I could never receive an immediate answer on any issue, every reply took anywhere from 3 - 14 days. Every concern regarding the build of my home was either disregarded or denied. 3rd Party walk-through was never performed as promised. 90% of blue tape items noted as deficient were not completed and then bent over a barrel to sign-off and close or incur fees. If given a choice, I would never deal with LENNAR again, but I don't think that any other builder in this current climate would be any different or better. Things got so bad that I tried to get out of my Celebration Walk and couldn't because it was a condition of closing. Most awkward closing ever! Didn't say a word all day, had my real estate agent deal with the LENNAR staff, signed off, and then threw everybody out of my house. Would never go through this process again! Feel dismissed, frustrated, I have issues that I now have to address personally out of my pocket, and ignored. LENNAR assumes responsibility for nothing after they have your down-payment. Bad overall attitude from all construction team. Very rude and intimidating at times I felt I was about to get into a physical fight with this construction and Lennar customer service team. They were very dishonest. This is my second Lennar home and did not even compare to the great experience I received the first time.

The Sales is like buy it or leave it attitude. Orientation guy super rude, had to complain to re- schedule. Title not smooth too, waiting in the lobby for 4 hours, no one come out say a word. Until buyer go inside asking for help. Maybe I am not a rich value buyer for them, but they won’t make a penny from me in the future.

The home consultant used predatory methods to rush me into making a decision to sign a purchase agreement. He was also unprofessional with his communication and didn’t upload the information into my portal that I needed for this to be a smooth process after settlement. The construction manager has not been knowledgeable on various processes that he should have a firm grasp on. The entire process has been beyond stressful and most of the customer care reps have provided mediocre customer service that is just going through the motions and not taking the time to understand the issues. Ultimately, Lennar moved people in before the community was ready. We have suffered the consequences of a rushed project and it is quite unfortunate. There also needed to be better communication with the lending process. I recommend choosing a different brand of appliances for your next project because the number of issues we’ve had in this brand new home are astonishing. 1. Every Loan processor that was involved with our loan, whether it were a Senior Loan Processor or not, kept asking for the same documents repeatedly after they have been sent. We were emailed on 9/5/23, 9/8/23, 9/14/23, 9/15/23 to provide a copy of social security card, but we were informed by Bryan D. that the 1099 form would suffice as a form of their SSN. 2. With said loan processors, they kept insisting that there was a bank account that had belonged to me and my husband, when they actually belonged to my in-laws, even after being told countless times that it did not belong to us. 3. Loan Processor, Bryan D., was asked several times what the interest rate and monthly payments were and he had refrained from sending that specific information. I do not feel comfortable, nor do I think it is right, to have to walk into my closing appointment with absolutely no idea what my costs will be. Would anybody feel comfortable with this? Or am I just another paycheck for you all, so my interests don’t matter? 4. The incompetent communication between the New Home consultant and the Construction manager regarding the appliances being installed prior to the third party home inspection. 5. I scheduled the original NHO virtually with Kristine M., who is a part of the Homebuyer concierge, since that was an option, but at the time of the appointment, no one reached out to me to give me any FaceTime call or zoom meeting link when I tried reaching out for this information. In fact, no one confirmed the appointment with me at all. 6. My parents were with me during the second walk through on 9/19. During the third walk through, on 9/21, we were not informed Nicole C. that we could not have my parents do the walkthrough for us. My husband and I cannot take off days easily as we both work Monday-Friday from 8-5. My in laws, who are the co-signers, are out of the country. And my husband and I had taken 9/22 off for closing. Coincidentally, I could not schedule anything after 5pm due to Lennar’s schedule for their employees. I figured with our circumstance with the other two co-signers being in a different country, having my parents proxy would be alright since they went to the second walk through with me. 7. During the third walk through, everything that was discussed during the walk through from 9/19 was NOT addressed and the house was extremely dirty a DAY BEFORE closing. We requested another walk through same day at 530pm. I was informed by the New Home Consultant, Diana M. that we would be meeting with another Customer Rep Jose M. as a courtesy because he doesn’t get paid overtime. This gentleman did not show up with the walk through list and was unprepared. We were informed to be on time since this was a courtesy from Lennar, but he came unprepared..? There would not have to had been a FOURTH walk through if everything that was discussed during the SECOND walk through had been addressed appropriately. And, my parents’ time would not have been wasted. This caused the paperwork that Lennar Mortgage needed to be pushed back because we needed to wait for the builder to sign off the statement. I do not appreciate the number of walkthroughs being blamed on us because had everything been addressed, only ONE would have been needed. 8. The New Home Consultant Diana M. was not very pleasant with me on the phone when she had informed me that my father was disrespectful to the customer care representatives and stormed off during the second walk through. This was completely false information, as she wasn’t even there at the walk through, nor has he even met her. 9. On closing day, we were to do the closing remotely for the convenience of my in laws since they are in the Philippines, a different country, meaning 13+ hours ahead of us. We received the notarization linvitation link at noon, which is 1am in the Philippines. We were informed that as long as everyone signs before 4pm and funds are received, we would be able to receive the keys to the house. We’ve told Lennar Mortgage countless times that the co-signers were OUT OF THE COUNTRY and the time difference is crucial for documents that were given to us with two day deadlines. 10. There was an IT issue with the Proof Closing team. As that issue was being resolved, my husband and I made our way to Lennar title to make sure we make it on time to drop off the closing fee funds and I could do my portion of the notarizing on the way so we can make the deadline to receive the keys. 11. As I start my process with speaking to a notary Ralph W, he immediately noticed that my first name on my drivers license does not match the signed documents that were signed. The notary wanted me to reach out to the loan officer, Bryan D., to see how we would proceed with this issue. We waited several minutes before calling to ask him if he saw our text message regarding the issue. He never did. We never got to close on our house the day we were supposed to due to this department’s incompetence. 11. With three Loan Processors, Bryan D., Mel J., Christine S., two of them being Senior Loan Processors, Mel J. and Christine S., they all still missed the fact that my Drivers License and SSN card have different first names. This was not caught until our CLOSING day when it should have been caught day one. And that is to name A FEW mistakes that Lennar has made. Lennar has made my husband’s and my first time home buyer experience the worst experience we’ve ever had. There was no care, there was no compassion, and there was no initiative to help when we needed it most. When it comes to something that they need, they need it ASAP. But, when it comes to something that you need, everyone drags their feet and points their finger with nothing getting done. You know what, I've typed this review out a couple of times already and at this point I'm sick of talking about it, writing about, complaining about it to people that don't seem to care. I'm now stuck with a half a million dollar home and I don't trust anything in the closed walls. Just make sure you do your research, read reviews etc for Lennar. Its the build of the home itself, the subcontractors, and whoever else worked on it and tried hiding problems that I continue to find.

