Fining problems

It has only been two months and we are having problems with cracking in the walls and nail pops. Caulking is also separating from the walls. The house hasn’t been there long enough to “settle” Over all the house is great.

There were delays in finishing the home, tied to the local government and permits being issued. What was troubling was that Lennar communicated a time frame that was not reliable. What was originally a late September closing turned out to be a late November. My recommendation to Lennar is to provide a time range for closing/completion, not a tentative date.

Issues still not fixed

There were some issues that were found during the final walk through. I agreed to go ahead with the closing under the assumption that they would be fixed in a timely manner. It is now almost two months later and they are still not fixed.

Everyone I came across in the Lennar world was nice except for the insurance people from Lennar Insurance. They were rude and incompetent. I've been in the house for one and a half months and I am already coming across building issues. I've heard some horror stories from other residents. I wish I had spoken to others who had purchased before me

Get your own real estate agent, don’t just use the provided Lennar agent. Our agent was able to ask questions and provide information that we never would have thought of. Lennar is like any big business, they’re looking out for themselves. The Lennar agent didn’t even come to our closing. We l’ve had plumbing issues due to a pipe that was damaged prior to our purchase and 2 out of 3 of Lennar’s warranty people haven’t all been great to work with. It just depends on who you get. The houses are nice, as is our neighborhood, but you need to make sure your stay on top of things.

With all things said and done, we got a really nice home. Sales representative were helpful and did their job. But, I think the Constuction crew were very sloppy. They did leave paint and caulk spills on the cement driveways, sidewalks and garage floors thru out development.

This was the absolute worst homebuying experience my husband and I have ever had. Please make note that this was the experience with Lennar mortgage. And does not reflect Lennar office and sales I counted 75 email communications from eight different people during the whole course of our mortgage experience. Lennar mortgage company is so unorganized. They did not answer questions that my husband and I had and we were constantly back-and-forth. They gave us wrong information. So needless to say this is the worst home-buying experience we have ever encountered. I don’t believe I will ever ...

Overall very happy with my home building and buying experience. There are some corners that were cut to save costs by Lennar that I feel should be reconsidered such as not including a refrigerator with purchase, as well as the glass door for the walk in showers. It is very hard to purchase a major appliance in the middle of financing for a mortgage and this is a huge added stress to the home buyer that shouldn’t be. The walk in shower glass not being included allows for hot/warm water to seep onto the floor at times even with a curtain up, and with rollout vinyl flooring this will overtime ...

The mortgage service is horrible

Do not use Lennar mortgage. Maybe it was just my loan officer but phone calls weren’t returned. Emails not answered and I was told I was getting money back at closing. Then I wasn’t. Then I was. I was told to put 10% down but it turned out it should only have been 5%. Then I was told PMI had to have insurance on it in order to get it cancelled if I paid it off early. Then I was charged $7000 for it. Go to any other lender. Not lennar lending.

The quality of the workmanship is excellent. For the money everything looks good and the designs are very well thought out. Upgrades in he cabinet quality and flooring would be a good thing. The ability to make minor changes in the interior would also be nice.

Generally good. There was a lot of attention leading up to the purchase but after that not so much. The workmanship and attention to detail is ok. The team could do better with quality control. Lots of little details missed. For instance there are pencil marks on nearly every corner and on the floor where trim work meets. A drawer front in the kitchen was damaged and JD said he would replace it- that has been nearly 2 months ago, shower glass has flaws that should have been pickup by the build team and replaced. Again I feel it has been all about getting the house closed.

We are mostly happy with our new home. We have been disappointed in some of the low quality of the final workmanship of the home. Doors that have huge gaps on the sides or rub against the frame. Poor job of caulking. Stains on the countertops. Baseboards that are not tight. Walls that are not square. All things that we were not able to notice at the time of the final walkthrough. Things that as you live in a home, you find over a period of time. Generally speaking though, we are overall pleased with what we got.

Look for another builder besides Lennar

The Good: Lennar is a quick builder. The Bad: The home quality is not the best. There are some things done great, like the master bath and the gourmet kitchen. However a gourmet kitchen consist of a gas range top and a stainless exhaust hold. And the gas top was left unmounted and slid around the first time we cooked on it. Had to have that fixed properly. Understand these are spec homes with a 40 day start to finish turnaround. As you can imagine, this is a quantity over quality home build. My construction manager Matty, did a good job with our walk through and touching up / repairing anything. Replaced my grass after an army worm infestation, the only criticism I have is that some the remains sod after replacing the dead patches; there were still some sod patches that had partially dead grass.

The entire process has been a headache purchasing this home. Issues that arose with my inspector were not properly fixed before closing and is still something I am fighting Lennar with. They are quick to respond to issues but then “complete” them in the portal when it truly has not been fixed. I’m spending close to half a million dollars on this home and I’m getting work that is worse than my 250k DR Horton home. The employees are quick to bash DR Horton however none of these simple issues were a problem them - nor was it an issue from DRH getting support to get them fixed. You can ...
