I encountered two friction points during the home buying process. First, Lennar Mortgage failed to honor the discount previously agreed upon with their sales team. Second, the underwriting process was disorganized; despite having months to review my initial submissions, the underwriter waited until the final days before closing to issue an excessive surge of last-minute document requests with immediate turnaround expectations.

Sales and administrative services are available for answering questions about any questions related to the new construction. At time of closing everything is really easy and smooth. The layout of the villa is very nice and spacious. Make me feel comfortable in my new place.

Our only complaint and we did not address it at the time was that the floors were not very clean. I had to mop a few times to get all the dust and these white specs off the floor both downstairs and the master upstairs. The cleaing ladies could of done a better job. Other than the floors the house was very clean.

Like the house and area. Everyone has been very nice and respectful.

I've had no issues with my entire experience. I've received the necessary support when needed. Thank you for making my home journey a great one.

Rescheduled closing once and tried a second time while we were there to close. They had to have a document that did not exist and wanted me to ***** about it at closing. They finally went on Zillow and verified what they were being told. They started the review an hour prior to second closing attempt. Our documents were complete, realtor(s) were complete. Finance and title were not. Still waiting on a play survey after a month of living in house that was supposed to be included in closing docs.

Extremely Disappointing Experience with Lennar – Buyer Beware! If I could go back and do this all over again, I would seriously reconsider purchasing a home through Lennar. What should have been an exciting experience buying a new home turned into one of the most frustrating, stressful, and disappointing experiences imaginable. Let's start with Viet. Before signing the paperwork, communication was great. Once we signed? He became practically nonexistent. Phone calls went unanswered, communication was terrible, and getting any kind of response was like pulling teeth. However, whenever Viet needed something from us, you better believe our phones would blow up with multiple calls and text messages. Apparently, communication is only important when Lennar needs something from the customer. Once they have your *****, good luck getting the same ***** of attention. Then there's Lennar Mortgage, specifically Nico and Cody. In my experience, they seemed more interested in telling us what we wanted to hear to get us to apply for a loan than providing clear, accurate, and consistent information. Their communication was equally disappointing. I had to repeatedly go above them just to get basic information and answers that should have been provided without a fight. And then came closing day. Imagine showing up to close on your brand-new home only to be told you need MORE THAN $700 in additional funds AND your monthly mortgage payment is going to be $189 HIGHER than expected. Yes, you read that correctly. These numbers were different from the FINAL figures we had been provided just 72 hours before closing. How does a company that sells and finances homes every single day manage to have such significant changes at the closing table? That is not a minor inconvenience. Those are real financial differences that affect a family's budget. Now let's talk about the actual house. Our blue tape walkthrough was scheduled one week before closing. That should have provided plenty of time to address the items we identified before handing over the keys. Apparently not. I showed up the DAY BEFORE closing to check on the house, and NOTHING had been completed. Not a few things missed. Not a couple of minor touch-ups. NOTHING. At 8:00 a.m. on the morning of closing, I was on the phone having to raise hell just to get someone moving on the work that should have been completed days earlier. Instead of enjoying the excitement of closing on our new home, I was having to chase people down and demand that they do their jobs. Lennar then had to scramble to get the house ready, and even then, items were left unfinished and pushed until after we moved in. And here's the best part: WE HAVE NOW BEEN LIVING IN THE HOUSE FOR TWO MONTHS, AND THERE ARE STILL ***** THAT HAVE NOT BEEN COMPLETED. Two months. In a brand-new home. When you purchase a new construction home, you expect a certain ***** of professionalism, organization, communication, and quality control. You certainly don't expect to become the project manager, constantly chasing down employees, escalating issues to management, and making sure people follow through on what they promised. And just to circle back to Viet one more time, because I cannot emphasize this enough: the difference in his communication before and after signing the paperwork was absolutely ridiculous. If he needed something, he had no problem calling and texting repeatedly. But when we needed answers or assistance? Silence. My biggest takeaway from this entire experience is that Lennar seemed far more concerned with getting us under contract and getting us to closing than actually taking care of us as customers. ... I was not informed that my blue tape walk would be 45 minutes to inspect the entire property prior to my arrival, on the day of the house had mud and dirt throughout the entire house. (There was also a mudd-dobber- wasps nest) stuck to the bottom of a cabinet that also was not removed prior to or after signing after the builder agreed to have their cleaning crews remove). I was told if I could not see a defect from 6 feet away in 'natural light' it passed their standards. I was given wrong information regarding the internet access ports; I was told they would be in every room prior to signing, however this was not the case as the only two locations available were in the master closet and living room. The emergency contacts sheet listed on our kitchen cabinet door are all invalid or not a 24/7 emergency number. When I tried calling I was given an automated machine and told to call back during business hours Monday through Friday. I overall not a great experience to say the least least. ... More

