The house is beautiful, the spaces are very comfortable, I loved the kitchen, my pantry is a very good size, there are plenty of cabinets, and the laundry room is very spacious. All the help I received from the staff made it a very pleasant experience. Many thanks to George ***** for taking the time to show me each one until I found the right one for my family, and to the staff who supported me throughout the entire process of getting my loan approved. I think that backyard fencing should have been included. This is the first builder in which it wasn't. Also not including soft closed drawers when cabinets were included doesn't make sense. Corners are not squared up, didn't include drawers in second bath, didn't include towel racks just hooks instead. There are plenty more items that should not have been missed. All in all it's nice place that will require some upgrades to make it feel more like home.

I purchased four homes with this builder. My experience with the first two homes was excellent. At ***** there were only a few minor details, and overall everything went very well. The last two homes on Village of Greystone, however, were less organized and had more workmanship issues. On one of them, I had to ask for the siding to be removed and corrected because it was visibly uneven and did not look professionally installed. It seemed that some of the contractors on those homes lacked experience or proper supervision. The financing and application process was generally handled well, and I received the documents I needed. However, communication could be better organized because my file seemed to pass through several different departments and multiple people, which sometimes made the process confusing. Overall, I had a good experience, but I believe better quality control, contractor supervision, and communication between departments would make the experience much more consistent ... More

Overall the buy experience was very good with Lennar however there are a couple areas for improvement. 1. I closed on 7/28/26 but still have not received mailbox keys. Today is September 14, 2026! Also, 2. I have not received my $2000 from a previous purchase attempt with Lanner for a bigger home. 3. I was unpleasantly surprised and quite disappointed that the Prosperity Amenities club was not part of the package and have to pay a monthly charge to access the pool, gym and clubhouse. This detail was never mentioned and would've swerved me to continue to look to see if other communities with amenities followed suit. This is Florida and it is very HOT here at it boggles my mind that there is an actual fee to access a pool. I could see charging for the clubhouse and gym but not the pool. There is rigidity in Lennar policies in terms of handover timelines & steps, Miscommunications in terms of product substitutions, Quality control from Lennar team not up to mark at all, response timelines are dramatically increased after sale is confirmed.

The process was good, People are great, Appliances are extremely low grade. Probably would recommend purchasing your own. Specially see once you close you are stuck with the MFG ( ***** is horrible). Dryer hasn't work right from day one and they are waiting on parts that are back ordered. Bodwell (***** service)order the part then canceled the part and now are having me deal with customer service who is trying not to replace it. 2nd my water heater keeps tripping the circuit when it rains heavy. The fix has been to tape the heater. The local repair guy claims that the ***** said that's the fix. ... More

It was our first time as home buyer and we didn't even get house warming gift neither the house was cleaned when we got the keys.

We did not have a good experience with our sales person. He did not show up for our walk through or closing and left us in the dark.

We wanted to give more stars, but the overall experience, from lending being disorganized, to having to get the insulation redone, was stressful. Difficult to get minor issues resolved after move in. Construction manager keeps promising to stop by and then we never hear from him. Lumps in carpet in the entire home, missing carpet borders, outlets that don't work, weird scratch marks in sink.. We owned a home from another builder, and the quality is distinctly different. We already changed out all of the kitchen appliances, and the washer/dryer. The originals didn't match in the kitchen, and were of very poor quality. Everyone at Lennar is nice and seems helpful, but we can't seem to resolve minor issues, without engaging in endless follow up. It's tiring. We have a family and a business to run. We will have to start filing warranty claims. ... More

Some people were lovely and helpful- some people were awful! Our construction manager was out of town- our interactions with his coverage were great- he was helpful and understanding. He also worked quickly and provided updates. When we closed, our initial manager took back over. He was still on vacation, but a few things had been promised at close that were not completed. I expected someone else would handle it because he was on vacation- however, he called me from his trip to say he would handle it when he returned. I asked if someone else could handle the issues as it was preventing us from moving into our new home- he laughed at me. I told him that was not okay, and I made a sarcastic comment about him not being professional. He raised his voice at me and told me he was going above and beyond calling me from vacation. I pointed out that it was not my fault he had not arranged coverage and brought up the fact we had some trust issues as it appeared something were marked as completed that were not- he told me I needed to get over it. I suggested he speak with my husband instead- his tone dramatic changed on the phone with him. When confronted about his rude behavior, he told my husband it was a misunderstanding and he is a "good guy." When meeting in person my husband asked about the chemical he was applying to the floor, if it would cause damage, he said, " well, it's already ruined isn't it?" He then applied the product to the grout in the middle of the room. He also only spoke with my husband and never acknowledged me, I almost felt like he ignored me a few times, but maybe he just didn't hear what I said. When I am on vacation, my tasks are handled by someone else if they need to be completed before I return. I am also polite to my patients, and if there is a misunderstanding- I address it and apologize. I would expect the same from the builder. Again, John number 1 from another site was wonderful- the John assigned to ***** was awful. Also, the reason we had trust issues- we were sent 3 incorrect spec sheets for our house and we were told the debris was cleared from the roof- but my husband flew a drone and saw it really was not cleared. ... Poor workmanship. Seeing daylight around our front door which allows wind and dust to come into our home is still not fixed after the builder sent out two different sets of people to "adjust" it . We now have a damaged wall and trim from the people that came to "fix" it. The wall was one we paid to have professionally painted. I am researching how to escalate this as it is unacceptable.

