was not at all knowledgeable on what came with the house at least not the basics. I have submitted 3 different warranty items and 1 has already been resolved and waiting on the next 2.

Average quality build with many small issues. Only some of them are covered by warranty. Few things are not covered and they try to deny the quality issues as not covered, Make sure to question any quality issues ahead of closing and insist on addressing them before closing.

The workmanship on the interior walls is very bad, when doing the walk through there were no lights in the home, so we could not see how bad it really was, but now that we have lights, the walls are terrible. The dryer was not installed incorrectly because the set screw was not tightened on the cord and that caused smoke and arcing, we have not had a dryer in 3 weeks. The tree in the backyard has been leaning almost to the ground since we moved in and looks terrible. Overall, I am very disappointed in the quality of work for a 2036 square foot home that we paid $441,000, I expected more from Lennar and could not possibly recommend them to friends or family. ... The initial process with paperwork is very chaotic. Every Department has different portals and it does not seem that the communication between Departments is fluid. Cassandra was AMAZING but it seems that others handling our account may have been new. I can appreciate a learning process but when time is critical, the mortgage process can not be a learning process when time is of the essence. If they clean this portion up and make one location for the buyer to upload and access documents/status, these would have made all the difference. The craftsmanship of the home is quite an embarrassment. After replacing our kitchen sink the plumbing was not sealed properly and the caulking around the sink was used with painters caulk. This is just one of many examples of the poor construction. For the price you get very cheap materials. We are gradually replacing these now. I knew Lennar construction was cheap or sub-par but this is really an aspect the company should rectify. ... More

The back light in the patio doesn’t work. They never put the shutters that goes above the garage, still sitting in the garage in a box. Looks like the spill the light grey paint on my dark brown floors did a bad clean up and you can tell.

Everything started out normal, but after we moved in we found a lot of workmanship issues and poor quality of labor. Foreman knows about it but he said not much can be done, because right now it's hard to find workers at all. But if that's the case, than the price of the house should be adjusted too...

Unsatisfactory house for the price paid.

Level of quality is much lower than what I feel the value of what I paid.
