First, we had to wire the complete payment due for settlement almost one week prior to the date we sat down. Second, Lennar contacted us less than 48 hours prior to settlement that our date had been changed and they were unable to get the occupancy permit to close due to the July 4th holiday. Upon further investigation on the part of my wife it was determined that Lennar dropped the ball and they failed to get the permits signed in a timely fashion. Upon direct contact with the permitting office, my wife was able to get the documents signed that we needed and we did settle on the original date. We were most disappointed that Lennar was ok with letting us wait another week to settle after we already had things in motion with movers, cable company, scheduled time off from work and they already had our money. Third, we have been in the home for over a month now and we are still waiting for the items on our punch list to be completed from our final walk through. There is blue tape marked throughout the house and there seems to be no urgency in getting this completed. We will think twice before purchasing another home by this builder in the future ... More

Multiple delays during construction, poor communication, terrible closing experience, and many things required to be fixed or replaced- multiple times in some cases. I had a good experience with the actual Lennar seller throughout the process; however, every thing else has been poor.

They slap up homes so quickly that the workmanship is that of a high school kid in a building and trades class. The appliances appear to be all scratch and dent. The warranty repairs take forever and promises are made and not followed up on. Overall, I would not recommend Lennar to anyone. I thought Pulte was bad!

The purchase and mortgage process was quick, efficient, and Scott walked us through the mortgage process step by step. The walk through was organized, but a lot of "blue tape” areas were listed. Unfortunately, at the closing most of these blue tape areas were not addressed. We were led to believe they would be fixed while we signed our closing documents. Three months later, blue tape items are still not addressed. Living in the house, we have noticed there are a lot of deficiencies with the quality and finishing of construction. It has been a long and ongoing struggle to work with Lennar to get contractors to fix the issues. ... More

We had so-called celebration two weeks before closing, we found about 10 items that needed to be addressed. Nothing were done during that two weeks. Day before closing they promised these were going to be fixed right away. Had to leave the house for one week for ceiling repair. Have to leave the house another two days for all the damages that have done to the floor. Part of the garage door needed to be redone which will be in couple weeks. No accountability to what they do. Workmanship is so bad, I thought project manager job is to supervising the project. After two months, our trash can still don't have handle, no gutter to the house, hopefully will be installed before cold weather. Widow sizes are diffrent but they use same size blind which is short on one window, I can add many small items which I am not going to. I was so excited about my house that I convinced my daughter to buy a house in my neighborhood. Her house will be ready on November and I am so stressed out about it. Most of the item go be done with a little supervising. Now Lennard has to spend more money to fix these and also buyers get lots of unwanted stress. ... More

Very disappointed in Lennar and the volume of issues needing to be fixed after move-in, including lanai flooding, garage keypad not working, water not connected for dishwasher, sloppy workmanship. The sales rep (not Art) and Oleg (construction manager) did a hasty walk-through prior to close — Oleg was completely disinterested and made offensive remarks about this home not being “custom construction.” The pair essentially lied in telling us the repairs we were requesting would be completed “in the next few weeks.” That was May 5 and many of the repairs are yet to be made as of August 3. It is difficult to understand why Lennar wouldn’t do finishing work correctly, rather than sending out multiple vendors to do repairs. Have also found odd engineering such master bath blinds that operate only on the left side, which requires the homeowner to climb into the soaking tub to adjust/open the blinds — who is going to do that every day? The towel bar is also above the soaking tub, making it unusable, and the kitchen sink does not get hot water unless you run it for at least 5 minutes, and then it is “warm”, not hot. The repair person told me this is due to the tankless water system which does not accommodate the island kitchen sink. We have turned temp up but it is a marginal improvement — not right for a $600+K home. Additionally, the Genie garage door opener apparently cannot be programmed for temporary codes as Liftmasters can be — Liftmaster was listed on the original design sheet for the home, and the Lennar “smart home” kit includes a Liftmaster Ring product, so not sure how one is supposed to connect that to a Genie opener. Also a dead-end from Lennar regarding water run-off from gutters in front of garage that is causing deep holes to fill with water and all the mulch to be washed away. Lennar says the gutters are up to spec and they cannot fix further, but clearly having holes filling with water is an issue. ... More

The experience is real bad,first the sales person woman was rude ,after complaining to her supervisor it became good. The loan officer lady Rachel Davies is real pain and very rude. After closing the house we observed multiple issues.including door and cabinet needs to be replaced and it is almost 45 days still the doors and cabinets not replaced. Over all it is a very bad experience with Lennar.

