This whole experience has been horrible from poor workmanship quality to mistake after mistake. And even worse I am STILL waiting on basic things to be fixed. Lennar customer service is useless and does not care or know anything every time I call them. It takes weeks to get any type of answer about things and then when they come to fix it they break things even more. The only reason I have two complete work orders is because I called myself and advocated.

At first it was good but after you sign and put money down, takes sales 2-3 days to call back even my realtor could not get a hold of him. The on line paperwork is a joke. The first walk thru was horrible water leaking in the wall and Lennar was just going to leave water in the wall and underneath the flooring. Paint not finished. Just got it fixed on the day of closing. Let’s talk about Lennar contractors damaged my A/C unit outside and when you send a service request in it’s poor response. Front door sagging. Closet door damaged kitchen cabinets coming apart over all just a bad experience . Will not buy a Lennar house again or will I recommend anyone else. I have learned in business that for every one bad it takes multiple goods to forget the bad , that is something Lennar needs to learn, because what Lennar advertised is not what happened ... More

Our home was not delivered on time not anywhere near the date that was told to us when we purchased it. When we did close and moved in we found at least 40 plus items that needed to be addressed which we have submitted tickets for repairs. Our construction manager promised he would deal with them and disappeared then we were given another contact and they disappeared. We have lived in our home for over a month and still do not have mirrors. When you submit tickets for repairs the contractor just shows up without scheduling with us and we have to work we can’t just sit around every day waiting. We have been threatened by Mike B. that he is going to cancel our submitted work tickets because we are not able to be here every day when they show up. These items should have completed before we moved in not after when we have to miss work, I can not be home every day waiting for contractors. Lennar's customer service is absolutely horrible. The responsiveness to customer issues is non-existent and no one seems to care that the home you are moving in to could be your place of living for the next 20 years or so. They seem more concerned with getting you closed and signed, your money in their hands then they stop responding to you. Slight issues are lumped in with major shortfalls in the construction and their response is, "it could take up to 90 days to resolve your issues". Avoid this developer if at all possible, and if you do buy a home from them ensure you are able to stop by the construction site often enough to validate the work being done by their sub-contractors. My inspection was done by a Lennar provided inspector and the final walk-through consisted of the Lennar representative attempting to rush us through the house as she had "other homes to walk-through with other buyers". ... Worst buying experience I have ever had. Pressured to do walk thru then nothing on the list from walk thru was completed by closing. 45 days after closing and light fixtures are still on back order, roof tiles broken, and doorbell doesn't work. only in the last 24 hrs has anybody tried to help. Walls are not straight, and paint is one coat of the cheapest paint on the market. Job site was full of trash for entire build and had to personally remove trash behind cabinets and in walls before being inclosed.

These is our second time buying a home and the experience with Lennar is awful. No one respond in a timely manner to any situation. Home was close with lots of open items that I need to follow up week and no one can confirm when they are going to get fix. The right hand does not know what the left hand does. The quality of equipment and construction do not match the price. Every time I call for follow up have to go over what is needed, they do keep track of customer situations or items. You ticket/open items is like a hot potato because no one is accountable to get the issue resolved they will ask to call someone else or just don't reply. My home is a disaster. I have two different types of baseboards throughout the house (some round, some square), paint on the carpet in every room; almost every cabinet is warped or damaged; the doors are damaged, the mirrors are damaged, and the outside front door doesn't even have trim; there is sealer spilled and mixed in with the grout in the shower, broken tiles, carpet is cut too short and does not even reach the corner in the loft hallway; my furnace is broken and was repaired halfway...this is just to name a few issues and the original warrant rep told me to "lower my expectations" during my walkthrough. This is our 2nd new home buying experience and Lennar is BY FAR the worst builder we have ever dealt with. The quality of work is absolutely atrocious, there's no pride behind their workmanship. They try to save a dollar where they can, which means your home will not have a DOORBELL, a peephole or a microwave. The list could go on for a long time but these are a few examples of just how low they go. This experiencing of buying a home with Lennar, and now living in the product for a month is nothing but a huge disappointment. As a Realtor of over 18 years, who has sold to my customers a lot of Lennar products over the years, this experience of buying my own has been awful and I would never suggest to anyone to purchase a product from them. The build quality is crap compared to how they use to build 15 years ago, their service is awful, they also are cheap and try and force you to use more companies they own. So many things wrong that my complaints are being filed with the dept of commerce, and the board of realtors. they make the buyer pay state deed tax, this is so crooked and wrong, they also make the buyer escrow for work they don't have complete, another thing that is crooked and wrong. they also don't complete any work on time.. we closed in May were told would have a yard by end of June and it's not July 5 and they have not even started this work.. in which until it is complete my money is held in escrow because this unethical lousy company does business like this. They are money driven and don't care about the consumer, they build cheap crap and I dislike them more than any builder I've ever dealt with.. I will bash them over and over unless they change and try and make things right for my family. they also are cheap that they don't even pay a realtor a true commission and their lame closing gift you you is some blanket and water bottle that we tossed in the thrash. I recently completed a townhouse and they've yet to address any issues with this build. The people involved have yet to come back and address any issues and there are some major issues wrong.

