My wife and I were excited to be moving into our brand new home. Once we moved in that excitement changed fast. We started to notice things we didn’t notice in the walkthrough. Baseboards not being caulked, paint on the floor and all over the baseboards. Glue from the floor coming up everywhere. The floor was put together badly. The carpet was just thrown down. Never swept before laying the carpet. There are many more things. I would not recommend lennar

The quality of work would’ve gotten 5 stars if my flooring wasn’t awful. We had our final walk thru/move in on March 30 2021 and when doing the final walk thru everyone agreed the flooring was horrible. We marked it with tape and were guaranteed they would take care of this for us that same week. I even took 2 weeks PTO so I could be home and not delay the work… It’s been 4 months and my flooring has only gotten worst and we still have areas with tape that were never fixed. I’ve requested service numerous times only to have a Lennar Rep either do a virtual call and agree the work is bad or have someone come out to take pictures of my floor. They’ve came out about 4 different times only to tell me “I will take pictures and open a case for you.” This is ridiculous, at this point I feel you guys are avoiding the situation until the warranty is over. Which is what happen with the plants, the day of the final walk thru Lennar Rep. agreed the plants weren’t the best and verbally agreed to have landscaping come and replace the ugly plants ya gave us with nicer looking plants. (We are the only house with these hideous plants) But as soon as we signed and I called the very next day to get something scheduled ya turned me down saying we can’t do anything about them. Which is just wrong considering I had the Lennar Customer Service Rep & Construction Manager both on site telling me it would be taken care of that same week. The only other issue I have was the loan estimates were terribly off. The first estimate I received said we would be paying approx. $1600 monthly then I got one saying $1800 monthly and the final real deal closing ended up at $2300 monthly that’s a 43% increase from the original estimate. ... Since moving into my home , there’s been some concerns that occurred from what I believe to be a rushed job and therefore affected the quality of the house

We were pretty disappointed in the quality, were told things would happen that didn’t, and still have issues that haven’t been resolved that we requested 4 months ago...

Not happy due to the lack of follow ups

My biggest problem was during the walk I was blue taping a lot. Mike, who no longer is with y’all said, “don’t worry about taping everything right now, you won’t see it all so we’ll come back in 2 months to fix whatever else you see.” Nikki, who is awesome! Told me that wasn’t the case. All the baseboards in the house look like they were found in the trash, pieces missing in them, nails not all the way in, or holes from the nails. The painters also did a horrible job caulking the baseboards to the ground. They probably costed you guys a lot of money how much extra caulking they got all over our tile. These things will probably make me not recommend lennar to any friends or family, and not ever buy a lennar home again. If it was not nadia and josie i wud not buy this and rather wait and buy some other house but this two people worked hard for me but i m not really happy of the service and response.

Initial purchase process was smoother, design and options selection were easy to go through with sales person, construction manager was less responsive during the build, many issues found at final inspection and during final move-in. How would you describe the quality and value of your new home? Construction was ok, found many issues after 3 months period. Builder promised many items and delivered accordingly. For example, Amazon products give away. Ring, echo dot etc. What would you most like potential home buyers to know about this builder? Always do proper research about builder and quality of products they are using. Ask questions and expect details. This will be worthwhile after closing. ... More

Just barely three stars.

Overall the sell representatives are really nice and very professional but unfortunately I can't say anything good on the construction side . The supervisor doesn't commit to his roll on supervising his construction manager. The construction manager really need a better training when it comes to delivering the quality products that Lennar offers.Construction managers all they want is not make you sing off on there release to close title and don't care about the quality always very denial on everything we point out that need to be fix. So my advise to all new buyers is make sure they listen and don't sing any documents until they actually fix everything that is incorrect install . They lie don't trust them because once you sing there release they will send you straight to warranty team and ignore not do what they promised fix. BE CAREFUL. ... More

Lennar could benefit if they had more employees like Bonita. My questions were always answered and if Bonita didn't know the answer she would let me know she would find out and get back to me. She always follow through. I always felt like I was pulling teeth with Mary Jo and therefore Bonita was like my lifeline. I have referred a couple of friends but, I also told them about the response or lack of good response from Mary Jo.

Dealing with our sales person Jenna was good. Dealing with the QC person Lauren, bad experience, unprofessional and couldn’t care less. Dealing with construction manager Brian, wasted time, bad experience. Dealing with Lennar Mortgage Shana /Kara, worst experience, poor communication, unprofessional. Dealing with Lennar Title Hayley and team, good experience. Dealing with repair team / warranty / repair request, total failure. Love the location, love the house. The Lennar experience, would not do it again.

