Overall, the homebuying process went smoothly, and I appreciate the professionalism of the sales team. However, my experience with post-sale warranty support has been disappointing. A construction-related issue was identified at the rear door, where an improperly installed threshold is allowing water and dirt to enter the home. The property has not yet been occupied, and the condition of the flooring is entirely due to this defect. At this time, the main issue—the door itself—has not been repaired, and no work has been completed. The cleaning concern is secondary, as it cannot be properly addressed until the underlying problem with the door is fixed. Additionally, due to this issue, the home cannot be rented in its current condition, which is directly impacting its intended use. Despite this, the warranty team has declined responsibility for cleaning and has not provided clear follow-up or resolution on the primary repair. Communication has been inconsistent, and the issue remains unresolved. As a homeowner, I expected that defects related to workmanship would be fully addressed, including both the root cause and any resulting impact. I could say Natasha and Phil help me out through the process. They did a fantastic job. Their part was to get me the home get me approved and close which I appreciate and I do appreciate my realtor as well. An outside of all of that, the carpenters, the people that did the texture in your painting could’ve done a better job unfortunately, once when I moved in, I didn’t notice after a week or so the touchups the texture, the caulking, the painting there was a lot of mistakes and unfortunately, I might have to take time or pay somebody to do repairs

We walked through the house had so much spots not painted and carpet, windows and hard floors was stained with paint and the whole ceiling in the kitchen/dining room/living room wasnt painted a few walls werent, the siding outside was damaged, was told they were gonna have a cleaning crew go clean multiple times and never did! Moved in Feb 24th and finally got my full yard of grass and trees April 12th while everyone around me had grass and we moved in about the same time, the new neighbors got their grass and trees before me so Lennar really let me down! The sales rep and the financial reps were helpful but it got spoiled by builder, cleans and landscape! Even had a lock on my garage door that slowed the moving process down ... More

Very frustrating. Issues from the very beginning till now. My very first week in this house my bathroom flooded due to a missing cap, it took way too long and me complaining for someone to come look at it. My house was not move in ready when I closed there was several issues with the AC, there was paint on the floor and cabinets and I already had fully moved in by the time they came to clean it. One of my door doesn’t close all the way, and it’s been stressful as a single woman to deal with all of these issues after I just bought a 251k home. I advise any buyer to not move in their houses until everything is fixed because all my issues were from the beginning and I’m already 2 months in and now im left to deal with it alone. Disappointed because I remember them saying I was gonna get a irrigation system and I didn't get it. And my grass is dead now having to look for someone to put one in thats gonna cost me more money

The landscaping company they use will damage your property and not notify you, if the grass you receive is dead, expect no hear back from the property manager. The pool is hardly ever cleaned so you'll have to do that on your own especially if others have a big party the night before and leave glass, vomit, trash and rocks thrown everywhere, even in the water.

My experience wasn't good. This was my second home that I purchased and the construction side of it was a mess. The contract workers gave this builder a bad name. The contract workers did a poor job and made a lot of mistakes. On the financial side that was excellent and easy.

While there is a warranty, it is really difficult to have anything fixed. I have to follow up like a bill collector to have contractors come to fix anything (aside from Casa mechanical - they have been AMAZING), and its really, really annoying. Some of the materials used don't equate to how expensive our house was, and it leaves a bad taste in my mouth that its so hard to get anything fixed.

Bought our home back in May 2021. They installed dead grass. Builders said they’ll replace our grass. Still haven’t and they don’t answer our calls for updates.

3 months into living here the backyard starts to flood and all the grass dies from the fungus of standing water. Lennar denies to fix the grading in the back yard and the side of the house. Claims it has to be more than 48hr of standing water. If you have an issue, they won’t fix it, they’ll find a reason why it isn’t their fault. They blame my backyard not draining on me over watering the grass.

Builder's not doing a good job. I paid lots of money for my house and the finished product is bad. Lack of paint inside and out,etc...

Great experience overall. Some ups and downs but they were made right by the Lennar team.

The house is nice for the price. We were helped and walked through the whole process. I would recommend a Lennar home to anyone. The only thing I would change is the size of the lots. You don't have hardly any room to do anything and the driveway is too small. You can barely fit 2 cars cars and you don't even have room to open the car doors.

Everything was good the only thing is that they put dried saw in my backyard and everyone else was nice and green

Prices are low; workmanship is okay.

My experience started off very well I met Leandra and I needed plenty of help because Im not computer savvy as most people are. She was very knowledgable answering my questions and showed me alot of respect being 69 yrs old. I never imagined I could qualify for a loan that easy. Having the VA helped me with my loan was very comfortable. I dealt with alot of people from the start to the finish.and I am glad that it is almost all over. I would like to thank all the Lennar people that helped me to get my new home. Living at Sapphire Grove is great very peaceful and quiet.

They do lots of asking same things as if they forgot what was asked

I purchased this property as a single-family investment for long-term leasing. My buying experience with Lennar was good overall. Generally, there was someone at each step of the way to ask questions of and keep me informed as to what task I had to attend to next. My biggest complaint would be the length of time it took to lay the sod and put in the trees on the property. Their target was to have the sod and trees in "seven to ten days after closing". The home is great, but having to deal with the HOA is a pain in the butt. I do not like feeling like a prisoner in my own home, not being able to do simple things without getting permission. Even though I just purchased this home, more than likely, I will find another area in Floresville without an HOA and move again.
