Horrible quality and owning the poor quality.

I had so many issues i had to address them myself. Now, I had poor sod installation with large gaps and after the rain that night caused almost all of the top soil to erode. The head then almost died and lennar refuses to correct it.

Buying- Prepare yourself to be rushed throughout the great home buying experience. Inspections- Have a trustworthy inspector and schedule ahead of time through the home building period, Modelos are the builders choice of hydration. SOD- You’re sod will be left out to dry in the Texas heat, on the stack it comes in and then installed just to be told it’s going through SHOCK, During a stage 3 watering restriction.

Was told they were going to come and do a final cleaning and never happened when sod was laid they put a gash in the siding of the house, lots of glue left on floor as well as paint drops throughout the home both front and back doors not sealed with weather stripping fully there for you can see daylight at bottom of doors.

I agreed to buy this house for $200,499 from Lennar but when I received a letter from Penny Mac the new loan company , I noticed that the price had changed to $207,115 without receiving a notice or explanation . I tried to reach out to the lennar loan officer but hadn’t received a response as yet. Please give me an explanation!!!!

i paid 320 dollars for a proffesional home inspector , and they said the house was ready.. the water was not on, toilets full of feces, the ac never worked til a day after closing bad wiring according to the technician that made the repair, i have issues with microwave oven tripping, i spoke to an associate after the first survey and assured me i was going to get my 320 inspection back, been a month and still waiting for a check in the mail

Lots of nice promises, but a complete failure in following through with those promises. Assigned a "concierge" to help with the closing process who was completely useless. Closing process was delayed due to Lennar's failure to have the paperwork ready. Pre-closing inspection seemed to go well except that very little of the inspection faults were actually resolved. I had to have 3 blue tapes, using more than 1 roll each time, these issues for the most part are still not fixed. The process is very difficult for someone who lives in an area where the internet is not available. Supposedly I was supposed to be provided with a packet at closing, which I did not receive. Overall the GC doesn’t seem like he had any idea about some things in the house. We walked the house dirty and they left trash all over my yard and in the backyard and we lived with it for a month or so before they finally sent someone to clean it. Save your time and money and get a 3rd party inspector

The homes are built as fast as they can with little care for quality work and it shows. They don't care about working with the buyers and threaten to charge them if the closing date has to be moved because we couldn't make the NHO even though they knew we couldn't make from the beginning. The flooring was put in and it is all wavy and covered in glue and has to be ripped out and redone. We showed up the day we closed and there was trash all over the place and after a month of requesting it get cleaned up I was told no one was going to clean it up so I had to clean it up. If I had it to do all over again- I would have went with another builder hands down. Customer service is BAD!! I was promised things would get fixed when I closed on my home and still those issues have not been dealt with- so I fixed most of them on my own. Please do your research when purchasing a home from Lennar - make sure you have numbers and people who you can contact to make sure your issues get resolved- it must be bad because all they could blame is someone that left Lennar- well I wonder why? Buyer didn't get a refrigerator with new home. Forced to purchased one Voiding VA advertisement of no money down for home purchases. All homes in neighborhood have same brand, style, color if window shades/blinds but this new home owner wasn't provided at least one. Driveway had a large sinkhole on the side. Indicator that driveway contractor is not properly building the driveways. 2d step of creating a base which is layer of crushed rock or gravel is being bypass. Homes not tailored to buyer

These homes are not tailored to buyers, just to sell, if you expect that they will make even small changes to layout, color or anything for you, to the home, then you would need to go through a different builder, because they don't do that here, my experience is not a good one, so I will not recommend to others.

Build Quality is a 2/10, and that’s being generous. They cut corners and use the cheapest options available. Communication is often short and their staff will not give you a concrete answer about any issues. The contractors leave out a lot of trash, food, and building materials, and when it blows into your yard or property area, they do not care and do not clean it up. The sod/grass they gave our entire community was dead upon arrival and it took them over a month to deliver it when it was supposed to be delivered 5-12 days after closing. I think before closing everything has to check 110% before you hang keys , also once keys are handed any issues should be taking care off ASAP CAUSE IF THATS THE CASE WITH ISSUES INSIDE HOUSE then I think should be a priority to get it fix and not have to wait 4 to 6 weeks to get it fix

Home has a lot of issues to fix, starting and not limited to essential things as foundation, flooring and walls. Communication has been overall decent, however follow ups has been completed due to some of the first issues reported are still pending. Our initial disclosures were sent within hours of the 3 day requirement passing. We were told that they would extend our closing date (due to reasons on our end), if we paid an additional $3K on the price of our home. If i didn't need to move i would not have closed on this home. Did the walk through and marked issues. Came back to check the work and they created more issues. Filled 1in gaps with caulk. Cut into siding above where the repair was. Pained over areas of repair outside and the paint does not match. Told us to wait 1 month to see if colors match after a month. Paint still does not match. They said if it didn't match they would repaint the house. Still waiting. Our sod sat on palets for 5 days before they installed. I have watered 2x day everyday as instructed but it is still dead. Construction Supt, Jon Pervain, throws together a home and then does a lousy job of correcting the many problems that his operating standard generates. Big difference between this house and the Lennar home we bought in Terra Vista about 14 years ago!