From the beginning I said I did not wish to do things electronically but was forced into it. Then I was told after everything was done I being transfered to another mortgage company without any reason or notification. Bad communication on getting back to fix issues. This refrigerator is faulty it keeps beeping when I heard the beeps when looking at the house before buying I thought It was a security alarm on the house. I've been calling in about it but getting no one to get back with me on the issue then on left side of house there looks to be a problem with the bricks. Did a home walk had my driveway ruined by sod installers gouge marks every where was told would fix it they ripped out the section that was damaged pored new concrete however they broke my front sprinkler head it no longer fits flush in ground sticks out left debris and concrete nails wood in my driveway for three half weeks reached out mangers amd hone reps constantly calling emails to gwt it removed they finally sent some one to clean that mess up left dried concrete all over my driveway finally spoke to manager about issue he said he'll have my sprinklers repaired and new sod put on my lawn that they ruined never did haven't heard or seen them can't get a hold of anyone lennar doesn't take accountability for there mistakes I regret purchasing if I known they would be like this buyer beware stay far away from them would not recommend purchasing a lennar home also front face on my kitchen drawers f3ll off 1st week in home and my breaker box for dryer keeps tripping have to reset it constantly ... I had high expectations when buying from lennar been looking to buy lennar since 2019 i have seen multiple lennar south and west texas neighborhoods but when it came to buying our first home this year 2024 I was very disappointed in lennar, when we went through our inspection walk, our inspector Abdul was great and he helped us find a lot of issues and mistakes with the home, we felt very confident in him that these issues were gonna get resolved. There was damage to the kitchen cabinets, trim that was bulging around the island, doors not properly latching, missing touch ups on the paint and the grass was not evenly laid out. There were many gaps in the grass and some boards on the fence were also missing nails. The driveway and patio concrete was dirty in the back yard. I'm not sure how they prepare the home for move in but our flooring came with scratches and was filthy when we moved in. When we met the construction manager Marcus M., he assured us that everything was going to get fixed and there was no need to have a secondary walk through which we trusted but turned out to be a huge lie and mistake of our part because when we moved into our home none of the items were fixed. I believe that these homes were rushed to built just so that there could be inventory homes to sell. I'm not sure if there is even inspection of the framing and foundation. For the quality of the home, I feel like we overpaid. If anyone is looking to buy a lennar home, I highly recommend you get your own inspector to inspect the building process prior to move in. ... Cm was amazing, loan process was amazing. Once youre locked in that’s it! So many things done cheaply, I’d rather pay a few extra thousand and have the quality! First and last time purchasing from Lennar.

From the beginning of the move in I have had problems with warranty work. The painting, the concrete, the garage door, the plants, the fence and backyard gate, the texturing on the walls, the plumbing and washing machine drain hose not secure so when we began washing clothes and went for a walk for 30 minutes only to return water was all over the first floor. I had several items get water damage and the urgency to come out and help is not there. The sewage pipe was broken causing water to backup in the master shower almost causing a flood. Took two days for the plumbers to come out to fix pipe in front yard. I am not very happy with the Lennar home buying experience. It appears the contractors work on quantity rather quality. The customer care rep that has been a big help is Ruby. I never expected a brand new home to have so many problems. When I had requested the garage door to be fixed with the problems it had I wasted two days of taking off work for the technician to call me 30 minutes before 6pm to say I was his last stop and he was going to be late and didn’t know why they assigned him my house. I expected a lot more from Lennar with their customer service warranty assistance. They don’t work on the weekends and only work through texting. Needless to say overall we are disappointed with the problems and how long it takes to get someone out to fix issues. It has been a major inconvenience to take off from work having to wait for technicians come out and usually run late. If I knew what I know now I would not have purchased from Lennar or recommended my sister in law to buy Lennar in the same neighborhood. Very disappointing. ... More

Lots of repairs needed before and after closing and it took long time to respond to or repair. Flooring installation is poorly made and the front door peephole is made to accommodate a 6+ foot tall person to see from. When asked yo lower for safety was told NO can do.

I have bought 3 houses with Lennar so far, but I am done with them and not going to buy and will discourage new buyers

I was told I was getting a $1000 Visa card. At closing, I was told NO Visa card. I called the sales guy and said he will get me a washer and dryer. It's been almost 2 months and no washer and dryer. I have built 3 homes - this was my worst experience.

workmanship is awful. the home was not buil to to the specs given to me at purchase. no crown molding- no gutters as stated in the spec sheet

