Lots of detail issues and you can tell they are using low-cost materials and building quickly and just hoping to resolve the issues post move-in.

We had a great experience throughout our entire homebuying and construction process, especially thanks to Cody *****, our builder, and Alaysha *****, our sales representative. From the beginning, Alaysha treated our family like family and genuinely cared about making sure we chose the right home for us. As first-time homebuyers going through the process without a realtor, having someone we could trust was extremely important. She was always upfront and honest with us, communicated clearly, and walked us through any issues or questions that came up along the way. Once construction was underway, Cody was extremely responsive, detail-oriented, and knowledgeable whenever I brought an issue or concern to his attention. He took the time to explain things, point me in the right direction, and make sure any construction-related issues were properly addressed. He even gave me practical advice on home maintenance outside the scope of his responsibilities, which I found invaluable as a new homeowner. Between Alaysha’s guidance throughout the buying process and Cody’s professionalism and attention to detail during construction, we always felt comfortable, informed, and taken care of. We bought a second home in the Waterways neighborhood. Lovely house which, so far, seems very well built. Everyone we dealt with during the home-buying process was great! Very nicely and thoughtfully designed.

We didn't quite get what we were expecting from the "financing " perspective. We were told that a 3yrs buy down program would be available for us, instead towards the end of the buying process we were told we don't qualify! Since this is a second home for us. We made it crystal clear from the beginning to the sales rep that this will be our second home and yet the 3years buy down program was still mentioned to us, knowing we do not qualify for it! Quite disappointing!

Nick ***** and Brett ***** were absolute superstars. Very responsive and helpful throughout the whole process. Pulte mortgage was another story, a constant source of stress and unprofessionalism. Without the amazing sales and building team, we wouldn't have proceeded with purchase. Also, the hurricane shutters were not the correct size. They came by after closing to tell us that they had them there just for compliance so the sale could go through but they didn't actually fit and had to be replaced. In doing so the company damaged our window frames and it took weeks to fix.

Salesperson was great. Having to visit the site every day to check on progress and make sure things are getting done correctly is a pain, but worth it; otherwise, you will get less than what you paid for. I fear for the people who don't keep the builder honest. Honestly, I know it could've been worse, but when you pay so much money for these houses, you really hope that it would overall be a better product and process, but it is what it is.

The initial experience was great with Tiffany and Mylene. Once the process when to construction, it was less than *****. Unrealistic deadlines and promises made. Deceitful actions that really made my wife and I question our decision.

There are a handful of items that were not done properly. Pulte's warranty team lack of response is concerning .

I expected more from Pulte than what I got, and I was extremely disappointed. Specifically, my experience with Pulte Home Expressions Studio in Irvine. Be forewarned, do NOT upgrade anything at your Pulte design appointment. It will save so much money, and stress! I paid over $75,000 in upgrades. Because I am older and thought it would be less of a headache going through Pulte. The designer Colleen, made three mistakes. Two based on misinformation on her part. I had to straighten this out myself. The third one was caught by myself, the construction manager and sales department. We were told that this time, her manager Laura ***** would be made aware of it. When we came across what we thought was another upgrade issue, this time in the kitchen-we had lost patience. My daughter in law was helping me and ended up in a back and forth email dispute with Laura. Who in no uncertain terms, backed Colleen. She was rude and condescending, and said if we were unhappy we could go to customer service. I took this to mean Pulte Customer Service does not care. They will though, because my daughter in law was told by a Pulte employee we are not the only homebuyers unhappy with the design studio. So Laura, as you stated for me to do-I’m letting you know what a horrific experience I had. (It was okay for my daughter in law to help me in the design process, until there was a problem. Then, Laura said she would only talk to the homebuyer) Why would I want to talk to her after all the design issues I’ve had? She ended with “sorry we did not meet your expectations” I agree with her! From a Pulte employee’s own words “there could be issues because we don’t have many buyers select these upgrades, everyone usually waits until after they get their home and go through an outside company” Ok? So I should expect mistakes because the staff generally does not have experience with these upgrades?? Do not offer them then! ... More

There were definitely some good people along the way to include the actual builder, and then the mortgage officer ended up working with. But every other step of the way was littered with problems and stress, and no accountability for when those problems were pointed out what was supposed to be a happy home but. I should be happy with this house but for the time being there's just a lot of resentment.

Not a good builder to buy any future home looking to buy from ***** or ****

We enjoyed interacting with everyone throughout the process ... sales manager, construction manager, escrow officers, etc. Everyone was very helpful and courteous.

Having great customer experience.

The sales and design process went smoothly and they were very accommodating to our needs. Would suggest design team utilize a double towel holder in the owners bath. We live close so we were able to monitor the construction and point out any concerns we saw. We did have to push for some things to be adjusted to meet our expectations. After some initial push back the items were corrected. There was good communication during the construction phase keeping us updated as to the status of things. We also drove by every few days to see what was happening. We did hire an outside Home Inspector during the various inspection stages to get another set of eyes on the construction quality. While no major items were discovered they did point out some items that needed attention and Pulte was responsive to correcting these issues. While there were a couple of unforeseen issues that occurred right before the closing Pulte stepped up and worked overtime to get the home ready. Overall a very good home buying experience. We were impressed with the Pulte team and their customer focus. We are really enjoying our home and in the process of designing the landscape for the backyard. Opportunities for improvement from the Pulte team include - a more detail discussion of what is not included, such as no satin painting in bathrooms or laundry (a must to protect the walls in those areas), only flat paint throughout the entire house (a significant expense upon move in), no rain gutters, absolutely the minimal amount of drains in the yard. All these missing items contribute to a significant start up expense. Disclosing these type of items would better prepare the homebuyer prior to moving in. Extraordinary pressure to rate 10/10 at the time of final walkthrough. An average person often signs off. However after closing several construction related/appliance related shortcomings crop up and the prior enthusiasm and customer care is somewhat lacking. Makes one feel like - we dont need you any more and so you are unimportant. Also why do multiple issues get identified immediately after the closing? I recommend future buyers to shell out some money and get the home professionally inspected before you close the deal.

I liked the support the manager Mr. Cooper conducted the building and gave me weekly updates.

Andrew the salesmen was amazing and perfect and even willing to help further down the line in the process. Tyler however was rude, difficult and completely useless. Not responsive and not capable or willing to help. We closed on the house in July and there was a list of items that were left unfixed and still remain that way I am completely disappointed. Closing on a house was supposed to be exciting but it was not a good experience in any way

Change landscaping/sprinkler and fencing company. Subpar quality and worse ever purchased with a new home in the USA for price.
