As a 1st time home buyer I would say my overall experience was good.

Very friendly experience, and good community. Would like see some benches around the walking edges of the pond.

It has only been two months and we are having problems with cracking in the walls and nail pops. Caulking is also separating from the walls. The house hasn’t been there long enough to “settle” Over all the house is great.

There were delays in finishing the home, tied to the local government and permits being issued. What was troubling was that Lennar communicated a time frame that was not reliable. What was originally a late September closing turned out to be a late November. My recommendation to Lennar is to provide a time range for closing/completion, not a tentative date.

There were some issues that were found during the final walk through. I agreed to go ahead with the closing under the assumption that they would be fixed in a timely manner. It is now almost two months later and they are still not fixed.

Everyone I came across in the Lennar world was nice except for the insurance people from Lennar Insurance. They were rude and incompetent. I've been in the house for one and a half months and I am already coming across building issues. I've heard some horror stories from other residents. I wish I had spoken to others who had purchased before me

Get your own real estate agent, don’t just use the provided Lennar agent. Our agent was able to ask questions and provide information that we never would have thought of. Lennar is like any big business, they’re looking out for themselves. The Lennar agent didn’t even come to our closing. We l’ve had plumbing issues due to a pipe that was damaged prior to our purchase and 2 out of 3 of Lennar’s warranty people haven’t all been great to work with. It just depends on who you get. The houses are nice, as is our neighborhood, but you need to make sure your stay on top of things.

With all things said and done, we got a really nice home. Sales representative were helpful and did their job. But, I think the Constuction crew were very sloppy. They did leave paint and caulk spills on the cement driveways, sidewalks and garage floors thru out development.

This was the absolute worst homebuying experience my husband and I have ever had. Please make note that this was the experience with Lennar mortgage. And does not reflect Lennar office and sales I counted 75 email communications from eight different people during the whole course of our mortgage experience. Lennar mortgage company is so unorganized. They did not answer questions that my husband and I had and we were constantly back-and-forth. They gave us wrong information. Overall very happy with my home building and buying experience. There are some corners that were cut to save costs by Lennar that I feel should be reconsidered such as not including a refrigerator with purchase, as well as the glass door for the walk in showers. It is very hard to purchase a major appliance in the middle of financing for a mortgage and this is a huge added stress to the home buyer that shouldn’t be. The walk in shower glass not being included allows for hot/warm water to seep onto the floor at times even with a curtain up, and with rollout vinyl flooring this will overtime create a problem with the floors adhesive pulling up. The grading of the yard on the side of home was poor and doesn’t drain correctly which will cost me now to install French drain. I had a great construction Manager Chris who was respectful, always on top of things and went above and beyond where he could. ... More

Great experience starting with our Agent Tina. The materials and construction are impressive. Best decision made.

Do not use Lennar mortgage. Maybe it was just my loan officer but phone calls weren’t returned. Emails not answered and I was told I was getting money back at closing. Then I wasn’t. Then I was. I was told to put 10% down but it turned out it should only have been 5%. Then I was told PMI had to have insurance on it in order to get it cancelled if I paid it off early. Then I was charged $7000 for it. Go to any other lender. Not lennar lending.

The quality of the workmanship is excellent. For the money everything looks good and the designs are very well thought out. Upgrades in he cabinet quality and flooring would be a good thing. The ability to make minor changes in the interior would also be nice.

We felt that the value we received for the price paid was great. We love our house and look forward to personalizing it and making it our home

Generally good. There was a lot of attention leading up to the purchase but after that not so much. The workmanship and attention to detail is ok. The team could do better with quality control. Lots of little details missed. For instance there are pencil marks on nearly every corner and on the floor where trim work meets. A drawer front in the kitchen was damaged and JD said he would replace it- that has been nearly 2 months ago, shower glass has flaws that should have been pickup by the build team and replaced. Again I feel it has been all about getting the house closed.

We are mostly happy with our new home. We have been disappointed in some of the low quality of the final workmanship of the home. Doors that have huge gaps on the sides or rub against the frame. Poor job of caulking. Stains on the countertops. Baseboards that are not tight. Walls that are not square. All things that we were not able to notice at the time of the final walkthrough. Things that as you live in a home, you find over a period of time. Generally speaking though, we are overall pleased with what we got.

