As a first time home buyer a lot of things were missed in the upgrading options. HOA going up with not even being in the home for 2 months with no notice. Just the whole buying experience and process was not great. Lack of communication.

Paying a million and chasing for every walk in inspection item has been a pain. On top of that management didn’t pay attention to have the home ready with internet fiber cable. Takes 2 weeks to put things in order. I am asked to close home with all items open otherwise it will create a lot of other issues (like a threat) then asked to sign off on walk in inspection checklist to mark everything is closed. After chasing construction manager for 6 weeks now , I am told go and raise service request and he only managed production lines. Few like a fool with sweet talks on signing the documents ...

Cannot get access to keys for mailbox !

Two months after buying the house and moving in, we do not have keys to the mailbox. After asking the sales office multiple times we have just been passed around and no one is able to get the keys made for us. Otherwise great house.

Home took longer than expected which cost us a lot of money in storage of furniture, moving costs and housing costs while we waited for completion. We understand supply chain issues caused these delays and our supervisor did everything he could to satisfy us, which we appreciated.

Great initial delivery but too many small issues later

I was very happy with the initial delivery and construction of the home, but afterwards I have not been able to get significant issues resolved. This is partly due to Covid-19 , but we have issues in the home that should have been caught before we moved in that we have had to live with for the last 1.5 months and counting. I am concerned that I wont be able to get them fixed after the crisis ends.

I didn't realize that when you buy a spec home, you are not allowed to change the color of the paint on walls from their designers choices! Very frustrating. The house was even painted inside yet and they absolutely refused to change the color from the designers choice to just regular white.!!

My wife and I were very excited to build our first home in AZ. We had only lived in AZ for about 1 year prior to contracting to build. First of all the initial experience is pretty painless. A lot of decisions to make immediately for your build but all in all pretty easy. The upgrades are extremely expensive for what you get. To upgrade to a floor I could have purchased from a flooring store installed for about $15000 total was a $23000 upgrade over the flooring that comes with the home (just one example) The process to build was quite efficient but where we ran into issues was with ...

Overall everything is fine. We love the house plan but a lot of things were missed on the house that we had to go back and address. Towel racks not level, holes in flooring under the carpet, sloppy drywall and painting, stairs creak when you walk on them, shower rods don't fit properly, kitchen cabinet missing a knob, a circuit in the kitchen had a short that was tripping the breaker....and on and on. Maybe this is the way it goes now days but disappointed that Pulte doesn't put more effort in delivering the final product. We will definitely make them address everything but it is time ...

When we moved in two of the ceiling lights in the kitchen were not working. It took about 4 weeks to get the electrician out. He repaired them but said that the electrical wires were never hooked up. We have globs of dried paint hanging down from the roof outside our master bath windows. We have been waiting now for 2 months for someone to come and scrape it off. The dry walls have many unsightly slice marks and areas that need scraping and smoothing. The landscaping has been dying due to lack of water. The landscaper came out and replaced the dead plants and now a tree and 7 other ...

Poor quality trades especially drywall

The compartment for the fridge is smaller than standard size at 35 inches instead of 39 inches. Several of the home buyers have had to remove baseboard to make it fit. Pulte does not seem to care. The drywall taping and texture are horrible. You can see joints in the drywall and texture patterns vary throughout the house. Some texture looks like poorly done patches. Skilled trades are extinct these days. Other neighbors have it much worse.

John was great. Wished he had a little more information to share when I had questions. Wished the builder would anticipate what buyers would want and do it rather it was requested or not. For example, prepare for a sink in the laundry room although it may not be requested. You are putting in plumbing regardless. For the stove, put gas if it is available although you as the builder put in electric. Buyer may come later and want to do gas. Just saying. You put in wiring for ceiling fans it is the same same if you ask me. Just saying.

Really need to work on what trades you hire for your builds…we’ve had big delays from them or no response at all.. Andy has been great and the only thing trying to hold it together. He’s really the only reason for this high of a rating. Started paying for a home that still has issues.

I had a very good experience thru out the process with a lot of communication. That all ended when I closed. Since then, everyone has disappeared and there is no response to cleaning up the left-over issues. Also had a contractor do some work in my house and damaged my three-week-old refrigerator and again no response. If it wasn't for no customer service after the sale, I would have said Pulte was a good builder.

Superintendent was great. The subs ran the schedule. I was a general contractor for 48 years. The subs did what I wanted and when I wanted it done, not the other way around. It should not have taken 7 months to frame a 1756 sq. ft. house on a slab. House should have been done 3 months sooner.

Disappointed in the constant change with my close date. I had to reach out several times and ask questions about where my home was out. Everything was blamed on COVID but the problem was they were not realistic with their close date.

Builder uses COVID excuses for 95% of issues that arise during the whole process. In-house financing also does not communicate well or work to make a decent homebuying value. Foundation and framing are good quality work. Finishers are rushed and have poor quality of work.

The challenge of the supply chains I realize and have built many other homes but it doesn’t excuse the fact of how dirty my house was during construction and especially after the finishes started going in the cabinets had some white dust all over them that has never been totally cleaned and the cabinets need a lot of repair and look terrible in some places a person worked on them the day after I closed and now have heard nothing four weeks later. Wow! Upon receiving possession of our new home we discovered stains in our new granite sink and on our very expensive new floors. Upon request to evaluate, we received insinuations that the issues were caused by us even though we had not even moved into the home. Also, poor workmanship was highlighted upon replacement of front door bell and once again we were told they weren't responsible even though the stucco was not completed correctly under doorbell they installed and the stucco was falling off. Sad.

This is our 4th new build home and unfortunately this experience did not live up to our standards or what we have experienced in the past. You can blame Covid-19 on this as well. From having to bid on a lot and not getting straight answers that would better equip us on the bidding wars to the very end where we ended up doing our own cleaning of our stove vent. This could’ve been better in so many ways. Sadly we did not get the house we wanted, nonetheless we will be happy with our home.

The initial part of the build process with Pulte was enjoyable and low stress. Our sales and design consultants, as well as our construction field manager were friendly, professional, good communicators and efficient. However, at about the 6 month mark of the build process things started to change. The excuses (mostly blamed on COVID) piled on regarding delays and towards the end we felt like the home was being rushed to completion so that upper management could fill their end of year sales quotas and get their bonuses.
