They cut corners on a lot of routine things. Air conditioning not working properly with temperatures and humidity control. Told about it when had inspection but they stated that it met code. Only 1outdoor water spout. Cheap noisy garage door. Sod that was placed is dying even with watering as suggested and longer.

Towards closing, we were told Lennar would only put sod for half the yard not all the way through. This was not documented anywhere nor mentioned but the sales agent claimed he had mentioned that on the phone, which I disagree. Sales team is always aggressive to close the deal and will likely create some fear that someone else is also interested in the same house.

Lenar mortgage was not enjoyable to deal with. Had deep concerns and some issues. The utilities were a bit of a shock mostly with the water company. Our new home advisor concierge Wes, was sarcastic and not pleasant to talk too. Cell phone service isn’t good for T-Mobile I had to get a signal booster, had issues right away with AC, Sod not being installed and communication. The interior paint is flat paint and there are dribbles here and there we are still finding. Over all it’s a ok built home for the price in today’s market. I’m having a bit of a better experience now that many of the issues have been resolved. Just waiting on sod outcome in 6 weeks to make sure it turns from brown to green. The water company is outrageous for charges and usage that is the only downside with utilities. The town and the near by towns are great and the overall community is nice. The new pool and Rec center should open soon. Every detail for anything outside has to be approved by HOA but they seem lenient and approve most things. I first started this journey about two years ago with a sales agent Consultant Diana she was real nice at first, but after I didn’t get, I didn’t receive my earnest money back until I got in contact with a sales consultant named Stephanie it took nine months before I finally got my money back thanks to Stephanie’s efforts. Later, I decided again to purchase a home from Lennar sales consultant by the name of Ray he went above and beyond answered all my questions even gave me information that I didn’t even ask for I’m a real estate agent and I felt most comfortable with him. we finally this year closed and I’m happy to be in my new home. Lack of amenities. Poor material used to build home. Have to install basic necessities in home. Indoor door handles were installed on exterior doors.

The finance part of the process was for stressful. Loan officers sending me emails on a friday evening requested me to get documnets that was need from companies closed on weekends within 24hrs. I also had to reach out to them every time for an update on my application and see what/if any other documents were needed. Other than that the process was okay. The quality of the home is good for first time homebuyer and the price.

Always have an independent inspection done BEFORE closing, especially for the sewer lines.

The finishes in the house could use some improvement. Don't ever give a Lennar subcontractor a caulk gun. they suck at this. Painting is another thing they need more practice at, after move in, i was finding so many areas where they did not use any quality control with painting and caulking.

The house itself is very nice, the warranty response has been good to great. The actual buying process was.... frustrating. We were frequently told to sign paperwork affirming we'd recird documents we hadn't received, then promised we'd get them later ("it's just a formality"). When signing the initial purchase agreement we were supposed to receive the HOA covenants and bylaws, we did not get them and we're told we'd get them at closing. At closing I asked about them to be told, "no, we don't deal with thay at closing you should get them when you move in/the hoa contacts you." We still don't have them and it's been almost two months. Closing was all online, and then they tell you to drive somewhere else where they give you a manilla folder of keys and shunt you out the door in 5 minutes. Very impersonal once they've got your money. The closing cost credits were amazing and the house and Floorplan are great, and I'd recommend lennar to others, just that your expectations of interaction with lennar themselves should be tempered, people are nice, service is (mostly) good, but don't expect to feel special or valued or like you've got much of a personal connection with anyone other than your personal realtor. The process was fine except for the closing date being pushed so many times i almost lost hope. But that kind of thing is expected.

The house is very basic, for my living situation this house is OK. The workmanship seems to get the work done ,but quickly. The house is an inexpensive house and you get what you pay for. The community is very pleasant and I am one of the first to move in to my area, but I really like it so far. My biggest complaint is the entrance and exit to my community, we need a traffic light. It takes just as long to get in and out as it does to get were you want to go.

The loan process was frustrating. They asked for paperwork the Friday before Christmas, I couldn’t get so my closing date got pushed. Then at the last minute they said they didn’t need it and set a closing date without checking with me. The title people were great and went out of their way to meet me and give me keys over the Holiday weekend. The house was not been cleaned before I moved in. Try to get things fixed is long process. It normally takes me 4-5 calls to get something resolved. It doesn’t look like a lot of pride was put into building the house. It was just put up fast and onto the next one. I get they are basic cookie cutter houses, but still… It would be nice if they would clean up the trash in the area so it doesn’t blow into the yards. We faced some challenges right off the bat with our first pick home getting sold, literally as we were signing our salesforce documents, however in the long run we got a much nicer house with better amenities for roughly $200 more a month. After that things went pretty smoothly right up until we had to start dealing with Lennar Finance. It was extremely frustrating having to upload the SAME requested documents MUTLIPLE times, receiving incorrect cash to close amounts, & trying to get ahold of people was like pulling teeth. Also, while dealing with finance, there were mistakes made with our master shower due to build plan changes & miscommunication with the builder/contractors which ended up pushing our close date back about a week. Once all of these challenges were worked through, we finally made it to closing & it was totally pain free experience. Was able to lock in a decent rate at the beginning of summer before the rates came up. Closing date got pushed 4 times. Initial start of contract was May 1 and first closing date was mid june and got pushed to end of June then mid July and last was end of July. We love our home and Lennar was able to help with closing costs and our loan officer was very responsive with updates and good and bad news. The construction is of good quality but know that mistakes are made being at the rate they are building these homes. Blue tape everything you can before closing. Look inside cabinets and attic for cross members in the frame coming loose. Painters need pay more attention with overpainting and splashing on floors. Outside the home the lawn is coming along. Weeds can overcome your new grass if not maintained. Some of the grass was brown as they were installing it. Out of the 4 trees they planted the 2 oaks are dry and brittle and i don't think they are going to come back. Two others are surely turning green but will see come next spring. Note their is not a construction supervisor onsite ensuring plans and things are done correctly. Hope that someone besides the homeowner do a walkthrough and identify all discrepancies before hand and corrective action is taken to fix them before homeowner does initial walkthrough. ... More

