Work with Gavin and Rocky was above satisfactory. Was required to sell my house to keep this one off the market, but would not give me a closing date. We were able to move just before being homeless but we got only one day notice. The experience was nerve racking and frustrating. VERY UNACCEPTABLE.

It seemed like no know knew what was going on from the get go. Almost lost the house because we were selling our current home and that was a big deal. No one told us that. They had to redo the entire tile floor downstairs 2 times because of bad workmanship. I even let the super know of issues before the first flooring was completed. Only good out of it was we got to select the color we really wanted. Found lots of bad workmanship items. It took countless times pointing it out and bringing it up to get resolved. Some are still on going two months later. After we closed, the guys that said to reach out if there’s any issues went silent. It’s taking forever to get last items resolved. Not a single person knows what’s going on with the solar system. I called the solar company and the power company to get things started. Every single neighbor has a lot of issues with their home. We love the house but everything involved with the purchasing and closing was terrible. The best day will be once we no longer have to deal with lennar. The after closing team has been on top of things to help finish repairs. We are not getting pushback on issue we find but there was just a lot. ... More

Horrible experience Lies on many things

For the price paid, the interior of the condo has poor quality materials. Parking assignment was terrible. I bought a unit in building 10 however they assigned parking near building 7. They wouldn’t disclose this details during the final walkthrough and were sneaky about it. Now, Lennar and the HOA are pointing fingers at each other. Guess who suffers? Me and my family.

Sales agent not present at closing. Parking lot allocated to other building without our knowledge. No orientation provided about garbage, club house or even for the building. HOA doesn’t exists for you.

If they don’t want a sloppy built home with a builder who doesn’t care because it’s all about who can build the most home in the shortest amount of time then stay away from lennar. The only time they care or reach out is when they get a bad review then you phone starts ringing & your email starts to go off. You have to live with a bad built & try to fix things yourself because of incompetent construction crew & a lennar team that wants to make sure there pay check is correct. All these mistakes will cost your company more in the end with a class action lawsuit. A company that knows better but won’t do better. ... More

Buying home with Lennar is nightmare, I would not recommend anyone go with Lennar at least in Sutton fields. 1) To start with Ronnie (sales agent) She is one point of contact who gave me 20 min to select a home and never picked my call after booking, responds only text message, no regular update on construction or meeting with construction manager. For any questions asked she was rude and will threaten like you can cancel your home if you are not happy. No updates provided as a courtesy to us on changing home Brick color, removing vinyl on bed room or delay in construction time. I must reach her every time to get weekly update. She will provide default answers like construction delay or no updates from construction manager, Never provided specific details. Two of my buddies booked home with MI in my street Sutton fields, I was part of walk through and closing, they took responsible for every item and had really good home busing experience. After that I would never recommend any one to go with Lennar. 2) Walk through is less than 15 minutes and sent me document in mail only 15 mins before inspection while I was driving to inspection, Sprinkler or Sod was not covered in inspection and it is not part of warranty. Sod provided to home 4316,4317,4321 and 4312 tartt ave are 4- Quack glass weed. When I asked during inspection solution provided is we will mow it before closing. All the concerns I said during inspection was not documented and inspection person said we will address it and will do pressure wash home before I close it. After getting the Keys home was untouched and none of the issues are addressed. When I asked sales agent, she asked me to go to warranty. Warranty people say exterior is not covered in warranty. (Door threshold is full of cement, Patio is covered in mud, insulation was removed in attic and not placed back under A/C unit.) When all 4 homeowners raised this issue to Wayne on the second day after closing, he inspected home and said it is from soil. When I pulled sod out and should him it from sod, he has no answer. Then move on and saying this is not covered in warranty. That shows lennar has no Quality control on Sod purchase. Even now all 4 home owners have no clue how to get red of quack glass (which has no herbicide to control it) Nursery and lawn experts recommend to resod or kill and reseed entire lawn. Would like some one to come and see the Sod provided to us, who is genuine and ready to address issue. My buying experience was horrible, from the moment I signed the contract and paid my down payment. My sales person did nothing to earn his fee. No one even met me at my home to hand me my keys. I was told they were in a drawer. When I arrived, the house was filthy; there was even a dishwasher in the great room. I have over 40 issues needing warranty work. The workmanship was deplorable. I am shocked that Lennar would let such a product carry its name. The mortgage company was also sub par. I couldn't get people to respond to me, and it took several attempts to get every issue resolved. The ONLY part of my buying experience that was of quality was the closing. My notary was excellent, and the closing was smooth (although, the title company had the incorrect closing date on several documents). Since my purchase, my warranty rep, Susan B., has been EXCELLENT. She is responsive, dependable, and takes pride in her work. ... More

