Craftmans ship is terrible. Trim used is cheap wood. Paint was terrible and all over our flooring.

Overall our home was good- many areas seemed rushed and involved little to no quality assurance. We had to drive very critical mistakes in our home which was a safety concern. Other issues were denied and later found were not installed correctly. Really would have been a great buy or experience, but when issues found denial was the only response or no communication. Just identify the issue and make the fix - but still working with QA and resolution team - was very dissapointed.

Sloppy construction, paint splashes and drips, cabinet molding was uneven, and attic door was sloppy and discolored. Every single warranty requires a 4 hour leave from time off. Trades show up before their scheduled time or didn’t show up at all. Other times I have to take 4 hours off of work for a 1 hour job that could have been scheduled. Then my garage started to crack the drywall and come to find out the garage wasn’t even finished. You sold me an unfinished home. I can say I am extremely unhappy and disgusted with the quality of construction by such a reputable builder like Lennar. I will submit a review just like this as many times as I have to submit a warranty within the first 60 days of purchase. ... More

We are familiar with the Estero Fl area and really liked the community. We are from out of state, about 1200 miles away and still working. Uploading all info online for a mortgage was a hassle and unnerving with the amount of fraud happening. Too many different people involved in the process through out Lennar, maybe one person coordinating-client facing and they hand off what’s needed to the different departments within Lennar. . The closing walk through date was given to us by one person, changed by another. Our closing date was changed, airline tickets had to be cancelled and replaced. Lennar Mortgage sent the first payment statement with a different dollar amount than the closing documents. - I had to call and get that corrected. Loan sold to another company after first payment and they have another payment amount. I called about that, both companies and no one can seem to figure that out to get back to match the closing statement payments. Then we received a letter from the county saying the person that sold us our property did not own the property. Lee County is not able to put the property in our name. I need to reach out to the title company or an attorney. But I reach out to the Lennar realtor and he says they knew about it and are working on getting it fixed. This is all after the first payment has been made, what did we pay title insurance for? (And we paid for both sides of title insurance about $6k) I did call Jason at Lennar Title in Lakewood Ranch Fl. He never called me back, it’s been over 2 weeks. Realtor at Verdana said it’s under control, he knew it was a section of the villas but didn’t know who was affected. Really?!? Oh and did I mention no one had our keys at closing? The Verdana Village realtor - said my manager lost them and was getting more made. I called to see if they were available before we went back up north and was told, good news they found the keys but I don’t have them. I told Brad I thought the keys should be overnighted to us and he said he didn’t have access to that. Wasn’t there someone here that I could trust to pick the keys up or could he put the keys in our villa? Or he could just hold the keys until we came back down. At this point I’m just mad. I do like my home, tile has some left over marks I’m going to need to scrub on my hands and knees to get up around baseboards. Windows have left over construction mess on them. Looking forward to enjoying the home if I can get through the other frustrating situations. ... More

All I can really say is read your contract an know what you are getting into. If you are 100% sure about wanting the home great, if life Happens just know 3 weeks after giving your Earnest money they will do everything in their power to keep it. Builders are asking for more Ernest now for that exact reason and also make sure you put a realtor on your contract because it’s free money they have aside for that as well and will also try to get you to sign the contract without a realtor on it.

In a nutshell Lennar is only interested in collecting your money. That includes the sales persons. Not one of the departments knows what the other is doing. There is no coordination with each department. One person promises something and the other doesn’t know anything about it. The walls of the home are paper thin. We have a pile of sand in front of our house that we have to drive over to leave the house. That sand is because our neighbor is installing pavers. But the sand is in our driveway!!! I would never recommend Lennar to anyone I have respect for.

Where do I begin. The purchasing process was rigid and inflexible, no contingencies, no flexibility, take it or leave it. Not a great way to start what should be an exciting experience. The move-in was a mess. There were serious communication problems between Lennar and our external lender, and their financial systems felt outdated and slow. On top of that, we had a package deal that included a washer, dryer, and refrigerator — and they tried to back out of it and offer a credit instead. It took multiple heated conversations just to get what we were originally promised. We were ready to walk away from the deal entirely. Now let’s talk about the granite sidewalks — and I cannot stress this enough. Instead of standard paved cement sidewalks, they installed decomposed granite in front of the homes. When it rains, it turns to mud. Weeds grow through it constantly. It tracks dust and sand into your house. It looks terrible in front of a home. This is a walking trail material, not a residential sidewalk. Had I known about this before signing, I would have walked away. Period. It is that bad. Finally, I don’t trust the leadership at Lennar. The sales team is just telling you what they’re trained to say — they have no real power to help you. Decisions come from the top, and the top doesn’t seem to prioritize the buyer’s experience. We recently completed the purchase of a new construction home and, while we are pleased with the final product, the overall experience fell short of expectations. Throughout the process, communication lacked the level of consistency and attentiveness one would anticipate when investing in a newly built home. Inquiries and concerns were not always addressed in a timely manner, and resolution of identified items required multiple follow-ups. This created a sense that the experience was more reactive than thoughtfully managed. Post-closing support, in particular, did not reflect the level of service typically associated with new construction. Items identified during walkthroughs lingered longer than expected, and coordination to bring them to completion was less seamless than it should have been. Purchasing a new construction home should feel guided, responsive, and detail-oriented from start to finish. Unfortunately, that standard was not consistently met. With improved communication, stronger follow-through, and a more proactive approach to customer care, the experience could be significantly elevated. ... More