I went through different models and they all had white cabinets. I was told I was getting white cabinets, got gray. Was told to bad, you signed the contract. This is what you get, there are no options. Was told if I wanted a custom build, I had to go to a custom builder. I moved in and was trying to get cable hooked up, which is part of the HOA and there was a problem. I spent all day leaving messages and not once was called back. Finally at 4:30 I found someone who guided me in the right direction. Found beer cans in my cabinet while they were still building. Which explains some of the shoddy work done. When I moved in the floors were filthy, windows dirty, grout dirty, line of ants climbing up an outside wall into AC pipe. These are all things noted during the walk-through. I didn’t move in until two months after my closing, I was on a trip, and none of these things were taken care of. Cheapest appliances made. So if you want shoddy work and no choices about anything, which I was willing to live with a farmers sink, I wanted a split sink, which wall you are dictated to put your tv on, a tiny one car garage that you can’t put your golf cart and car in at the same time, which I find strange because it is a golf community, then Lennar is your builder. ... Purchased home for $281,000 supposedly on a deal. 6 days after we closed Lennar drops prices on identical house to $271,000. This is stealing from a customer. Spoke to Greg the salesman and he said there is nothing he can do. I felt like i was dealing with a car salesman. Will never purchase from Lennar again and ive told all friends, family, neighbors, and anyone i come across to never ever purchase from Lennar.

