I’m still waiting for issues to be corrected on my home. I asked about why there are no window screens and was told that they where removed. I’ve never bought a home with out them. There is no documentation that says you wouldn’t have them. The painters are using water down paint and just are overall sloppy. The exterior is missing calking around all windows overhang. My salesman never called stayed in touch throughout my whole buying experience. If it wasn’t for my daughter staying on top of everything, I would have never closed.

My home buying experience was loaded with delays and disappointments. The quality of these houses is also not very good. I would look at moving somewhere else if I had to do it over again.

No quality on materials, no good finishing, no response on issues after closing.

Communication suck!!!! If I would have known this before purchasing my house I would have never brought my house with you all!

The initial sales contact was pleasant and the new home sales agent kept in touch until a deal that fit my budget could be met. I've learned with other sales agents and this one that the tone goes from professional to unprofessional once contracts were signed. Total nightmare with mold on the build in multiple places, but the regional sales managers worked to get me into another home. The new home presented with craftsmanship issues before move in that still have not been addressed almost 90 days past closing. Some homes get a patio screen and others are told it's a mistake that all don't get them with a sliding door. Also, granite countertops and tile floors are not sealed. If you complain about the patio screen it will be removed and not replaced. Some people get balloons and welcome banners on the purchase up their new home. I didn't get any welcome and had a horrible time getting utilities established. Warranty rep professionalism needs improvement or the person needs to be replaced due to attitude and unsolicited flirting. Work orders are not responded to at all or timely. They need a Service Life ticket system to track work orders and improve communications with customers. I guess I just need to hire a third party to fix issues because it'll be quicker. We didn't pick this community. It was a last resort on moving to put our children in better schools and resolve our build issue. So far we've had our cars broken into with items stolen, random knocking at our front door and we have experienced racism in the Bartow area, but our neighborhood is very diverse and I do like our neighbors. I feel robbed of a new home buying experience and trapped a few more years until the resale market picks back up and our family can move. Never will we desire to buy with this company again. I will not recommend. They bullied me to close on Jan 31 because they wanted high numbers for the month when they knew that the property wasn't fully ready. Lights in the patio was out of order, plugs in the living room not connected, missing breaker for the Solar system, irrigation pipe for a housing plumbing pipe, wrong entry keys provided at closing. So no, I would not recommend or write a great review.

Our experience was horrible, we chose and paid for a model Santa Rosa. However, our home was not built like the model. My master bedroom is missing two windows, a dining room should have been the enginery flood instead of a carpet. we got 1000 back for carper. The home was over price didn't pass the appraiser's value, we were given 11,000 after our lawyer was able to reach cooperate, but it still has 15,000 underwater. Adam was won't let us talk to cooperate at the beginning. We talked to Steve who was reasonable but Adam was always in the way with lies. If we have discovered the missing windows before closing. We wouldn't have a close on this home. The square footage was reduced in the living room. If you show us a model and we love the model and choose to pay for the model. My home should be built like the model. Don't show us something we work hard to pay for and subtract things out of the model. Where should I start.. From start to finish it has been a NIGHTMARE…BTW Lennar Mortgage is the WORST EVER !!! #NeverAgain. #Run

There were areas in my home not completed and Tommy and Jennifer from Lennar have been giving me the run-around. The demeanor of the team makes you feel like they are insulting your intelligence. I should have known better than to trust someone's word. The entire experience is a nightmare.