Extremely frustrating to work with. The escrow/lending process was a nightmare they do not communicate at all.They would ask for paperwork but not be specific then they wouldn’t respond. We would send them what they asked for then a week later they would ask for it again because someone was off or somebody else took over your paperwork. Some of them are rude and I was told well I’ll get to it when I get to it if I have time. Then even after I signed me deed and everything was done they called me a month later asking for more paperwork that they already had. Price changes, pressure sales tactics, lack of honesty in answering concerns not appreciated, delays in getting answers.

I purchased a built inventory home, even with paying an independent inspector after move in, the quality of many of the items used in building is so disappointing this is the fifth home I have built purchased new and I have never had so many issues after move in from the cheapest of the cheap flooring to the flat white paint that even with the paint codes Sherwin Williams cannot match - so disappointed

1. The licensed realtor-sales representative from Lennar informed us we were REQUIRED to use Lennar Title for escrow services. When we cited the Nevada law that Buyer may choose Escrow company, she referred us to the Division President in Reno. He agreed we could use our own Escrow company, but would forfeit up to 6K in closing cost incentives. Surprised a licensed real estate agent would say we were REQIURED to use Lennar Title. 2. Appliances - Appliance package is advertised to be GE Profile for “dishwasher, microwave, Range”. Most models have the range, but two largest models, the Rapallo and Portofino, which have a double wall oven and cooktop. The marketing does not specify this difference. We confirmed with sales agent ALL appliances would be GE Profile. Upon total walk-thru, day prior to closing, we confirmed the cooktop was GE, but not the top end Profile line. Again, spoke with Division President about the issue, no upgrade was offered. We were not happy about not having all Profile line. 3. During the purchase process, our sales agent told us the elevation brick veneer would be the brown/tan brick. As our house neared this phase of construction, we requested confirmation again of brick color, this time she informed us it would be RED and could not be changed. This was NOT what we wanted. Again, spoke with Division President who agreed to revise, only after we’re provided the written text indicating initially the brick veneer was “not Red”. 4. We ended up using Lennar TitlrEscrow and shortly after we received an email informing us our deposit of $198,825 was deposited into our escrow account by another buyer. They were unaware of the error until we advised them we had not made any deposits of that amount. An experienced escrow agent should never make this mistake and if they do, should notify all parties of the error immediately. 5. We advised Lennar Escrow agent how we specifically would like to take title in our Trust name. She became very judgmental, argumentative, and demeaning “have you ever taken title in Nevada and do you know the Nevada law, etc”. And how she had been doing this for 30 years” Was not professional 6. After numerous calls to schedule a design appointment at ILG, we finally were successful. We were trying to coordinate when in town from So Cal. The the rep we were assigned was not there so met with another associate. She showed up hard counter surfaces for bath and kitchen. We chose the same product for both. Only did we find out later, the material was not available in the kitchen. We had to reselect something we were not thrilled about, VERY LIMITED, not so great choices especially given the many options that could be available. We did not have any samples mailed to us so was hard to really see what we were getting. 7. Design elements are way out-dated. Kitchen knobs only. Would have preferred handle pulls, top mounted round bath sinks instead of under mount rectangular ones, unfinished garages, very limited flooring options and exuberant costs. The house has been fine. There are a few things we’ve discovered that are sub-par but all in all its okay. They are for sure doing some things on the cheap. The buying experience though-the worst. Def recommend getting a realtor.

I will not go into every bad experience, but I will say that I would NEVER refer anyone.

You guys gave I price when I signed the contract and a different price doing closing. And you guys have us the 3% for the realtor and she didn’t received it.