Let's start with the workmanship and materials: zero stars. Lennar's work screams sloppy, rushed, and lacks attention to basic details. There were several parts of our home that were left half painted or unpainted. Places that we didn't notice during the final walk through because we had to hurry and get to the closing office. There were cracks around our door locks in which they tried to just paint over it instead of replacing the door. The electrical outlets and AC vents are all installed crooked. The AC in the upstairs rooms were not working. The caulking looked like a 2-year old did it. Just extremely sloppy and uneven in places that it should have been neat. Our ring doorbell camera was caulked and mounted to the door crooked. Within one month we had paint peeling from the back of the house, it literally looked like it was melting away. We have paint separating from the wall frames in the bathroom. All of this and we've only been here for one month. I'm so scared to think about what this house will look like in 5 years. They came to "fix" the paint that was coming off in the back of the house and all they did was paint over it. There's absolutely no primer anywhere, just paint on walls. Trustworthiness: zero stars. We trusted that we would be getting good quality work and we didn't. They simply just made it look presentable for closing day. Because here are three months later and we're constantly finding flaws that should have been acknowledged by the builders. Value for the price paid: zero stars. Responsiveness to issues: Allison would not let my realtor (who happens to be my sister in law) join in on the blue tape walk. That was the first red flag. Why wouldn't you let a first time homebuyer's advocated join in on the walk through? So my sister ended up coming in afterwards and making her own notes and checking for things that she knew Allison didn't check for, like toe kicks, messed up caulking, mismatched paint colors on the walls etc. When we gave the list to Allison and Matt, they pretty much disregarded it and only fixed what was on THEIR list of things to fix. The toe kicks were a mess by the way. Allison was working with us on our service requests, all I can say is I'm glad she isn't anymore. Thank God for Jose. Allison took forever to respond to emails and answer questions. Never answered the phone. She constantly asked for pictures of the problems as if we didn't already send them. I had a video call with one of the Lennar representatives to address some workmanship issues where he took pictures from his phone. A week later, Allison is asking us for the exact same pictures. Like, what were you all doing for an entire week besides not communicating with each other because you already have the pictures on file. For two weeks she was supposed to bring the paint coupon that they didn't give us when we got our keys, and she never brought it. Instead we got a message from Jose saying that he would be working with us going forward. I voiced my frustrations and concerns to him and he began working immediately. He brought the paint coupon which I had been begging for, and set up the painters, electrician, AC people, and FS Blinds to come to my house all within one week! He is simply amazing. Another person that left a bad taste in our mouths was Matt. Matt was the building manager or whatever he called himself. He spent too much time talking, and not enough time listening. There were multiple times we would be in the neighborhood checking on the progress of the house and he would just drive right by us as if he didn't see us. No slight wave, no "hey", or anything. It was clear that he didn't want to be bothered and that made us feel like we couldn't voice our concerns to him. He was super stand offish and not easy to talk to. We didn't even feel comfortable talking to him seeing the way he always avoided us. I'll never forget, two days before closing we went to look at the house. When we got there we saw Matt pulling off. Per usual, he didn't stop to speak, say hi, or see if we needed anything, just drove right off like we were invisible. We noticed that all of the doors to the house were locked. We called Matt to come open the door for us and he said that he was "too far" to turn around and come back. But we literally just saw him leave when we pulled up so we knew he was lying. At that moment, I knew I could never trust anything he said if he would lie about something like that. The only time Matt was nice to us was when we FIRST met him. Duh, because he didn't want to show his true colors right off the bat. We couldn't believe how he ignored us every time we saw him thereafter. But it is what it is. In conclusion, I wouldn't purchase another home from Lennar if they were selling it for $20. We were robbed of the excitement from our first home buying experience due to the rudeness and lack of knowledge from the Lennar representatives and for that, I am counting down the days until we can retry this whole process again with a more competent builder. ... The builder doesn’t care about Quality just quantity

Many things being fixed should not have passed quality control before selling which seems nonexistent. In a rush for profit they compromise quality placing the burden on the buyer to say something is wrong a position the buyer should not be placed in by a quality builder. A warranty is great but don’t sell a product that’s damaged. They are being responsive to correct and fix things so far unfortunately some of the contractors leave a mess the homeowner needs to clean up. Not sure if quality contractors are lacking which could be the case. The sidewalks in the neighborhood and driveways look extremely damaged to be fixed later by the developer but that’s loss time of enjoyment. Walk the sidewalks and see how bad they are. It’s ridiculous. They can do better but quality over quantity has taken a backseat. Heard good things about Lennar but this is not one of their better neighborhoods unfortunately. No reason for it not to be. Hold contractors accountable, create quality control prior to the sell, and stop damaging the concrete after its in place. It’s not rocket science. ... More

I absolutely love my home. The experience with Lennar Lenders was horrible to say the least. Communication was terrible and the constant arguing between my realtor and the lender was so unprofessional via email was just over the top. I ended up going with a different lending company and everything from that point on was AMAZING. I received daily updates and the lenders made sure to keep me informed via phone calls and emails. The incentives were even better. Do your research and remember you are important and also that you do not have to go through Lennar Lenders for incentives.
