These homes are not tailored to buyers, just to sell, if you expect that they will make even small changes to layout, color or anything for you, to the home, then you would need to go through a different builder, because they don't do that here, my experience is not a good one, so I will not recommend to others.

As I said, it was a nightmare, completing the application process for financials and warranty way more stressful than it should’ve been. Belt rushed every step of the way to the point we could not read the contract.

Did not enjoy our experience.

Our home was delivered on time, but with shoddy workmanship. paint droppings on the flooring and carpeting (everywhere). It was supposed to be cleaned before closing, it was not. The carpet was filthy, garage was a mess and there was fecal matter on one of the toilets (not ours)!

Lack of amenities. Poor material used to build home. Have to install basic necessities in home. Indoor door handles were installed on exterior doors.

The house itself is a tragedy, the longer I live here the more horrible things become apparent regarding the "quality" of these homes. Wiring -Ask about the wiring, because they will skimp out on it if able. They use 14 guage wiring throughout most of the house where they could, so hope you don't like gaming on a pc or two cause good luck with it not tripping the breaker every so often. -Want to mount stuff in your garage? Good luck with that! They have wires running every which way through almost every stud of 2 of the 3 walls making most of the space useless! They never heard of cable manage meant I guess. -Oh also pray that they even put all the wires in! Inspector missed it somehow but there was no wire connected to the outlets in the island so no power! That took a week to get resolves. Effort in building -It becomes super apparent how quickly they put these houses up and how little experience and skill the workers have when it comes to building. -Discovered a hole in the drywall that was painted over with the piece that was broken off, barely pressed it and it fell in between the wall. -They painted around the extra pile of bricks they gave you for the front of the house, which was so insulting and lazy -They didn't paint over the drywall holes they filled in until I told them to, if I hadn't I'd have these off colored circles around my house -The workers don't know how to mount things into studs or use drywall anchors, Mt bathroom had the towel racks just raw dogged into the wall with no anchors and not into studs even though the rack was 16in long. Like I don't do this type of work at all but even I know that. -They forgot to put a backflow converter in the sprinkler system which I should have taken pictures of and documented cause that is very illegal!! -There is a quarter in gap between the dry wall and garage floor with nothing filling in the gap like trim or just putting the dry wall flush -They get these "special" brand of windows that aren't much better than regular ones and come to find out, the company makes their windows non standard so you have to go them for overpriced screens if you want those -I don't think they used any seller and cheated out on the paint, which speaking of which they said we'd get a bucket of paint upon moving in and never heard back about that. Buying Process -They don't communicate well with each other or the buyer during the process. We told them we were 3hrs away from where the house was located and they ignored that fact several times and gave us 7-8am times and also repeatedly changed the meetings without consulting us about whether or not it would work. If you know what you are doing then go for it, but the only thing I've gotten from this house as a first time home buyer is to steer clear from lennar and check this place myself instead of having an inspector do it. The only people with Lennar I am thankful for is Bryan & Ken for being dedicated to customer satisfaction & Lou H. for how helpful she was with our loan underwriting. Other than that, this is The WORST experience I’ve had in home buying. The day we met with our consultant we told her our price range & number of rooms/bathrooms we wanted. She showed us houses at least 10-20k over our price range and not even what we had asked for in a home. The day we viewed our house & were submitting the app, our consultant texted us saying the price increased from $167.9 to $170 because someone placed an app on a house down the street at the same time we were. I still have the texts from her saying the website didn’t reflect the price change yet & her manager was unable to keep it at the price we viewed it at. Still to this day, the price shows at the $167.9 & no one even bought that house until at least a month after we lived here. The amount of documents I’ve had to submit is beyond ridiculous. Majority of the home buying process was submitting & then resubmitting documents because they didn’t communicate with each other & weren’t aware they were submitted already. Not even a week after we closed, our mortgage was sold to another company. We were told by 3 different people that Fision internet was included in our monthly HOA fee of $75. Not only is fision billed separate every month, the HOA fee is also paid quarterly. Not monthly. When we moved in we were told we had to call fission in order for our security to connect to the internet. We were never given an account number or any information on creating an account to make payments. We now received a bill from HOA for over $300, we’ve lived here for barely 2 months. Our neighbor received the same thing & we’re told if it’s not paid they can’t live in the HOA community. How can we make payments when we weren’t given any information to pay it! On the HOA form given to us by our consultant & in the closing documents, it has trash options as Tiger & Republic. We tried getting service from republic for over a month and were tired of waiting so we got Tiger. Come to find out, our community isnt allowed to use Tiger, it HAS to be republic. Along with this, the HOA form we were given said our electric & gas were through CPS. We tried registering both for a week with them & no one could tell us why our gas wasn’t showing in their system, only the electric. Our gas ended up getting shut off for almost 3 days. Turns out, it’s not even through CPS, it’s centric. Speaking of HOA, we’re still required to pay the fee for the community amenities. THE AMENITIES ARENT EVEN BUILT YET! We’re paying for something we can’t use, we can’t use other communities in the meantime & the HOA ladies said they won’t be built here for at LEAST a year and a half. Within the first week of living in the home, the baseboard on our kitchen cabinets fell off & literally looks like it was super glued on. We still had blue tape markings on our walls that weren’t taken care of. When we received our grass, we were told the ground was too wet/not in condition to lay it down. The grass pallets sat in the front yard for 3-4 days. By that time it was all fried & dry on nearly all of it. When they laid it, it was so uneven, overlapping in areas & huge gaps of just dirt in areas as well. But then we get fined by the HOA if our yard isn’t well kept. How are we supposed to keep up with it when our watering day is once a week & it was given to us dead? The construction workers go on our property at all times during the day & have come up to our door and grabbed lawn decorations off of our porch. They leave beer cans and trash all over the community and in our yards. Some of them make inappropriate comments and whistle at us when we get home from work or walk down the street. Ive brought almost all of these concerns to the attention of HOA, our consultant as well as trying to reach the builder team. Apparently, majority of my community has gone through the same thing as us. This is all well known throughout the Lennar communities and no one takes accountability. Not my first Rodeo stay focused and patient.