Horrible buying experience. The house got delayed for 6 months from the expected closed date. I am still working with the builder for fixing all the issues two months after closer.

Terrible experience moving in. I will never buy from Lennar or reccomend to anyone after this horrifying experience.

Very bad experience, I have called and even went to the office and no response with the things that need fixing, and we are still waiting for someone to respond to us. Many things needed to fix on the first walk through. Still waiting for it to be fix. And now we have other things to get fix, No response at all. I would not want anyone to go through this.

Unfortunately my agent did not check in with me regularly to give me updates. My closing date was pushed back 5 times. The last 2 times I was notified in less than 48 hours. The delays turned out not to be due to the supply chain issues but instead Lennar dropped the ball with city permits and permits for my gas meter. I was given the excuse that they lost construction staff in my neighborhood. When I moved in the "deep clean" was not done and several items needed work. It took about 3-4 weeks to resolve. Signing in July for a house that would be ready in November, that would then be delayed month by month until May. How can you think you can finish a house in 4 months if it’s going to take you 10? But when it’s finally done, we were given zero flexibility in closing day. We had to be flexible for all this time and Lennar gave us nothing at all, even threatened us with a 500$ per day fine! Communication during construction and even sales was very poor and even now past closing is minimal. If Lennar is the last builder on earth, I’ll buy existing homes..

Construction delays which were not communicated prior to buying the house. Very poor communication throughout the process. House built with poor workmanship standards. And response from Construction Manager was it is acceptable per Lennar standards. I didn't knew that lennar had such low standards. Not happy with at all. Even now response is very poor if I open any ticket. And for bigger issues Lennar asked me to directly contact vendors. So accountability at all. Terrible responses to work we need done. Had my air conditioner go out in the first month and had to called around to 5 different people before someone would help me. Made a request on the Lennar service page to get my kitchen island fixed and am still Waiting for it. There are staples popping up thru the carpet all thru the house. Not impressed with the quality or the service after. Would never buy another Lennar house or ever recommend it to anyone. Very dissatisfied

The person who inspected each job after it's finished let most of the sloppy job go and passed it on to us. So many things were not met the specification or quality and they let it go. This is the first time I built a new house and I could not believe i will have this type of experience. Personally I don't think it's Lennar fault, it's the person who is in charge of final inspection of each job/items that let it go. If I'm in charge of inspection this house or my house I would tell the contractor to do a better job or redo the job until it's good. I don't have anything good to say about the person who was in charge of inspection of my house...very very very bad. This person should not be working for a Big Name Like Lennar. Very bad all departments.

I never expected the following from the Lennar a reputed builder! 1. We were told that the house will be closed by October-November of 2021. But the house was closed on April 28, 2022. The 6 months delay. 2. The house was not ready at the time of closing. We were forced to close the home on closing day since me moved from out of state. The new closing date would have been 1-2 months later. 3. The quality of workmanship is poor with lots of issues. 4. Lennar still have to fix the issues with drywall, electric wiring, garage door, kitchen cabinets, carpet, painting, plumbing etc. 5. Due to delay in closing, our home mortgage interest was increased by 2.25% which increased our monthly mortgage payments. 6. Except James the sales person, no one responded to our phone calls and messages in timely manner. I hope Lennar would compensate us for all the pain and embarrassment we are going through. ... More

