I would like to share my recent experience regarding the quality of construction by Lennar, particularly in the Arden community. After purchasing a $1 million home, I conducted a thorough personal inspection with angel home inspection and what they found was several significant issues that raised concerns about the overall quality of construction. My experience the same with my previous home in Parkland, Florida, where I encountered more problems. It appears that in recent years, Lennar's focus on rapid development has compromised their commitment to quality assurance and the materials used in their homes. Unfortunately, I encountered multiple issues that were not merely minor in nature, leading me to question the durability and craftsmanship of their properties. Based on my experience, I would advise potential buyers to consider alternatives such as GL Homes or Toll Brothers, which I believe offer superior quality. You Learn a lot but more after your purchase.

The buying experience went smoothly. The problems occur after purchase if something needs attention. I would give them a zero but they did contact me to blow me off.

Lennar profits depend on mass production of homes. Improvement can be made by staffing the on site construction mgr. positions. This will ensure a higher quality product (home) with less issues that homeowners request to fix in the first year. Labor contractors standards of quality are much lower than what the Lennar executives expect. To maintain Lennar idea of quality home and reputation of customer service, there needs to be more inspection, rapid response to issues, and observation of labor contractors. Good luck getting anything fixed! Worst experience I have ever had with a builder. Their word means absolutely nothing. Still having issues with getting things fixed that was supposed to be done from our final walk. The only experience that was pleasant was between our sales person and the loan process. The construction side was a total mess!

roof leaks large holes animals can get in attic their fix was spray foam paint is pealing cabinets stink and the over smoke is bad the over is new and puts out so much heat at the vent that you can’t leave anything on the top

The workmanship and attention to detail is subpar to say the least. Drywall 2-3” short of the floor, hidden by the base boards/warped plywood underneath the carpet/everything painted over from the floor to returns to windows and doorknobs. Little to no insulation in the attic after being sworn to that it met standards. I could go on but you get the point. Pretty embarrassing to turnover a home like that.

If you are buying a Lennar home, please be aware that the quality of craftsmanship is very low especially with drywall. Get a home inspection completed. Also be VERY detail oriented during your walkthroughs. Take pictures of where the blue tape is so you can check if issues were corrected. Check drywall in corners, under cabinets, in closets, at baseboards, etc. We moved in on Dec 15, 2024 and have had several issues so far (multiple scratches/dents in flooring, our living room closet door fell off the door frame-screws fell out when the door was open, carpeting needed to be stretched to fit properly at a transition into the laundry room). Lennar so far has been responsive and have corrected small issues. We were instructed to put in a warranty request for the multiple areas of bad drywall (not due to settling, just poorly done) for the 60 day service which we will see how that is handled. While we like the overall floor plan and structure of our house, we are very disappointed with the quality and need to have pretty much every wall in the home repaired, considering the price point. Did a home walk had my driveway ruined by sod installers gouge marks every where was told would fix it they ripped out the section that was damaged pored new concrete however they broke my front sprinkler head it no longer fits flush in ground sticks out left debris and concrete nails wood in my driveway for three half weeks reached out mangers amd hone reps constantly calling emails to gwt it removed they finally sent some one to clean that mess up left dried concrete all over my driveway finally spoke to manager about issue he said he'll have my sprinklers repaired and new sod put on my lawn that they ruined never did haven't heard or seen them can't get a hold of anyone lennar doesn't take accountability for there mistakes I regret purchasing if I known they would be like this buyer beware stay far away from them would not recommend purchasing a lennar home also front face on my kitchen drawers f3ll off 1st week in home and my breaker box for dryer keeps tripping have to reset it constantly ... For the price we pay for the home, you would think the quality would match however that isn’t the case. Not only did they rush to put it together, after we purchased the home before closing they were sloppy. We had a walk through and they still did not fix issues. Just removed some of the tape and acted like they did. Still to this day, we are finding tape they never addressed too. All around just think they are sloppy and want their money - not interested in having returning buyers bc they try to scam you.

I will never buy a home again from lennar. The house was build very poorly. I will not recommend anyone to buy.

