The builder could’ve done better with materials used to build the homes. Lennar at Woodcreek has slabs on the back of their homes but the Chamberlin community across the bridge does not even though the prices of the home were exactly the same. Lennar, build the street like $200k homes instead of $330k homes. If you look at other builders in the community, they’ve put in effort in providing the best stones and bricks. Lennar doesn’t care as long as they get their money. I’m disgusted and will be selling soon. Won’t be dealing with Lennar again. Unless they fix their mistake . 1 star Customer service is good when it comes to responding to issues in the home. I give them 5 stars. Underwriting was horrible. I should’ve walked away instead of sticking with them. -5 stars Watch out for the 2.8 % tax in the Fate, TX area. That’s about $600 added to your mortgage . 1 star ... More

The process of building was enjoyable until you decided to send me surveys everyday!!!! I literally hate surveys. Quit sending them to me.

We have shared with some of the top people how aweful the communication process was and hope they take it to heart for the Orlando area. I’m sure this will never be posted so I’m not wasting my time to go through yet again how many issues and terrible the loan process to closing communications turned out to be. We understand delays if they are communicated but Were treated like we had no right to find out what was going on with our house. To understand the last straw, after our last walk through and are pulling into the the title company to sign, Brenda calls to ask why we are not closing to today as the construction company called to say they failed an inspection. We were just with them 30 minutes ago and they told us all go. Wasted time. Wasted plans. We were literally in the title building getting on the elevator to the office. When we finally closed and walked into the home for the first time, it was raining from the ceiling and the entire island and floors were soaked with water from the washer being connected wrong. We could not have had anything else happen except they accidentally ran over and bulldozed the house. We had friends build with Ryan at the same time and scheduled walk through and gave them informed weekly meetings. Unless Lennar revamps the model they use now to communicate I would never use them again. Wrong key repairs not complete

Though we love our home, the warranty issues are not timely addressed. We have a builder hold up for our fence that we have been actively seeking a resolution to after 4 months. Would not recommend!

Not the most pleasant homebuying experience since this was my first home. Lennar needs to strongly improve their customer service, hire quality contractors to repair the home correctly the first time, and become more transparent with the homeowner about buying a house through Lennar.

This is my second home from this particular builder. My experience this time around was far most the worst experience. I would not recommend this builder.

Would not recommend Lennar to any home buyer...

We are very pleased with the layout of our home and the location, however, the home buying experience was terrible. The Lennar sales team did not take us seriously. The individual that worked with us during the sales process told us that there was only one “stick” left of homes in our price range… after a week of back and forth we found out that this wasn’t true, and there were two additional sticks that were unsold. They laughed at our questions and worries over making such a large investment in a home, knowing that we are first time home buyers, and said that this nearly $400k purchase would not be the biggest purchase of our lives so we should worry less about the quality of the build. Overall, we felt dismissed by the sales team due to the fact that we are young. We essentially sold the home to ourselves. There was a severe lack of communication and expectations delivery when it came time for us to do our final walk through. There were so many areas of the home that were rushed - from the painting to the carpeting. We found countless paint drips, areas of the carpet that were not stapled down, even the new fridge was dented. The building management team acted like they were doing “favors” for us to fix these items before closing even though we had every right to have these issues fixed prior to closing. When we had questions at this point in the process, it was very confusing whether we should talk to the sales team, building manager, or Lennar corporate. Once again, our concerns were dismissed at this stage and we were rushed to closing as if we were inconveniencing Lennar with concerns over the quality of our $400k purchase. In the six months since closing our water heater needed maintenance twice (the coils burned during the first week we moved in because the building manager left the water and turned off when it shouldn’t have been), a pipe in the master bedroom broke and leaked into our kitchen (the pipes were not properly molded together), and a toilet needed to be replaced. These were just the big items, there have been many additional smaller items that needed to be fixed (loose boards, medicine cabinet was put in backwards). All items were covered by warranty thank goodness, but this just shows how rushed these homes are built. We love our community, but fair warning that the process to buy, build, and close on these homes needs excessive improvement. ... More

The agent who sold the house to me miss-led me.

The build of the house is amazing. The construction manager and employees are awesome. The realtor we were in contact with from Lennar was so helpful. Our lender with Lennar was awful. Communication didn’t exist with her. Would no recommend using Lennar lender to anyone.

I have purchased Lennar Homes in the past (Cal-Atlantic/Ryland Homes) by far this was the worst home buying experience. If it wasn't for the lot size and location, I should have gone with one of the other builders in the neighborhood (Stanley Martin or Providence Homes). The sales experience was terrible both salespeople were not on the same page and took a long time to get a response back. As far as the builder and follow up person they were great and overworked because they had a lot of building going on, but when I was able to speak with them they were able to respond to my questions. My opinion is Lennar has gotten too big and forgotten to focus on customer service and details. ... More

We moved in to the house 3 months back and the drive way concrete had multiple wide cracks, when approached with the problem, the builder is not ready to fix because the external concrete is not covered in the warranty items. So we are not happy with the response.