One of the worst experience we ever had with Lennar. We had a bad experience dealing with salesperson Melinda to construction lead worker Louis said they would take care of the stuff but never did. We found a lot of water in the crawl space and pointed out sidewalk concrete damage during the construction workers. They trick us into accepting the defaults in the house and convince us they will take care of it but once we close the house they leave us in the dark. Honest advice we would not recommend anyone to buy from Lennar .

So many building issues are consistently flawed in all the models. In a 6 unit model, all have the same dry wall taping issues, same electrical issues and more. So many corners cut and final product does not reflect what is seen in the models

Purchasing: the house was appraised for 20k less than listed, which is a positive. Our financing representative convinced us to negotiate our offers, until we met at 5k over the appraisal. We later discovered, through our realtor, that she has never seen anyone pay more than $500 over appraisal. We definitely felt swindled. Realtor: The only services she provided were leaving a key available on a lock box, informing us of the discrepancy in appraisal price after we signed, and sending a low-quality video of a walkthrough of the house. We purchased virtually due to distance and work limitations. The effort provided did not justify the 6% Realtor Fee. House: Trash was left scattered throughout the property, including inside. Concrete, grout, liquid nails left on garage floor and driveway, very difficult to remove. Dried grout in guest bathroom sink. Material: Flooring is cheap, bowing in several areas when we arrived. Pending service request as of two weeks at this time. Crooked tile in master bathroom, cheaply thrown together. "Seat" in master shower is slanted enough that products fall occasionally. Transformer in garage was non-functioning, causing doorbell to be inoperable, had to be replaced within first week. Ring Doorbell was not present, had to request install. Outlet beneath kitchen sink only had one functioning outlet. Replaced within first week. X2 shelves missing from cabinets in kitchen. Service request pending for two weeks as of this time. Sticky residue from floor installation throughout hard floor surface. Several spots of flooring missing finish. No vent in pantry. Becomes warm and humid with door closed. Concrete blowout x2 beneath front door. Service request pending for two weeks as of this time. Garage: not insulated, due to being considered "not a living space". Considered "2 car", we have one sedan and SUV that barely fit together. Highest recorded temperature inside was 115, prior to us insulating it ourselves at own cost. Door is not motorized, installed after move-in at our expense. Appliances: Cheap models. Minimal functions. Purchasing Experience: Pressured to close early, with vague threat of "losing out on current model". As inexperienced as we were, we believed it. New Home Owner paperwork/bundle is still not provided to us. HOA has still not communicated with us yet. Pool: Small for relative size of community. Neighboring community (which we were told should not have access) visit daily. Pool secured with simple code. Water murky and trash overflowing on daily basis. Amenity Center: advertised, but nonexistent. Possibility of HOA lack of communication. There is no love in any of these houses, the fixes are cheap, and the company cuts corners on cost at nearly every opportunity. Examples: window screens are no longer included in new constructions. Only 20 ft of sod is provided to homeowners without the sprinkler systems (more must be added at new owners' expense to avoid yard erosion). No gutters are included on any of these homes. I will not be conducting business with Lennar again. I will not refer anyone, who I genuinely care about, to Lennar or any business associated with Lennar. The quality of work resembles an assembly line with minimal to no quality assurance or attention to detail. It is obvious Lennar builds houses as quickly and cheaply as possible and pressures potential customers into purchasing as quickly as possible, leaving no time to notice discrepancies. We were an ideal family for this business model, as we were purchasing from a distance and had not actually seen the house until we were provided with the low-quality video from the realtor. We had a very bad experience with this property. We did online closing and later when we visited, we found the grass Sods completely dead and it was never watered. When enquirer about this with Lennar, they said the property is closed and it’s not their responsibility and also it will not cover in warranty as it’s outside. We also saw cracks in window and a big hole dug in the backyard which we reported and the response was snail paced. Really bad customer service and carelessness on part of Lennar

Stay on top of things, that you see wrong. Get a home inspector for pre drywall and final inspection. I have doors the stick because of the way they painted and hung the door. Over 6 door that are coming apart and peeling..I am disappointed quality of a over half a million home…

I been thinking about weather I should or not write a review but as I get to know my neighbors and we talk about our experience I think I should. Our closing experience in both the construction and financial aspects was not ideal. The construction manager was not very helpful and the quality of his work was not up to par. We have been constantly submitting claims for repairs. Builders excuse to things not getting done at closing was “because of COVID the trades are not as good”. I tell you the prince of a house has not declined but quality sure has.