I had high expectations when buying from lennar been looking to buy lennar since 2019 i have seen multiple lennar south and west texas neighborhoods but when it came to buying our first home this year 2024 I was very disappointed in lennar, when we went through our inspection walk, our inspector Abdul was great and he helped us find a lot of issues and mistakes with the home, we felt very confident in him that these issues were gonna get resolved. There was damage to the kitchen cabinets, trim that was bulging around the island, doors not properly latching, missing touch ups on the paint and the grass was not evenly laid out. There were many gaps in the grass and some boards on the fence were also missing nails. The driveway and patio concrete was dirty in the back yard. I'm not sure how they prepare the home for move in but our flooring came with scratches and was filthy when we moved in. When we met the construction manager Marcus M., he assured us that everything was going to get fixed and there was no need to have a secondary walk through which we trusted but turned out to be a huge lie and mistake of our part because when we moved into our home none of the items were fixed. I believe that these homes were rushed to built just so that there could be inventory homes to sell. I'm not sure if there is even inspection of the framing and foundation. For the quality of the home, I feel like we overpaid. If anyone is looking to buy a lennar home, I highly recommend you get your own inspector to inspect the building process prior to move in. ... Response time to complaints is poor.

Lennar quality in work is not up to par for what you pay for. Cheap cabinets, driveway done incorrectly and answering back with concerns is awful.

The house is nice. Seems to be built well but Lennar falls short on the last mile. I did my best to clear up expectations up front during the sales cycle. This included HVAC and a few smaller items like the front door. I was told everything was taken care of. However, that was a joke. I am working with the Vice President of Customer Experience and let's just say I have to repeatedly ask him for the correct expectations outside of what he thinks is correct. If it was a lack of training, that would be acceptable. However, I was provided with over 10 different points of view on the HVAC system and had to ask for the exact wording in the contract between Lennar and their sub-contractor. Sadly, I was told many times "this is what you signed" which was a lie. My recommendation: Realize they are bullies and they have no respect for you after they have your money. Do not expect them to honor their word, as their word is what is used against you. Become an educated buyer, setup expectations on paper and ask for details even if they say they don't have them. ... Don't like the fact that we don't have a pool and we are told that there is no time frame on when it will be completed. So we are forced to spend money on water parks and the lagoon so our kids to die from heat

Whole lennar team could have done a better job to make this buying experience memorable in a positive way, which obviously lacked.

Accountability was the key issue with our build. Arriving at our initial pre-closing inspection, our Construction Manager was not there. He was on vacation and had not advised of another CM to take his place. MOST of our cosmetic walk through items were ignored. Larger items like cabinet replacements, holes in the walls, filthy tile grout.... all avoided. The hinges on most of our interior doors use multiple types of hardware, utilizing drywall screws, galvanized and Zinc screws. The carpet installed in the house was the cheaper carpet initially, and luckily for us, our local realtor was aware of which carpet needed to be in. Initial carpet was a cheaper carpet typically installed in Lennars Townhomes. Many excuses were made. Craftsmanship was subpar, communication was super, accountability was trash. ... More

The beginning process of purchase was great. After we signed things went south quickly. Walkthrough was the worst experience. During walkthrough everything was just denied..

If I had to do it again I don’t know if I would purchase another Lennar home. Several little issues, terrible finishes on the walls lots of drywall mud globbs they were just painted over. Tape on all the roller ball catches never removed. Gutter on lanai still leaks , lanai floods everyone it rains, neighbors house amd lawn are higher then mine so all his water runs to mine . Who did the survey for these houses did they know how to use a transit . None of these houses should be low at all every home should be set at 6” min above finish grade . Also the drip pan on the condensate is not connected to a drain line I was told by code it doesn’t have to, so what do you do with the water buildup in the pan . And who decided to put the driveway pavers under the overhead door seal . Who in there right mind would think the seal is going to work as it can’t settle into the paver joints again letting water into my garage. Also who picked the fixtures as well the towel bar and tissue holder in the baths would it make to much sense to make sure they matched , brushed towel bars and tissue with chrome faucets ? Cheap plastic toilet seats, constantly find little imperfections on trim, drywall and paint . I understand the homes are affordable and you get what you pay for, however I would have gladly paid a bit more to get a complete house. I only got sod in half of my yard, after closing I had to constantly follow up to get the sod installed. The fence has no warranty and it’s already falling apart, there is no faucet in the backyard. I also found the builders fee in the contract sneaky, I noticed the fee but I bet many buyers don’t. Overall I regret buying a Lennar home.

