From closing to getting settled in has not been a good experience. On closing day painters were still touching up the paint. The cleaner was at my home mopping and left the floor so wet it looked like the top of a lake. Response to customer care has taken over a month to get items fixed. The appliances are cheap the workmanship in probably a 7 out of 10. Probably would not purchase another Lennar home.

Many defects found from day 1 with majority are related to flooring, finishing and garage concrete slope issues which are not identified and given an option to blue tape to us at the time of orientation. Customer service has mentioned that some of them are supposed to be identified before closing and are handled as per the warranty terms. I wish the construction quality is better.

During the inital viewing tour, I thought this experience was going to be amazing. The folks were eager to show homes but that is where the accommodations ended. The entire process was rushed and stressful. Although the home I purchased was unfinished I was unable to make any changes to the decor (i.e. carpet & home automation). During my final walk through & key turnover my home was not even cleaned. That said, I cannot comment on the craftsmanship specifically because my home has not yet had time to settle. However, theses houses are constucted entirely too fast, my neighbors have complained about plumbing issues, cracks in the concrete and chips in their walls. Lennar you must do better to make people feel as if this experience is important. I have seen some residents welcomed with a sign and others including myself told, here are your keys! Home has a lot of issues to fix, starting and not limited to essential things as foundation, flooring and walls. Communication has been overall decent, however follow ups has been completed due to some of the first issues reported are still pending. At this time, after 2 months of bought the house, several items to fix are pending.

You'll spend most of the process chasing people for answers, and then you might also get verbally abused by at least 1 Lennar representative. Our initial disclosures were sent within hours of the 3 day requirement passing. We were told that they would extend our closing date (due to reasons on our end), if we paid an additional $3K on the price of our home. They then proceeded to extend the closing date further due to workmanship issues. When we inquired about the additional $3K being removed since now the delays were not due to anything on our end, I was berated by a Lennar manager to the point that I was in tears. He used it all: gas-lighting, guilt-tripping, criticism, etc. My husband took over conversations and also received this treatment. By the end of the conversation, he was assured that while the $3K couldn't be removed, our home would be perfect prior to closing. One major concern of ours was that our kitchen island was more than an inch off from one end to the other, causing it to look obviously crooked. This manager assured my husband that he would see to this being fixed himself. We performed our initial walkthough and the issue hadn't been touched. The warranty representative confirmed the issue was documented both in our inspection and had received attention from management and would be resolved. We get to our final walkthrough, the issue was still not fixed. At the same time, we begin getting pressuring calls from their lender that we need to close the next day or we risk getting charged a fee for each day after. It's crazy to think that they want to haphazardly plan a closing date and give us no time to plan time off from work. You'd think they'd want us to have time to appropriately plan so that we keep our jobs to pay the mortgage we're acquiring. With so little time to plan, my husband and I had to sign for our first home separately. In the end, we were so worn out from the chasing, berating, and pressuring that we decided that we would deal with the island issue ourselves. We are still finding issues that we can only hope they will resolve within our first year living here. If other homes in our area weren't going for so much more than the one's in our neighborhood, we would've went a different route. We'll be sure to be ready to pay more next time instead of working with the shady and unprofessional people that Lennar chooses to employ. ... More

Too much negative parts to highlight. I would just say construction quality and customer service poor

Cheap quick builds with cheap slow fixes to any issues with the home. Grout is falling apart day 1 in the bathroom. Salesman Josh in Bastrop was helpful up until he made his sale. He became unresponsive and dismissive once he made his commission. We’ve been living in on brushy creek drive since March and we still have no mailboxes. Lennar is trash. Customer service is trash. I regret buying this home.

Although i know that with any home there is no such thing as perfect, however, certain attentions to detail are clearly missing here. It definitely feels like quantity over quality. There were many things on our punch list that has still not been fixed. During our walkthroughs things were said they would be done personally by the construction manager that day, and they are still not fixed. We were told our house would be locked up at night before we were able to move in but after we had closed, and the doors were left unlocked. Again told by the construction manager. Right now we are in a battle to get someone to come and fix our irrigation because we have a broken pipe that is just flooding our backyard and can’t seem to get anyone over. My list goes on. Workmanship and customer service is awful. All they care about is getting the sale and not willing to make sure the customer doesn't regret dealing with them. Which I do! Buyer's Beware! If you are already locked into a sale, go thru the walk thru with a fine tooth comb, even if it takes all day. DO NOT CLOSE UNTIL YOU ARE CONFIDENT ALL ISSUES HAVE BEEN RESOLVED. Especially, crappy workmanship like trim work, painting, flooring, and insist they get all the paint splatter off the floors. If you find any of these things after closing you are crap out of luck getting them to fix it or making it right. All I am asking them is if they found the same issue in a brand new home would they not expect the issue to be resolved! Period! ... More