The only item that made this buy less than wonderful was the broken timeline promises and that was only caused by poor workmanship. Time and time again we had to postpone our move due to items that were either incomplete or poorly executed. Seems like pride in workmanship is a thing of the past in new built homes. Had things been done right at the beginning, we would have met our deadlines. Also, it would have been nice to receive some sort of follow-up from our salesman. Once we signed the paperwork for the purchase, we never heard back from him. The items that needed attention after we moved in have been resolved quickly. I walked into a home I bought online and when I did see it in person I was not happy, there wasn't any grass in the yard, and inside it's as if it was done by a someone in a rush and was cross-eyed, I woke up to a pile of ants and a few spiders and when I went to talk to someone about it was told that it's my home so I would have to deal with it, and this was after living in there for 3 days, a front driveway that has a crack across three panels that I still have to pay full price for, no back pad that I can grill on, cabinets that hits the walls and flooring that was done without care, when I first looked into this company, I told others to look into it and buy, now I don't do it because I do not want someone to blame me for buying from Lennar ... Know that you are investing in a track home - they are cranked out like pancakes - all the same, no choice, therefore there is no pride in the workers who push out the product. The warranty team does the best they can to address the shortcomings of the construction team. The biggest disappointment is the lack of cleanliness of the job site even on the final walk through. Dirt, building materials, nails, garbage, food everywhere. And it continues with completion of the next house and the next. It demonstrates a rush job and no pride in one’s work or product.

Entire process was very good. I like the good quality and value of my new home. I have a problem with my dogs digging under the fence and getting out of the yard. Builders were ok with fixing up the house before we moved in. Closing was delayed several times before we finally got to move in.

Home buying process with Lennar lender was not smooth lots of back and forth. Quality of home is just ok. Considering the amount of HOA fees I would expect some community amenities but there are none.

First and foremost, I like my Lennar house. I liked the interest rate and the FHA down payment. As for Lennar, I have little respect for them as a company. They offered me an in person closing, then denied me one. They promised a small amount of touch up paint, then denied me one. Lennar homes are build with the cheapest materials available, by the cheapest labor possible, and with no evident skill or pride in the finished product. Lennar builds homes as a vehicle to get money from all aspects of the process. Lennar Mortgage, Lennar Title, Lennar Insurance, etc. Then they sell your mortgage in the first month. But they aren't done. They write in the contract that every time the house sells for the next 99 years, they get a $3,000 builders fee. If you disagree with any of the stipulations they add, you don't get the house. And you won't know about many if you don't read everything. Lennar developments have HOAs, but they are not what you are thinking. Lennar HOAs are run by Lennar folk and investors until 100% of the homes are sold. Some in Austin are over 13 years old and still run by Lennar. If you wanted to be involved, even just to watch, they will let you once meeting a year. The rest of the time, we have no say, no clubhouse, no pool. But they take out HOA dues and spend it with no accountability to the homeowners. Deep breath. I am happy enough with my cheaply made home. I have the tools and skills to fix what they deny to fix. Overall, I have great neighbors and have made many new friends. Great experience and wonderful people

