- The initial purchasing process was a smooth one. - Several smaller issues that were discovered during the walk through & reported were not resolved as promised. Meanwhile, the Lennar team were persistent about ‘closing’ so we did it as soon as possible. The outstanding issues were never addressed. - It’s not necessarily the issues that wasn’t completed, but the promise that wasn’t kept creates a negative impression.

During the 2 video tours the different functions didn't talk through what the process should be, and they didn't know who should go first or who had done what and whatsoever; the construction gabbage was there on the site for 2 weeks without people cleaning up; the landscape team that works with Lennar didn't check whether all sprinkles work properly; and I don't know why landlord needs to turn on gas within 3 days of closing since nobody needs to take a shower or cook during rental house showing, that led me to a $150 gas bill with no usage of gas at all.

If you are okay with sinks being installed crooked, being lied to about what materials the home is made of and poor workmanship amd minimal insulation....continue the process. Bottom line...if you are looking for a cheap home you will get what you pay form they are responsive during the warranty period but no guarantees anything will get fixed. Honest review. I do like the communtiy I live in. The people make it worth it.

Hard to get in touch with lennar. No one answers the phone or return phone calls

I have an unfinished curb in front of my house 4-5 inch drop could lead to a serious injury exciting our vehicles from street, has not yet but come close , nothing been done

Overall process was relatively simple, with all of it being conducted through their online applications. The part of the process that ultimately left a bad taste was after closing. The house was not cleaned as our representative Bert had assured me. The bathrooms (especially showers) were filthy, the floor in the hallways were muddy, baseboards dirty, etc. After multiple messages, the construction manager finally arranged for a cleaner to come, who by the looks of it only swept the floor. My family and I ultimately were responsible for the cleaning after closing since my messages to Bert and emails to other members of the team went unanswered. Last but not least, there was an issue with the sewer clean-out being flush with the ground, as it should be at a minimum of 4 inches above the ground (every other house on the street follows this). Our representative Bert along with our construction manager Cesar assured me before closing that that issue would get taken care off when the sod was installed, and as I expected, it did not. This is my first home and I chose Lennar, but I will NEVER choose them again. My home buying experience was extremely poor from beginning to end. I started out by getting a realtor, and I would suggest a realtor for anyone, completed the paperwork portion and we went home shopping. I knew where I wanted to live so we went straight to Spring Grove. The Lennar representative,George, I first encountered seemed eager to help, but I quickly found out that he was not the rep for me; overbooking himself hours at a time and being really obtrusive. After several times of being late my realtor and I decided to find another Lennar rep, Orin. At first Orin was responsive and attentive, but that quickly dwindled after I signed the papers for a house. He stopped answering emails, text messages etc. Then came my walk thrus, my first walk thru I found a lot of imperfections, but that’s to be expected. Chris stated everything would be fixed and the home would be cleaned by my “welcome” walk thru so I said, “okay.” My “welcome” walk thru came, the house was not cleaned and there was still blue tape in lots of places. I can say that the construction manager, Kyle, was the only great part of this experience. He was extremely helpful, when he didn’t have to be, and I greatly appreciate that. Closing day came, the house was still not cleaned or up to par, but Kyle, construction manager, came in to do what he could and re-sent the cleaning crew. When the cleaning person, not crew, came she had only a towel. What is she supposed to do with no cleaning supplies?! Moving on, I opened utilities in my name as you are supposed to do. Quickly after that I got my security system in place and received my first two utility bills. I realized instantly that the construction crews were stealing my water after watching them do so on my cameras. I filed a complaint, which is not easy to do thru Lennar, and finally someone called me back. I was informed by Chris that Lennar does not reimburse. This I found interesting because I am having to pay for water that was NOT consumed by me being that I didn’t move in until December 23rd. Clearly Lennar does not take responsibility for their crews or third party crews. I am infuriated by this and don’t find this to be fair at all! So when asked how my experience was and would I refer someone to Lennar…. Never again! ... More

Definitely get your own home inspector.

