There have been several minor issues that have been resolved quickly. We paid too much for the house because the housing market was crazy when we signed our contract and we were on a waitlist for a while. Now there are several houses for sale right around us. Timing is everything in the housing market. The biggest complaint I have is standing water in our yard after the house next door was completed and water runs down into our yard and pools. The water doesn’t stay long enough for Lennar to consider it a warranty issue with the grading though, so I guess we will have to live with it and figure out some landscaping solutions. ... More

Have issues that they haven’t solved

For the most part, we are very happy with our Lennar home. We feel it was well built and we love our kitchen appliances. Our biggest disappointment is with the flooring. We were required to choose engineered wood, with only 3 color options. The floor had a bad spot when we moved in and has yet to be resolved. We have no children or pets, yet already have numerous scratches and nicks. It’s very disappointing. The other thing that I found surprising is that they didn’t put a mirror in the powder room and we had to install our own towel bars in the bathrooms. It makes us wonder in what other ways were costs cut that are not so obvious- I guess time will tell. ... More

IT was a good experience overall

The walkthrough was so fast that we miss a lot of issues. Once the walkthrough is done , then you are informed that the second walkthrough is only to cover that everything that was identified in the first walkthrough was fixed. Then you are informed that a new issues identified after the first walkthrough is going to delay the closing time. Basically the builder put you against the wall. Then after closing the builder informs you that any new issue goes through the insurance company. Also, there is only one time fix for almost all the issues. Very disappointing

Once moved in noticed a few things that needed to be touched up reached out and still haven’t heard back. Blessed to have a new home for my family and I but would love a call back to get things touched up that was promised if we needed anything.

The experience with purchasing was not bad, however after moving in the heat was not working on the ground floor and it took them 5days to fix. My standard sedan cannot fit in the garage, what’s the purpose of a garage if it can’t fit a standard sedan?

Was not informed I had to buy and install towel holders . never bought a house with that not included. Also garage not finished off never had that issue as well. we have built 7 new homes in the last 10 years so I am aware of what other builders include. Price was very good for area.

The finished quality of workmanship sucks. They should do a walk through themselves before they invite the homeowner in and fix everything they find wrong. But, they wait until the homeowner comes in, and in a couple of hours expects the homeowner to find all the problems. The finish carpentry is poor, the countertops were not cut straight or square, very cheap flat paint on the walls that gets marked up just by leaning a cardboard box to it. They wait to paint the doors after all the hardware is attached, thus more poor workmanship. Walls are not straight vertically, I have one wall off 3/4" in just the width of a 32" door. They do a poor job cleaning up for the final customer inspection, dust and dirt in corners, window sills, etc. Drywall not flush, even or square. This is a poor excuse of a quality new home. But, I will say this, they try to make it right after the fact, but it should not get to that point. ... More

No patio, garage doesn’t smooth it with joint compound . Yard s a lot of water aeration .

My home buying process had its ups and downs, but overall, I’m happy with my new home. The initial phase went smoothly, thanks to Tara M. She handled everything from the site tour to executing the contract with professionalism and ease. She was knowledgeable about the product and very responsive, which made the first part of the process straightforward. However, once the contract was signed, things became a bit disjointed. In my opinion, there were too many people involved in the process, which made it feel a bit scattered at times. But once I was able to connect with my unit’s construction manager, Bobby, things really started to fall into place. He was extremely helpful in answering my various questions and provided clarity where I needed it. The real standout in my buying experience was Emily D. She truly went above and beyond during my New Homeowner Orientation. Emily was the rockstar of the entire process. She not only provided essential, often unwritten, information on how to care for various components of my home but also advocated for me as the buyer in ways that really made me feel supported. I can’t express enough how much I appreciated her dedication and attention to detail. The biggest frustration in my experience came when it was time to close. As an out-of-town buyer, coordinating travel and handling communication was challenging, and the closing documents were sent to me very late in the process, which caused some last-minute stress. My agent and I had to take the lead in driving the process, which wasn’t ideal. One additional note: the civil design of the community has its opportunities. The streets could be 1 to 2 feet wider, which would make a significant difference in travel through the community and in simply backing out of my driveway. While the final steps to closing definitely left a sour note, the overall experience was positive, thanks in large part to Tara, Bobby, and especially Emily. From start to finish in our new townhome we felt like Lennar was artificially rushing the closing process, while completely missing deadlines on their end. We were in no hurry to close, but the Lennar agent was adamant it happened ASAP. They set an overly optimistic close date, and we agreed (thinking they could still have the home ready). During the first walkthrough, several issues were identified and added to their blue tape list. We had also been told appliances would be dropped off morning of first inspection, they were not. After a week, final inspection date comes and not only have the issues been left unresolved, appliances still aren’t installed. Not to mention the cleaning crew was apparently scheduled at the same time as the walk, so we had to work around them. They still expected us to close the next day, without personally verifying any of said issues had been addressed. I am not impressed with Lennar. If they weren’t adamant on closing under two weeks from signing nearly all of these issues would have been avoided! ... More

Many individuals that you work with following the purchase if there are issues seem to be quick to respond, communicate well. Just understand you get what you pay for then you will not have any issues. The overall workmanship, especially on the finishing leaves a lot to be desired, everything from uneven tile work, caulking & grout work, finishing cuts on trim, etc.