Lennar is extremely low end. They pinch pennies and do not build any part of the house with quality. There will be glue on the floor, chipped sinks, sheetrock lining hanging out with staples showing, no spicket in the backyard for a hose (who doesnt put water in the front and back?!?!

Build quality seems to be done as cheaply as possible. All interior items are builder grade or low end. Only one outside faucet is also example of cost cutting measures. One disappointment was the poor installation of the sod for the homes yard. Soil prep was poorly done and I have to keep removing rocks under the sod, causing it to lay unevenly. Cannot evaluate all aspects of build quality at this early date. Will see how everything holds up over time Lennar employees were friendly and helpful during the purchasing process. Projected closing and inspection dates were all met.

The home purchase process was very straightforward and my questions were answered quickly and completely. From beginning to end I felt validated as a homebuyer and was amazed at how easy the process was. I would recommend purchasing a Lennar home. Happy homeownership.

Our Lennar rep Phil was very helpful and professional. He helped us look at our home when the realtor was unavailable. We were on a time crunch because the home had to be sold before the end of the month (18 days) in order to get the incentives being offered. We loved the home and it already had the amenities we wanted. We had the application signed and uploaded that same day. During the walk-through process, our rep Joe and Construction Manager, Taylor made all kinds of promises. "make sure to blue tape everything", "we will have everything fixed before closing". We are still finding things they did not do. Our biggest concern was the yard and landscaping. We have two dogs and wanted to get the grass installed as soon as possible. We were promised the landscaping would be installed the first week of March after we closed. They also explained the large rocks and trash debris would be cleaned up before they installed the landscaping. They also explained a 4" layer of topsoil would be installed and then the sod. We requested to be notified when this would be done because they were quick to explain the landscaping was not covered under the warranty and once it was installed it was our responsibility. We wanted to make sure they did what they promised. Well, fast forward three weeks later when they finally came to install the landscaping, after we moved into the property and had to prohibit our dogs from going into the back yard, which was red clay mud!!! They did not clean up the large rock or the trash (we picked up 2 large bags of trash from the yard before they came). They racked the dirt and started placing the Sod. I called and asked for someone to come out because this was not what we were told. Taylor came to the home and changed her story. She said they already put the topsoil - this was not topsoil, this was more red clay dirt. The escrow process was okay, our mortgage underwriter was great. The Lennar Title company was horrible and unprofessional. They required a virtual closing and we were told the closing link would be sent to us early on the closing date. I had to make several phone calls because the link wasn't there. We later found out that our closing agent "had something to do that morning and didn't come in until after 10am. She forgot to send the link the night before". Isn't there anyone else in the department that can help her? This was a big deal for us. It took another 2 hours to receive our link. They did not care that we have jobs, and we were expected to drop everything when it was convenient for them. Lennar Title was the worst part of this whole experience. We were supposed to receive our paint voucher at closing....not included. I had to fight for it for 3 weeks. I picked up my keys, which only included my house keys, no garage door openers. We were told they were left in the garage on the opener. Nothing. In fact, we don't know where they went, so we had to have the garage door opener re-programmed, and new openers provided, because some unknown person had access to our garage and house, but nobody knew who had them. The workmanship inside the home is what you would expect from a cookie cutter building company. They hire the cheapest sub-contractors to come in and "throw it together". I would think that Lennar would take greater pride in their BRAND. The first day we moved into the home, we had electric issues. We found out by their electrician coming out, the crew that did the electrical did a very poor job. 6 of the 8 outlets for the garage and exterior were improperly wired, not connected, or the wires were loose. After discovering that, we requested the electrician come back and inspect every outlet in the home. I don't need a fire risk. They found another 9 outlets inside the home with the same issues. This is careless and unprofessional workmanship. While we love our home, we did not enjoy the home buying process with Lennar. Do your research before committing to a builder. ... More