The Good: Lennar is a quick builder. The Bad: The home quality is not the best. There are some things done great, like the master bath and the gourmet kitchen. However a gourmet kitchen consist of a gas range top and a stainless exhaust hold. And the gas top was left unmounted and slid around the first time we cooked on it. Had to have that fixed properly. Understand these are spec homes with a 40 day start to finish turnaround. As you can imagine, this is a quantity over quality home build. Make sure you order your own home inspection prior to your first walkthrough before closing. It’s $500 well spent. Lennar will not tell you what is not correct in your brand new home. If you don’t see it or point it out, Lennar will gladly sell it to you just the way it is. Broken or poor quality. They will gladly sell you a poorly built home. You will have to pay extra to have your garage painted after you move in. That’s not optional. You will have to install your own towel and toilet paper hardware in the bathrooms after you move in. Lennar doesn’t supply those either. And no mention of that when purchasing. A first for me. The drywall finish and wood trim craftsmanship is terrible. We found lots of areas that needed repaired during our walkthrough before closing. The Lennar project manager for our home walked through our home for four hours and taped the areas of repair or replacement. After moving in we realized that the tape had only been removed and most of the repairs were not fixed by the day of closing. So we have had three rounds of repairs after we’ve moved in and still ongoing. Pre home inspection revealed the attic insulation had areas with 4” of insulation. Had to have contractors come back to spray more insulation. The concrete finish in our garage is horrible. Lots of divots, lumps, gravel is almost sticking through the finish. Lots of cracks in the floor. Crack across the main foundation footer at the garage door entry. The sidewalk your door is the same. Terrible concrete finish. And they broomed the finish different directions on the same sidewalk. The master bathroom shower tile had lots of areas with no grout. Lennar sent someone to fix. The halfway did it and left smeared grout all over the tile. Had to go back and wipe everything down before it hardened. Back patio concrete was not finished at the screen door and there was large opening along bottom of door. Lennar sent someone to fix. The basically took cement and filled the gaps. Now the concrete looks patched and poor quality. The bottom of the screened porch where it meets the side of the house had about a 1” x 4” gap that was left open for snakes and bugs to access the screen porch area. Just terrible quality. The dormer window glass over the front porch was left broken. Had to have someone replace that. Pay attention to the electric, light switches and electrical outlets. They are placed in the most odd places. Some light switches in our home were place 2 feet from the door. You have to feel around in the dark to find them. The electrical plugins are randomly spaced on the walls. About one per wall regardless of wall length. So not very user friendly to use if you want to conceal electrical chords. There are 6 lights in the kitchen operating from one light switch. Lennar is installing the absolute bare minimum switches and electrical outlets. When you open the electrical breaker box, you will notice there’s are more blank spaces than used spaces. That’s because they installed bare minimum electrical devices. The 11’ x 17’ screened porch had one electrical outlet. Horrible design. Ceiling lights are minimal. One 4” glad LED in all rooms except kitchen. The living room has one 4” LED in the middle. The lights over the kitchen island are not spaced evenly. So you can’t change out the 4” LED to a nice pendent light unless you have the lights relocated. I think the minimum lighting is installed so you can’t see all the horrible craftsmanship during your walkthrough. The heat pump piping is installed in the master bedroom wall and the pump outside the window. As you can imagine, it is loud and the pipes vibrate in the wall. Absolutely horrible design and location. You will hear the noise as long as you live in your new home. And Lennar will not allow any change to the plans or equipment location when building. The walls and ceilings are all one paint color. Gray. That’s all you get. Both garage doors had to be readjusted to close gaps. My advice, don’t mug a Lennar home. If you do, get a home inspection before you close. Ask to see the building plans and make sure everything is where is should be. Be prepared to spend alot of extra money after you move in to upgrade all of the lights, paint, and else upgrades to make your home how a normal good quality home would be built. Be prepared to settle for less in a home, and to pay more for less. Personally, I would never recommend buying a Lennar home after our experience this year September 12, 2024 up until today November 14, 2024. If I could sell and move without the burdens, would do so today. Do your homework for different builders and compare quality on the quality and craftsmanship between builders. My construction manager Matty, did a good job with our walk through and touching up / repairing anything. Replaced my grass after an army worm infestation, the only criticism I have is that some the remains sod after replacing the dead patches; there were still some sod patches that had partially dead grass.

Great price on a quality home..Lennar mortgage caused some anxiety along with closing surprises and a little heavy handed on the closing..Lennar real estate agents were not very helpful..The house is built with quality materials.. overall I am satisfied

After your moved in and any issues you have makes it very very difficult to schedule time with contractors

Buying home is not easy, but with Lennar every thing becomes easy.

The entire process has been a headache purchasing this home. Issues that arose with my inspector were not properly fixed before closing and is still something I am fighting Lennar with. They are quick to respond to issues but then “complete” them in the portal when it truly has not been fixed. I’m spending close to half a million dollars on this home and I’m getting work that is worse than my 250k DR Horton home. The employees are quick to bash DR Horton however none of these simple issues were a problem them - nor was it an issue from DRH getting support to get them fixed. You can very easily tell Lennar no longer cares about quality - it’s all about how fast they can throw up a house with the cheapest trades involved. Will never recommend a Lennar home nor will I purchase another - several other homeowners have expressed some concerns, new and existing owners. Lennar is quickly going to be involved in more class action lawsuits than they already are if they continue to choose the cheapest options and have complete disregard for the future and existing homeowners. ... Everyone at Lennar was terrific. Tina our new home consultant, Reagan our mortgage loan officer and Lou our construction manager were all outstanding and friendly people. They all made the buying of our new home successful, making the whole home buying experience a smooth process. THANK YOU to all involved.