Houses are relatively inexpensive but with that comes shoddy workmanship. Quality control needs to be better

The home was mostly finished by the time I had found it and submitted the application for it. Communication was an issue, making sure corrections were done correctly..were an issue. The whole home was basically covered in blue tape. Walls had super thin coat of paint, could see under it. The caulking was so bad, and even when they came to fix it, I had to correct the painter/caulker (same guy) on how to make it look neat and correct it while he was there. He also got paint on the carpet. While I was doing the 1st walk through, he came in and started paitning everything and removing the blue tape that was there. I've also had issues with the electric in the home as well. I had a breaker that kept popping for my fridge, only to find out that they didn't wire it correctly. Now I am having another breaker pop because of the wiring. There is still glue marks all throughout the house that I am trying to get fixed. The gas line was not turned on, after asking multiple times before I signed the paperwork if it was turned on or not. The cabinets when they were installed originally, had a massive gap and was not set correctly. The interior aspect of the home was rough, along with the exterior. There were so many things that needed to get fixed. Communication with the lady coordinating everything, was rough. She was kind of rude, didn't really listen to my concerns fully. The PM and Warranty guy, were communicative and helped me the most out of everyone. I would highly recommend getting better workers that are more OCD about getting the house perfect for new homes. OH! and also. LOL uhhh. Yall need to check on this issue. - The landscape.. I came home while they were putting the sod down, and they had placed the tree right next to the transformer in the front yard. With the oak tree, the roots expand SO MUCH and that would have created a MASSIVE issue. I had them move the tree to the back yard. But on the other side of my house, they planted the tree right next to the water and gas meter lines as well, which will eventually have issues. I'm not sure why they would put tree's that close to permanent fixtures like that.. but it is incredibly dangerous and will cause issues in the future. Do better. ... More

Lennar is a company with a lot of staff for every moment of the buying process. They guide you step by step. But they push for the closing date, and YOU HAVE TO CLOSE, even when THE INSPECTION DETAILS ARE NOT FULLY ARRANGED. I bought almost 2 months ago, and they still haven't fixed MANY details of the roof, attic, water keys, etc.

Marcus, our sales rep, was great! We were a walk in and he showed us a floorplan which we really loved. He was attentive and knew exactly what we were working with and on the same page as far as pricing, lending, etc. With our approvals in place, we went into escrow. We did a home inspection, which we were basically rushed into because we were notified the Lennar Mortgage wanted to close a couple of weeks early (I'm guessing to meet end of month/quarter goals). We agreed because we just wanted to be on the same page as everyone and do what we needed to close the deal. We were promised that some of the items that weren't taken care of by closing would be taken care of such as missing cabinet shelf, concrete splatter on the walkway and driveway, an unfinished attic door, among other things. Once we received the keys, its as if they didn't care anymore. Our builder rep no longer returned any phone calls or text. I touched base with Marcus again and he was disappointed they left us hanging like that and just recommended I contact the warranty department and try to go that route. I've already done so and it has been a week since I've heard anything. My confidence level is low that they'll even get back to me. If you are thinking of buying with Lennar, I recommend holding the construction manager and building representatives accountable. Get their names and phone numbers and be proactive because they are likely too busy to contact you themselves. ... More

Was ok, i provided everything on my end. And just a bunch of waiting for myself, some questions were not really resolved just put on hold. I've been trying to contact my loan officer and others for current questions regarding final inspections but no one responses, or call backs.

Overall, the home buying experience was ok, it was after and the issue I had was getting creditors checks to pay my bills; it took 3 months....very unacceptable. Messages were not returned from the office on 410 and Jones Maltburger, I feel I was just ignored.

The only experience that was good was working with mortgage department, they were great. Sales office was not responsive to concerns after I signed contract. Koral told me after I signed that water was expensive here. I moved in 8/28 and still do not have sod and neighbors who moved in after me, like next door neighbors already have theirs. There are a tremendous number of homes that have sod, they haven’t even brought on new base dirt or leveled my lot. The final walked through the house was filthy, mud in garage, trash (including beer cans in back yard), the concern about under kitchen sink never resolved, and I have had a couple electrical issues lately. ... This was my 3rd Lennar home purchased. Sales team was great, had 3 walk thru and still incomplete. (Just did the problems myself). The building team needs improvement. My other 2 Lennar homes where fantastic and was treated very well. I have pics from the 3rd party inspector that will shock you. Thanks for listening.

It was an average experience the whole way through. Throughout the process plan to experience slow response time to questions you may have and since there are several people working with you it will take longer to find the right person to actually the question. Problems due get fixed and questions will get answered it just takes longer than expected. Interior and finishes are fair. You can tell some install and items were rushed and quality is not the best. Overall it is good price for the size of home.

At first Lennar seems like a great company to work with. That quickly disappears once they have you under contract. They expect everything under the sun from you at a moments notice. Yet, when you have questions or concerns they take their sweet time. There were a lot of small issues we found during our new home orientation. They had 8 days to fix them yet most of them were “fixed” during the final walkthrough. We are mostly happy with our home but I would not recommend Lennar to anyone. It was a stressful experience.

