First, I would buy 10 houses from my Lennar New Home Consultant, Alina *****. She is amazing! I don’t think I have ever met such a committed and hardworking woman. That’s the good. The bad, too many cooks in the kitchen with the mortgage side. I didn’t count the emails I received but my husband did and he received over 80 emails by the time we closed—that’s ridiculous! Then there is a Lennar portal which is almost useless. You will go online to check and make sure everything’s done (uploaded, signed, submitted, review, etc) on the portal thinking great everything has been checked off. You of course would be wrong, as you will only discover it wasn’t done because other things are emailed to you separately and it did not show up in the ‘things to do’ that the portal reminds you about. And you have so many emails you don’t know which of the 80 is important or redundant .Plus, you will be asked to upload items and you do (the day they are requested) only to then have someone ask you to re upload them because they can’t find them—even though they are clearly labeled in the portal as originally requested. So what is the point of the portal? Then unfortunately, you get moved from one person to the next so then you don’t know who to reach out to for what ever question you have regarding your loan or mortgage questions. Then if that isn’t enough someone else will start texting and emailing you sending out info or reminders and because you don’t know who they are you can’t determine if they are necessary or superfluous? And I can understand that they’re trying to make each person responsible for a small amount of the process however, if Lennar really cared about their customers, they would explain it to them before the process started. They would say something like, you’re going to be in contact with X many people during this process. After each step is completed you will move onto the next person. If this was explained, it could be streamlined, and the customer would understand what to expect (in my opinion). Lastly, there is the walk though, that is both useful and where the wheels fell off for us. Useful in that you will get important information about where to find what in your new house. You will talk with men who are friendly and charming. Regardless, we had to get 3 inspections because our trust was broken related to that walk through. It’s too long to go into—it was a troubling and unfortunate situation. I would just encourage people to get and speak to your home inspector about follow up inspections (ours was incredibly reasonable rate wise). Then after it’s all said and done you fill out the survey and to Lennar’s credit someone did reach out both from the mortgage department and from the construction side. They listened and I was honest about the good and the bad. I appreciated that and respected them for having an open dialogue about the missteps without making excuses. So now I live in my home. I was told that they would come and repair a problem I have with the the interior door of the garage quickly since I had such a bad experience with the sale process. I didn’t pile on and ask for a ton of things just this one annoying door. It’s been a month and wouldn’t you know it, no one has made time to take the 5 minutes to fix it. Nice words no follow through. So in ending, I started nice and I will end nice. Lennar has great floor plans. They leave a lot to be desired but at least the bones are good. The people I have interacted with have all been mostly warm and friendly and I appreciate that. I truly think that things fall through the cracks when people are rushed and overworked. I expected professionalism, for instance, why would door hinges be painted over?

Our AC unit was not functional when we moved in Now our ***** runs non stop even when we turn it off. So its running up my electricity bill There are switches that don't function. The garage walls where not ***** lots of little flaws. Our front lawn and back lawn have completely dead spots where nothing grow. Most realtor I know give nice closing gifts we have a blanket with Lennar logo which is weird When you spend that much on a home

I've been without a toilet paper holder in our bathroom for over a month because the installer or "Trade" as they say, forgot to install it. Unacceptable Responsiveness and Service!

I will say that the sales representative is excellent. He did absolutely nothing wrong. It's the way that the homeless constructed, and the people that I trusted to make sure that the issues that were pointed out during the first walk-through and inspection were to be fixed, didn't fix them properly and has made them worse. Again, I took pictures and video of everything. The Lennar representative who assisted me with the end process where I had to walk-through and put blue and orange tape everywhere, she is excellent as well. Her name is Sonia and I am so grateful for her. I think a serious overhaul needs to be done with the types of contractors that Lennar goes into contract when it comes to building the homes. For some reason, every single house in the track of homes that I was going to purchase a house in over on Brindlewood, I was told by the project manager that they were unaware that the manufacturer for those cabinets painted every set of cabinets in every house, a slightly different shade of white, making it difficult to properly fix and adjust a majority of the cabinets that were installed incorrectly or poorly. The poor craftsmanship repairing chips in the granite was also unacceptable. There were so many other issues that I ended up walking away from the house day of closing. My heart was broken, and my children were extremely disappointed and even though this happened a few months ago, now, we are still very hurt by the fact that we had to walk away from our dream home. I cannot trust that these homes were built properly if what I'm seeing on the outside and on the surface were put together poorly, in a rush, and then I'm told that things aren't that bad or just except an extremely loose doorbell because of whatever reason. Putting wet concrete the day of closing on separation with the roof and the house is absolutely insane to me. Then the expectation that I would take the house with exemptions? Are you guys serious? I'm sure that there are people out there who do this and it's not uncommon but to me it's not a wise choice to agree to a home loan when so many issues were already present. How can I trust that the house houses were built properly and what's crafted behind the walls where I can't see was done right when what I can't see isn't done properly at all? I would definitely not recommend Lenard to anybody and I hope that this review helps anyone else who may have experience a terrible experience with Lennar and maybe there's some issues with the house that popped up after they closed. Again, sales rep was excellent and so was the lady who helped me do the walk-through towards the tail end of the home closing process. One price when you look at the home but when you agree to buy it, the price is different and you'll never see that price again