Lennar prides itself on holding a large market share, and talk about it in their spiels to rope people in, but one thing that is conspicuously absent in their spiel is a commitment to communication and quality of workmanship. Lennar seemed to have an incredibly difficult time with communicating and keeping us up to date on correct information when available, from the selling rep ("real estate agent" I guess?), to the loan processors who were quick to answer emails and pick up phones when we had outstanding items, but left voicemails unreturned when not. We promised and assured we would meet a specific closing date, only to be told it would be moved 5 days, the day before we were supposed to close (and had movers and various vendors lined up to deliver) and our own inspector identified items to be corrected over a week before the original closing date, these items were untouched. This was after the house sat, untouched for almost a month with the excuse of "the trades" being given for why basic things were not finished up. Its awkward when we, as buyers, are complimented by how fast we can get documents provided, signed, and efficiently meet deadlines imposed by Lennar on us, but the same courtesy can't be extended both ways. The remaining items identified to be done, were then not completed on the days they said it would be (we were told a painter was at the house, only to be told 2 days later the painter couldn't get into the house because it was locked), and we had to consistently follow up daily, then hourly to ensure it was done. Excuses were always given, but at some point this is a organizational failure of Lennar as a builder, which is having ramifications to the client/homebuyer. We spent over $5k on matching appliances based on what we were told would be going in the home, only to find out during the final walkthrough that another brand was used - where the representative from Lennar said he did tell us wrong and provided a half-baked apology, then asked if we can just return what we purchased (we could not, since the items were already ready to be delivered given the delay in closing date). We were assured our mortgage through Lennar lending would not be sold, we got a letter before our first payment was even due that the loan had been sold to another servicer. When we attempted to take the home as-is in order to meet the original closing date, one escalation manager said okay, the other manager said no. So managers are also not on the same page with assisting clients and what can/cannot be done. On moving date and final walk through, everything seemed fine. Until 2pm hit and we had not gotten remote-closing docs. Lennar did not tell their own title/closing company when the closing day had been moved to (1 day prior) so they had nothing drafted. I sat in the drive way with a moving company from Waco for 3 hrs while the title company scrambled to get things done. Ironically, my husband sat at the Lennar title office and talked to another couple who had no communication either on their closing date so had come to the office to get some information. Only compliment was to the unnamed title manager who was VERY helpful and empathetic to the situation. Once we got moved in, the icing on the cake was we received keys that did not fit our home. Instead, a rep who lives on site (?) gave us a master key until the next day, when the project manager and locksmith came by to rekey the entire house for us. We were told by a rep during the final walkthrough/orientation to not submit warranty claims within 30 days because it would make her look bad. Once we got moved in, you can tell these homes are thrown together and the skill involved is not great. Outlets are not in even straight lines, or boxed in the wall correctly, we had to have our front door warranty claimed because it was obviously letting in light, and warrantied our main water line because it was leaking, paint is obviously watered down as consistency and finish varies drastically across the home, tiling exposes that walls are not straight, door paint is sticking and has ripped in places already, house was not cleaned prior to taking possession (like we were told) as there was a film on everything still, there's a crack/joint visible along the ceiling which we didn't even bother asking to be fixed because of how this has all gone down, a window blind frame flew off abruptly without notice one day, and we expect more things to be identified/go wrong in the future. Some of this could be attributed to beer bottles being littered around the home construction sites? I will never buy a home from Lennar again and will actively make sure others know of the experience we had any chance we get. We were also given incorrect, outdated information on the HOA fees, where the fees were actually ~$20 more per quarter than the handout they provided us, our HOA was supposed to work with Lennar to get these things corrected. We did get over $50k off the house for "incentives" being offered, starting to wonder if incentives have to be offered for people to buy these houses, especially as more and more homes around us sit vacant after we were told they are all being sold (specifically being told neighbors we had, and these homes are being shown to other buyers). ... Probably the worst craftsmanship I have ever seen. When you complain about it they basically tell you to close or they will fine you. It has been almost 2 months they still haven’t fixed drywall, paint, tiles, cabinets. James, Kyle, Stephanie all bad. They want the sale and that’s it. Kyle has to be the worst. Took go through the house and see the terrible job and put a stamp of approval is terrible what they do to the consumer. But as the manager Stephanie (I think her name was) it’s all about closing on homes for the investors. They’re mentality is don’t worry about the product being put out just close as fast as possible. We purchased in late April with being told a September finish//close. We sold our house and figured we would stay in an AirBnb from August until the September close. After relocating, the closing moved then to October, November, December, and then an actual close at the end of January. The contracts are written air tight to not cover any expenses from a “good faith estimate” of closing even when they have actual close dates given to you. We had to pay short term rental costs with some being in season here, with no reimbursement. We also had to actually find the short term rentals by ourselves. No help from Lennar at all. Excuse after excuse as to why there were delays. All we wanted was honesty with a close date and we would have gotten a true rental for 6 months instead of bleeding money for short term rentals .There is no way they should’ve said a September close if they knew what they were doing and then just keep moving it 1 month at a time 4 times. Just tell us the truth and not give false hope over and over. Everything inside is low grade material and the finish workmanship is low grade as well. If it wasn’t the community we wanted and the people in the community not so awesome, we would sell. Also, make sure you get in writing what is included in trim work. Instead of being “ wowed” our home buying experience was terrible. The inside of the home was ok, the tile floors being the worst….in fact we are still trying to get the floors clean and presentable. The customer rep seemed bored and mechanical and did not act on any issues for over a month. Our construction manager Mark was the only reliable person that we could talk to. Workmanship is absolutely terrible. Extremely disappointing to find out that the interior was painted a flat white, no one told us and we spent more money painting that we should have. Lennar should have given us some credit for fixing stark white walls. Even the landscaping was seemingly done without thought. The backyard is bumpy, a friend has already fallen. The workers are careless and there isn’t any craftsmanship. I was told that Lennar is a production builder….I believe it. Wish we could go back in time and have a wonderful experience…..I guess that is only found in dreams. ... More

The experience was not really good did not keep us updated with the home, and closing was a mess.

Poor services, poor maintanence, reluctant on replying emails. All the house are build with low quality of work materials, Poor works ethics.

The quality of EVERYTHING in my home is garbage. My experience with Lennar has not been a good one.