First time buying a home and I would say as soon as we signed the dotted line for our home, communication fell off tremendously. It was extremely frustrating when my wife and I tried contacting our home consultant and lender with questions we had regarding our home and mortgage, to the point of no follow ups, no answers at all, and no trust in the process we were getting the best deal we could get in these hard economic times. I would say everything else was good and the home is what we wanted, just the communication with our new home consultant and lender was bad. If they were busy, then they could've communicated that for we can be informed and not reach out multiple times. ... More

Bait-and-switch type of response to any genuine offers made on a home. They DON'T want you using your own real estate agent and will go to any length to take them out of the process. They will waive a "bonus incentive" in your face but you have to commit to buying within hours or that money disappears. They will tack on things like a ***** "Builder Fee" to your closing costs, and they explicitly state that this is just extra profit for their bottom line. You can't ask to get it removed because by the time you close, you've already agreed to the terms and conditions outlined in the original purchase agreement. Get anything and everything discussed documented in writing, especially email. Loop in a real estate lawyer early on and have them part of all email chains. Be diligent and thorough in reading and re-reading everything twice. Mortgage officers are inept at helping you optimize your savings and using all closing cost credits. They have no incentive to help you so don't rely on their word. Do your own research. Compare costs of other homes that have recently closed and use them as leverage to give a good under-market offer. Good luck to any new buyers! ... More

while neighboring homes have trees. I have contacted Lennar multiple times and have been given different explanations, including the transformer, retaining wall, and later a utility conflict. However, I still have not received a satisfactory resolution. I also raised that the Harmon Ranch Specific Plan states that the developer is required to install one tree per lot. Rather than simply being told that my homesite does not receive a tree, I would appreciate Lennar reviewing this with the appropriate development team and providing a clear, documented explanation of why my lot was excluded and what can be done to accommodate a tree. I purchased a brand-new Lennar home and expected the landscaping and customer-service concerns to be handled fairly and consistently. I would be happy to update my rating if Lennar resolves this issue. ... More

1.water leak in pantry 5/19 2. new water leak in hallway ceiling 5/21 3. big hole behind range 4.garbage disposal broken when installed which caused another leak. 6/2 5.standing water in side yard that we were told couldn't be addressed, but when next store neighbor moved in they complained about their issue and turf was cut out forcing more water into our side yard. 6. with all the construction to fix we could not move in after closing on 5/18. finally moved in on june 1st. 7. received power bill for May and we are not in home yet, electricity was used by cleaning crew and construction crew. $88. big exhaust fans and dehumidifiers. 8. after move in we still could not use the pantry. 9. at closing loan processor was late, we had no keys to house, all the locks had to be changed. 10. refrigerator door starts making noise 6/17 fixed it by shaving off plastic 11. refrigerator continues to make noise com es back out and shaves off more door hinge. 12. refrigerator making noise , replaced a motor in back. 13. stove trips breaker when oven and range are used 8/13 came and said he fixed 14. stove trips breaker again 9/7 still waiting to be fixed 15. every time we turn in work order they say they will be out in a weeks time or longer. which means we cant use range. if we were a family with children that is uncalled for!! how do you feed a family if you can't cook.? 16. Microwave is now rattling as it cooks. 17. washing machine makes a terrible noise during the wash cycle. THIS IS JUST WAY TOO MUCH TO KEEP TURNING IN!! 18. we did not want appliances but since the price of home couldn't be negotiated yall purchased appliances. THEY ***** NOT ***** APPLIANCES. 19. Eve was a very good sales person to work with and apologized for everything. 20. and now we take over ***** and it goes up double? CMA is a rude company which I would vote to remove but they are yalls choice which makes it tough since we are told the ***** owes Lennar money. 21. so most folks feel we were ***** to about ***** for ***** just to hook us, Shameful business practice. 22. lastly we've been told don't poke the bear(lennar) or yall will make us pay that bill. again shameful business practice 23. so you tell me how am I supposed to rate this? and if someone wants to know what would you tell them? we love they lay out of house and location . No towel racks, old fashion bathtubs, very old model ceiling lights, cheap wood cabinets, not enough outlets. Laundry room incomplete. No one single fire place for been 1.2 million home in *****. Still waiting to fixed some mistakes by the workers on the painting. Front yard cheap rocks they are all over the street. HOA do not communicate still with the fiber underground internet. We only have temporary internet, the A/C have issues already. Very pushy at closing I made a huge mistake. To expensive price for a NO design home. Several issues already and I'm not in yet but already paying mortgage payment after 30 days of closing. ... More