Really just to much to type. We had several changes in contructuon managers. Major communication issues and many things overlooked due to changes. Several push backs with closing dates. Very stressful process with many false promises

Process was not what I expected. Got a lot of push back from agents. It’s been 45 days and I still have not gotten the grass installed.

Being a first time home buyer, I wasn’t familiar with the process of purchasing a home. The information required was understandable since it’s a large purchase however it was time consuming and extremely detailed. Once that was complete I thought the worst part is over. I was wrong. One week prior to signing my papers I was told it needed to be extended, I understood. The second part, I was told that the home I was purchasing (which was completed except for minor details) was inspected and it was valued at about 13K more that I was paying. I was told I needed to pay that difference. At this point I understood the price was set, as well as my down payment and monthly mortgage. I couldn’t afford to pay this amount. I was then told what can I pay and I stated I couldn’t afford anymore. The agent stated he would contact the area president and would explain why I couldn’t pay the full amount but was able to pay an additional 1K. I was told of this offer was declined, I wouldn’t be moving into my home. I was upset, and was ready to give up. After a couple of days I was informed my offer was accepted and I’d be receiving a final overview of my down payment and the other details involved. Upon reviewing my documents I noticed that they increased my down payment by 6K more. This was the third time my down payment was increased. I was pretty upset. I was explained why, which was something that was previously discussed with an agreement and solution. My overall experience was horrible and I feel somewhere in this process someone messed up and tried to get me to pay for the mistake. Disappointed and wouldn’t recommend. Now I’m moved and it’s been more issues, such as my A/C and electrical issues that apparently are not up to code. Low quality of products used to sell fast, lack of great customer service, no responsibility to fix items prior to sell forcing customers to close without options

My loan and mortgage officer Anna and Deacon were completely unresponsive for days leading up to closing and terrible about returning emails, texts, and phone calls. Very frustrating process. Our salesperson Trent showed us online a home with wood flooring and when we asked for photos of the home he sent us two photos are night showing very little. When we saw the hole with tile flooring and were upset he just said "well it was in the contract."

The price of the home doesn’t reflect the low level quality of materials and craftsmanship in the home. The home has a beautiful face on it but basic everything else from the cheap doors, no locks on the door knob, the basic level stove and microwave, carpet padding, no screens for the windows and the most horrific caulking and painting of the base boards. I reached out to inquire about upgrading the low level things and I was told that it violates the warranty!?!?. You don’t know all of these things until you get in the house and live in it. Also what happened to everything is BIG in TX??? The driveway doesn’t fit to full size vehicles. You can’t even get out and not be standing in the grass. That is TERRIBLE. I’m coming from Florida and the Lennar homes are on a completely different level and quality. I was excited about this experience but I feel like i’ve been scammed for $150K. Build rushed. Drywall not satisfactory. Paint not satisfactory. Appliances not set up correctly. A/c unit not powered up. Propane tank too close to home, can't build a sufficient deck because of it. Very responsive warrenty program though. New home sales team pushing construction team too fast. Corners are being cut, mistakes are being made due to aggresive schedule from what I can see.

If you purchase in Babcock National from Lennar, DO NOT expect to move in within the first 60 days of closing - your residence will not be inhabitable! The worst part of the experience is the attitude of the construction manager and failure to communicate on resolution. INSIST ON THE WARRANTY DEPARTMENT TO BE AT YOUR WALKTHROUGH WITH AN IPAD TAKI G PHOTOGRAPHS OF ALL THE ISSUES. TEST EVERY APPLIANCE THOROUGHLY DURING YOUR CLOSING.

Empty promises. Deceptive sales tactics. Unresponsive building manager. Deceptive purchase agreement. No response from customer services. Some incredibly incompetent decision’s made to save a buck.

