Quality of workmanship is barely passable

We purchased a Bexley model and we love it. However, the building timeframe was riddled with delays. Constant pushes to the walkthrough and closing dates really worked up a bit of bitterness. The response of remedying issues uncovered after moving in has been decent. I think right now I'm mostly irritated at seeing trash in our walls. I'm not exaggerating. Ever run a LAN cable to get wired connections in a wall? Yeah well, when using a wired camera to guide it, we found beer and soda cans in the walls. Pretty disgusting. I'm half tempted to put in a request to get the trash out of our walls. I'm willing to bet the pile of trash we saw in the kitchen island, during an earlier walkthrough, is still in there. ... More

To start off, our new home consultant was great. Once it came time to do the walk, that's where things started to go down hill. First off, walls were crooked. They stated that they have a certain tolerance, but the walls were way beyond that. They did fix the issue which delayed closing. Once you close on the home, you may as well not exist. A new home comes with a 1 year end to end warranty. I am currently in a fight with them to honor this. They have finally agreed to cover some things while still giving me problems on others. They do not seem to care if you are having issues because right now they are selling homes left and right. In order for them to consider your issue, you have to keep pestering them until it is done. Just today, I had a warranty appointment for grout repair and they were a no show. I understand the current environment and staffing issues with the pandemic, but at least let me know you aren't going to make it because I had to arrange to be home for this. The closing date kept moving more times than it should have. One time it was moved 24 hours prior to our third closing date. This was due to delays by construction. When we finally got a new home walk through the house was in no condition to be viewed. There were people still working on the home. Toilets were still being installed as we were inspecting the home. No appliances were installed, no gas meter, no sprinkler, no sod and no fence, painting not complete to name a few. It was extremely disappointing.

Someone forgot to schedule our closing, we had to scramble to get it it done on November 23, 2022. When we arrived at the house later in the day, the garage and front door we’re wide open. Don’t move into your house until the to do items list has been cleared. And don’t move in if the house is filthy, at this point we had no choice. We are still struggling to get the list finished. We are also struggling with a vendor whose representative decided not to process our warranty claim on a critical appliance, offshore call center handled call, obviously misunderstood what was being said to him. ... Lennar Mortgage messed up on my home insurance policy. I'm still waiting for my refund. Other than that, sale respresentative, construction manager and onsite service manager are very friendly and quite helpful.

There is cheap wood fencing

Prices are over-inflated due to the market, but the builder cheaps out along with raising prices. Little things such as lack of outdoor lighting, no appliances, cheap materials, and unclean move in made buying the home feel less accomplishing. Myself and MANY neighbors complain about the rushed, poor quality work put into the homes, especially for paying more than the homes are really worth.

Nice community where it’s built. Difficult working through the mortgage process. Not enough help. Other than the mortgage people I found everyone else available and wanting to try to see my needs were met. Lots of items needed attention after a private inspection.

The buying experience was a little frustrating due to being out of country and some of the sales staff was not super helpful. There has been has been a few warranty issues with tile work and the company sub-contracted with Lennar is slow to fix the issues. Love the neighborhood and looking forward to loving my house once issues have been fixed.

The Lennar Title Company was non-responsive to my questions, emails and calls. They assigned my closing to three different agents before finally closing. I requested the closing settlement statement several times before I received it. My closing was remote with no personal interaction with a human being. I only met a Title representative when I picked up my keys. The Title Company is over worked, poorly managed and inefficient.

Sales experience was great along with the walk through prior to closing. The frustrating part came when trying to get everything fixed. The quality control is not good so multiple things had to be corrected multiple times to include major corrections like to the flooring and the siding. My requests also went unanswered. Took over a month to transfer water into our name because the correct amount of trees weren’t installed to begin with. Of course I had already had the irrigation system put in when they had to throw a random tree in an odd spot just to pass the inspection. I wish our home came with standard window screens. I was told we had to buy our own.

I had a good homebuying experience which may have been better if not for the pandemic restrictions. Many of the documents were made available in digital format which made the lending and closing processes easier. "Everything Included" should have been optional since many appliances can be purchased at lower prices. The quality of the materials is good but getting someone to make modifications such as removing carpet were difficult. Overall I am glad I purchased a home from Lennar.

My initial experience was positive. Over time I began to see many issues, there was a lack of communication between Lennar personnel and the home finance company, as well as a lack of communication between lennar employees which caused unnecessary headaches. When we finally did get into the home, the final cleaning hadn't been done, the paint job was amateur: overspray over the side of the house and external paint over sprayed into the home as well. After the sod was put in, the yard was very uneven, there were several voids where no sod was put in and I'm still trying to patch my lawn up, and they only cover 20ft of the backyard which everyone at lennar failed to inform me of and was not in the contract. Some of the positive notes I'd like to mention is that the Lennar maintenance team is very quick to respond to issues inside and outside of the home, the construction manager was helpful in getting us the info necessary to register appliances in the home as well. ... My wife and I were looking for a quick move in the North East area and found an inventory home that met mostly all of our needs. In general, we are pleased with the home - there are a few areas of the home that look like they were an after thought in terms of quality of workmanship. The previous home we owned was a Ryland, and we never had issues with workmanship/cosmetic fixes. We've only been in our new home a few months and they are plenty workmanship issues that we are not happy with. For the price we paid, there shouldn't be as many small issues as we have been finding (sloppy Job with trimming, paint, calking, etc). We did however have a great experience with the Lennar sales team walking us through that process. As for the final walk through and first 30 day time period, there were some hiccups but there was always an effort made to correct or make up for those hiccups. ... More

Definitely lots of issues closing, things to correct and fix after the purchase, some things what were done via a shortcut and we still haven’t gotten our touch up paint kit. The style and layout of the house is great and the color scheme is what we wanted. The size of the lot and location is why we went with Lennar.

Lennar is always quick to respond to an issue, how ever I have had to contact you for the some of the same issues ore than once because it isn't getting done properly the first time. I expected top notch done right the first time kind of work from Lennar.

The team for Lennar are awesome, but the quality, design, and contractors used are lacking. Contractors are sloppy and leaves trash throughout site and neighborhood, design was not up to my expectations, plenty of room but lacked drawers in bathroom and linen closet.

Overall it was an Okay experience. Our sales rep was phenomenal - thank you Liz!! Jennifer on the lending side was also amazing!! Closing day was great at Lennar. The walk through was good at the beginning and then didn’t continue that way - and the concierge person was not good at any point in time.

The day before closing many items still needed completed from the new home celebration walk through. We were told they’d all be done before closing. They were not. The house was never cleaned from the construction crews inside or out. The gate tears the sod up that they laid, bath room cabinets not finished and flooring already coming up. We were told vents were put on up on the roof, first rain fall in the new home equaled puddles in every bathroom. Seems lazy and sad, I know some issues are expected but we have many and the saddest is it was filthy to move into.

The material is pretty cheap. I still gave blue tape from my walk through of spots that were never corrected. My neighbor closed a week after me has his grass and trees I was told “sorry” by construction mgr was then told I was scheduled for Tuesday June 24, 2025 to get my grass. That’s STILL has not happened. There’s always trash in our yards from the builders because they leave their trash everywhere blowing around foam plates, water bottles, trash bags, aluminum foil. It’s everywhere.

- The initial purchasing process was a smooth one. - Several smaller issues that were discovered during the walk through & reported were not resolved as promised. Meanwhile, the Lennar team were persistent about ‘closing’ so we did it as soon as possible. The outstanding issues were never addressed. - It’s not necessarily the issues that wasn’t completed, but the promise that wasn’t kept creates a negative impression.
