Excellent home but realtor was a problem

Overall the house is excellent. The realtors were rigid in terms of required meetings in spite of us living 80 miles to the south and being asked to attend them at the end of the day requiring 2-3 hour drives to attend a 10 minute meeting. No willingness to make adjustments Was never mentioned to us that the hardwood was not water proof and needs to be cleaned quickly or will stain.

I feel the house was rushed. Half of the doors get stuck when opening and closing, makes it very hard when you have a sleeping baby The fridge doors was misaligned, husband was able to fix it Floors by the fridge constantly crack, seems there is a gap Lastly, nails were left exposed in the stairs, my daughter and I have both been punched by it House is beautiful but since they are building 200 homes in Mountain Crest Lake Stevens, a lot of the details were missed.

Newer Lennar homes are not same as older ones in quality

lennar 2300 sqft homes doesn't have walk-in or slide door pantry and no bonus /media room, I feel these are basic features in any 2300 sqft homes , also their closets are small , at least for bedrooms they could have given french doors. These are all very standard features , and considering Lennar is popular brand I never expect them to miss these features even in mid size sqft homes , The floor plans are not so great , and price is very expensive for what they offer compare to Dr.horton and Pacific ridge and Mainvue,

From the naked eye the home is gorgeous, once living here for almost a month I see tons of missed details that I can tell they sped up through in the finishing process. Holes in the closest walls where they were supposed to go over and paint, paint on the rear door because they were not being considerate with covering the doors, paint on the hardwood due to not being considerate of covering the floors.

Issues with the rudeness of the constitution managers

Eric and Chad are the rudest construction managers I have ever dealt with. They don’t do their job properly and blame it to others. I have asked them several times to ask the construction folks not to parked in front of my house and block my driveway. They have argued with me and told me that they can’t ask them where to park! I have it on camera that construction guys parked there vehicle right in front of my drive way for over an hour and I have sent them the photos of the vehicles! They didn’t do anything. We had issue with the nails/staple sticking out and that was promptly fix. However, we reported the issue about the garage door paint which is not properly painted and also the host being outside the gate for the back yard. They’re still Otis taking and we’re almost here for 2 months

I had a great home buying experience, the process was so smooth and seamless. the Construction Supervisor Brett is an awesome person, always present and ready to help. even after moving in he is always near by monitoring the other home builds and always ready to answer questions and help when asked. No need to take a real estate agent. The listing was very misleading.They have their own sales team and pay no part of other agents fees. Real estate agents don't work for free. With an additional agent fee to be paid for by the purchaser was the one downfall and a large extra expense.

The home buying experience needs to change. It's very stressful and you are not guaranteed that you will get the house based on your offer as you only get one chance. It's a single offer with no chance to counter offer. Lennar needs to allow counter offers. The home itself, for over $1M, is average. Material selections are average at best. Vinyl flooring and not hardwood. The same small MDF trim used for baseboards and window trims. Bath fixtures are Moen which are nearly bottom grade quality fixtures. It’s a sellers market. Lennar has an advantage on making the closing price higher than the asking price. It also doesn’t accommodate the buyers on any choices, color, materials, design, etc., But this builder is efficient in construction and keeps quality it promises. Its customer services seems lack behind and disorganized: providing confusing and wrong information so the buyers have to work hard to connect utilities and local services. The company runs the HOA (or no official HOA yet) seems not yet functioning so be crossed fingers on any HOA related issues.

Most materials and products are nice, not typical builder grade. Much of the craftsmanship is also well done. In our house the prep on the millwork was very poor, not the same as in the model homes. Many repair attempts were poorly executed. Unfortunately it is a poor representation of the rest of the house however it is highly visible and runs through the entire home. When we moved into the house we received a faulty dishwasher, which we were told would be repaired not replaced. Also the kitchen flooring needed to be replaced because of water leakage and all this took forever and highest level of escalation. Also in four months I can see the outside paint already chipping from window rims. Seems like Lennar has compromised a lot on using quality appliances and products and not done a proper quality check before handing over the house. Though Bret was still helpful with few things and that is my reason for still giving 3 stars despite multiple issues.

Details like the microwave placement were overlooked. It's a real problem for shorter people. No studs behind the drywall where the TV is supposed to hang. Also, we've had a lot of plumbing issues. Our powder room flooded causing major damage to the house.

A mixed review -- I'll break it apart to the home buying experience and the post-move in periods. The home buying experience was relatively easy and Lennar's financial team did a fantastic job helping me as the customer understand what's included, what's not, and facilitating all the paper work. The inspections were all ok, we had a 3rd party home inspector check it out and everything seemed ok, no big hang ups. The post-move in period is a different story.
