Sales experience was good, but usually is. The quality control was lacking, the yard retains water well past 48 hrs, the water heater is insufficient for a family of 4 and needed a mixing value.

We had less than perfect credit 515 going into this and Lennar team was amazing guiding us through credit repair and all the hurdles that came up and there were many. In the 3 months it took for our home to be completed we ended with scores at 700+, all debts paid off and keys to our first home. Even with unexpected job layoff and both of us starting new jobs 2 weeks before closing. They worked tirelessly to help us get through to closing. I’d recommend Lennar hands down to anyone. They took our dream and made it a reality !

Probably the worst home buying experience we have ever had. The lack of communication between the sales, title, mortgage, and construction team is unbelievable. The property we originally had under contract was advertised on their website with a set of finish selections, which we were told were incorrect by the time we received the contract. The MLS listed pricing and commission were also conveniently "incorrectly listed" according to our sales person, Raquel. We reluctantly went through with executing the contract because we really liked the floor plan. Luckily, two months in, another house with the same plan and the actual finishes we originally thought we were getting became available. So we asked Lennar if we could switch our contract over, which they agreed with the caveat that we would close by the end of May (2 weeks away) versus our original closing date of first week of July. It was a mad dash to their finishing line for the next two weeks as the lending team was less than courteous about timely requests of needed documentation. We would receive requests late at night for documents to be uploaded the same night. Mind you, some of these documents we didn't even have on hand and had to request through out banks. We were lucky that we have direct contact to our bankers and that was the only way we were even able to close. Week of closing, we were told the underwriters had approved our file and that we could sign early even though closing was on Friday. We went ahead and signed via remote notary a few days before closing, only to find out a credit issue that the credit repair team had been chasing down for us was resolved and our entire loan needed to be underwritten again. As a result, our signed documents were now null and void and we would have to pay a second round of remote notary. To which, our lender, Nolan, responded that they had no idea our credit issue would have been resolved by the time we closed. For a credit issue that was discovered back in March when we initially pre-qualified for the loan, this was unacceptable. Closing day was a disaster as new documents didn't arrive until the afternoon and the lender was rushing us to finish signing. Meanwhile, the sales team contacted us in the morning to schedule a pickup time for our keys. We ended up receiving keys to our house before we even closed and funded. In terms of the quality of construction, our project manager assured us during our first walkthrough that they went through with a fine-tooth comb and looked at all issues for us prior to us arriving. However, we walked through the weekend after our initial walkthrough and noticed several more items that had been missed. We were lucky that Lennar agreed to fix the items even though their policy states that anything not noted during the initial walkthrough would not be addressed. The day before closing, during our final walkthrough, we were told by the builder that they would be moving our fence line the following week. There was no other information regarding layout or the reasoning for the move. This went on for almost 6 weeks and we are now left with one part of our fence removed and visible patches in our siding from the original fence attachment location. To make matters worse, we had selected the Ten Trails community because the HOA included gigabit internet for all residents. We work from home and this was a selling feature for us. But after moving in and scheduling an appointment with the internet provider, we were informed that there are no internet lines to our part of the neighborhood. The infrastructure wasn't in place. How did the sales team conveniently forget to mention this? And also because our neighborhood was brand new, our address didn't exist so mail couldn't be delivered to our mailbox. We had to drive to the post office in the next town over for 6 weeks to pick up our mail and packages until USPS finally installed master locks on the community mailboxes and started delivering our mail. We have now been moved in for over 2 months and still do not have the HOA provided internet. We had to order a hotspot through our mobile provider and have been providing our own internet access. It's incredible for a builder who has built previously built in the Ten Trails neighborhood already that the current team seems like they have no clue what is going on. We also find it funny that since we've moved in, the sales team that purchased a house on our same street has now backed out of their contract. ... More

The home buying experience needs to change. It's very stressful and you are not guaranteed that you will get the house based on your offer as you only get one chance. It's a single offer with no chance to counter offer. Lennar needs to allow counter offers. The home itself, for over $1M, is average. Material selections are average at best. Vinyl flooring and not hardwood. The same small MDF trim used for baseboards and window trims. Bath fixtures are Moen which are nearly bottom grade quality fixtures. Windows are only trimmed out downstairs with sheetrock wrap upstairs (1960's). Millwork quality average with mitered corners uneven. Mid-grade cabinets with fixed shelves that don't roll out for pots and pans, HVAC that is in the ceiling downstairs and floor upstairs to save costs (heat rises so ceiling vents are useless in hot weather for cooling) along with the use of an HVAC system that doesn't have smart home integration. The paint that was left for touchup doesn't match what was used for the house and paint peels off the walls likely due to painting over dusty walls. Floors squeak. Guest shower is a fiberglass shower/tub unit with no door and requires a shower curtain. Overall, corners are cut everywhere that can be and still pass code. ... More

Everything went very smooth with the process

Low quality homes. Lennar accepted third party inspection so we did. The inspection report is up to 50 pages but Lennar didn't fix any of them. We moved in with a house of hundreds of issues. We have been filing claims with the first year warranty every week since we the closing date. Lennar rejected some warranty requests out of no reason, and their customer care representative never answers the phone call. Don't choose Lennar in WA.

