They cut corners on a lot of routine things. Air conditioning not working properly with temperatures and humidity control. Told about it when had inspection but they stated that it met code. Only 1outdoor water spout. Cheap noisy garage door. Sod that was placed is dying even with watering as suggested and longer.

Towards closing, we were told Lennar would only put sod for half the yard not all the way through. This was not documented anywhere nor mentioned but the sales agent claimed he had mentioned that on the phone, which I disagree. Sales team is always aggressive to close the deal and will likely create some fear that someone else is also interested in the same house.

Lenar mortgage was not enjoyable to deal with. Had deep concerns and some issues. The utilities were a bit of a shock mostly with the water company. Our new home advisor concierge Wes, was sarcastic and not pleasant to talk too. Cell phone service isn’t good for T-Mobile I had to get a signal booster, had issues right away with AC, Sod not being installed and communication. The finance part of the process was for stressful. Loan officers sending me emails on a friday evening requested me to get documnets that was need from companies closed on weekends within 24hrs. I also had to reach out to them every time for an update on my application and see what/if any other documents were needed. Other than that the process was okay. The quality of the home is good for first time homebuyer and the price.

The finishes in the house could use some improvement. Don't ever give a Lennar subcontractor a caulk gun. they suck at this. Painting is another thing they need more practice at, after move in, i was finding so many areas where they did not use any quality control with painting and caulking.

The house itself is very nice, the warranty response has been good to great. The actual buying process was.... frustrating. We were frequently told to sign paperwork affirming we'd recird documents we hadn't received, then promised we'd get them later ("it's just a formality"). When signing the initial purchase agreement we were supposed to receive the HOA covenants and bylaws, we did not get them and we're told we'd get them at closing. The house is very basic, for my living situation this house is OK. The workmanship seems to get the work done ,but quickly. The house is an inexpensive house and you get what you pay for. The community is very pleasant and I am one of the first to move in to my area, but I really like it so far. My biggest complaint is the entrance and exit to my community, we need a traffic light. It takes just as long to get in and out as it does to get were you want to go.

The loan process was frustrating. They asked for paperwork the Friday before Christmas, I couldn’t get so my closing date got pushed. Then at the last minute they said they didn’t need it and set a closing date without checking with me. We faced some challenges right off the bat with our first pick home getting sold, literally as we were signing our salesforce documents, however in the long run we got a much nicer house with better amenities for roughly $200 more a month. Was able to lock in a decent rate at the beginning of summer before the rates came up. Closing date got pushed 4 times. Initial start of contract was May 1 and first closing date was mid june and got pushed to end of June then mid July and last was end of July. We love our home and Lennar was able to help with closing costs and our loan officer was very responsive with updates and good and bad news. The closing date kept moving more times than it should have. One time it was moved 24 hours prior to our third closing date. This was due to delays by construction. When we finally got a new home walk through the house was in no condition to be viewed. There were people still working on the home. Toilets were still being installed as we were inspecting the home. No appliances were installed, no gas meter, no sprinkler, no sod and no fence, painting not complete to name a few. It was extremely disappointing.

The buying experience was a little frustrating due to being out of country and some of the sales staff was not super helpful. There has been has been a few warranty issues with tile work and the company sub-contracted with Lennar is slow to fix the issues. Love the neighborhood and looking forward to loving my house once issues have been fixed.

Sales experience was great along with the walk through prior to closing. The frustrating part came when trying to get everything fixed. The quality control is not good so multiple things had to be corrected multiple times to include major corrections like to the flooring and the siding. My requests also went unanswered. Took over a month to transfer water into our name because the correct amount of trees weren’t installed to begin with. I had a good homebuying experience which may have been better if not for the pandemic restrictions. Many of the documents were made available in digital format which made the lending and closing processes easier. "Everything Included" should have been optional since many appliances can be purchased at lower prices. The quality of the materials is good but getting someone to make modifications such as removing carpet were difficult. Overall I am glad I purchased a home from Lennar.

The closing process lacked so much communication between builder and lender; lender trying to get me to do actions that were not possible due to builder had not completed their part. In comparison between Lennar and DR Horton, to me the materials aren't much difference... price difference of $68k less and Lennar being 100sq ft more. I bought the home built as is. I do prefer Lennar's floor plans. I believe it's a good 1st home purchase based on price, construction, location and potential in value to grow in the next 5-10 years. Be sure to have a good realtor.

This is my second home purchase. My first was a D.R. Horton home. The price point is what ultimately led me to purchase this one; however, if D.R. Horton had been available, I would have chosen them again. While I understand that costs have increased, the materials used in these homes feel very cheap. The flooring is probably the worst I’ve seen, and the tile and bathroom selections could have been much better. There’s also no exterior lighting on the garage, and the paint quality is extremely poor. Overall, I just think they could have done a much better job with the materials and finishes.

After the close communication was lacking. Multiple messages on the portal and no responses. Called directly as was directed to a supervisor, rhat just went to an answering system. Human contact is difficult person to person. Electronic contact breaks down when people are no longer with the company and the client is not aware.

Probably from the beginning working with the sales rep that did the application process with me. After we finish the transaction, the next day switched properties and I could never get a hold of him again it was a terrible experience on his part. Let me start but saying I love my house and location! The sales agent was great and very friendly! The mortgage side is 10 out of 10! Very easy, responsive and very nice. The construction team is horrible. Late to every meeting if they showed up at all. Didn’t fix all the items on my pre closing walk. It was cosmetic but still wasn’t fixed.
