Good: They let you tour the home once it is framed, walk you through, explain things in detail when you can see inside the walls. The sales team that answers your question is excellent, responsive, and informative. The build crews are good and they don't seem to take shortcuts. Not so Good: They mark up the flooring, and offer really crap carpeting so expect to pay another 10-20K for flooring above list so you don't have cheap carpet in living room. Don't use their title or lender, the 5K incentive is eaten up in the first 5 years with the higher interest rate they offer and they are part of the Lennar company so looking out for you is not the first priority. Finally, they run pipes too close to the surface here so we never have cold water or even slightly cold water, in the summer when you really want it. ... More

I have owned many homes in my life but this was the first time I bought new from a builder without the home being done first. I put a lot of trust into the builder that everything would be as expected. I have to give 5 stars overall because everything I expected came true. We love our new home, it was finished in a timely manner, the quality of materials are excellent, workmanship is excellent. I feel the price I paid is a good value for the home. Being new to this I didn't know what to expect with any concern I had but when I called I got an immediate response and solution. All of this makes me say that I could trust them throughout the whole process and have confidence going forward that the warranty on the home will be treated the same. Great staff to work with, they were very responsive.

We relocated from California to Florida in June 2021. We chose Lennar homes because we had a few friends in CA that purchased homes from Lennar and we fell in love with their homes. We were excited about our purchase until we moved into our home here in FL. Upon moving in, Dylan, the project manager at the Osprey Reserve Community, gave insight into how Lennar decided which items to include or not include. For instance, he stated that screen doors on the sliding door were no longer provided because Lennar was tired of replacing screen doors that were under warranty. Additionally Dylan explained that door bells were no longer included. His reasons were that 1) it allows homebuyers to install whatever type of doorbell they like and 2) it helped reduce costs to the corporation (at the expense of the homebuyer.) Dylan, lied for lack of a better term, and told us that although the door bells are not included, the door is prewired for homeowners to have them installed. This is not true. While decorating our house a nail was dropped on the tile in our flex room and we noticed a "pinging" sound when the nail hit the tile. A few days later in our kitchen something fell and again we noticed that "pinging" sound. We went to a carpet store in Ruskin and while shopping for carpet the we were telling the carpet installer about the tile in our home. He stated that the "pinging" sound means that the tile is hollow underneath. We then spoke to 3 additional people who work in the flooring industry. All 3 concurred that what we were describing means that there is a void under those tiles which can result in the tile moving or cracking and it should be repaired as soon as possible to avoid such happening. We proceeded to place a work order concerning the tile with the Lennar Warranty Dept. Hailie, the Lennar rep in the warranty dept. scheduled an appointment with the inspection tech to come out and see why we have 163 tiles that sound hollow underneath. (Again that 163 does not include any that may be in the family room because we excluded those tiles because we're planning on installing carpet there,} On September 22, 2021, Matt, the supervisor from Stewart's Flooring America came out to inspect the tiles. He claims that this hollow sound is normal which we find difficult to believe because 3 other flooring specialists say that hollow sound indicates improper installation. Matt, is the ONLY floor specialist who claims it is normal, and of course he would insist it was normal because to do otherwise would be agreeing that his company did shoddy work. Matt went on to say, sarcastically that if we wanted him to fix it he will for $15K. Another comment made by a Lennar Virtual Warranty Dept rep made us question the tile installation even more. His comment was "Well it sounds like they wanted to just hurry up and finish the job so they could go home." So as you can see even your representatives realize the work/craftsmanship is awful. We are fortunate that the tile flooring is really our only major problem with the house. There are many things that we are choosing to not make a big deal over but flooring is NOT one of them. We understand that the tile is guaranteed for 12 months but as we've stated to every individual we have spoken with about the hollow sounding tile, if it breaks one day past the warranty period we will have to fix it at our own expense. This is unacceptable since we know well within the warranty period that there is a problem. We also know that hollow tiles are more fragile and will be easier to break should something heavy fall on it. We should not be burdened with the potential cost to fix tiles that break after the warranty when we are all aware of the problems well before the warranty time expires. ... More

I would never buy another home built by Lennar

I feel like the builders rushed through the process and no one actually walked thru the home to verify the work was done properly. I had so many problems with this home after moving into it . Things are finally in an ok place , but now there is already cosmetic issues on the exterior. It’s only been 3 months since I moved in and repair needs to be done to that

Builder was great with explaining things and fixing everything that was asked.

The only thing I'm not completely happy with is the fact that top soil was never installed under my sod in the yard. It's very obvious because the yard is very bumpy and some areas the grass has died.

Our Lead Builder, Jesse, was outstanding. Great communication skills and very genuine. Pleasure to do business with. Our home is well constructed and we couldn't be happier. Thank you!

I had a great experience with the Lennar Team. The agents were very knowledgeable, professional and patient. All transactions were done in a timely matter without any complications.

My experience was truly smooth from beginning to end. I was pleased that the buying process was seamless, my unit was ready on the date that was given, and my walkthrough issues were finished to my satisfaction. After move-in I called about 3 issues and they were completed in a timely fashion. I did not schedule my 60-day review because there was simply nothing that needed attention. So I have been focused on enjoying my new home and not focusing on problems. So thank you Lennar!

We had flooring issues and although I appreciate Lennar taking care of the issue our baseboards and walls were destroyed in the process. We were told painters cannot be scheduled until January and the damage is beyond what paint can fix. We had to do a key release for a week while the work was being done which is fine but the workers used our spare restroom and soiled our bath mats past being able to be cleaned and left urine stains on our toilet. The home was turned back over to us filthy. Lennar then had cleaners come the following morning after we requested and they cleansed the bathroom however the floor was still filthy. We have before and after photos for proof. We were extremely disappointed at the lack of professionalism and oversight on these issues. Our baseboards are a mess, holes everywhere and they do not even line up. ... More

Staff was a pleasure to work with both pre-closing and after settlement. Very responsive to any issues that required attention. Genuine interest in customer / homeowner satisfaction.

The location was key. I like the look of the townhouses but the roads and parking in the complex was not repaved, the gates and fences were not finished and many of the wires around the complex were not buried. Lots of outdoor things not completed when it was stated they would be done upon building of the houses.

I was very lucky to have Ali as the person who oversaw the building of my home. He was very professional and made sure I was happy with the end product. Jodi was my customer service liaison who ensured items that needed to be addressed were scheduled and completed as promised.

I love the quality of the home and how beautiful the community looks. Overall I’m happy about the experience.

Had a great experience purchasing through Lennar.

Bought our home back in May 2021. They installed dead grass. Builders said they’ll replace our grass. Still haven’t and they don’t answer our calls for updates.

There are lot of issues with padding and even bricks those are outside are not aligned correctly, people who are building has to be careful when they do that and also same as floor padding issues, working with Mario if he can help us Haven’t reached anything about bricks in alignment issue yet

Very disappointed with solar. 3 months after moving in and solar not activated. Lennar tells me that I need to call Sunova and XCEL. None of my neighbors who moved in at the same time had to call anybody and their solar was activated months ago.

During the final walk through everything identified before was covered. Also, the warranty and services provided after I moved in.