Please take your time during your walk through. Everyone is moving 100MPH to get you to closing and lots of fine details are left out. We made the mistake of doing our closing the morning of our walk through...the men were still in our home "completing" the last-minute items which were still not done. Once you close, they are not timely in sending people to your home to repair. You go with many days and hours wasted of no one coming or calling you back. You get the round around of calling A, B and C because they are no longer responsible for those items you now need repaired in your BRAND new house you purchased. I have already had a leak in my bedroom from our very 1st storm here and the person that was assigned to my case Illiana, at first told me my claim was going to be denied because we had a lot of rain! Who says that to someone that just spent several hundred thousand dollars!!!!! We didn't buy a tent, we bought a LENNAR trusted built home. Plus, you never want to tell someone flat out NO without giving them some options. The other frustration is they dont respond right away but when they do, they say we will be tomorrow at 10 and if you want this done, be there! Thats also not okay. People have jobs and jobs require notice. I just spent my whole day on Monday, waiting for someone to come from 8am-12am and no one arrived. I got a follow up call 2 days later letting me know the GC is going to come to my home today at 10am, again without asking if I am going to be home. So once again people, make sure you spend a lot of time in the home. Dont let anyone rush you. Print a checklist on line and bring with you and DO NOT close until all the work has been done. ... I commissioned the construction of an Ashton model single-family home in the Shenandoah Springs Community. I am a Structural Engineer and have worked as a General Contractor my entire career. So my review will be performed through this lens. SALES: Very eager to make the sale and then all communications ceased. They requested $10,000 made in two payments as a deposit to hold the lot and begin construction. I paid the first $5,000 and then I had to complain to receive the payment link for the second $5,000 payment which almost put me in default of contract and would allow Lennar to seize my initial $5,000. I suspect this deception was done on purpose. CONSTRUCTION: When the lot was finally released for construction to begin, I was assigned a Superintendent who was wholly uncommunicative in regard to defective foundation work I observed shortly after the concrete pour. He then left the company due to medical problems and a new Superintendent was assigned. I had to conduct weekly inspections of the jobsite to stay on top of numerous defects in materials and workmanship that made its way into my structure: Holes punched in the framing wall, numerous core drill holes in the subfloor where they turned their plumber loose with a crack pipe and a hole saw instead of a measuring tape and drawings with measurements, a plumbing rough-in for the basement concrete slab that was not laid-out correctly which I had to insist upon correcting since they charged me an additional $10,000 for it, and one of the structural support members which acts as a column to hold up the structural beam and lintel was completely cut-away to install the stair landing support joist (jeopardizing the integrity of the structure itself). During the final walkthrough inspection and punch-list, I was assigned a trainee that did not use common industry standard descriptions for materials and remediation of defects for the punch list. On the Exterior of the house, the Vinyl Siding Subcontractor was completely incompetent and affixed the top of the vinyl siding run that comprised the finished facade of my structure incorrectly with finishing nails through the vinyl itself. This caused the vinyl siding to begin cracking, buckling, and warping. I made several complaints as I know the proper way to install a vinyl siding cladding system, and I was sent a man by the name of Todd with Lennar who attempted to outright lie to my face that the shotty installation was acceptable. When he discovered I was a structural engineer who had a full set of Contract Drawings for the home, and after a series of twelve complaints via email, phone, and text message where I had to physically provide their installer with vinyl siding installation instructions, a link to the missing hardware piece, and a "How to Install Vinyl Siding" instructional video, the attempts to lie and to cover up completely defective, lazy work was resolved. The vinyl siding installer left ladder marks on my finish trim and refused to clean them back to their original condition. Sod for the lawn was also laid far outside of the recommended ambient temperature of 75 degrees Fahrenheit as it was 103 degrees during a June heat wave and numerous portions of the lawn failed to take root within two weeks of daily watering. I am still awaiting replacement of defective sod as of the time of this review two months after closing. MATERIALS: This is a production builder that is publicly traded on Wall Street. They purchase the cheapest materials imaginable. Drywall is essentially Paper-Mache and will dent if you breathe on it too directly. The Paint is flat and cheap. It marks almost immediately with the slightest brush against it and attempting to wash the mark from the wall leads to removal of the cheap paint and damage of the thin drywall below. Concrete for the foundation is not poured and finished correctly. It is poured as quick as possible and finished as little as possible. This led to numerous defects such as "Bug Holes" where the tiny air bubbles are not vibrated out of the concrete leaving tiny voids throughout the walls and slabs, shrinkage which led to cracking along structural joints and finished surfaces, "Honeycomb" which is where the concrete mixture fails to mix together correctly leaving huge voids and parts of the concrete that can be removed by hand, and general carelessness after the placement which marred several smooth-steel trowel finished surfaces. It was very apparent that the Construction Managers for Lennar seldom walk the active jobsites and allow their disinterested subcontractors to run the entire job without accountability throughout their portion of the construction process. ...