Heavily implied sod and trees would be delayed until I was able to arrive at the home. Told it would be documented. Neither happened and there was no follow up on the matter. Trees were replaced but sod left to me, which will cost me $8k out of pocket to replace. Multiple breakers keep popping and have to keep submitting work orders. Garbage disposal never worked. Dishwasher stopped working. Wasn't told there wouldn't be window screens. Multiple areas still need touch up paint. Multiple areas weren't cleaned from paint droplets. Overall feel I was taken advantage of and not properly assisted throughout the process for my first ever hone purchase. Very disappointed in Lennar. ... More

Lennar sales person is very nice and helpful, other workers don’t trust , When you buy a house from them before closing need to be very careful check everything if they don’t fix them you have to fix them on your own. Like my gate to backyard from day one we bought the house cannot keep closing have to use a zip tie to zip the gate not very professional job , lay dead grass and blamed you not watering it ,

Felt like the issues never got resolved and it was rushed just trying to close us on the house there’s lots of screwed up things that’s should of got fixed and now I have to do warranty work for all of it instead of it just getting done right the first time I don’t roll like that and I find it unacceptable when other people do

I feel we got good value for what we paid, workmanship and material was sub par compared to other local builders.

It was not pleasant. Overall disappointed in the process and trust me, I’ve done this many times. I will say that warranty has been much better than the sales, mortgage and construction.

Make sure you do your walk-thru!

Our Lennar rep Phil was very helpful and professional. He helped us look at our home when the realtor was unavailable. We were on a time crunch because the home had to be sold before the end of the month (18 days) in order to get the incentives being offered. We loved the home and it already had the amenities we wanted. We had the application signed and uploaded that same day. During the walk-through process, our rep Joe and Construction Manager, Taylor made all kinds of promises. "make sure to blue tape everything", "we will have everything fixed before closing". We are still finding things they did not do. Our biggest concern was the yard and landscaping. We have two dogs and wanted to get the grass installed as soon as possible. We were promised the landscaping would be installed the first week of March after we closed. They also explained the large rocks and trash debris would be cleaned up before they installed the landscaping. They also explained a 4" layer of topsoil would be installed and then the sod. We requested to be notified when this would be done because they were quick to explain the landscaping was not covered under the warranty and once it was installed it was our responsibility. We wanted to make sure they did what they promised. Well, fast forward three weeks later when they finally came to install the landscaping, after we moved into the property and had to prohibit our dogs from going into the back yard, which was red clay mud!!! They did not clean up the large rock or the trash (we picked up 2 large bags of trash from the yard before they came). They racked the dirt and started placing the Sod. I called and asked for someone to come out because this was not what we were told. Taylor came to the home and changed her story. She said they already put the topsoil - this was not topsoil, this was more red clay dirt. The escrow process was okay, our mortgage underwriter was great. The Lennar Title company was horrible and unprofessional. They required a virtual closing and we were told the closing link would be sent to us early on the closing date. I had to make several phone calls because the link wasn't there. We later found out that our closing agent "had something to do that morning and didn't come in until after 10am. She forgot to send the link the night before". Isn't there anyone else in the department that can help her? This was a big deal for us. It took another 2 hours to receive our link. They did not care that we have jobs, and we were expected to drop everything when it was convenient for them. Lennar Title was the worst part of this whole experience. We were supposed to receive our paint voucher at closing....not included. I had to fight for it for 3 weeks. I picked up my keys, which only included my house keys, no garage door openers. We were told they were left in the garage on the opener. Nothing. In fact, we don't know where they went, so we had to have the garage door opener re-programmed, and new openers provided, because some unknown person had access to our garage and house, but nobody knew who had them. The workmanship inside the home is what you would expect from a cookie cutter building company. They hire the cheapest sub-contractors to come in and "throw it together". I would think that Lennar would take greater pride in their BRAND. The first day we moved into the home, we had electric issues. We found out by their electrician coming out, the crew that did the electrical did a very poor job. 6 of the 8 outlets for the garage and exterior were improperly wired, not connected, or the wires were loose. After discovering that, we requested the electrician come back and inspect every outlet in the home. I don't need a fire risk. They found another 9 outlets inside the home with the same issues. This is careless and unprofessional workmanship. While we love our home, we did not enjoy the home buying process with Lennar. Do your research before committing to a builder. ... More