I have bought and sold many properties throughout my life, and while every transaction can have bumps in the road, this was by far the worst home-buying experience I have ever had. Nearly every department involved dropped the ball, and the lack of communication, accountability, and basic human compassion throughout the process was honestly shocking. The biggest issue was the complete misrepresentation of our lot by Sales Associate Jennifer *****. We specifically chose this home and paid a premium price because we were told it was the largest lot in the community. Jennifer personally walked us around the property and explained that the lot extended all the way to the retaining wall on two sides. That representation turned out to be false. In reality, it is one of the smaller lots in the community. Had we been given accurate information from the beginning, we almost certainly would have chosen a different home. We would have saved tens of thousands of dollars and likely been able to move before the birth of our newborn baby. If Jennifer was unsure where the lot lines were, she should have said so and verified the information before making representations that directly influenced one of the biggest financial decisions our family has ever made. Communication completely broke down once the appraisal came back below the contract price. We requested that the sales price be adjusted to match the appraised value, and Jennifer asked us to send our request by email so she could discuss it with management. That was the last communication we ever received from her. From April 2 through our closing on April 21, and even after closing, our phone calls, emails, and text messages went unanswered. We were left scrambling to find anyone who could answer basic questions about the appraisal, the lot discrepancy, and eventually the last-minute closing date change. That closing date change created an absolute disaster for our family. We were originally scheduled to close on April 17 in a simultaneous closing with the sale of our existing home, which was also a Lennar home in Pearl Estates. I made this timing extremely clear from the beginning of the loan application process in November to Loan Officer Peter *****, again to Loan Processor Nickesha ***** in March, and again to Robin at Lennar Title on April 7. At no point did anyone tell us that simultaneous closings were rarely approved or would likely not happen. We only learned that after everything had already fallen apart, when Homebuyer Concierge Natalee ***** informed us. Despite internal emails apparently circulating regarding changes to our closing date, no one communicated those changes to us. In fact, on the evening of April 16, I received an email from Natalee with the subject line "Closing 4/17." It wasn't until I personally called Lennar Title on the morning we were scheduled to close and move that I was told our closing had actually been moved to April 20. The explanations that followed were equally frustrating. Departments continuously pointed fingers at one another while providing conflicting information. At one point, we were told we should have known we were not ready to close because our loan had not been approved for remote closing, despite prior written confirmation from both Lennar Mortgage and Lennar Title acknowledging that approval. To make matters worse, the revised closing date was impossible to meet because the Closing Disclosure had not been delivered in time to satisfy federal TRID requirements. I only received the Closing Disclosure after specifically requesting it because the title company handling the sale of our existing home needed a copy. Had I not requested it myself, our closing likely would have been delayed even longer. As a result, we found out on the very morning we were supposed to close and move that we legally could not close. We had to cancel movers, reschedule appliance deliveries, arrange temporary housing with a newborn baby, two dogs, and cats, and absorb significant additional expenses and stress. Because of the delays, we also lived without a refrigerator for nearly a month. Throughout this process, every department blamed another department. Lennar Mortgage blamed Lennar Title. Lennar Title blamed Sales. Homebuyer Concierge blamed everyone else, including me. Sales disappeared completely. We constantly found ourselves chasing answers, tracking down names, making phone calls, and begging for updates that should have been proactively communicated. The only people throughout this process who consistently demonstrated professionalism, responsiveness, and genuine concern were Sandy from the Concierge Department and Jon Peters and Shae Macpherson from Quality Assurance. While Sandy's ability to resolve issues was limited, she always answered the phone, followed up, and genuinely tried to help. Jon and Shae were equally responsive before and after closing and were a bright spot during an otherwise incredibly frustrating experience. After closing, we were also told Lennar would explore possible options regarding the adjoining parcel that we had been incorrectly told was part of our property. Unfortunately, just like so many other issues during this process, communication stopped. Our follow-up emails requesting updates have gone unanswered. Lennar had countless opportunities to demonstrate accountability, empathy, or even basic customer service throughout this process. Instead, we were largely ignored and left to manage the consequences of mistakes that were not our own. I understand Lennar is one of the largest homebuilders in the country, but that is exactly why this experience was so disappointing. We expected a well-organized process with clear communication and accountability. Instead, we experienced the opposite. I was going to buy a home in *****