This was not a good experience. It was terrible to be honest. Multiple times a week, sometimes daily, for months, I was having to fight for getting my home. Lennar tried steering (which is illegal), tried to act like certain promotions weren’t valid even though I had the marketing emails to prove it. Jason at Lennar mortgage told me this verbatim “You won’t be able to buy this house if you have a million dollars cash.” Which, to make you aware, my home was $854,990. So… that was a fun conversation. They made me apply for my mortgage through Lennar even though I didn’t want to use them. They ran my credit 3 times even though they told me it would be once and it would be a soft pull (all 3 were hard pulls by the way). And then when I brought in my broker and the credit union I used to get my loan, Lennar tried to tell me that they “could not guarantee my incentives” if I went with them and tried to force me to apply with, what they called, a “backup lender”. Even though I already provided them with my pre-qualification letter. This is called steering and that is illegal in the state of California. Over and over again the level of incompetence, manipulation, gaslighting, lying and trying to act like conversations never happened were truly like I was living in an insane asylum. I had to start adding my broker and realtor to every call PLUS I recorded every conversation moving forward for good measure. Oh, regarding realtors… they DO NOT like you using outside agents. Just know that if you plan on using one. But they pay a $20k flat fee to outside realtors so be sure to use your own and bless one of your friends. Keep a close eye on their marketing emails as well because then sometimes you’ll see an extra $5k bonus for your agent. Make sure your agent is with you from the very first time you visit as well because they HAVE TO BE THERE in order for you guys to get the $20k. They of course will not tell you that. Also, keep an eye on their website for the home you want. They told me my house was going to be $874,990 and then they posted it on their website as $854,990 so me catching that saved me $20,000 even though they tried to say it was a mistake. But I had screenshots to prove it and once it goes live, that’s marketing and it has to be honored. A major thing I’ll have you all know is that they NEED to seek these houses. They’re going to negotiate and you will get what you want if you’re willing to fight for it. After 3 months of negotiating, and putting up with their garbage and pushing back on it, I got my house and all the incentives I negotiated for. I promise you can do the same but don’t let them bully you as much as they WILL try. I love my house and I love this area. It was worth the struggle. Now onto the level of construction. These homes are built EXTREMELY cheap. Hollow doors, tons of hollow walls, and there’s dozens and dozens of cut corners to save their cost on building and construction. Pay VERY close attention to your walk through and make sure you hire your own home inspection to be super thorough with everything. Make them fix EVERYTHING. They don’t have to by law for some but if it’s a code issue, they have to fix it. There are still plenty of things that need fixed in my home and it’s been over a month. Sales Esther was excellent throughout the entire homebuying process. She was professional, helpful, and very responsive. She was the person we were most satisfied with during the whole experience. However, there were several disappointing issues. First, we originally chose Lennar’s own home insurance, but due to the staff’s lack of follow-through and delays, the paperwork was not completed for nearly two weeks, which almost caused a delay in closing escrow.This is the most reason I am not happy ,so unprofessional!Second, the workmanship and overall home quality were rough. Some of the issues identified during the walkthrough were still not resolved, and after moving in, we found even more problems. Third, our lender clearly used all of the builder credits in the documents, and everything on their side was very clear. But when we signed the final paperwork, we found errors in the numbers, and not all of the builder credit had been properly applied. It seemed that the documents were not carefully reviewed. ... very poor quality build. our sod is all dead. we closed in february and when the grass woke up this spring it's mostly weeds and dirty. we also have huge divits all over our yard it seems that they just threw the sod over the construction site without regrading. and lastly huge puddles of water in between our houses. (lots of drainage issues) quality of the home is average. lots of things to complain about but it's a builder home. it feels like someone put this house together in a few months wiich is exactly what happened. does not feel like the quality we should get for a 640K house. ... We went in with such confidence because of the reputation and the name. The sales experience was actually exceptional. The lending and underwriting was very, very good however, the closing was horrific. We were not acknowledged at all. It was horrible. A lady lead us to in an office; didn’t introduce herself; she went back-and-forth from one office to another telling us what to sign didn’t ask us if we had any questions. thank goodness our attorney arrived (late) and he did have some questions and called them out. Their attention. It was the most dehumanizing experience we ever experienced with one of the most important purchases of our lives. we were in total shock it was just terrible. The closing was absolutely terrible. The walk-through was someone we thought started as a good experience, but when we started questioning the craftsmanship and just the finishing touches, the person instead told us what not to do and when we asked about the quality of the peeling edges even the bottom part of the cabinet was broken off, he literally told us on the walk-through to get a touchup kit at Home Depot. details were not there —super disappointed expected so much from Lennar like a welcome folder instead, we were left with little piles of the empty boxes that they used for like our doorbell. thermostat for us to QR code whatever we needed but nothing about where to contact the homeowner association. Nothing about our mailbox key it was so just ruined. The experience was ruined. We ended up going through bunches of links from our initial contract to get us to one person who could tell us what’s what. I hope this doesn’t happen to first time home buyers. 1. Purchasing process. We agreed to a price and began the process the next day they backed out and said oh well the price went up 30,000 sorry. This was after the agreement. A few weeks go by and they keep contacting me trying to get me to pay the higher price eventually after the market slowed they came back down to the original price but told me i had to close before end of day (it was 5pm we were up until midnight) 2. During the inspection dates were not communicated and the home was not ready for walkthrough, 3. During the inspection numerous thing were noted. AC return unit interior was missing paint, had damage, missing seals, chipped door. Railing to the stairs was loose/ not installed properly about half the interior doors had some kind of damage 2 so bad the entire siding all the way down had split off Blinds that were broken Oven was damaged (but did get replaced after mentioning it a few times) Door handles in the kitchen were different finishes The front door was mangled damaged to the bottom, scratches etc. 2 different kinds of paint used and mismatched in the stairway. Still has not been fixed 3 months later. different door handles for the master bedroom that still have not been fixed. Random lumps throughout the second floor under the carpet. Sprinklers aimed at driveway putting hard reclaimed water on your car. Most of the repairs done with made with painting over it, caulking over it, or gluing it. Garage door hit by workman, repaired door, only problem the metal frame was also hit and door does not close properly. Electrical had to be replaced because wires touching metal screws. In attic you can see outside to siding. I would expect for the price of the home to have better workmanship.