Pros: The house is beautiful, in a wonderful neighborhood. We love the layout and luxurious features. We enjoyed exploring the various floor plans prior to deciding on a homesite and found the website helpful. Our construction manager and new home celebration person were wonderful. They answered a million questions and made us feel comfortable and confident in our new home. Cons: The prices were always shifting. Prices on the website increased frequently, with no public record of the change. It was difficult to plan, financially. Sales people did not always have correct information. We asked specifically about build and completion dates for a handful of homes, and the information provided turned out to be incorrect. When ready to decide on a homesite, we were provided incorrect information about the interior and exterior colors and finishes. The error was not caught until after we had made an offer on a homesite. After purchase, we were assigned a “concierge.” She was supremely unhelpful. She did not provide any helpful information about when our address would be properly mapped and did not volunteer any information about what services/deliveries would or would not be impacted by the delayed mapping. She got multiple dates incorrect, and we were constantly having to reach out to her to correct inaccurate communication. My final “con” is that the construction workers treat the neighborhood as solely a jobsite, rather than a neighborhood. Every day I see them driving past my house at high speeds, far greater than is appropriate on a quiet street where small children play. ... More

We are beyond sad for agreeing to go ahead with a Lennar home. Feels like we got a lemon though it was a "brand new home". Almost nothing working, plumbing is substandard with leaks all over the place. Electric quality is so crappy that they switched the wiring. Just crazy, never heard of anything like this. Though the cake as it were must be taken by the sales team - pushy and lies are their only two tools.

After living in the house for 2 months I’m noticing poor workmanship outside and in. Love the house though

Eric and Chad are the rudest construction managers I have ever dealt with. They don’t do their job properly and blame it to others. I have asked them several times to ask the construction folks not to parked in front of my house and block my driveway. They have argued with me and told me that they can’t ask them where to park! I have it on camera that construction guys parked there vehicle right in front of my drive way for over an hour and I have sent them the photos of the vehicles! They didn’t do anything. I am not very pleased with Lennar for having guys like Eric and Chad as construction managers. They are not qualified to be working for Lennar. I want Lennar management to talk to them and ask them for their rude behavior! I would never deal with Lennar anymore and would never recommend any friends or family just because of those 2 rude folks. They have argued with most of the community over small stuff. They needs to be removed from Lennar. They are representing Lennar and Lennar customers are running away from them. ... More

We are so happy we bought a Lennar home. Everyone on the Lennar team has been outstanding starting with Arie, Cameron and Bryce. The house is well built and we love the 1-2-10 warranty. Everyone has been so professional and responsive. Highly recommend.

The company was unwilling to consider issues and minor changes during construction (we would have paid for) that resulted in significant costs to us, e.g. electrical outlet locations, pipe under drive to facilitate front grass irrigation, heat pump location (next to dining room window?), no warranty on window blinds, interior wall paint colors, house entry platforms to mitigate entrance into home with disability walkers, main entrance door lacking visibility of any human form on the entry porch, no counter or cabinetry in laundry room and fireplace installation tilted about half centimeter, no window sill treatment in 2nd level, and only one towel ring in master bath. ... It’s a sellers market. Lennar has an advantage on making the closing price higher than the asking price. It also doesn’t accommodate the buyers on any choices, color, materials, design, etc., But this builder is efficient in construction and keeps quality it promises. Its customer services seems lack behind and disorganized: providing confusing and wrong information so the buyers have to work hard to connect utilities and local services. The company runs the HOA (or no official HOA yet) seems not yet functioning so be crossed fingers on any HOA related issues.

Like the whole experience. Only part is there are too many surveys.

Wonderful experience, would do it again!

Sales team was great, Financing, Heather was great, closing communication was lacking. Overall, we love the house and the neighborhood.

Overall the house is excellent. The realtors were rigid in terms of required meetings in spite of us living 80 miles to the south and being asked to attend them at the end of the day requiring 2-3 hour drives to attend a 10 minute meeting. No willingness to make adjustments Was never mentioned to us that the hardwood was not water proof and needs to be cleaned quickly or will stain.

This is our first Lennar home. Very disappointed! Garage door not working after purchase, took two weeks for someone to come out! Lousy customer service. They are nice before closing, afterwards, zero customer service. Run, don't walk away from this builder! Cheap appliances, cheap paint used on walls, We moved from AZ where the builder actually cared about their customers. Very disappointed and let down by this builder. Would NEVER buy another Lennar home or recommend to anyone.

Never going with Lennar and would recommend others to do the same. I bought Lennar's property Canyon Creek at Bothell WA and they constructed homes right behind my backyard. My home's privacy is compromised, obviously they did this after selling houses in the row and then building behind. Untrustworthy.

Quality issues with final product are my primary concern!

Overall experience was smooth and good

Lennar is big, too big to know what the customer experience is. There are many people involved, fancy cool names for Lennar teams. But getting responses for a person (rather than a system) is another thing altogether.

This was overall a great experience. We would have liked to have a little more choices on what we wanted. Like a gas connect on the back patio The dryer vent is too close to the door. With the dryer in front of it the door won’t close and used a 50 amp receptacle so I had to use an oversize power cord. Overall a beautiful, well built home well worth the money.

No need to take a real estate agent. The listing was very misleading.They have their own sales team and pay no part of other agents fees. Real estate agents don't work for free. With an additional agent fee to be paid for by the purchaser was the one downfall and a large extra expense.