It was a terrible experience purchase with a home with Lennar. For 2 full months, daily, we were dealing with inexperienced loan processor! That person is doing nightmares to customers and more harm to Lennar's business than good. With respect to home construction, Lennar did not inform us of a walk through. When we moved in, we found that the ceiling and walls have waves of uneven plasters, and the floor shown large and deep depressions and unevenness spots clearly visible to the eyes. Yet these poor workmanship spots went unnoticed by quality control folks. Laziness or rush production schedule for sure have caused poor workmanship, period! We ended up have to remove all our furnitures, and Lennar covered the interior of the home and redid the plaster for the entire ceiling and sprayed the home again! They did this while we have already moved in! What a mess! Then we have to move the furniture in again! What a nightmare! With respect to mechanical HVAC, the system is brand new, yet it broke down 4 times within 2 weeks. These have caused us 3 nights of no rest. What a bunch of irresponsible installers and repair technicians and quality control folks! I finally have to beg ER repair to ask for the supervisor of Strada to come out and fix the system! I am not sure the rest of the builders in Florida perform at this terrible *****! But this is the bottom of the list for sure! We want compensation for all these hardship! But one knows for sure, good luck with that. Never again! ... More

The home we purchased was in ***** at ***** which has an annual ***** Fee and the amount we were quoted was a little over $1400 yearly and this was also the amount listed in our agreement and on the Lennar website. This amount was not accurate and ended up being a little over $2000 yearly which i discovered when I looked at the county website before we closed. When this was brought to Lennar's attention they pointed to the clause in the purchase agreement which said the CDD could change at anytime. They ended up crediting us $500.***** compensates us for the difference over a 30 year period. We purchased this home remotely and had a community manager which went thru the home with us via Zoom. He was very good and told us when we came into town he would come back out and review a couple of things because he knew we would never remember everything. We closed 6/30/26 and did not come to the property until the 1st week in August 2026. In the meantime Lennar switched out the community manager and the new one refused to come to our house or to explain the Ring security system that was installed without ever showing how it works or what was required to activate etc. Let's just say you get what you pay for with Lennar and their purchase contracts are basically hold harmless agreements. I should also note that when we went into the Lennar sales office we were told that the Lennar sales lady knew in January 2026 that the CDD amount had increased by her coworker. Lennar Title also ***** us by almost $1700 and is in the process of refunding this money, additionally the ***** told us that Lennar owed almost $600 in ***** dues which should have been paid prior to our closing in June 2026 which was showing owed when we checked in at the ***** office in August. Thankfully the ***** printed off the Lennar payment history so this could be addressed by Lennar Title which we have been told will be addressed as well as refunding our overpayment but as of the writing of this review September 2026 we do not have our money. ... Way to many seps, have one employee assigned to one cliant & have that cliant coordinate ALL steps

Garbage house. My grandkids could've done a better job painting. Concrete cracked, foundation cracked, back yard graded improperly, mismatched sod, mailboxes in ONE area and are STILL broken, electrical sparks, electrical issues, HVAC issues, plumbing backed up first day we moved in - we didn't even use the guest bathroom - DISGUSTING - lots are unkempt with trash everywhere, Lennar is using a bunch of illegals to build houses overnight - and they're using the property behind the fences to dump trash and building materials. ZERO HOA presence accept to complain about boxes left out by trash. WE JUST MOVED HERE FROM OHIO! What do you think we were going to do with all the boxes??? LEMON ***** activated - we are seeking ***** counsel after full inspection scheduled for this week and will then be seeking full remediation of all issues OR we go through with ***** suit. Either fix this freaking house - or take it back and give us our money in FULL so we can go buy a ***** home. ... More
