Best buy for the money. Both the house and loan. However, make no mistake, that price comes at a cost. The processes and policies have very little flexibility. Either you are on the Lennar train or you are out. I caution buyers to read earnest money agreement carefully, as it is not the industry standard and you will be held to what is in there.

Disappointed in Salesman responses of what we were supposed to get and didn’t. Then he dropped the ball onto a “concierge” who never showed up, supposedly “never leaves his desk”Crappy door locks. Dead sod put down. Broken trim. The fact that I have to put my appliances register myself. The drive in and out of subdivision is nothing but a dirt and debris from construction trucks and very muddy when it rains.

I’m grateful for the financial incentives that allowed me to get a new house. However, I am deeply disappointed in the process of getting the mortgage and the follow up on builder issues is poor. The house itself has some nice features but not built with high quality materials. The double garage is minimal so if you want some storage space you may have to decide not to use it for your cars. It’s barely big enough to fit two cars. The principal bedroom is large and the walk in closet is spacious. There’s no ceiling fans and no medicine cabinet and no towel racks.

They will fix all the big items but, it’s the little things that are going to drive you crazy. Make sure they fix all the little stuff before you close because getting them to fix stuff after you close is a mission.

After closing, I could no longer get any help. My sod was out in in such a way that I could not open my gate. I reached out to Zilkia several times and she said she was working on it. After a month, I finally gave up and had to dig up my yard myself to fix what was done wrong.

If you go everything lennar (mortgage,title,etc) its fast since you are only dealing with one company. But, that limits your options. Main issue, they don’t install the sod/grass until you buy the house. So end up doing the work on maintaining the initial install. watering twice daily for 2 weeks and if you miss it then you have terrible lawn. Its a learning curve for first time homeowners without lawn care experience. Specially if you haven’t move in yet, They install sod without telling you so you miss the watering days and end up with dead sod

Doors were never touched up before moving in, had to repaint ourselves. Kitchen cabinet is crooked. Flooring is raised in certain spots, back fence is already separating & we have only been here 1 month. For what we paid, I expected a higher quality of workmanship.

We are new with Lennar and are thankful to finally have our family home. Took about 3 inspection dates to finally get our house approved. But once it was approved we were not told until our power went out. Since lennar was paying our electricity until the house was finished. We appreciate all that you do but would’ve liked a call once everything was finalized. So we would not have a surprise power outage. Frist off my Loan officer wea great as for everyone else so disorganized there’s details in the house that we see that we live there now that are not so great tape and flows. Not so great they laid the grass they didn’t put topsoil. You could see underneath my concrete pad for my condenser AC unit outside now I have to put top soil my paint is peeling on my siding. It is so many things that should’ve been done a lot better and they didn’t do good job on

The salesmen were very helpful and walked us through everything we needed to know. When it came time for the walkthrough there were a few things that were promised to be fixed that never got done before we moved in. We have brought it up through email text and call for the past 2 months and still have had no one come by to fix the simple things they missed.

The craftsmanship is poor it took multiple times to correct issues. So frustrating to say the least. It’s a new home, it shouldn’t be so hard to have a livable home. We’re two months in and have had to have repairs done. Insane really.

The paint peals off. I have a couple doors that really need to be changed and I’ve already submitted a request and had the virtual meeting but nothing. On almost all cabinets the screws were pushed in too deeply that they cracked the wood. Almost all screws. The paint is the most disappointing because I’ll have to repaint EVERYTHING.

Paying 200k plus for a home, you'd think there would be more attention to detail from the builders. A lot of things I've found could have been addressed prior to me even seeing the location. Beautiful home, but a lot of finishing touches were lacking.

So to start, our agent was super helpful. He answered every question he could. He was always available to help. The loan application was painless and the officer was always available to answer questions. They were both top tier. Now to the actual house itself. Over the course of the two months before we moved in, we voiced numerous concerns. Some little finishing work type things (scuffs, chips, leveled doors and cabinets) and some bigger things like water leaks and the quality of the sod placement. New build seems to be put together by chewing gum and tape. The quality of the home is poor. During our first 10 days, our garage door snapped off, our window blind broke and the floors started peeling up. These are just a few issues we faced, however the local team-in particular Brett, has been very responsive to our issues. He has been fantastic and has great communication skills. Lennar needs to value the quality not quantity in their work. They need to stop using labor that does not have the passion toward their craft.

If you want Lennar to go the extra mile just know they won’t. They will find the easy cheap way to put a house up. They used scraps for siding. Wall outlets are not symmetrical/ set properly light switches will be placed on random wall behind doors “that’s just how the electrical was ran”. Plaster/ paint looks rough all around the house. During walking through with construction manager we were instructed to place blue tape on issues that needed to be fixed. and during final walk we had to point out random spots that weren’t fixed. I closed on May 27th and moved in on May 31st.