The communication was horrible from start to finish. Painters were really bad. I’m a repeat buyer. My experience in Charlotte was awesome however in Hardeeville SC it was really bad. The quality and supervision was not there.

Lennar should work on improving construction quality. Builder’s quality check is a joke. Construction managers waits till the last moment or goes beyond closing of the house to perform the required corrections. As a result - rushed work and multiple iterations are required.

Floorboards don’t meet edge to edge. Carpets have staples popping out and not secure to the floors, drywall and paint left on and in between floor boards, paint on every baseboard of every entryway, shower tiles uneven, no grout sealant in showers, overuse and build-up of caulk, crown is cracked from top to bottom, line work from wall to crown to ceiling is uneven and spotty -ranging from not meeting to edge to crossing over onto the crown, paint on tile edges, center island ought to have sensibly been measured to a single top rather than molding two pieces together at what apparently was the end of a mis-measurement. On day 1 we had a water leak because a pipe from the AC unit burst inside the house. Weeks of inconvenience and worry. The paint is already peeling. Issues with the washing machine and windows. Very sloppy workmanship with little or no supervision. There is more I could add.

Construction issues unresolved during build and after closing. Inability to control quality of subcontractor work.

The worst home purchase I’ve ever had(2 previous). Went to walk through and there were numerous issues with the home. Was told that if I don’t close once they received the certificate of occupancy I would lose my deposit. It been almost 2 months since I’ve closed and there is still incomplete work. Too much back and forth with their subs.

Lennar was very attentive and friendly UNTIL we closed . Since then nothing . Promises made and thus far not kept . This is a beautiful development and nice homes . It is a shame we can not get any one from Lennar to respond . There are finish details to fix , still no mailbox key . We are very disappointed .

There were many construction issues with the house whenever I did my final walk-through on 2/17, when the house was set to close on 2/22. As this community does not “blue tape“, I was asked to email all of the issues to the construction manager so that repairs can be made prior to closing. They set another walk-through for 2/21, at 4:30 PM. When I got there, most of the issues were fixed, but there were still plenty others that had not been addressed. Regrading of the lawn was to also be done, and that did not happen. Quality manager became frustrated with my pointing of persistent issues, to the point where he stated “well if you don’t like it, you don’t have to buy the house.“ Now, a month of being here and I’m still putting some of these same issues through the warranty process. Lennar is now refusing to regrade the lawn unless it’s holding water for over 48hrs. As closing was set on 2/22 at 8 AM, there was no way that I could have another walk-through before signing, and that should not happen to a home buyer. Furthermore, the mortgage team sent an email on 2/15 stating closing would be on 2/22, and to have either a cashiers check or wire payment set up. Given this option, I opted for a cashiers check. I did not hear anything back from the mortgage team regarding details to closing, such as the time and place of where this would be done. Finally, my realtor reached out to the team. On 2/21 at 9:59 AM, I received an email from the mortgage team stating closing would be done remotely, and to have a wire transfer set up the day prior so that there is no delay in receiving the money; cashier’s check would not work with remote closing. I work Monday through Friday from 8 AM to 5 PM, so without proper notice I was unable to set up a wire early enough. I had to leave work early so that I can make it to the bank before they close at 5 PM, and set up the wire transfer. I planned to leave work 4 PM already because of the 2nd walk through, but instead had to stop at the bank first, so this in turn made me late to my second walk-through that was set for 4:30 p.m. (which added to the quality managers frustration and led to his unprofessionalism). While there’s a plethora of minor issues I could continue with, the point has been made. Workmanship of all grouting was terrible. All shipping plastic on the shower basin was not removed and was caulked over the top and peeling off. Overspray of white paint on black cabinets. Many door trim finish boards were cut over an inch short and just caulked at the floor. Garage door floor area had to be floated because there were 1/2 gaps on both far left and far right sides of the door when the door was closed. Alot of mortar was spilled on the garage floor and front porch which all needed to be chipped off. Paint and stains on the carpet. We had the carpets steamed cleaned before we moved in. A number of items that were to be fixed between the initial walk through and closing were not completed. During the final walk through several workers were still in the house working on the issues. We closed 2/28/23 and as of 4/11/23 our yards sod is not complete. Many issues were not addressed in the timely manner that the CM stated they would be. Very poor customer service and difficult to get warranty work done. Lennar lacks ownership of responsibility and transparency. I would never recommend buying a home from Lennar.