So many hidden issues, it was an investment property so did virtual tours. But they were hiding so many issues, later got to know the issues. Now after close they don't want to resolve issues/

contractor and subs seem to dodge issues and hope you forget. never get any responses for anything. unless they reach out to you then its you who must hurry for them. multiple equipment issues still havent been resolved.

Bad quality construcción and deposit money lennar don't give back

The buying process was good but the craftsmanship/ building materials are not quality. They just rush to get the home complete.

The timeline was followed but it was disappointing that such little attention was paid to quality workmanship. Identified issues were not addressed timely by the builder and required several followup emails.

Candidly, I should keep my comments to myself. But you asked me twice to provide input, so forgive my honesty. Initially, we thought this would be our dream retirement home. Since moving in, we have toned down our enthusiasm. There are many things we like about the house, tall ceilings, new appliances, large master bathroom and closet. We have some disappointments. In retrospect, Lennar is large successful corporation. Yeah! for them. But it is apparent they value the bottomline over product (i.e. terrible backyard landscaping, cheap fencing with one gate, 1/2 of a coat of exterior paint, street width for 1920 vehicles, creaky floor in master bathroom, etc). I applaud the Superintendent. He is a delight. He has too many distractions to follow up. He should be congratulated for his efforts. ... More

The Lennar team was helpful in finding us a home that met all of our needs. The construction of the home is very solid with a few minor issues. Nothing major the team throughout every step of the way was helpful. I would recommend others to buy from Lennar.

It was truely a challenge working with multiple unconnected departments. Even the cocierge was not helpful during the overall process. While my overall experience was negative, i must acknowledge some positive experience. The builder contact, the sales person were very responsive. The warranty process reporting leaves a lot to be desired. To date I still have a faulty AC unit showing signs of rust after a month. I remain concerned as this is the second time for the same problem. If it is not monitored ant it occurs, it is possible that the ceiling in the hallway can become soaked and fall. Additionally, moles can develop if the problem continues. It is unacceptable that a container must be placed to catch overflow water. ... More

Our lender that was looking at our file the first round was horrible and called us the day before closing to tell me we had to pay $20K in debt in 24 hours. He was not knowledgeable on VA home loans either.

There are so many things to say about the home construction, closing and how we were treated after buying our home. The construction crew apparently did not care about their quality of craftsmanship while building our home. It feels like the home was just thrown together. The patio pole was the wrong size and the brace did not fit the pole. The garage and driveway concrete is cracked. The drywaller did the worst job that we have ever seen! The tape a mud is awful in just about every room. The trim crew did not care that the trim had fibers from the carpet and drywall mud was on the baseboards, they just painted over them. The baseboards look like they were painted as an after thought. The back door was not set correctly and they had to remove all the trim and reset the door so that there would no longer be a gap. After fixing the door, they caulked the door so poorly that it will need to be fixed by my husband. They also forgot to replace the quarter round at the base of the door (which we told the construction manager to get it fixed). The front window caulk and mud is cracking and separating. This was fixed, but has started to do it again. There is paint and glue (from the flooring) over the entire floor, which we are still trying to remove. The front door vinyl siding trim still has measurements written on it from that crew. The front door was painted so sloppy that we will need to have it repainted or replace the entire door. The back door trim needs to be hammered back into place (that was never fixed). I feel that these crew need to have a lot more pride in their craftsmanship. The construction manager was told about numerous things that needed fixed, but never took care of them. We were not informed about the progress of the home build, so we felt very left out. We were told on June 8th (Monday)that our initial home orientation would be on Wednesday (10th) and that if we wanted a private person to do the home inspection, we would need to have that done before the 10th of June. That gave us 1 day to secure someone to do that. They then had our final walk through on the same day that we were signing our closing paperwork. There were still things that need to be completed and we were told that they would be taken care of. They are still not finished! When we contacted the construction manager, we were told they would get done. Well, 2 months later, they have not been completed. We do love the layout of our home and we are fixing the things that did not get completed. But we feel that once we signed the final paperwork, we are no longer relevant to them. Would we purchase another new build home? Yes, but not with Lennar. ... More
