I made settlement in September 7th now I’m going to try and sell it hopefully no one reads this LOL !! It’s 2022 I shouldn’t be able to hear my neighbors upstairs. Lennar probably doesn’t care so here is your review

Post-Contract Experience with Home Purchase and Lennar Mortgage

While the initial contract and purchase process went smoothly, everything afterward was frustrating and poorly managed. Loan Application & Closing: The loan process lacked transparency and responsiveness. Confirming the closing date and time was unnecessarily stressful. The final walk-through and communication with the title agent felt rushed and unprofessional. At closing, I was given little to no information regarding the builder warranty—something that should have been clearly communicated. Post-Closing Issues: Just 1.5 months after moving in, the water heater broke down. I had to ...

Lennar responded:
We're sorry to hear about your experience with the mortgage team, the water heater, and that overall you feel that the experience after signing the contract was frustrating and stressful.. While the homebuying process may not have gone as expected, we truly hope we can provide you with a much better experience as a homeowner. Most importantly, we hope you’re able to enjoy your new home and everything it has to ...

I've been in my home of just about 6 weeks and just got the keys to my mailbox 2 weeks ago after much effort on my part. My grass is dying along the edge and more brown/ gray spots are developing. I don't have a light in the front of my house and it's very dark now and I'm at the very end. I'm still waiting

ONLY Recommend for good build quality and post work request support. Starting with sales person placed at on-site offices. They don't disclose things before hand clearly. No clear communication on what you WILL GET in your home vs what you WILL NOT. In our multiple conversations, never disclosed what should we get as per your booked home.

Great House, Rough Process

The house itself is in great condition now; unfortunately, our experience both before and after closing, including the overall quality/cleanliness of the house at turnover, was quite poor. Specifically, we were made offers by Sales staff that were not honored, were treated rudely and pressured by Mortgage under staff, had a tremendously difficult time with Construction's completion of final punch prior to closing, and were met with extremely poor communication and follow up regarding outstanding items after closing. Thankfully, once the issues were elevated within Lennar, all outstanding ...

Poor Construction Management, Follow-up, and Resolution

We previously build a new construction home with another builder a few years ago so we were familiar with the overall process heading in. Our Lennar sales experience was good, but when it came to the construction team it was a different story. The primary construction manager that we were assigned, house issues / items aside, was very rude and unprofessional. This was very disappointing - especially considering customers are spending $800k. The quality of the material is okay, but the craftsmanship and installation is poor and careless. Felt like we had to fight, argue, and prove a point to ...

Issues with our New Home

We unfortunately have had on-going issues such as a main shower water leak and a secondary bathroom exhaust fan leak that have yet to fixed - almost two months now since we moved in! We will not shower in the main bathroom because of the large amount of water that will leak onto the floor after showering. All together we have had about 15 service requests, many of which have been fixed. However, some have not been to date. The quality of work/attention to detail is not apparent in many parts of our house. In fact, our front porch had to be resurfaced due to staining throughout the whole ...

Once the agreement was signed it has been nothing but a hassle with Lennar. Homes are delivered with a “it’s good enough” standard. Communication is close to nonexistent and it’s a tough and long process to get them to do anything. I guess they are hoping people would give up and deal with things. Lennar is all about the quick turnover and sales. Not quality and customer service. Won’t recommend or buy a Lennar home ever again.

Lennar responded:

The home buying process was a good experience aside for the misinformation on certain processes. My biggest issue is the quality of the build itself. The attention to detail and overall workmanship is terrible. All the issues pointed out at the walk through were not taken care of by the time signing came along. At signing I was told this would be handled and no one ever came back to fix anything. The floors started splitting and the excuse I get is that it’s the change in temperature. There are many areas in the dry wall where holes and gashes were left along with the cabinets in the ...

The purchase and mortgage process was quick, efficient, and Scott walked us through the mortgage process step by step. The walk through was organized, but a lot of "blue tape” areas were listed. Unfortunately, at the closing most of these blue tape areas were not addressed. We were led to believe they would be fixed while we signed our closing documents. Three months later, blue tape items are still not addressed. Living in the house, we have noticed there are a lot of deficiencies with the quality and finishing of construction. It has been a long and ongoing struggle to work with Lennar to ...

Not flexible to any design changes. Every house is built to existing plans which cannot be changed anywhere. You must ask which plan has most of the features you want and go with it realizing you are missing a couple of features you want. Poor aspects of design and workmanship can be easily identified. The finishing of the baseboards, window sills, and doors were so bad we made them do over. The repainting the trim was worse than the original so we ended up sanding everything down and we repainted ourselves. All door casings were so close to the door frames that the tongue of the door latch ...

Lack of quality control and resolution of issues

The overall buying process was relatively simple. The complexity comes when the workmanship and quality comes into play. Lack of attention to detail - not a lot of pride in workmanship. Outstanding issues from Settlement are taking months to get resolved. I'm hearing the same thing from other home owners as well. If you are able, I'd recommend not completing settlement until the issues are resolved unless you want workers in and out of your house for months.

Lennar responded:

Sales Team was great, transparent and enthusiastic through out the purchase process. However, construction team (Kyle) was pathetic and unprofessional. Issues from first walk through are still open even after 4.5 months from closing! Hundreds of follow-ups needed to get issues fixed whatever are fixed till date. Have the records of all calls and messages sent to Construction Engineer Kyle. He has stopped answering calls too for 1.5+ months now. Kyle has behaved unprofessionally on multiple occasions (f* words to Lennar for his high workload, not returning calls/messages, not appearing at ...

I would not recommend working with Lennar in any capacity. They do not care about the customer (especially if you are a woman) and the contracts are set up to cover themselves against a lack of customer service. They blame the customer and even told me 'nothing the sales agent sales is binding.' I will never buy a new home from Lennar again.

I have never seen a brand new construction home that any of my family or friends bought with as many things that requires repair and workmanship on almost everything is like a first time DIYer. The problems found from our Walkthrough at closings 10/19 have not yet completed 12/6. We moved in 3 weeks after the closing to give them time to finish all the things. NEVER GOT DONE. PROMISES ARE IN PLACE. Will see what happens. I will not recommend Lennar. They used contractors who are not professionals in the industry. The guys who worked on my home looks like trainee -no experience at all. Workmanship is very very very poor. The inventory used is of cheap quality. Lawn is half done, Worst and cheap quality engineered hard wood. The floor is chipping out even before I closed. They did some patch work but the entire floor(atleast most of floor) needs to be redone. the exhaust fan in the kitchen makes sound loke a lawn mower.