I have the found process of the closing, knowing who to contact for the HOA, obtaining the trash cans, getting the keys, etc., to be very difficult I am still trying to find out how to pay for my HOA fees. In addition, I was very disappointed to learn that each resident has to water their own lawns. I paid nearly $2,000 toward the HOA initial fee and no sprinklers are provided. This mean hoses are out front all the time, and each person's law will look different, I would have been willing to have paid extra for a sprinkler system.

The positive was the on-site construction manager (Will) who was communicative and responsive. The Lennar mortgage process (Robert) was straightforward and managed the process well. Be aware that the advertised “Everything’s Included” is not accurate. Not included: basic blinds, refrigerator, washer/dryer, unfinished garage, mirror in powder room, and no irrigation system or plan for the lawn. Our community also has an unfinished wall that is grotesque and an eyesore evident to the entire town. Internet cables located in the walls are a bust and shoddily placed. Ours didn’t work and a cable now dangles on the outside of the house and runs up to the attic. So far, the warranty representative (John) has been attentive, but the cable wiring outcome remains. Some features of the home are designed well: iron ballisters on staircase and nice vinyl plank floors; and some are poor such as the double door in the master bathroom which will need a general contractor to reconstruct. The sales department is uncommunicative and unable to answer basic questions about the home. Our sales representative lacked any knowledge of the physical features and could not tell us anything about the community or the home. After a certain point and leading up to and through closing, we never heard from her again. ... More

My biggest disappointment is the workmanship. Sloppy messy and destructive. I expected a much cleaner final walkthrough. Fiberglass showers all had what I assumed(mistake) was clay and would wash away. Clearly workers stepped in them with cleats that gouged and left orange spots that don’t come out. Had it been cleaned better I would have known that. Don’t feel rushed. Walk through and spend time. Lennar, you are only as good as the workers you hire. Construction managers need to check sites more often and expect more.

Lennar has good customer service and communication. The subcontractors however are poor quality and the workmanship throughout the house is poor. We are having to put in too many warranty requests already for a brand new house because so many things are wrong and poorly done.

The sales office was amazing and always available. Once we were referred to the construction personnel, it was not always responded to in a timely matter. The quality of some of the work and products used were less than promised and when questioned met with a response of “ that is how it is done here”! The Lennar lender was slow in response and after closing we found an error in use of funds by attorney. The Lender advised us to solve the issue with the new lender once the loan is sold. Very frustrating, since everyone was paid for services they did incorrectly and after closing will not correct issue. They want us to fix their mistake with additional funds. Lennar had a good reputation on the west coast but it seems like a different story here. Due to Covid is a common excuse but I wonder if it is overused. We are generally satisfied with our home but the total experience was nothing special. ... More

Don't explain items until after sale

Overall happy with my home. The purchasing process was painful. The person from the model visit let me down multiple times. She was non responsive, and made a significant mistake. I used Lennar Mortgage and he was quite disappointing.

I have found more than enough issues with the build of this home. Today I needed to get something from behind my drive that fell. What do I know it's a hole in the wall begins the active. Cabinets busted up and stove wobbly on a piece of cardboard! Not only that but I cannot get the stove back in its place because it is so crooked. Whatever took place to squeeze it in place that busted the cabinets is something. I can't do. Now I'm stuck here with a stove in the middle of my walk area in kitchen. My light switches were put in upside down. The shower door was put in incorrectly resulting in a leak. I'm so over this place. I will never refer a Kennard home to anyone. ... More

Everyone realizes the challenges we all faced w/COVID material shortages, etc. That said, however, very shoddy workmanship over an 8 mo period (yes I waited 8 months to close) is another matter. Issues like a toilet not secured to the floor, visible daylight at all door edges, zero caulking at all sinks, scattered debris on the roof, unsecured fencing (I could go on) do not require the services of highly skilled/trained workers. Lennar loves to tout the tech items they include (RING doorbell, security, etc.) but new home owners would be much better served if the builder concentrated on just mastering the art of construction. Hi tech of all levels can be purchased everywhere and not everyone wants Amazon tech. The best advice I can provide potential buyers is: ALWAYS secure the services of an independent inspector before closing, especially on new construction! (I have owned 5 homes in 5 states, all inspected prior to purchase and this was the worst outcome) It will be the best $300 you ever spent. Just ask my neighbors who did not and have twice as many issues..... some of which cannot be corrected now. In Lennar's defense, my inspector's 42 page report and the add'l. 13 things I discovered after moving in, have all been corrected or still scheduled for repair. ... More

The quality and workmanship of the home, especially for the price, was not what I expected. The work was rushed, lacked attention to detail, and the follow up was lacking. Two months after closing we still have several issues that have not been resolved and are still without items that were paid for as options. I would recommend for future buyers considering Lennar to hold money at closing or delay closing until all items are completed.

Loan officer did not use all information given. Loan officer locked us in on a rate of interest and we were floating. Property agents gave us the wrong information for the property most. Company.