In the four homes we have had built in our lifetimes, this was the worst experience from start to finish with having a new home built. It took over 15 months to complete the home. This was a subdivision 1 level 1850sf cookie cutter home nothing custom. It became very apparent that Lennar was overcommitted and had to much WIP (work in progress) open which basically paralyzed productivity. For the entire duration, we had to be the ones to prod and ask for updates, which were vague and usually a bunch of excuses. Lennar has many issues but it’s biggest issue is zero ownership of anything. I’ve never in my career seen so much lack of ownership and quick to blame others and not just address/correct the issue. When it was finally getting close to the finish line after blowing four “it will be done in a month” guesstimates, we were finally told that the home is ready for walk through. We flew across the US for the walkthrough only to be insulted by it being completely undone and trashed. We arrived and the homes doors and windows were all wide open to the elements. It was dirty and filthy throughout. Missing doors and damage to the finishes everywhere. It was a complete waste of our time and money to even come down. We ended up closing about 3 weeks later and although they did a couple things, when we moved in the floors were filthy and had caulk and paint all over them. Tile floors had chips and scratches, the trim was chipped and dented, doors had holes in them, closet doors were not even hung just leaning against the walls in the halls, the garage floor was dirty and had to be sprayed down due to a blue chemical on the floor, the garbage disposal was not connected but rather a live wire where the switch would be was exposed under the sink. Basically we bought a used resale home and not a new home. There’s no way you could call this a new home when you look at the finish work…it is so dented and beat up it looks like a lived in 10-20 year old home. Then to top it all off the first day of move in we had a roof leak. This was the first time we got to see Lennar quickly jump into action. They came out and started with dry out equipment and tarped the roof. After about 4 days of dry out, which was very loud by the way, they had the roofing contractor come and fix the leak. Turns out the leak was due to shoddy waterproofing work at the ridge vent, after talking with the remediation folks and neighbors this seems to be a common everyday thing….no biggie for Lennar. Again not very new house Feeling. Two months into owning the home, Lennar is actioning the items on our initial 25+ item list, which my expectations are so low of Lennar that I’m actually pleasantly surprised that they are jumping into trying to address the issues. Still have a nice big ceiling stain in the home along with missing trim from the roof leak, which again doesn’t make you feel like you bought a new home, but hopefully in the coming weeks they will fix and hopefully they fix it like new and not just more amateur hour finish work workmanship. If I were consulting Lennar, and they should pay me for this consult, I would tell them their biggest issues are extreme lack of ownership from bottom to top and at every level of management, extremely poorly managed job sites, opening up too much WIP and not being able to effectively and efficiently complete the work, and some of the poorest quality finish work ever, which in the end that’s the biggest thing most of their customers are going to see and judge on. I truly am amazed that this is a publicly traded $12 billion a year in revenue builder. I work for a pathetic $1 billion a year in revenue company and they would never allow this level of incompetence and lack of ownership management. They would fire everyone from bottom to top until the issues were rectified. This is also a company, which serves the electric utility industry, that will send one of their private jets and engineers and equipment if the customer has an issue immediately. They actually care about their customers because as they say, our customers never have to buy from us ever again. I feel like that is a motto Lennar should adopt to attempt to strive to something better than where they are today. ... More

Issues from start to finish. Deadline was off by 6 weeks, major incomplete projects after closing, NO timely responses, several points have to be deducted for quality of craftsmanship and supplies.

Lennar, where to start with you!!!! ABSOLUTELY the worst home buying experience. It literally took my having to locate Greg (Lennar Homebuilding and Land Regional President) via his personal cell phone number while he was at home to understand how someone by the name of Kelli (Director of Sales & Marketing) could be such a heartless, cold, foul individual!?! It wasn’t until this stage in the process we actually had a conversation with someone in Lennar Corp who actually had brain cells, and functional ears. For that, I thank you Greg. You were the first person in Lennar corporate that actually had a heart, listened to what was happening to us (through no fault of our own) and actually took the time to make the situation right. Well Kelli attempted to call me and take credit for the suggested workaround, however it was the workaround that both Greg & I had discussed during our conversation. As for on-site, here at the Gales Creek location in Forest Grove! Starting from Jason, going to Emilio, and ending with Melissa & Allison. These (4) were ABSOUTELY amazing! I feel bad that great people like the (4) I had mentioned above, are stuck “bearing the repercussions” of Kelli’s poor leadership. Her decision making, lack of empathy, and absolutely FOUL communication skills really puts these wonderful employees in a disadvantageous position. I hope these (4) employees are recognized for all their efforts because they were the saving grace in this whole nightmare. I hope I NEVER have to do business with Lennar again for the remainder of our lives. Good riddance, I hope y’all wake up and reassess how y’all treat people. We understand it’s a sellers market, but the people purchasing your homes are still your customers as well. You should somewhat care about their overall experience when it comes to interacting with your company. Oh, btw. As for the quality. We bought a duplex, and I know we have separate walls (I’ve seen it with my own eyes during the construction phase). However on our shared wall area, you can hear everything your neighbor does. In the past couple months we’ve lived here the HVAC has broken twice… the oven flips the breaker. The hot water heater leaks. Our POC at Lennar was not helpful- in fact it seemed that she actively tried to schedule our 3rd party inspector to come at incorrect times so we had to reschedule with him, as you can imagine that was expensive. Our other POC on site was wholly unknowledgeable about our home. He had not idea where filters should go for the HVAC, and at one point told us our unit didn’t need filters. That being said. I love the layout of the house, the location and our neighborhood. But this can be found without using Lennar. I would not recommend buying a home with Lennar. ... More