If I could turn back the hands of times I would have never bought a home with this builder. My salesman David was to sum it up the worst if you get him run immediately. Tiffany my loan officer tried to get me to close on a house I wouldn't be able to take possession of just so they wouldn't have to redo paperwork. It's been a month my front lawn has fallen into the street my cabinet fronts are falling off, I have standing water in yard and they never relaid the sod so now its mud and weeds and they stripped it from the edges so the grass doesn't even meet the sidewalk. I had tenant moved into my new house with lots of issues, unfinished drywall paintings, big issue AC is still NOT working after moving into the house for more than a month, glad our tenant was tolerant. Tenants started complaining about noises on the pipes, glad it turned out be something small. This was my worst experience and appreciate if you can look into the issues, this is my fourth home, I am owning and never had any serious experiences like this with any other builder. Hopefully someone can focus on these issues and come up with a resolution soon

The quality of the materials and workmanship very poor.

Lennar is supposed to replace my driveway since it was in horrible condition when I bought it. They have no problem pouring driveways for the new houses across the street but have yet to give me a date when my driveway will be fixed.

I’ll preface this by saying that I have base-level experience in construction and I’ve built a home with another builder before- so this is not my first rodeo. I will say that working with Logan, in the sales office was a pleasure. He was kind, informative, speedy, and helpful. So this doesn’t reflect on him. But the process by which they handle the build of your home is sloppy and lazy. For over a $700k home, you’d think they’d care enough to not leave orange peels all over your newly laid carpet, leave pizza in your window wells, a rotisserie chicken under your deck. You’d think they’d care enough to have more than one builder call every few weeks. I had 2 in the entire duration of my home building process. Linda in their Lennar lending office went away on leave and never got my loan covered, so stuff fell through the cracks and I was scrambling at the end to get handled what needed to be handled. It’s lucky I’m smart, quick, and capable or I wouldn’t have been able to close. I was also pressured to change the terms of my loan at the 11th hour. The quality of work is REALLY POOR! They slap your house together as fast as possible with zero care or attention to detail. I have doors that don’t close, ones that won’t stay open, yellow tape from our walk that never got addressed. I closed with a long list of items that were supposed to be handled in the 30 days after closing- surprise surprise- they weren’t. Now the warranty rep, Justin is VERY nice and did a great job making me feel comfortable and assured on our preclosing walk that I’d be taken care of. But 30 days came and went, and I got several stock emails saying that they attempted to schedule trades and were unsuccessful so I was being transferred to warranty. As you might have guessed - no attempt was made to schedule ANY trades, and I wasn’t even living in the home, so it could have been easy. They sent one guy to power wash, who showed up unannounced, despite me saying I needed appointment times! Now Justing did try to call me twice over 8 weeks. I was working so I missed his call - and I called him back both times- no answer. I sent a distressed email- which he assured me he prioritizes and always responds to! That he’s trained to take e-mails seriously! Zero response! Just some more stock emails and DocuSigns that I’m refusing to sign. When I built with David Weekley, I was treated WELL! The trades cared and did a good job, the builder was highly communicative, I was involved in every step, the warranty rep handled the inevitable issues like a pro. I was thrilled with that experience! This experience at Lennar made me feel like I bought a $500 slab from them. I read the reviews, I saw the comments on my community FB page to not sign on the house until things were done, that Lennar doesn’t care, and they do terrible work and just sell you - and when you close you’re on your own. I assumed I should take that with a grain of salt because ppl only write reviews if they have an amazing experience or terrible one - nothing in between. I should have listened! Now- I love my community and neighbors, but I wish I could have built with another builder! Or at the least that Lennar would streamline their process to make the customer happy and provide work and craftsmanship that is worthy of the prices we’re paying! ... More
