Home needs lots of work

We moved into our new Lennar home about a month ago. For the price we paid, I would expect the quality of the home build to be great but I have been sorely mistaken. The paint job is terrible. Some base boards were primed but not painted. It seems like there was only one coat of paint applied to the whole house and actually needs to have 2. There were scratches on faucets and cabinets. Glue on the tile. Multiple chipped tiles through out the house. Paint on the tile. Light switches hung crooked. The house was not cleaned well prior to us moving in. I have submitted for warranty and they have ...

They rushed me into the house when it was time to close, it wasn't even finished, then there was a leak in the plumbing and they still haven't finished fixing all the damage.

Very poor service after sale. Do not recommend this builder. You will not be a priority after you close. Warranty repairs have poor workmanship and take longer to fix than it takes to build the house.

Ultimately, I'm happy with my new house, everything was built properly, and professionally, and if there was a defect, it was fixed. My Experience was annoying during the process of signing the paperwork. Whenever they needed me to sign something, it was while i was at work helping out a customer, and because I did not sign or read their emails immediately, I was sent a second notice that read, "as of this time, on this day, at this hour we sent this document to you and you have still not responded." how rude and they continued this behavior after I've told them multiple times that I'm not ...

The homebuying experience was poor. Sales staff were dodgy about answering questions and not very transparent about the homebuying process. It was a sellers market and this was an apportunity for builders to show what kind of seller they were going to be and they showed it. They quoted us a close date of March (i think to entice me to buy the house), We actually closed at the end of June after delay after delay. I understand it was a pandemic but this was ridiculous. After so many delays and i was frustrated with them, they actually said 'if you don't want those house we can just go to the ...

Maddie/concierge was horrible - didn't notify me of sod installation - cost me money

  • John M.

Maddie did not communicate throughout the home buying experience. I am an out of state buyer and having somebody in that position was critical to the success of my buying and closing. I requested multiple times to notify me when the sod would be installed, she didn't, and then Lennar would not honor the warranty. I will be posting truthfully negative public comments. Lennar will have one more opportunity to reimburse me for the sod or I will post the comments and then take them to small claims. I will win.

The loan/underwriting process was the most demanding and intensive process I've ever been through AND this is my third home to own. They needed so many documents that had me questioning, "Why do they need this?" I'm telling folks not to purchase a Lennar.

  • Christopher W.
  • Verified HomeBuyer
  • July 16, 2025
  • Rhome, TX

Do not purchase a Lennar. The loan/underwriting process was very intense. Also, make sure you know what you are NOT getting before you move into your home. They focus on what it includes, but don't tell you what you are not getting. For example: Refrigerator, back door blinds, bathroom shower racks, shower curtain rods, DOOR BELL, washer and dryer (may sure to check the connections) guest bedroom closet lights. I wouldn't do this again.....

Lennar responded:
Good morning Christopher, We’re sorry to hear that your experience with the loan process and move-in expectations did not meet what you had hoped for.

Moving forward, we hope we can earn back your trust by supporting you in your homeowner journey. If there are any outstanding warrantable concerns, we encourage you to submit a warranty service request through your Lennar account so your concerns can be properly documented and reviewed by the appropriate team.

This is my second Lennar house, our experience with our 1st house in CO was outstanding, 2nd in TX is not good, very poor work Manship, QC extremely poor, baseboard is, in some places 1/4" off floor, just filled with a massive amount of caulk looks terrible, millwork is all dented, door frames cut way to short & filled in where frame meets door with a massive amount of caulk, door hinges painted white, paint already coming off

We had a terrible buying experience. The lack of communication was our main issue. Katelyn was passive aggressive and would speak to me as if I were a child because I would ask the wrong people questions. It was our first time purchasing a home and we had such a terrible experience after signing contract until we closed. Immediately after we closed we had sewage backing into our tubs/sinks, since it was an emergency it was promptly repaired. Our other issues have now taken 3 weeks to even get a response from their team. We do not have any pool access despite calling multiple times a week to ...

Poor workmanship and cheap materials. Lack of attention to detail and a lot of corner cutting. We do not recommend using the in-house mortgage company, Lennar Mortgage / Eagle Mortgage. And pay attention during your walk through. Take your time. We have paint splattered on the floors, paint is missing in corners of ceilings, on windowsills, etc. and the paint is so cheap it literally flakes off the ceiling and walls. Nail pops are everywhere, cupboard doors don’t close properly, electrical outlets are not secured. Light fixtures are not properly secured. Doors are sticking. Be prepared fir an ...

From the start of our home-buying experience to the end, we have had issue after issue - from trying to work with Lennar mortgage to the sales office, we have had to continually push *upper management* for a response. Although our home was move-in ready when we started the process, our closing date was delayed three times without so much as an apology - there has been absolutely no transparency through the process. Lennar salesman doesn’t respond after the earnest money was given. They didn’t clean at all after the home orientation. When i was there after the closing, everything was as it is when we left after orientation. Little things like pull string on the conduit was not there for utility cable to go to the security box, front and back trees were not properly dug into the ground. Some of the ring security sensors were missing. Paints on the floor and windows are not properly cleaned. They said it gonna be construction clean but not at all.Overall bad experience.

This is my second Lennar new construction home, and it's been a completely different experience compared to the first one. My first Lennar experience was great! This time around has been a different story. From the sales person, Daniel, who was completely rude and unprofessional, to the issues I'm going through now, I'd highly recommend getting an inspection before closing. I did a walk through, but it went by so fast, that I wasn't able to see all the issues.