Our home has some nice amenities (Frigidaire kitchen appliances, ring doorbell, keyless entry, and second floor laundry, Our inspector found several areas that needed to be addressed. The powder room door did not latch. It was fixed but there is a big gap so we can see into the powder room from the kitchen and we can see the kitchen from inside the powder room with the door closed. ??? The carpet shows areas that were pieced in that are noticeable. The carpet in the main suite doorway shows stress from how that was installed. The woodwork along the stairway was pieced and there is a noticeable junction of the two pieces. The finishers must have noticed it and applied some caulk to remedy the situation. It did NOT remedy the situation. The toilets are of a "builder grade" quality. 2 have clogged within 5 weeks of living in the home. We have NEVER had an issue with a toilet clogging even when we had a septic system in one of our homes. We are looking into having to replace the toilets as there seems to be no remedy to this problem even after the Lennar warranty people were out here twice. The online reviews note an issue with clogging with the ProFlo toilets. The water heater is on the 2nd floor and we get ample hot water upstairs. However, the kitchen sink and powder room sink on the 1st floor take gallons of water before we get hot water there. Every other home has black "braces" and a handle on the garage door. We are the only home that does not have that. ??? The issues in the home just make it look like it was "thrown together" to get it sold with no pride in workmanship. If my name is going on something it has to be right. Apparently Lennar does not share that sentiment. ... More

We bought our Lennar home as part of a package deal, with our daughter’s family also buying a home on an adjacent lot. Our daughter’s purchase was contingent upon them selling their house in another city, and our purchase was also contingent upon them selling THEIR house. The purchase agreement had a closing date, which Lennar reps said they would continue to move until the deal was concluded. Our daughter’s house didn’t sell during the first closing date in the purchase agreement, and Lennar amended the agreement to a closing date a few weeks later. Our daughter’s house still did not sell, after several price reductions and many showings and open houses. When the revised closing date came, Lennar gave 48 hours notice that the closing must happen or the purchase agreement would be cancelled. Lennar rep said they never said they would continue to move the closing date, although my wife and I, our daughter and our real estate agent all heard them say so. This caused much anxiety and unnecessary pain. Not a good experience. ... More

Overall disappointed with this purchase, starting with the closing day. Documentation was not available until the afternoon prior to closing and it showed a charge for taxes not due. Amount due at closing was not as agreed. The paint in the whole townhome is basic, low quality, whole townhome needs to be repainted. Garage is very small, you either park your car or place the trash can in it. Bathroom cabinets have no drawers. There were no finishing items in bathrooms, like toilette paper holder or towel holders. The AC unit outside if very loud and noisy and it is placed next to main bedroom where the noise can be heard all the time the unit is working. I was too excited at first with this purchase to note all the details listed here. I find Lennar's advertising misleading. I regret buying here. ... More

i'm not sure i would buy a lennar home again. my appliances need to be replaced. air filters were full of grime and dust. lots of issues already and i'm in month #3. lenders were extremely rude and condescending. one lady was nice... lots of loud construction and i've had trash thrown into my yard. i don't know if i feel safe here. buyer beware
