Cheaply built, hard to file warranty

Moved in 6 weeks ago. They didn't finish caulking the upstairs bathroom, the laundry room door doesn't latch, one wall in the upstairs has drywall that moves when you push on it (not properly nailed up), and they left half the building extras in my master bedroom instead of the garage. Aside from the use of flat paint in the bathroom, it's fine. The bigger issue is that my loan agent told me that the first year of HOA fees was covered with my mortgage. I am a realtor who bought my first home through Lennar at Legacy Ridge. The sales agent was very nice but didn’t know a lot of information about surrounding schools, nearest grocery, etc. We loved the house and you guys were offering an awesome credit! Ronnie our realtor is Amazing! Ian our contractor is also Amazing. We love our home and we have great neighbors. However most of the neighbors agree that gutters should have already been installed plus hardware for bathrooms. Light fixtures are antiquated. Lots of caulking in bathroom and shower was not completed. Front door lock is hard to lock. HOA is very difficult to work with, they control everything about your home. You can’t even change your mulch or bark without asking for approval not to mention buying a tree or a bush.All the neighbors complain about HOA.

I absolutely love my home. The experience with Lennar Lenders was horrible to say the least. Communication was terrible and the constant arguing between my realtor and the lender was so unprofessional via email was just over the top. I ended up going with a different lending company and everything from that point on was AMAZING. I received daily updates and the lenders made sure to keep me informed via phone calls and emails. The incentives were even better. Do your research and remember you are important and also that you do not have to go through Lennar Lenders for incentives.

I had a pleasant experience with my construction manager and my warranty tech that met me on site and explained everything to me. They both wonderful and only because of them, would I rate this super high. The absolute worst part of this experience was my Lennar Sales Rep. Martha didn't really explain anything I had asked her to. She just gave me the basic information and showed me the house. Thankfully, when I went to a different Lennar Sales Rep (Princeton Lennar was amazing!) the week before that explained everything very well and took care of me. Kara and Peggy in the sales office are BEYOND responsive and kind! They updated me every step of the way and demonstrated keen responsiveness to all my questions and were flexible and patient. Construction manager Mike also very amicable! Business office that dealt with the loan portion was a headache but all in all I got where I needed to be and LOVE my new home so far!

Lennar delayed the closing date due to shortage of materials,, however when we asked for an extension because of uncontrolled delay by the mortgage lender, Lennar sent me cancellation notice twice. They tried feverishly to take my home from me.

Lennar charged me an excessive daily fee for delayed closing beyond my control. The sales rep was callous and insensitive,. She tried very hard to take my home from me in order for Lennar a multi billion dollar company to benefit from the drastic increase in housing prices in the 8 months since I signed the contract which was before building began. We had nothing but radio silence and issues when we were actually going through the buying process with Lennar, however once we moved in, we were taken care of with nothing but white glove service. Anytime we had an issue, or had a repair needed, we were taken care of or fixed up within a week. Crazy to think they were the same company. If only everyone at Lennar operated like the on-site sales team. Thanks to George, Daniel and Klarissa!

Great Home, Horrid Closing Experience

The house is great, and we love the neighborhood. The home is well built and any issues we have had have been promptly addressed. Our concierge was not helpful at any point, and scheduling with them was definitely not easy for working parents. Hopefully they do actually provide a service to others. However, our closing day was a nightmare, with the Lennar Mortgage Team majorly dropping the ball and causing our closing lawyers appointment to run past 6pm on a Friday, after hours of waiting on them to do their part. The quality of the house and the workmanship of the structure was good from Lennar, however, their lending team was not the best, at least the one I worked with. I’m in the military and my wife was going to be closing by herself. Just like every other time, I made a power of attorney authorizing my wife to conduct all legal matters. It took multiple explanations that my wife would be closing in the house and I would’ve unavailable and Lennar acted like that wasn’t possible. Too many issues post build

Two months dealing with breaker issue in bedrooms, still not resolved. Losing power every week once they think it is corrected. Large ant hills around property, now my issue to deal with, HOA too restrictive on storm team colors, making us use very dark brown on White House’s, HOA using my wrong email address on denial letter, now asking for another month to review colors they are making me use. Just too difficult for the price of this house.

I would not recommend Lennar based purely off the customer service. I received my keys one week after closing, as it was the first time going to the investment house far from where I live. I entered the home and hot water is blasting in all sinks and tubs given it was also the weekend of a freeze. I was disappointed in my experience as the communication from all teams involved was inconsistent and created financial burden for me. I went through three different mortgage people with no awareness of the changes happening, my move in date changed multiple times with no communication and my sales team just blamed everyone else. This is a big company and the multiple failure points was very disappointing. Take ownership within each team for each family.
