The beginning of my homebuying experience was exciting and smooth — choosing the house and putting the money down was easy. However, once it came time to close, things took a frustrating turn. Communication from the closing department became nearly nonexistent, making what should have been a celebratory time stressful and uncertain. Was always told never to buy this builder by multiple realtor friends but went ahead anyways because I liked the house itself. Getting a response or getting them to take care of pressing issues was like pulling teeth. If you’re not prepared to continuously harass them for a response on any issue you have don’t buy here. As a first time home buyer this was an extremely disappointing and stressful experience. All these people want is your money, they don’t care about anything else. Buying- Prepare yourself to be rushed throughout the great home buying experience. Inspections- Have a trustworthy inspector and schedule ahead of time through the home building period, Modelos are the builders choice of hydration. SOD- You’re sod will be left out to dry in the Texas heat, on the stack it comes in and then installed just to be told it’s going through SHOCK, During a stage 3 watering restriction.

Let me start but saying I love my house and location! The sales agent was great and very friendly! The mortgage side is 10 out of 10! Very easy, responsive and very nice. The construction team is horrible. Late to every meeting if they showed up at all. Didn’t fix all the items on my pre closing walk. It was cosmetic but still wasn’t fixed. The house closed without grass. It’s been 45 days since closing and still do not have grass. Mind you it has rained some but they do not respond to canceled start dates or follow up. I text them with no response. I love my house and don’t regret a thing ...

Was told they were going to come and do a final cleaning and never happened when sod was laid they put a gash in the siding of the house, lots of glue left on floor as well as paint drops throughout the home both front and back doors not sealed with weather stripping fully there for you can see daylight at bottom of doors.

Lennar Portal is absolute garbage!!! The purchase of this Lennar Home was purely possible because of Marina’s compassion and you dont even want to know who she is no woner you cant fix the problem! By the way your survey system is also a pile of you know! But you obviously don’t want the truth! Listen to your employees! They have told you the Portal is awful!

Issues with Lennar Home purchase

I bought 2 homes and had the worst experience with Marshall the loan officer. He treated us like 2nd rate citizens and gate kept the entire process. We are seasoned home purchasers and have never had this worse of an experience. Derek the construction manager was also awful. The house was supposed to be ready for a final walkthru and wasn’t ready, we had to come back. He was complacent and really uncaring. I will do my business with another home builder than Lennar.

The material is pretty cheap. I still gave blue tape from my walk through of spots that were never corrected. My neighbor closed a week after me has his grass and trees I was told “sorry” by construction mgr was then told I was scheduled for Tuesday June 24, 2025 to get my grass. That’s STILL has not happened. There’s always trash in our yards from the builders because they leave their trash everywhere blowing around foam plates, water bottles, trash bags, aluminum foil. It’s everywhere.

- The initial purchasing process was a smooth one. - Several smaller issues that were discovered during the walk through & reported were not resolved as promised. Meanwhile, the Lennar team were persistent about ‘closing’ so we did it as soon as possible. The outstanding issues were never addressed. - It’s not necessarily the issues that wasn’t completed, but the promise that wasn’t kept creates a negative impression.

During the 2 video tours the different functions didn't talk through what the process should be, and they didn't know who should go first or who had done what and whatsoever; the construction gabbage was there on the site for 2 weeks without people cleaning up; the landscape team that works with Lennar didn't check whether all sprinkles work properly; and I don't know why landlord needs to turn on gas within 3 days of closing since nobody needs to take a shower or cook during rental house showing, that led me to a $150 gas bill with no usage of gas at all.

Horrible purchase. There was nothing good to discuss in terms of me closing on my new home. The only good thing to talk about was that the warranty people were great at responding to issues because they had to see me many times in the first month of purchase. On the other hand, for my blue tape inspection, they simply removed the blue tape off the wall and did not paint over where I asked them too.