It took till the week before closing before we had our final approval, which was ridiculous, considering we had all the information they needed every time they asked for it. The house itself was a beautiful home but the materials used were the cheapest they could use. And the quality of the workmanship was horrible!!! My home still has walls that are not straight the siding has lumps in it,etc. Talking with my new neighbors there homes have the issues! Now we have to deal with all the huge trucks driving fast through the neighborhood and the dust getting all over our new homes and our vehicles. It is disgusting.!!! On the weekend people drive behind our homes and shoot guns. We have brought this to the attention of office , with nothing being done about it. Thanks for the horrible buying experience ... More

Though I have informed about cracks in the foundation, they were not fixed Reported about Ant hill before closure, it was not just an ant hill , it was an infestation of ants and was just watered, but not fixed before closure

Cannot write a positive review yet. Once we get all the promise’s full filled and issues repaired, I look forward to writing that review.

Name a problem with quality on a new built Lennar home and Lennar has it from the plumbing, HVAC, flooring, flatwork, concrete driveway, cabinets etc & my house is only a month old since closing.

They didn’t even asked me for permission is my property now so why do that? .. I didn’t know until I noticed it was not there. Didn’t feel safe having it like that. And after they put it back wasnt the way it was.

If I could give MORE then ZERO stars to Lennar it would not be enough. Working with Lennar Homes was absolutely HORRIBLE from the very start. I will NEVER EVER recommend. Workmanship is horrible for the price we paid. Lennar took away the so called wonderful home buying experience which we will never get. Thanks Lennar for DESTROYING our dream, be proud of yourself.

Delays due to missed inspections, poor workmanship, rude and dishonest customer experience reps! Nothing about this house or our experience was worth half the money we paid for it. Lennar reps constantly lied and tried to cover up their mistakes and those of their subs. We were forced to close before the house was complete and every worker we've had in since then have commented on the poor work that was done. I'm ashamed to own a Lennar house.

There were a lot of issues with communications. No one could get on the same page and they still dont even have my email updated. Pretty ridiculous considering the amount of money spent. The walls are paper thin and cheap insulation was used. I would not purchase a lennar home again.

As our customer services rep said when I showed him the corners that aren’t square and the garage frame being crooked. “ it’s a production home not a custom home” That’s a summary how our whole experience have been with Lennar. Things just aren’t right, square or straight.

I can’t describe my experience. It was so bad that I have no words to describe it.

My home buying experience was horrible. It started from the salesman to the loan officer. They lacked customer service skills, respect, and information. For all the trouble I went thru to purchase my home, in the end it was not worth it. So many defiencies, lack of workmanship, and the lack of responsibility. I would not recommend Lennar to anyone. I wish I would have done my homework beforehand.

My biggest issue was the low skill level of sub contractors with paint and chalking of trim. Over paint on door hinges was ridiculous! The chalking was applied in a haphazardly method Low quality level of appliances, especially washer/dryer and dishwasher! Issues presented were not attended to by construction manager. I literally had to chase him down around the development! Overall, it was a very poor experience.

The process started out good, but we should have seen the red flags when the Lennar real estate agent Marnie ignored our agent during the process. She also confirmed to us that we would receive a sprinkler system as we stood in the model home which had them. We found out right before closing that they were not included!!! The celebration walk wasn't anything close to being a celebration. When I asked about the hole in the side of the tub that the Lennar manager, Chris tried not to acknowledge, the response was, "oh, we can get that fixed!" After moving in, we were made aware by our neighbors that we did not get the spotlight that the other houses did. We also noticed that the trimming that was supposed to be on the house was not there! No mirror was provided for the powder room.During one of our random checks on the progress we found an empty beer bottle in our bathroom drawers... I could go on and on, but I'm not. Clearly the workmanship was poor! Thanks to representative that was assigned to us for any issues after the building process, Colby! He's the best they have! He's responsive, quick, and addresses our concerns the first time! If it wasn't for him Lennar world have 1 star and that would be due to the fact that I had rate it! ... More