I knew I felt hesitant about closing on the house the day of closing, and now I regret choosing Lennar. At this point, I can confidently say that I would not recommend to family or friends. We completed a walkthrough on the house and spent hours putting blue tape on poor quality issues, only to have a small amount of it fixed by day of closing. When this was expressed, warranty rep and supervisor probably worried we would back out, called people out ASAP to fix issues on the spot while we drove to our closing appointment. To my surprise, everyone left with all the work untouched and at that point it was too late because closing was finalized. Since that moment, I felt that fixing my house would become an issue as they can't schedule till weeks out and I did not realize what a waste of time it would become. I tried to be patient over the many issues I faced; MULTIPLE missed appointments, they give you a 8am-12pm appointment time slot, then sometimes don't show up. I spent many of my days off, waking up early and waiting on people to come. People even show up without an appointment on random days when I'm not home. Poor communication. Flooring people missed two appointments..but then on the third one they were able to fix the floors which was great. I did not use my main shower for the first 3 weeks after closing due to poor quality and holes in shower tiles. Painters don't take off shoes when entering home to go upstairs on carpet. I had electricians come fix my outlets and I asked painters to take covers off before painting and they ignored my request and painted over it, making it very unsightly. When I asked them why they didn't take the covers off, he laughed at me and said "its never going to be perfect". I don't expect perfect but I would hope for BASIC quality for the price of the house, not a giant outlet with goopy paint. I would honestly do it myself if Jake brought over the can of paint he said he would give me but never did due to a family emergency. I try to appreciate all the work they've done so far, but I wonder how things would've been different with better quality, efficiency, and communication. Cabinets are all dented/scratched, they touch it up and they still look bad.. still in the process of replacing some doors. The list goes on. Jake was excellent at addressing most of my concerns and responded in a timely manner, but he had a family matter with time off work and I had to resubmit all my claims which further delayed the whole process. What got me to write this review today? Another missed appointment and no communication about it. Lennar is extremely unresponsive and quaility of work is poor. I would never buy from Lennar again. I just did a walk-through with BTI Parnters at Marina Pointe. Their attention to detail was night and day comparted to Lennar.

Flat white paint on walls! Really No light fixtures or fans? Really You call yourself a quality builder? Terrible customer service. No updates on status. Treat customers very poorly.

Lennar doesn’t drop prices, Lennar doesn’t help with closing fees, and Lennar doesn’t put lights in bedrooms! Lennar doesn’t help at all! My experience with LENNAR was my worst experience ever. I’ve purchased many houses across the world but I’ve never once seen something like this happen.

Communication was absolutely horrible through the home buying process. My close date was changed more than half a dozen times and we were over 1 yr delayed, I received a house with many issues that are still being resolved including exposed electrical wires, unfinished kitchen cabinets, etc. The warranty team takes quite a long time to resolve problems when something is submitted. Lots of corners were cut and it was a very unpleasant experience overall.

Do not buy, run away. Sales team made false promises, they are just looking for your money. No quality and construction issues left and right. Tile issues, plumbing issues, poor worksmanship, cutting corners everywhere. They want to save on everything.just expect atleast 4walls.

I closed on a townhouse on Dec. 30 and there were many problems (interior bifold doors missing, missing bath vanity, missing trim pieces, ants and spiders everywhere, etc) Plus, the overall job was extremely sloppy and unacceptable. I have spent the last two months trying to get the multitude of issues corrected so I can rent out the house. To date I have lost 2 months of rent. I had a guy come over to fix the weather strip on my front door and the door fell off because the two screws he used in each hinge (instead of 5 screws) were only half an inch long. I had a guy come over to fix a large gap in the front porch paver stones - he did a horrendous job and there is still a gap. I had a guy come over to look at the main floor bathroom pedestal sink which has a brown streak that is under the ceramic coat and he agreed that it its under the glaze and can't be removed....yesterday I got a call from another guy who said the first guy is new so he wants to try to get the brown streak out. Unbelievable.....How many guys need to look at it before they realize it's not removable - its part of the sink. The toilet installers used grout around the base of the toilets instead of caulking them, there's paint dripped all over the carpet because the painters don't use drop cloths, paint on the light fixtures in the bathrooms, paint on the switch plates, etc, etc. We've bought and sold many houses and have never seen such shoddy work. Im really disappointed that Lennar is continuing to put up townhouses all around my unit at a rapid rate yet can't find people to take care of their customers who have already paid for their home. P.S. There are bifold doors in boxes at my house for several weeks now and no one has come to paint them so they can be installed. ... More

I am a single mom of two who lived with family for many years in order to save to be able to buy a home. I shopped for a house for a solid year before deciding on one. Lennar took what should have been an exciting and happy event and turned it into the WORST EXPERIENCE EVER! From a botched initial closing that I literally wasted an entire day off from work for to a rushed closing 2 weeks later with no New Home Orientation (and still haven't gotten one even though I've requested it several times). Drywall work throughout the house is aweful, the wrong cabinets were installed in part of my kitchen and the wrong vanity in my guest bath... which I had to figure out for myself by looking at neighbors with same floorplan. I also had to discover myself via neighbors that they completely forgot to install my attic access in my garage. Trim work throughout the home is crappy with dents and nails left sticking out. Absolutely no attention to detail in a house that was $$$$. My CM had the tactics of a used car salesman. I wish I could say the warranty side performed better but that's been aweful as well. Almost 4 weeks since turning in items and not a single thing fixed to date nor even scheduled. My advice - DONT BUY LENNAR UNLESS YOU HAVE TO FOR LOCATION REASONS (like myself). If you do, make sure you don't sign anything until everything is complete and 100% happy ... no matter what they promise you! ... More