Kept being told this would be one of our happiest moments, had many issues and concerns still haven’t been addressed and have moved in still waiting to get some resolution. Luv my home but overall experience was horrible and still not able to enjoy our home. Very poor communication at the very beginning, still lack of her and now. Felt so rushed and pushed and thrown to the side. Hope no one else had to or will have to experience what we did. My realtor was the only one I felt that was really here helping and supporting us. Neighborhood is wonderful so far.. wouldn’t change anything

Wouldn’t recommend LENNAR to anyone still trying to get get doors flipped right side up no handles on doors took two months to get lights in rooms

Construction manager Patrick Diiorio has been rude, disrespectful and unresponsive when asked about status or had any concerns. He would respond only at his will and did not bother to even respond at times. He has to learn how to speak with customers, nobody is doing anybody any favors. A lot of the things could’ve been easily resolved with better communication

They changed the building code to have your drain pipe from your hvac system to drain in your master bedroom sink and it makes a loud gurgling sound every time the heater or a/c is turned on so it’s impossible to get sleep. They won’t come and reroute it either. I wish I would have used my realtor instead of their’s. I would not recommend using their loan officer, get your own! worst experience I have ever had buying a house. I will never buy another lennar home.

As an investor I'm not sure I would ever purchase from Lennar ever again. My experience with the Lennar team in Pensacola was a nightmare and frustrating. They have you come in and put blue tape on all imperfections and giving you full confidence that these items will be fixed only to have you come back on closing day to show you that the imperfections we're taken care of when they weren' knowing that you are closing later that day they assure you that these items will be taken care of then they don't follow through. They also did a switcharoo of the person conducting the walkthru between the initial walk thru and the final walk thru so that the person conducting the final walk thru has an excuse to say that he wasn't there and didn't know about xyz. I have photos of every imperfection I took that we taped during our initial walkthru and they did not fix these in full during the final walk thru. By then they have removed all the blue tape so you can only take them at their face value which isn't worth much at all. Crooked if you ask me. Then lennar financing calls you when you're 70% within the process with your mortgage lender and throws your mortgage lender under the bus and tries to snipe you away from your current lender after talking crap about them and offering us a lower rate if we increased the price on the sale price we already negotiated and finalized. I have all the call logs and emails between lennar mortgage and I during that time and my realtor was notified as well along with the loan officer and we both were astounded by the unprofessionalism of this company. Give me the reigns on running this entire pensacola branch and I will fire most of the personnelle as this isn't the gold standard you expect from a company who supposedly has ethics and integrity to uphold. They also have a 60+ page contract, that you must review in full... Skip a page and you end up with them taking the shirt off your back. There's alot of loopholes within the contract that is only beneficial for lennar... It is not anywhere near a standard farbar contract. We closed the home a couple of months ago. The house was not ready to be closed due to several issues found during the final walkthrough. But we closed as they promised to fix all items on the same day. But they did not fix all issues. I had a terrible experience working with a few folks. After I moved into the house, I found several issues and reported them to Lennar’s warranty department, and waiting for their response. I went back to my apartment in NJ as no internet is available, and I needed to work from home. I fixed several issues associated with the washer. The dishwasher doesn’t work correctly. No power connection to the internet panels. No grounding rod is installed. Poor painting. Overall I had a very bad experience working with Lennar. Hopefully, they will learn one day how to treat customers with respect and gratitude. ... More

This was one of the most stressful processed I have been through. If we hadn't loved the floorplan and neighborhood I would have walked away from a $15K deposit. To say that communication was terrible is putting it lightly. It was essentially nonexistent. I sent 100s of emails that went completely ignored and unanswered. Our sales rep deliberately misled us to calm us down when we were really exhausted from the process. While he didn't outright lie he did mislead and showed highly unethical service. We were delayed time and time again. They even pushed our closing on the day of closing with no one telling us when the new day would be for another 5 days. When we finally got into our home there were still many items that were not completed, painting, doors, etc. The materials are cheap builder grade which is to be expected so I can't completely fault them there. On the positive the warranty team has been wonderful. If anyone is considering buying with Lennar I would be sure you really love the house and neighborhood and add 3 months on top of whatever they tell you is the timeline. Also, don't expect communication and be prepared to experience the worst customer services of your life. ... More
