This is my first house that I bought. I saw the model house and fell in love with it. Magnolia is a well designed house. The price is great, so is the community and its a feel good house for most part of it. However, they have cut corners where they shouldn't have and that's what left me in bad taste. Two things in particular a) I was forced that I can not have a realtor of my own since my realtor didn't come along with me when I went to see the model house. That was an immediate set back of $5000-$7000. When I pressed for details and why I was not being allowed to have a realtor representation I got a very mushy mushy answer. So, basically the lack of transparency bothers me. b) About 100 sq ft of my lawn is totally unusable because they did not leveled the strip of land by the fence. If they would have been considerate to customer's need they would have spend a few extra hours and a few extra bucks to get that strip of land leveled. Now, I will have to shell $7000 from my pocket to get that leveled if I want to use it. Some of the fixtures are also pretty substandard. For example, the knobs of the gas stove are made of plastic. WHO INSTALLS PLASTIC PRODUCTS NEAR A FIRE GADGET ?? The fences are also an example of low quality workmanship. these small but crucial things can not be realized when you are doing the first walk of the property. It gets apparent when you live and experience. I am having a great experience overall but I do feel that from a customer obsession point of view Lennar should reconsider on these small things which ain't going to slow down their projects or increase their project cost but it will certainly enhance the customer experience and will take Lennar ahead in the real estate game. ... Lennar builds beautiful homes. But attention to detail appears to be a loss. We have been in our home for 4 months and immediately started a list of repairs needed. We have only notified the builder of two repairs that are priority at the moment. Our experience with having our concerns addressed has been very poor. We will usually get a response within a couple days but contractors are scheduled on what’s convenient for them and not the homeowner. We are told what day they will be out but it often dies not work with our schedule. That means contractors are coming to our home and entering our yard with no one here. Most of the time we have to reach out to Lennar to get an update. Often times, we don’t even know if the contractors came out. We have a patio that is sloped towards the house leaving rain water to run down the patio, towards the house and down the foundation. It’s been a couple months since we first notified Lennar of the concern and over a week since the contractors were supposed to be here but we don’t even know if they came out. Still waiting for an update. We also notified Lennar of some carpet defects a couple months ago and have yet to have anyone inspect the product. Lennar is a large home builder and I’m sure they have a lot of customer repair inquiries, as would be with any new homes, but the customer should be informed and updated regularly. I work in construction as a project manager and I know the importance of communication. It makes a big impact on the customer experience. We still have a fairly large list of repairs needed and we are concerned with when and how they will be taken care of. With all of that said, I would buy another home from Lennar, just be prepared to be very patient. ... More

Quality of workmanship & materials - this is just my first year, so place for the first year looks good. But who knows what will happen after few years. Value for the price paid - Little bit more pricey for the same area. They have template homes and they keep the same plan across multiple communities, so if you are looking for one in a kind of home, please stay away. Trustworthiness - Oh man where should I begin, in my home orientation I was told that any issue that you will find will be resolved. We commit to our product and all that blah blah blah. Once we moved in, even for the smallest issue, I have to keep on asking them again and again to fix. Sometimes even after confirming the appointment, they do not show up. They just don't understand that we work as well and we are taking a day off or sometime off so that someone is at the house for the appointment but even after that they don't even show up and no response that why they did not show up or anything. Responsiveness to Issues - Once you move in and find some issues, it will take months to resolve them and you have to keep reminding them again and again. We have had some gardeners out to re seed the dead areas a few weeks ago, we have watered day and night (which is at our cost) grass is still patchy, we are very disappointed, we would like to see the garden re turfed so we do not have to go through this hassle.

For some minor issues, the General Contractor has been extremely responsive and quick to resolve. There are options that should be offered to decrease the cost of adding after the home is built. The six design items we wish that could have been completed during the build. 1. Insulated garage 2. laundry room sink 3. return line for tankless hot water. 4 Gas line to back yard for barbecue 5. power line to back yard for hot tub 6. outdoor water faucet accessible from front side of house. These are all items that are typically constructed behind the walls and require extra labor to remove and replace wallboard to add after home completion. Considering these new smart homes require a lot of technological savvy, it would be nice to have instruction manuals and additional training time allotted to take advantage of the features. It would have also been nice to know that the Amazon employee was going to set up the main control panel in the laundry room. We bought a couple items that comcast installers recommended that fortunately we were able to return when the Amazon employee informed us they were not necessary. Regarding quality, a couple key issues we requested resolution on... was to fix a significantly visible bow in the wall of the main family room, as well as a significant bow on the garage wall. There were other walls that could have been a bit more straight, but we decided not to be nit-picky. The sheetrockers should be more attentive to detail. ... More