The overall craftsmanship of the home is good. One gripe is the type of paint used for the home. The flat textured paint is easily scuffed and scratched. I feel as though if you are providing blinds that all blinds should be provided with every window. Also, our final walkthrough was a little disorganized. The cleaning service was there and things that were supposed to be repaired or replaced were not done yet. Our realtor and us had to make sure it was done before we went to closing. Which was a slight inconvenience. Other than those hiccups, our experience was very good.

Builder left two large paint cans in house which are very heavy and difficult for handicapped person to move.

Chance M. and Rick G.l was a great sales person and warm hospitality, help us a lot of issues and answer my request right away, guide us step by step to get it done. Jim and Andrew helping to walk and house and provided fully experience of his work. The Whole team was Great.

The overall satisfaction with the home and the loan process.

We had a really good experience buying our home with Lennar. From choosing our floor plan to picking out our finishes and upgrades, it was exciting being part of the process and making decisions that would turn this house into our home. There are so many little details that go into buying a home, but seeing everything come together made it all worth it. We're really happy with how our home turned out, and we love being able to create a space that fits our family and the way we live. They were very flexible in allowing us to do our walk through virtually due to being out of the area at the time of closing. Very helpful at every *****.

My actual experience. I'm a single woman buying a home on my own and without anyone to debate my decisions with Lennar made it easy.

I'm happy with builder, they're very nice and helpful.

The beginning was average, I felt that I had to reach out over and over in order to know what was going on. After we got the keys, i met with Raul L., the onsite construction manager. His customer service afterwards has more than made up for any disappointment I had prior to the purchase.

Quality of appliances . Already had Lennar replace dishwasher. And I replaced the washer and dryer. Forget about faucet. And those crazy giant mirrors in bathroom.

The home buying experience was extremely easy with Lennar. The only reason this review is being rated lower is because there are lots of little details that missed the mark to make the home truly feel like high quality. For example, in every room that has flooring instead of carpet, there are paint spots (I'm assuming overspray during the painting if the baseboards) that they neglected to clean. The tack strip holding the carpet down where it meets flooring has poked through when we step on it with our bare feet, and the silicone to seal the sink drains into the basin was caked on so thick and left to dry unevenly. It catches the eye even though it's clear. We had pointed it out during the construction sign off, however the sink issue wasn't fixed. We were too excited to move in so we decided we would have to deal with it ourselves at a later time. ... More

We still have no street lights, the community feels scary at night. Offroad bikers & trucks are a constan nuisance. Window frames are subpar. Garage door broke on day 2. Fence around property still unfinished. Some homes have gutters, some do not. It makes no sense. Also, what are we paying the already high HOA fees for with 0 amenities available while living in a construction zone? It seems very *****. It feels like once sales was finalized and keys were received we were kind of abandoned.

Buying this Lennar home was a new experience for us. My husband and I I are an older couple in our 60's &70's. We bought a custom built town house in the mid 80's and 2 years built a custom built 2000 sq ft multi ***** house to raise our family. So purchasing a single ***** track home in 2026 was a new experience. This was not custom built. No choices, no changes of any kind except cabinet color. We were taken by surprise by many things. We have never had an irrigation system and there really was no teacher for that. Every time there was a problem you had to use the Lennar app. That app never recognized you from one day to the next. Trying to fill out paper work to purchase the house was a pain in the rear.when we moved in we asked our guy if we could leave our 4 ft step ladder there over nite. He said it should be fine. We did came back the next day and there were blinds that needed to be installed and they had installed but our ladder was missing. I got a number for the job foreman but they never found our ladder. The roads in the neighborhood do not have the top coat of black top on them. It is very easy to fall while walking round the block. I have fallen twice and we need to go a half block to get the mail. There is never any communication on what is happening in the development with the streets, or other homes or anything. If you have a question or concern you need to direct it to the app that doesn't recognize you. The home itself seems to be built well but the lack of person to person answering questions is frustrating. We are happy in our home. ... More

failure to install medicine cabinets and towel racks in the bathrooms; failure to install solar power like you did in your Tesoro development at *****, CA

Still have blue tape in one room. Water pressure still to low and floor still needs paint removed.