We spent a lot of money for builder grade finishings like a can light in the foyer and bedrooms, no mirrors in the bathrooms, no towel bars or shower rods at all. We couldn’t know because there was no model for our home. The walls are wavy, the corners are all crooked, the master bedroom door wouldn’t stay closed because the lock was not aligned. The closing was over one month late costing us $2500 in rent which they refused to compensate. The microwave was unlevel and had to be fixed three times. The plans were not run by the town causing major trash can pickup issues which we were assured before closing would be fixed by the town buying a smaller garbage truck. We were told if we didn’t water the new sod and it died, they wouldn’t replace it even though much of our yard is considered community common area. They said the amenities would be done in 2024 but now it’s 2025. We have to go to the edge of the current buildings with no parking or turn around for our mail dodging mud, dumpsters, trucks, and we counted 25 nails in the road. Original price of this house was 433 but changed by Seles person to 456,390 and said it was website glitch and somehow convince our realter as well and threat me if I don't promise to buy then she'll send to other Indian how will pay on cash, this house was sold 2 different people earlier and fraud with them and sell it to me. after I purchased this townhome, i was promised to get security system with Eero router, but I didn't get that and when i asked them they salesperson said we no longer providing anyone but i can see all other new homeowner still getting them, didn't get celling fan and blinds but others are getting them. ... I will start by saying I was looking forward to a great new construction buying experience, especially since my wife spoke highly of them based on her prior experiences with Lennar. She had attended Lennar's informational open houses for brokers over the years, received their sales materials, and heard verbal promises, which were also documented in print. This positive anticipation made the subsequent disappointments and shortcomings even more disheartening. The entire purchasing process was deeply flawed. Despite having an attorney designated to receive correspondence, the sales office ignored this crucial detail. Communication regarding issues was virtually non-existent, and any attempts to rectify them were made at the last minute after our agent relentlessly pursued the matter with the buyer. They repeatedly denied any issues with drainage, even though neighboring properties faced similar problems. Those neighbors filed complaints, and their issues were resolved, but we were left without any response. This glaring disconnect in communication and disregard for our attorney handling the closing was evident. The client continually received a request to resign a contract after we were out of attorney review, and after the agent advised the sales office, they still ignored the buyer's request to send all correspondence to their attorney, since they were out of state and had hired an attorney to handle the closing. The drainage problems even forced us to pay extra to extend our rate and delayed the closing. To make matters worse, the issues with the house, including sprinklers hitting the property and not functioning, were never addressed. It became apparent that they only acknowledged our concerns after we took possession of the home. The actual closing was a frosty, unprofessional affair. We were ushered into a room without a warm welcome, no customer service courtesy, not even an offer of water. No congratulations or any show of appreciation. This was, without a doubt, the worst experience in my wife's 20 years of dealing with real estate closings. She had never encountered such issues with closings and communication. She shudders to think how another client might have felt. As an agent, she feels the need to prepare future clients for the Lennar disconnect and plans to bring her own coffee and water to a Lennar closing, even though they had a full kitchen and coffee center they walked us by. It was an experience that felt incredibly cold and unprofessional. Even during the closing, there was a lack of a Lennar representative. It's unclear where the ball was dropped, especially considering Lennar had set the closing date and claimed time was of the essence. We were ready to close on time from day one, but the house was not. We closed with a broken glass window, and the most perplexing part is that they didn't even provide a fire extinguisher in the home, despite having a Certificate of Occupancy issued. Do I at least get a fire extinguisher? The workers couldn't be blamed for the issues I requested to be fixed inside; they were done well, and the glass was eventually replaced, albeit with some delay due to back orders that were beyond their control. Lennar falsely advertised various features, like the 200-amp service, which turned out to be only 100 amps. They also claimed soft-close cabinet doors and a stone elevation that wasn't as promised in all their materials and paid for as a premium elevation site. It was an unprofessional experience all around. The construction head was the only one who made any significant efforts to address our concerns, and he deserves five stars for his dedication. Regrettably, no one else at Lennar seemed to care enough to rectify the false advertising. After moving in, I was finally able to get the sprinklers fixed. It's too soon to comment on the quality and workmanship; only time will tell. What's particularly concerning is that they did not allow a buyer's inspection prior to closing or during the attorney review, which will undoubtedly make everyone leery in the future. ... More