The closing date kept moving more times than it should have. One time it was moved 24 hours prior to our third closing date. This was due to delays by construction. When we finally got a new home walk through the house was in no condition to be viewed. There were people still working on the home. Toilets were still being installed as we were inspecting the home. No appliances were installed, no gas meter, no sprinkler, no sod and no fence, painting not complete to name a few. It was extremely disappointing.

Fixing problems with house have been slow

Lennar Mortgage messed up on my home insurance policy. I'm still waiting for my refund. Other than that, sale respresentative, construction manager and onsite service manager are very friendly and quite helpful.

The buying experience was a little frustrating due to being out of country and some of the sales staff was not super helpful. There has been has been a few warranty issues with tile work and the company sub-contracted with Lennar is slow to fix the issues. Love the neighborhood and looking forward to loving my house once issues have been fixed.

Sales experience was great along with the walk through prior to closing. The frustrating part came when trying to get everything fixed. The quality control is not good so multiple things had to be corrected multiple times to include major corrections like to the flooring and the siding. My requests also went unanswered. Took over a month to transfer water into our name because the correct amount of trees weren’t installed to begin with. Of course I had already had the irrigation system put in when they had to throw a random tree in an odd spot just to pass the inspection. I had a good homebuying experience which may have been better if not for the pandemic restrictions. Many of the documents were made available in digital format which made the lending and closing processes easier. "Everything Included" should have been optional since many appliances can be purchased at lower prices. The quality of the materials is good but getting someone to make modifications such as removing carpet were difficult. Overall I am glad I purchased a home from Lennar.

The closing process lacked so much communication between builder and lender; lender trying to get me to do actions that were not possible due to builder had not completed their part. In comparison between Lennar and DR Horton, to me the materials aren't much difference... price difference of $68k less and Lennar being 100sq ft more. I bought the home built as is. I do prefer Lennar's floor plans. I believe it's a good 1st home purchase based on price, construction, location and potential in value to grow in the next 5-10 years. Be sure to have a good realtor.

This is my second home purchase. My first was a D.R. Horton home. The price point is what ultimately led me to purchase this one; however, if D.R. Horton had been available, I would have chosen them again. While I understand that costs have increased, the materials used in these homes feel very cheap. The flooring is probably the worst I’ve seen, and the tile and bathroom selections could have been much better. There’s also no exterior lighting on the garage, and the paint quality is extremely poor. Overall, I just think they could have done a much better job with the materials and finishes.

After the close communication was lacking. Multiple messages on the portal and no responses. Called directly as was directed to a supervisor, rhat just went to an answering system. Human contact is difficult person to person. Electronic contact breaks down when people are no longer with the company and the client is not aware.

Probably from the beginning working with the sales rep that did the application process with me. After we finish the transaction, the next day switched properties and I could never get a hold of him again it was a terrible experience on his part. The home had a lot of issues and I had to get an inspection twice because they weren’t all completed on the first go round so it cost me double to get it inspected. The day before my closing, the construction manager took care of the roof and the paint on the house and some other issues we walked through before I moved in. TY, the construction manager, did a great job that day making me feel more comfortable about buying the home. It was very stressful during the purchase period as the deposit didn’t clear and again the sales rep was nonresponsive, and he was the only one who can get me back to the deposit website. I think the total overall issue I had was with the sales rep being non-responsive. And then to think that you have to go back-and-forth and back-and-non-responsive and complain until somebody listens It’s unbelievable. I wasn’t fond of the customer care team member, Hanah I felt she was short and didn’t wanna be bothered I never felt like she listened. I felt she put me off. Kevin, the cust care team member that handled the walkthrough was great to work with as well. The closing team was great and Jeremiah on the loan side was terrific too. Let me start but saying I love my house and location! The sales agent was great and very friendly! The mortgage side is 10 out of 10! Very easy, responsive and very nice. The construction team is horrible. Late to every meeting if they showed up at all. Didn’t fix all the items on my pre closing walk. It was cosmetic but still wasn’t fixed. The house closed without grass. It’s been 45 days since closing and still do not have grass. Mind you it has rained some but they do not respond to canceled start dates or follow up. I text them with no response. I love my house and don’t regret a thing but constriction team has to go! I don’t mean the actual builder guys because they seem to be good! I mean the supervisors. ...