So many issues they don’t want to fix! Beware and hire home inspector before signing at closing

Love our home but the workmanship and attention to detail is not good especially for the price we paid. Totally feel taken advantage of and Lennar has not been responsive at all. Our construction manager did not do a great job and was MIA with most of all of our problems during the process. Again, beautiful home but not a great experience at all.

I do not think that I can be fair enough to complete this survey at this point and time until my complaints have been resolved.

Lennar has made my home buying experience a nightmare, i will never buy a Lennar home again.

With the failing of the water heater the windows not working and the thousand of other things that have not been done yet we are still unhappy.

I'm disheartened as I encounter the cheapest bottom of the line appliances. Walkway in poor condition, pool not opened as the season is moving on. I'm replacing all shower heads Most of all I have the absolute worst concrete I've never seen anything like it, .. it's like black circles with micro cracks throughout and no one cares!!!!

We love the layout of the house and the neighborhood. We do regret buying from Lennar. We were outright lied to and were extremely disappointed in the process. There were a few people along the way that were very nice but it appears Lennar employees are trained to make money, not care about people.

When we first looked at the home we noticed that there was a large crack in the driveway concrete. When we showed up for the walk through the cracked concrete was replaced with new concrete which is a complete different color from the original. Crazy thing is they only needed to replace one section (1/6) and they did 2/3 of the driveway so now the driveway looks like a patch up job. Lennar DECLINED my request to fix the problem stating that they are not responsible if there is any staining or discoloration of the concrete driveway!!! I can not believe that LENNAR would allow this patchwork driveway to be something visible to potential buyers in the community!! Someone in the corporate office needs to see this and correct the house of many colored concrete. Driveway/sidewalks/entry all have a different color concrete not to mention the footprints and dried concrete drippings on the surface. I would like to also mention that there is concrete blown on my house from the construction company when they blew concrete onto the houses on both sides. No one has even tried to clean up the mess. 1. Even though we reported these issues during pre-drywall inspection, none of those were fixed 2. Forced us in a threatened way to close the house even without fixing the reported issues. 3. I fell and tripped in the room because of pulled out carpet, frames and closet doors left in the room without any safety concerns. 4. Multiple meetings and multiple people come in and go to look at the issues. This affected my work and personal life significantly in a negative way. It is unacceptable and negligent on their part to let us suffer this long.

We closed a month late (weren't told till the day we were supposed to close by the builder). I get that happens. Didn't have a pre-close walkthrough. No closing celebration. Closed with an open punchlist of items that STILL aren't fixed and it's been more than two months. Had multiple conversations with multiple people and constantly getting the run around. If everything was done right, we would LOVE the house. But the quality (or lack of) shows through in just about everything

It all starts with the closing. Initially we were to close on the last Tuesday of the month. Because of work, I requested the closing to be moved to the Friday of that same week. I was denied. I then organized a POA and had to fly my POA all the way to California for this closing only to be told less than a week prior that the house was not ready and closing was to be moved to the date I originally wanted. Overall, prior to actually moving in, the closing date was shifted a total of FOUR times. Each time being a last minute change to the closing date. Set a closing date and STICK WITH IT. Take your customer's wishes into account not just your own desire to pad your numbers. The house itself was in an unsatisfactory state considering how much I paid for the house. Of course there is a warranty right? Wrong. "Oh that's is not actually covered by the warranty" has been an excuse I've heard for a few things that were wrong with the house. For things that are covered, it has been a NIGHTMARE trying to get trades to come out. It's like Lennar actually expects me to wait all day for a trade to come out. STOP scheduling in 4 hour blocks. It's ridiculous. Schedule things at fixed times. Additionally, it has been slow just scheduling these appointments. Stop having your foreman schedule them, and just give the us, the customer, the opportunity to schedule them for ourselves so I'm not waiting three months for work to be done to my house. Lastly, the foreman are not the best because I am lied to constantly. Whether they lie about doing work, or I'm told "no, that is normal" only for me to push for a professional to look at it and the professional agreeing with me that my concern is in fact not normal. Tell your foreman to be honest. If something is wrong, that's fine let's just schedule a trade and get it fixed, but DO NOT lie to me about something being normal when it's not. Your foremen have never heard the phrase "under promise and over deliver." Tell them to stop making promises they can't keep and tell them to stop lying. In conclusion: 1.Your closing process needs to be fixed. Set a date and STICK WITH IT. 2.Fix things in a timely manner and stop expecting your new home owners to wait all day for trades to come out. Schedule appointments to the hour, not in FOUR hour blocks and give the customer the option to work directly with the trade! Your foreman are slacking at scheduling appointments. 3. Your foreman need to "under promise and over deliver." Additionally, they need to STOP LYING and be honest. ... More