I don't think Lennar is in sink with all of there offices. whey will call you for closing when the home is not ready. if you give then 10 week heads up that you will be on Military orders they don't care and still set you up to close that day even if the home is not done. I think the next time we start looking for a new home we will start by looking for a new builder.

Overall exterior and interior trim work was extremely poor massive amounts of caulk used to close poor craftsmanship / millwork. MI windows are falling a part - they will all need to be replaced within 12/15 years.

Closing was nightmare for me

It’s NOT worth the headache to use Lennar mortgage for the credits the offer. Our loan took over 60 days because Patrick the loan officer was incompetent. Repeatedly asked for the same documents and did not know how to read bank statements. It caused so much stress for my husband and I.

We haven't bought a home in 15 yrs and hope we never have to again. If we ever do it won't be with Lennar. I don't know even where to start so I'll stick to the facts. First off they sent us the contract with floor plan and we were so happy....until we saw the house in person and realized they SENT US THE WRONG FLOOR PLAN!!! I kid you not, the plan we signed for had a extra flex space down stairs which excited us so much. My wife sews for a living and it was going to be a great work space and sure enough it wasn't even there. Their response...."Oops" That was a alternate draft and never should have been sent to you. WOW... and the compensation for that was Zero of course... Now lets get to closing because this is good one. We understand delays happen all the time. We knew it was a possibility but we had a buyer for our old home and took the chance of selling it and timing being out of it 1 week after our new home was to be closed.. So of course it was not a huge surprise when they called us the week of closing and emailed us and said DUE TO DELAY IN PGE METER INSTALLATION there would be a possible up to 3 week delay. I met with the builder and he said its a PGE issue they can not control and out of our hands. Well what they didn't know is I have a work contact with PGE and so I called and asked about the delay. The project manager for my track was very surprised to hear that and relay NO REQUEST for a meter has even been made. Can't make this up. So I emailed my agent and that builder to relay what I learned and get clarification. I mean maybe PGE is wrong. maybe its their error. I wanted to give my home builder the opportunity to set the record straight. Insert Cricket sound here lol. No response at all. Their silence said everything. Flash forward to when they delayed it again at closing after that delay of the " Meter" cost me over 1k in hotel bills till the home was ready I brought that up with my agent. Her response was " Well I was out of town that week and get lots of emails" She said she never saw the email and even said she did not even recall why we were delayed. Now that made me feel important lol. Sure enough I get a call the following Monday from PGE after I sent that email the rep said " Your meter was just requested?" WOW just WOW. Such blatant dishonesty and lack of integrity made me wonder how they even can stay in business. So you might be asking yourself surely you let your agent know how you felt and the end of all this. Of course I did and while she was apologetic and said I could speak to her Manager of course I was not in the mood to relive any of this. The second I got my keys I tried to put it all behind me. Docusign horrible to get access, first mortgage guy I felt with unhelpful and didn’t answer my questions. Paperwork had to be sent to lenders multiple times because they never received it. Never received the closing documents as they promised, had to call 15 different people to get them.signed on Halloween and I STILL HAVE NO MAIL BOX. They said they sprayed for bugs but I’m still having multiple bug issues, and the bug guy I called said Lennar never sprayed. The palms they put in the yard never grew and are dead. The contractor made promises to be about the final walk through said he would come back to fix the ISSUES and after 2 emails he’s still ghosting me. Never buy Lennar again ... More

You solar contractor does not respond to repeat calls and it says a lot about your business that you work with these contractors

We didn’t have mail for 5 weeks. Lennar changed our town and zip twice within 3 weeks and caused is to lose packages, checks, gift cards, and bills. We are still having issues to this day with address standardization. Imagine losing birthday presents and having your credit card declined at stores due to incorrect billing address issues caused by Lennar. We had to do our own research how to get mail and garbage and utilities setup. Why did I have to leave work in the middle of the day to argue with multiple postal employees in person about missing mail. Not sure why there was no guidance or support once we signed the papers. It made us feel the only thing important was filling a home site and move onto the next one. House itself is good. Water heater could be better but I’m thankful that our problems are all in the admin side. Do better Lennar. ... More

Buying and closing was unnecessarily very stressful

Our experience with Lennar Mortgage was so stressful and disorganized that we ultimately switch lender. Communication was inconsistent, they kept asking for the same documents, and we kept getting conflicting information and last-minute issues that delayed everything. The lack of professionalism made the process extremely frustrating, and we would not recommend them.

This organization is without a doubt the most inefficient and unorganized operation with which I have ever dealt. There is nothing more to add.
