Closed 6/22, it’s 8/8 and the construction trash can is still on my back porch. Learned a week after moving in that more than half the houses on my street are investor owned rentals. Worst mistake I’ve made in my life trusting Lennar.

From day one it was a bait and switch with everything I was told and shown. The company has horrible communication with the buyer and buyers agent. The craftsmanship of the home is horrendous. My walk through brought to life all kinds of issues, some of which I was told were fixed and weren't! I've been in the home about a month and a half and already had Plumbing issues, HVAC issues, Lighting falling out the ceiling, floors are starting to get huge dips in them, the landscaping they did is a joke, garage door fell off track, 1 whole panel of the fence not attached to post. From being promised the wrong interest rate to having the closing date moved (not to mention several times) on the day of because of negligence from a laborer on sight. I would not recommend working with this specific San Antonio branch. The communication within Lennar was clearly poor and made the experience excruciating.

The buyer process was so many people involved, had to do too much coordination on my own. Too many different portals to do things in. Poor construction and was told “you can only call in 1-year warranty items all at once, only one time”. Never have heard that in any of my previous home buying experience. So, essentially, there is actually no warranty, if that’s the case. Can’t get a hold of the sales manager, she won’t return my calls conveniently AFTER I closed on the home. Hmmm…. This has been awful. I have submitted a complaint to corporate already regarding the experience. We were lied to. Pressured. Lied to some more. Not given proper communication. Pretty positive we have retaliation from the sales and construction managers. No one has contacted us and we will be contacting the Better Business Bureau because of the lack of care.

I would never in my life recommend buying a home with Lennar to my worst enemy. From the sales rep, Orin, being so uniformative and having horrible communication. I actually lost out on the same house I purchased that couldve been $20,000 less but in the middle of signing and trying to pay earnest money Orin stopped responding and we lost the house. I've never even met the "man" in person. We were never told about the ONLY 20ft of grass and found out on our final walk through with no option to add more. I closed on my home in February of 2023 and have had multiple issues come up... cracks appeared between the walls and ceiling, flooring lifted up and cracked. spaces showing between floor boards, that was explained as "acceptable" as long as you cant fit a credit card between the spaces. Shoddy paint jobs, and it takes 2-3 weeks to get anything scheduled to try to get the issues fixed. When you say something, you're made to feel like you are imposing on them to fix things that should have been fixed before closing. Once they hook you into buying you are no longer important. Our concerns are placed on the back burner. Been waiting 6 wks. for weeds to be cut and grass to be planted. House looks like a jungle outside. Even had a snake show up. Sprinkler has been on and never shut off .6 wks. and still receiving guests to a rocky and weedy front yard.

I’m still waiting for issues to be corrected on my home. I asked about why there are no window screens and was told that they where removed. I’ve never bought a home with out them. There is no documentation that says you wouldn’t have them. The painters are using water down paint and just are overall sloppy. The exterior is missing calking around all windows overhang. My salesman never called stayed in touch throughout my whole buying experience. If it wasn’t for my daughter staying on top of everything, I would have never closed.

My home buying experience was loaded with delays and disappointments. The quality of these houses is also not very good. I would look at moving somewhere else if I had to do it over again.

Lennar prides itself on holding a large market share, and talk about it in their spiels to rope people in, but one thing that is conspicuously absent in their spiel is a commitment to communication and quality of workmanship. Lennar seemed to have an incredibly difficult time with communicating and keeping us up to date on correct information when available, from the selling rep ("real estate agent" I guess?), to the loan processors who were quick to answer emails and pick up phones when we had outstanding items, but left voicemails unreturned when not. Overall the experience was terrible. Our Lennar salesman never answered her phone. Always rude when we finally got ahold of her she had no idea what was going on. House looks like it was built by a toddler. No attention to details, paint everywhere on outlet covers, my brand new carpet, windows all have paint on them. House was suppose to be cleaned before closing that was never done. Nobody answers the phone to get anything taken care of.

Lennar uses unskilled contractors and cheap materials, contractors and subcontractors don’t know what they’re doing and have this “I don’t care” attitude. Getting anything done or fixed or repaired is extremely difficult and have to resort to escalating to Lennar Head Office. Construction managers and customer service reps all make big promise, trying to get you to close sooner. As soon as you Close on your house, game over, Lennar won’t touch or repair anything. We couldn’t move in for 30 days after closing because the sod wasn’t installed and we have dogs. Both yards were a giant mud pit, and the lack of sod almost caused the house not to close. Then when we needed to access the plumbing clean out, they had buried it in the dirt and sod and came in with a backhoe and ripped it all out. It has yet to be replaced. The house has flooded 3 times now when using the washing machine, dishwasher doesn’t work due to incorrect wiring. Apply your hard earned money somewhere else. Voss Farms Lennar is built on nothing but shortcuts, the contractors are not overseen. They do what and how they want. I would have though that Lennar would oversee someone building under their name. From start to finish everything was presented in a misleading way. You will not find out till after you close and do not even get me started on the homeowners association, or the solar contractor that you are forced to use.. BEWARE, BEWARE, BEWARE

This will be THE LAST time I ever buy a Lennar home and I will tell everyone who asks me, how crappy this house is. We basically only moved forward with the purchase because it was buy this house or be homeless. We pay so much money for a house that comes with the bare minimum. We don't even have a back yard water faucet and live facing a retention area. If that area ever caught fire, we have no way of helping contain that. Worse experience in my life. Lennar has different departments and they don’t communicate with each other. Zach the sales spokesperson for the area was useless, couldn’t be found no text, or call. I seen him only one time out of 5 months. He was always off or on vacation. No help. The builder hired bad contractors to do the plumbing and had multiple leaks that needed to be correct before closing. Absolutely terrible. Haven't been in two months and we have massive cracks in the walls. The doors don't shut or latch and they have fixed them 5 times already and they still don't work. We don't have running cold water. I have called over and over and I just get the run around and nothing happens. We still have things broken from our initial walkthrough that should have been taken care of when I moved in. Ive asked to get someone else to be put on the case and nothing happens and the same guy Rene doesn't help or schedules and no one shows up. Stay away from this company.
