The worst New Construction home out of 11 I've purchased.

There is really not much good to say about this experience with this Lennar home. This is my second Lennar new home. I purchased the first in St. Augustine (Winward Ranch, Princeton). It had a few minor issues, but overall was a nice home. This home, first community for Lennar in Ocala FL, is a workmanship nightmare. From the curb appeal (lawns are substandard St. Aug grass full of weeds and different varieties) to the concrete work (just go for a walk in the hood and look, including mine!). The CM assigned to me did nothing (he had a complete list on April 29th, my closing was May 25th) ...

The home was dirty when I moved in. It took me forever to unpack because I had to clean before I started unpacking and clean as I went along. The baseboards were filthy. The paint job was really sloppy. I’m still cleaning up paint spills and splatters off the vinyl plank flooring. Also having to touch up paint on the walls and baseboards. Communication skills were poor not only with customers, but amongst yourselves.

Fantastic experience until signing of purchase agreement. Communication from Lennar new home sales consultant was primarily limited, ambiguous and reactive throughout the building phases. Issues prior to closing left incomplete with no follow up. Construction issues discussed on closing day remain outstanding after two months. Warranty service items are not readily available for homeowners to view once submitted. Warranty service items slow to be resolved.

Poor quality material, I requested a paper copy of the HOA bylaws, I was told by the HOA that LENNAR Title should provide that to me. Traci ignored all my calls regarding that. When I purchased my home from first Texas the HOA package was given to me on the day of closing. Money ain’t everything, no one cares about customer satisfaction

Had a bad experience with buying the home through Lennar. Had to go through another outside source to buy the home. Didn’t get any amenities from Lennar on buying a home because we didn’t use them at closing. Got the keys about 3 hours after closing.

It was hard to get a home through Lennar especially if you are elderly and moving from another state like Louisiana. If you don’t have a job or money enough that can show that you can afford it. You might be disappointed unless you can find a good realtor who can help you through the process. Otherwise good luck.

The overall quality for the price paid was very disappointing. The AC unit was not set up correctly and leaked in our ceiling, the trim was not straight on almost all walls, paint was splattered on our new floors and stained. The floors have nail pops and bumps, and the walls have many pops and cracks already. I would not purchase another Lennar home unfortunately. Great customer service but poor quality home.

We were shown a model home and told of all the things the home included such as blinds, two garage door openers, Wi-Fi mesh system, ring alarm, and pre-wired for electric car charger among other things. As an electric car owner this was a selling point. We were told before we signed paperwork that it had switched to quartz and not granite countertops. Which was fine. But we were not told of all the things our home now didn’t include. When we toured our finished home and realized our home was missing all the items. All we got was oops and that they didn’t know what was actually included or not ...

Sales experience was good, closing experience was rigid and uncollaborative, building supervisors were good but I was told on at least 4 occasions that pre-closing issues were done when they were not (3 issues are still not done 2 months after closing), and warranty issues are taking months to complete.

The title says it all. The only part of the process that stayed true to form was the finance section who was upfront, honest and on target through the whole process. I was told the house was a "smart house" and wifi ready; Verizon had to do to days of work just to get routine service. I was told the pool and gym would be ready by move-in, and when that didn't happen, I was told by July 4th. The pool is still a mud hole and the gym, although finished is not open to residents. The nice thing with Lennar and the point at which we purchased the home is everything was an "as is" choice, we picked the home with the features and colors we liked and did not have a million decisions and upgrades to look at. However, for the almost million-dollar home purchased from Lennar the quality of some of the materials and workmanship was disappointing. The state in which the home was delivered was also lacking with many, many spots all around the home with paint spots, spatter and/or drywall mud and grout (in the bathrooms and tiled areas) on floors and shower walls. This is my 3rd new construction home with a big builder and there are so many issues. Way too many appointments to count to have things corrected from things that should have been ready to go to major issues like leaks. Subcontractors are horrible and do not care about quality. Employees will say anything. Mortgage experience was not good. I didn’t find out until an hour before my closing appointment that I was set to close, so I had to rush to the bank to wire funds and then rush to get to attorneys office in time. Horrible experience and I do not feel confident in my home quality.

Joey D was great, after his part it’s been one problem after another. The bottom line is speed is prioritized over quality…and it really shows. What should be a wonderful experience has been about as fun as a root canal. Appliances, electrical, carpentry, paint, masonry, landscaping, plumbing, HVAC, stucco, cabinetry, tile - I can’t think of one aspect of our house that hasn’t had issues. Just exhausting, frustrating, and disappointing.

The maintenance and after-sales response of the house after purchase is too slow

The bathroom in the master bedroom is leaking to the first floor, the walls are also flawed, the vegetable sink is also leaking, the bathtub is scratched and I will not be repaired, the steps of the front door are cracked, the glue on the floor leather joints on the first floor is leaking, and the alarm inside the doorbell does not make a sound. The experience is too bad for people to handle the maintenance. I hope someone can help to solve it.

The specialist I was assigned with this property is very poor with his follow up process. I would reach out multiple times and needed to involve my realtor to get a response. I am also disappointed is some of the workmanship of the property: every door has paint missing on the edge due to only a thin layer being sprayed, patio boards are uneven and appears hastily assembled, and there is a 1/16th inch cut tile in above my stove due to not measuring the tile correctly which gives a cheap appearance. For the amount paid I was hoping for better finishing work with the property.

As realtors and having brought 10 new clients to the community prior to our own purchase, my wife and I expected to have an advantage going into the new construction process with Lennar. No such luck. Having been assigned the worst construction manager we've met - a 25-year old who was brand new to the community, new to his trade crews and new to us - the experience was more challenging, more confrontational and upsetting than we could have ever imagined. We came to know Parker as Mr. No because his knee jerk reaction to every request for improvement was "no", or "It's not Lennar standard", ...

Highly recommend having a home inspector. After moving in there are little issues left and right that I don't feel like I should be finding in a new build. Sod that is not placed properly, floor buckling, uneven walls, uneven floors etc. After paying 400k + for a house I should not feel like i've been cheated in a way. Not sure if I recommend Lennar.

Aside from Arthur R., our salesperson, who was wonderful to work with, the rest of the process of acquiring our veranda was not a pleasant experience. Shotty workmanship, rushing to get us closed when the condo was far from being ready, lack of communication, no followup with items needing attention, and more than anything, the mortgage process was so frustrating! even getting the closing paperwork by mail was a problem. My suggestion to all potential buyer, don’t close on a house with Lennar unless all outstanding issues have been addressed. It’s nearly impossible to find anyone with Lennar to answer questions and have issues addressed.
